Making Excellence a Common Practice! Diligently serving Carlsbad with a focus on providing a Preeminent Luxury Service Brokerage since 2009

Here’s what some of Steve’s Carlsbad Clients are saying about his services: June 2013: I just purchased my second property in the Aviara Community, again working with Steve Lincoln of The Lincoln Reality Group. Steve did a wonderful job finding my primary residence and when I wanted to find an upper-end investment property, there was no question I wanted Steve’s expert advice. His knowledge of the Aviara market is unmatched and he quickly identified and pursued candidate properties and was always available from start to end to work with me. His experience in all aspects of a real estate transactions combined with his valuable knowledge of construction, inspections, and important financial aspects guided me through the entire transaction. I recommend Steve unequivocally. Many thanks to Steve and his team for another fantastic experience.

Steve Lincoln was the finest real estate professional that I have worked with in my life. At a time when my Mother had just died and I was responsible for selling her home, he took care of every part of the home sale as if it was his own. He had a staff of consultants who fixed everything for an economical price. He took care of all of the donations and give aways. From the time we met, it was only three weeks before the home went on the market. Within one day, we had 5 offers We sold the house for $58,000 more than the asking price and the escrow closed within 25 days. Steve took care of every aspect of the house prep and the sale. I was out of the country at the time and, in some miraculous way, he was able to communicate and take charge of every aspect of the sale. Steve Lincoln is a perfect ten!

About Last Night

T

Derrick Breaux Publisher

here’s nothing quite like a good party. It is often the end result of a lot of work and preparation. The reward. A gathering of friends, business associates, family, coworkers – many people coming together that share something in common. As I write this issue’s note, I find myself with a little extra hop in my step and a smile on my face. Of course, it doesn’t hurt that today is a Friday – and the end of a long and productive week. But what’s really on my mind is last night’s ZCode Magazines’ epic party! With the launch of our eleventh publication, 08/10 Magazine, covering the North Carlsbad zip codes of 92008 and 92010, we decided to make the official announcement with a grand celebration – ZCode style. And we felt that the iconic Carlsbad Flower Fields was the perfect venue – the Paul Ecke Jr. Family Barn made for a very cool setting. So why was last night’s party so great? Was it the fact that we were blessed to have over 300 guests ranging from local business owners, politicians, and school officials to friends and family members of the ZCode team? You bet it was! Last night was not only a night to celebrate the launch of 08/10 Magazine, but it was a celebration of community in general. You see, it is my belief that most of the people that live in North San Diego County live here by choice and not necessity. The vast majority of our neighbors are proud to live in their community. In fact, they love living in their community. It is this bond that makes everything work. It is this bond that makes each of the unique communities of North County so special. I am surrounded by an incredible group of people that make up the ZCode Team. Day in and day out they are in the office busting their butts and working hard to create magazines that we hope people want to read. Everyone has a unique part of the puzzle. It was an amazing experience to see our team mingling and socializing with many of the people that have either been featured in one of the ZCode Magazines or people that are loyal readers of the magazines. Having the ability for the team to connect faces with names, laugh and socialize make it all worth it. There are many moving parts to publishing hyper-local community magazines. First and foremost, it takes the vision, determination, and desire to produce a great product. For that, I would like to give a heartfelt “thank you” to the ZCode crew. Of equal importance is the loyalty of the local residents and advertisers – both of which ZCode Magazines would not exist without. We all need to thank them. So last night we celebrated. We celebrated you. We celebrated community. We celebrated family, friends, and coworkers. We celebrated being the best that we all can be. We celebrated an incredible journey that I like to call PASSION. I want to thank you for being a loyal reader. And thanks for supporting ZCode Magazines and supporting the advertisers that are responsible for delivering this magazine to your mailboxes.

:::: FACES IN THE CROWD

ART FOR ALL Carlsbad’s Cultural Arts Manager Vincent Kitch Arrives on the Local Art Scene by LIZ ONUFER | photo by Soul of Photography

V

Name: Profession: Hobbies/Interests: Favorite Local Spots:

Vincent E. Kitch Cultural Arts Manager – City of Carlsbad Arts and culture, motorcycle riding, camping, kayaking Carlsbad Village restaurants, Cannon Art Gallery, New Village Arts, Oceanside Night Market, kayaking in Agua Hedionda Lagoon or La Jolla, San Diego whale watching and fishing

16 • 92009Magazine.com • June | July 2014

incent Kitch may have arrived on the local art scene this last year, but he is certainly not a newcomer. As the Cultural Arts Manager for the City of Carlsbad, Vincent brings twenty plus years of experience to the position. Vincent did not always dream of being a government official working in art administration. Rather, it was a series of events beginning back in elementary school that led him to his career. “I began playing trombone in 4th grade and really went to college to study music because it was the only thing from high school that I was truly interested in,” he explained. After completing his Master’s degree in music at Illinois State University, Vincent entered the world where art meets government as the arts program coordinator for the City of El Paso, TX. “I took that job and have worked in government arts administration now for over twenty years,” Vincent shared. Over the years, the scope of his career has carried him into a variety of positions, from magnet school director to arts consultant and conference speaker. But it all points in the same direction, “working to ensure arts and culture are accessible to everyone,” he said. “Public service is a calling for most of us who do it and to be able to work in the arts and public service is something I really treasure.” In just the last six months as Carlsbad’s cultural arts manager, Vincent has initiated a national call and secured public art on the Rail Trail Roundabout Project in Carlsbad Village, reopened the sculpture garden behind their office, and piloted a new arts education program with the Parks and Recreation Department and Leo Carillo Historic Park. He explained the impetus for the projects; “We want to develop collaborative partnerships that will increase access, awareness, and impact of arts and culture in Carlsbad for out residents and visitors alike.” But it’s not all about art. During his time away from work, he can be found riding his motorcycle, camping, and sea kayaking. Vincent has also held his real estate license and is in interested in investment properties. As for his music that was so instrumental early in his life, he looks forward to finding the time to pick up his horn again. “It’s been about two years since I’ve performed and I miss it. It’s an important part of who I am,” Vincent shared. ¢

FUTURE PROBLEM SOLVER Student Star Angela Li Uses Her Speaking and Presentation Skills to Excel by KELLEY GUSICH photo by Soul of Photography

A

nyone who says teenagers are overly self-involved or oblivious to those around them has certainly never met Angela Li. “I draw inspiration out of just about anybody," Angela confided. “Everybody has some admirable qualities that inspire me to emulate them.” As president and founder of The Bishop’s School Speech and Debate Team, she is known as the team ‘mom,’ doing anything and everything from running practices to organizing tournament preparation. “But most importantly,” she shared, “I mentor and guide my teammates throughout the year to ensure that everybody is improving, learning, and having fun whilst doing so.”

Angela Li (16) The Bishop’s School 10 Lucy Xia and Raymond Li My home and the Rancho La Costa Reserve

18 • 92009Magazine.com • June | July 2014

Fun for Angela is reading, golfing, and hiking, “but honestly,” she confirmed, “I just love going to school and learning.” Her favorite subject is math because she values logical connections and practical application of theories. These skills are put to the test through her work with the Speech and Debate Team, and her talents are gaining recognition – in addition to a First Place Congressional Debate Award, she was honored to be the first-ever recipient of The Bishop’s School Speaker of the Year Award. Her affinity for thinking and presenting logically has paid off in other ways also. Her Future Problem-Solving (FPS) team received Second Place in the 2013 FPS State Bowl, and was selected to be among the top 1% of FPS Teams WORLDWIDE and represent the State of California at the International Conference. They finished the year as finalists, and The Bishop’s School Future Problem Solving Team has once again qualified to attend the 2014 State Bowl. Angela feels her attendance at the Bishop’s School is an unbelievably rewarding experience, providing her with an academically rigorous curriculum and sustaining a great community filled with dedicated, supportive and inspiring teachers and classmates. She’s interested in becoming a medical researcher, utilizing her skills to help people and “put a dent in the universe.” “My greatest talent is my ability to think and present logically,” she said, “which is what I attribute my Speech and Debate as well as my Future Problem Solving success to.” When asked what would surprise people about Angela Li she shared, “I am not a robot! A lot of people see me in my ultra-focused working mode, but I smile too, sometimes!” ¢

About the Chef

Chef’s Name: Bjorn Paige Family: Wife – Jeannette; Daughter – Ella; Son – Henry Hobbies/ Interests: Reading, writing, hiking Favorite Local Activity: Time at the beach with my kids About the Recipe: I am not a good cook. Seriously. Once my wife, who loves me, asked (with sadness, not anger): “How come everything you cook tastes bad?” I know, that isnt the way to start an introduction to a recipe, but this one is simple enough that even I can make it, and my kids eat it (leeks included)! I like that it’s made with a few simple ingredients that I often have around and can be combined to make something nice. It is, in its own way, kind of like a school. Truth be told, I like my vichyssoise warm and without chives, but I’d hate to look too unsophisticated, so I’ll encourage you to chill and chive! About the Chef: I’m an assistant principal at La Costa Canyon High School (LCC), who loves working with kids and knows his limits in the kitchen. I tweet (www.twitter.com/BjornPaige) and blog a bit, and love talking about education in general – LCC in particular. ¢

Balancing Work, School, and Community is Like Making a Great Pizza Pie by LYDIA COBB | photos by Soul of Photography

im Klemmer once lived in one of the historic Encinitas Boathouses. Later, he and his wife Sheri resided in a quaint apartment located on the property. “There were often tourists stopping by and taking photos of the boats,” remembered Sheri. Jim Klemmer came to California from Michigan, where he graduated from Central Michigan University. Originally from La Crescenta, Sheri graduated from Northern Arizona University. Jim and Sheri met in 1993 where they worked at Leucadia Pizzeria in Encinitas. Pizza, it turns out, would be the pie-in-the-sky dream for their entrepreneurial pursuits. When their first daughter was three months old in 2002, the Klemmers opened Palomar Pizza & Pasta, located in the nexus of Carlsbad, San Marcos, and Vista. “We love working here because our vision was to be known as the local ‘mom and pop’ pizza shop,” explained Sheri. “Our vision has come true.” Jim Klemmer is the owner/operator in charge of all operations. Sheri manages marketing and school/ community events. She’s also a part-time preschool teacher and is obtaining her Montessori certification. Their daughters have diverse interests: Grace is entering her second year at San Elijo Middle School. She enjoys school, photography and swimming and has played recreational soccer for the past four years. She is looking forward to begin babysitting this summer. Charlotte is entering 4th grade at Carrillo Elementary. She’s a Girl Scout and gymnast, aspiring to be on the Coastal Gymnastics Academy team. Charlotte helps Sheri prepare for her preschool art projects by researching ideas on Pinterest. “We enjoy doing the projects together at home first,” said Sheri. “My girls and their friends consider our house the ‘craft house’ because we love doing crafts and art. The nice part of our garage looks like Michael’s craft store!” In the twelve years since opening their pizza shop, Sheri and Jim have sponsored dine-outs, teacher appreciation donations, and many community and school events. They also support local sports teams and contribute to sports fundraisers. Jim is working on a degree in geographical research at SDSU. Sheri continues to volunteer in her daughters’ classrooms. Yet, family time is important. They frequent the beach, go camping, and Jim surfs when he has the opportunity. “We enjoy walking the trails throughout Carrillo, Rancho Dorado and The Laurels,” added Sheri. Since Jim and Sheri “pulled anchor” from the Encinitas Boathouses, they’re navigating a positive family and community life. ¢

The Carlsbad Music Festival Village Walk CARLSBAD’S BELOVED MUSICAL WALK IN THE VILLAGE RETURNS photos provided by the Carlsbad Music Festival

A

vailable to the public and open to musicians with diverse musical backgrounds, the Carlsbad Music Festival Village Walk is the music festival for everyone. As Abby McKee, Managing Director of the Carlsbad Music Festival Village Walk, stated, [the event is] “a veritable ‘choose your own adventure’ of concerts.” And this year’s event promises to be even more adventurous with over forty musicians and a couple thousand spectators expected. The Carlsbad Music Festival Village Walk, which will take place on June 21, marks a joint musical celebration of sorts. It premiered in 2013 in celebration of International Day of Music, and as an extension of the September Carlsbad Music Festival. The Walk, which consists of locally-owned music shops, galleries, parks and other public spaces and businesses, will run from 4 to 10 p.m. with twenty minute sets starting every half hour. Guests are invited to carve out their own path based on which artists they would like to visit.

“This year’s headliners will be Wu Man’s new collaboration with Son de San Diego featuring the intersection of stringed instruments from China and Mexico. Wu Man is an internationally-renown Chinese pipa (lute) player and Carlsbad resident, and Son de San Diego plays Son Jarocho music from southern Mexico,” explained Abby. Other highlights will include cinematic tales by Carlsbad-based indie-Americana band Trouble in the Wind, sonic inventions by experimental percussionist Nathan Hubbard, and the modern surf guitar musical styling of The Red Fox Tails. The Walk is made possible in part by the Carlsbad Charitable Foundation as well as through grants from the San Diego Foundation and the Carlsbad Cultural Arts Office. Admission to this event is free, but a donation of $5 or more per person is strongly encouraged to support music events like it in the Village. To see a full list of musicians or find out more information visit www.carlsbadmusicfestival.org. ¢

ave you ever wanted to be a part of big-league bike racing? Well, now’s your chance as another Carlsbad Grand Prix cycling event is on its way. Hosted by Swami’s Cycling Club, this year’s event will take place on July 20 and will feature over 700 junior, amateur, professional and Paralympics hand cyclists (via Challenged Athletes Foundation) competing in timed races for prizes as well as 3,000 spectators! The full day of races starts at 7 a.m. and will finish in the evening. The 0.9 mile course, located on a platform above the Carlsbad Flower Fields with sweeping views of the Pacific Ocean, will host races throughout the day including a Carlsbad Family Fun Race. “Families will ride around the course as many times as they can in twenty minutes, and each member will receive a raffle ticket for each lap completed,” explained Fred Muir, Event Director. There will also be a kid’s race for the tykes too inexperienced to complete full laps on the track. Fred emphasized the central focus of the event: to provide an inclusive cycling race for all. “We will have a Challenged Athletes Race for the second year,” he said. He continued, “We also place extra emphasis on junior and women racers. These categories get short shifted in other races and we believe there is huge room for growth in both.” Spectators and participants will also be able to watch professional BMX riders compete, visit the health and fitness expo, and enjoy live music by the Museum of Making Music.

Carlsbad residents of all cycling abilities are encouraged to take part in the ride and learn more about the ways in which cycling contributes to a healthier lifestyle. Fred related, “To be able to provide a local event showing the fun, excitement, and health benefits of cycling is a dream come true.” ¢

hile there has been a farmers’ market in Carlsbad continuously since 1994, the city’s current State Street Farmers’ Market is still in its first year. With a well-planned reboot, the market

now takes over State Street from 3 p.m. to 7 p.m. every Wednesday. With fresh fruit and produce, prepared foods and packaged goods, the market’s newest iteration is a welcome addition to the city of Carlsbad. We talk with Market Manager Ron LaChance about the options available to residents and visitors when they happen to find themselves in The Village on any given Wednesday.

with Market Manager Ron

What is the history behind the State Street Farmers’ Market? The Carlsbad Village Association started the previous Village farmers’ market in 1994, which was located in a parking lot a block off State Street. Although well attended at first, through the years attendance dropped and farmers began pulling out of the market. In 2012, noticing the downward trend, Urban Place Consulting – consultants hired to help revitalize The Village – decided through a series of neighborhood meetings with residents and businesses that the best place to have a market was right in the middle of State Street with afternoon hours that made it easier for working people to attend. The old market was closed beginning June 2013, and the market in its current form, State Street Farmers’ Market, was opened at the end of June 2013. With this change of location came room for twice as many vendors, a better variety of produce and products, and visibility so that everyone visiting

What is your role with the market? I am the market manager. I organize the event each week as well as deal with vendor recruitment and more.

Does the market partner up with any local organizations or businesses? The market has a sponsorship program, which includes a booth every week for any local organization or business that would like to promote something. We like to work very closely with the local businesses as it is a win for everybody to have people on the street. We also have a booth allocated for nonprofit groups and all local businesses and organizations can always have cards and/or flyers at the information table. We definitely like to help promote The Village and all its businesses.

How has the market evolved since its opening? We are quite fortunate to have more space than the previous market. We have a much wider selection of items, both produce and prepared and packaged foods. The State Street Farmers’ Market has evolved into one of the best markets in the county with under fifty vendors.

How many vendors does the market host? On any given day we have twenty-one farms and approximately thirty-five vendors selling prepared foods, packaged foods and a small crafter section.

What are your most popular vendors? Like any quality farmers’ market, the produce is what makes the market successful. However, other favorites include: Annel and Drew’s incredible marinated chicken and artichokes,

Vonda Lee’s Cheesecake in a Cup – you have to come see Vonda’s son selling cheesecakes in her apron – and Bitchin’ Sauce, all of which are made right here in Carlsbad. Also, Carlsbad’s own Valdivia farms has amazing local heirloom tomatoes when in season.

On any given week, about how many visitors attend the market? Each week we have about 1,500 to 2,000 visitors at our market.

What variety of items can be found at the market? Whatever is in season can be found here. In addition to the great produce you can also get fresh fish, sauces, marinades, granola, baked goods, spices, tamales, olive oils, pastas and more. We also have four cooked food booths so you can get a meal at the market and listen to live music.

How many farmers supply food to the market? Do all food vendors only carry organically grown produce/ cuisine? We have twenty-one farmers represented at the market, including five certified organic growers.

Tell us about the cost benefits of shopping at the State Street Farmers’ Market. The cost benefits are not what a farmers’ market is all about. What you do get from the farmers’ market is the freshest local produce that wasn’t picked until it was at the peak of ripeness. In most cases, what you are buying from the farmers’ market was picked that day or the day prior. This also means it had more time on the plant just like Mother Nature intended. Large grocery chains and bulk stores get produce that was picked before it was ripe so that they could pack and ship it. Another benefit of the farmers’ market is that you are meeting the folks that grow your food. They are happy to answer any questions you might have about their farm and their growing practices.

What sets the market apart from other markets in the area? What sets us apart from other markets in the area for starters is our location. We are in a beautiful city, right near the beach. In addition we are surrounded by restaurants and great boutiques. You could go shopping for everything you need and then sit on a street side patio, have a glass of wine and watch the market happen. You can’t do that at more than two or three farmers’ markets in the whole county. As I already mentioned I would put the variety found at our market up against any market in the county of the same size. We have about fifty vendors. Bigger is not always better.

What can one expect if they visit the market on any given Wednesday? They can expect fresh produce, a great selection of prepared foods, a relaxing neighborly atmosphere and amazing live music to enjoy.

What are the top four or five reasons one visits the market? The top five reasons to visit the market are also the things people can expect to see every week if they attend. Fresh, local produce, great prepared items, live music, people watching, and boutique store shopping as we are in the middle of the Carlsbad Village. There is the beautiful beach two blocks away as well.

How will the market change when the summer season begins? The only changes that we see in the summer are longer hours, 3 to 7 p.m. instead of 3 to 6 p.m., like winter hours. Also peaches, nectarines, blueberries, strawberries, tomatoes and cherries are all in peak season during the summer.

Please tell us about the surrounding area of the market. What else does State St. have to offer to visitors? State St. has a wide array of restaurants, bars and unique shopping. The market is located right in the middle of it all. You can buy your vegetables, shop for a new outfit, then sit and have a glass of wine or amazing dinner at one of the many restaurants. It’s truly a unique experience. ¢

An Annual Coastal Celebration CARLSBAD TO CELEBRATE 7TH ANNUAL BEACH FEST photos provided by Mat Huff

T

he Carlsbad Beach Fest was founded to draw awareness to the importance of Carlsbad’s coastal resources through environmental efforts. The Fest’s mission is “to promote clean beaches, environmental stewardship, and public stewardship and outreach.” This year’s 7th Annual Carlsbad Beach Fest on June 14 will once again be hosted at Tamarack State Beach with lots of fun activities for kids and adults to take part in. The Fest continues to grow and improve each year, and according to Executive Director of Carlsbad Beach Fest, Mat Huff, is now recognized as one of Carlsbad’s most important events of the year. Mat recalled the first Beach Fest where about 250 people showed up. “It was a cloudy and cold day. I think we only had something like four or five pop-up canopies on the sand at Tamarack State Beach, and I was waving a sign and announcing (more like shouting) to everyone that passed by that the Carlsbad Beach Fest was taking place on the beach below.” The event was still successful however, due to the number of volunteers that signed up, the trash clean-ups that took place, and the educational outreach. The Fest has come a long way since that cold day in 2007. “The Carlsbad Beach Fest has grown in size and attendance every year. In 2013 there were an estimated 10,000 to 12,000 attendees. “We expect even more to attend this year,” noted Mat. Activities on this year’s agenda include educational booths, live music, Taiko drummers, professional sand sculpting, beach clean ups, an environmentally 5K and free one-mile kids fun run, community arts projects, WOW bubbles, a pro/am surf contest and more. Additional recycling efforts are being made including using multi-gallon water dispensers, FSC-certified biodegradable cups, reusable water bottles, and more. Some of this year’s partners include Surf Ride, Medics on the Ball, Swim Labs, Señor Grubby’s, Batiquitos Lagoon Foundation, Surfrider Foundation, San Diego Coastkeeper, I Love a Clean San Diego, San Marcos Veteran Center, Carlsbad Cultural Arts Center, and Board and Brew. Beach Fest is in need of new volunteers and partners. If you are interested in helping out this year’s event or a future event visit www.carlsbadbeachfest.com. ¢

ITLE Boxing Club Carlsbad is unique because we are a non-contact club, meaning that we do not spar, but focus on boxing and kickboxing for fitness while teaching technique, the correct stances, footwork, punches, combinations, slips and rolls. The concept is to use the movements of boxing and kickboxing to provide a total body workout,” explained Lexie Gascon, general manager. The “Power Hour” is the club’s signature workout class, offered in both boxing and kickboxing. These classes consist of plyometric calisthenics combined with either boxing or kickboxing rounds on a heavy bag and are finished with a fifteen minute core section using medicine balls. One of TITLE Boxing Club Carlsbad’s most satisfied members, Erica, A. declared, “I have belonged to so many different gyms and this place is by far the best! Not only is it the best all-around workout, but everyone that works here is amazing! I feel so welcomed every time I walk through the door. Carlsbad Celebrates Arbor Day

CARLSBAD MAINTAINS 10TH CONSECUTIVE YEAR WITH TREE CITY USA STATUS

A

rbor Day is celebrated internationally as a special day where volunteers and businesses come together to raise awareness about trees and the environment and the responsibilities we have as humans to support the growth and maintenance of both. This year the Carlsbad Parks & Recreation Department celebrated Arbor Day with over fifty community volunteers who came together to plant trees at Holiday Park. This year’s event marks Carlsbad’s tenth consecutive year as part of the Tree City USA program, “a national program that provides the framework for community forestry management for cities and towns across America.” Communities achieve Tree City USA status by meeting four core standards of sound urban forestry management: maintaining a tree board or department, having a community tree ordinance, spending at least $2 per capita on urban forestry, and celebrating Arbor Day. Volunteers witnessed a planting demonstration and listened to a speech about the vital role trees play in our communities. Businesses such as CAL FIRE, SDG&E, Davey Tree, Western Environmental Consultants, Nissho of California and West Coast Arborists held booths and tree maintenance displays. Participants were able to learn new ways to contribute to their community and socialize as well. “Arbor Day is a great opportunity to give back to the community and help the environment, while meeting new friends and neighbors,” said Kyle Lancaster, Parks Superintendent for the City of Carlsbad.

Additionally, the San Diego Japanese Friendship Garden Society donated three flowering cherry trees to the Carlsbad Sister City Ambassadors and the City of Carlsbad for Arbor Week. Delegates from Futtsu, Japan, were honored by dedicating the flowering cherry trees during the ceremony. Neighborhood Lenders Kurt and Alycia Sutton Help Carlsbad Residents Finance Their Dream Home by JENNIFER FRAKES | photo by Tyler McElhaney

K

urt and Alycia Sutton are the husband and wife team behind Neighborhood Lenders, a mortgage brokerage firm that offers conventional Fannie Mae, Freddie Mac, FHA, VA and Jumbo loans and is committed to helping clients find the best possible home loan and refinancing options. “A home loan is a big financial transaction, and yet many people sign papers without understanding what they’re getting into and what they’re signing. Too often, people are intimidated to ask questions about the closing documents because the escrow officer, loan officer or notary who is helping them sign the documents is rushing through the information without much explanation. The truth is that many people in the loan business don’t fully understand the details enough to explain them to borrowers,” explained Kurt. He and Alycia started Neighborhood Lenders to ensure that their clients are well-informed and that all questions are answered before any documents are signed. Both Kurt and Alycia bring a specialized skill set to Neighborhood Lenders. Kurt was

50 • 92009Magazine.com • June | July 2014

formerly a highly acclaimed appraiser and has full access to data sources that aid in determining the anticipated appraised value of a property with precision. Alycia’s background as an underwriter, funder, operations manager, and wholesale lending account executive allows her to pre-underwrite every file before it gets to the lender. “Because we ensure each loan we send to our partner lenders is clean and ready to go, we receive preferred rates that we can offer our borrowers,” revealed Alycia. According to Alycia, Neighborhood Lenders has hosted many first-time homebuyer and refinance clinics in the past, but she and Kurt have discovered that private consultations are the best way for clients to learn about the financing and refinancing process. “Every loan is different and every borrower is different. For example, not everyone needs to refinance even when news reports say that interest rates are low. ‘Benefit to Borrower’ is our primary concern. Our borrowers either get the best loan possible, or we wait with them until the rate is at a point where a refinance will be most beneficial,” related Alycia.

Currently, Neighborhood Lenders has two offices in Northern California, and with Kurt and Alycia’s recent move to the Carlsbad community, they are excited to help local residents buy their first home, a second home, an investment property or refinance their existing mortgage. nce every month, Monu Samra and Saroop take a trip to Vons. They gather leftover bread and other goodies, and take it all to the La Posada Men’s Shelter in Carlsbad. About six years ago, she and a group of ladies had been making meals for the men at the shelter, and this practice grew and grew until the activity morphed into a massive Thanksgiving feast. Monu now enjoys being in charge of setup and decoration, and engaging her children to help. “I love the fact that our kids are involved,” she shared. “They are giving a helping hand in the kitchen or with the decorations. They are learning the true meaning of Thanksgiving!” La Posada is Spanish for ‘the inn’, and this shelter has some crucial differences in that its residents are offered shelter and other forms of assistance, but they must be actively working or looking for work. Residents must also participate in house meetings, chores and communal dining, and they have case managers who work with each man to help him find work, stability, and growth leading to self-sufficiency. It has

recently been renovated and rebuilt, and the shelter now holds 100 beds to assist Carlsbad’s homeless men and the migrant farm workers who toil in its strawberry and flower fields. Monu and her family love driving past the beautiful flower fields and picking strawberries with the kids. Born in India, Monu Samra has been living in the United States for the past twenty years, and she now considers this her home away from home. This is where she went to college, met her husband, had kids, bought her first house and made lifelong friends. “I feel blessed to have such a wonderful life with a loving husband and three beautiful kids,” she enthused. “My life revolves around my kids and I wouldn’t change that for the world.” Her volunteer work with La Posada gives Monu a huge sense of satisfaction in knowing her family is doing its part by helping others in need. “My wish for La Posada is that many members of our community will join us as ‘friends’ and donate to our drive for themselves, their families, their businesses, or in honor of someone else.” ¢

C

arlsbad High School (CHS) students recently participated in the Vans Custom Culture Shoes Contest, and out of 2,000 schools selected to enter shoes into the contest, they have been awarded as one of the top five finalists and the top school in the California district! The Vans Custom Culture Shoes Contest is a national high school shoe customization contest open to schools wishing to compete for a chance to win funding for their art programs. Registered schools take part in the competition by creating their own sneakers according to a specific theme. To participate in this year’s contest students had to design four pairs of Vans sneakers according to the themes provided: Art, Music, Action, Sports and Local Flavor. Drawing inspiration from the local Carlsbad beaches, surf culture, and art, the Carlsbad students’ shoes encompassed the vibe of CHS and the city of Carlsbad perfectly, with bright floral patterns, courageous surfers riding along waves, and sunsets glittering with vibrant colors. Only ten schools in California and only fifty schools nationwide were accepted into the semi-finals. After entering the semi-finals, a national vote took place where voters were given the chance to select their favorite shoes in five districts, the California Region, Southwest Region, Northwest Region, Southeast Region, and Southwest Region. For receiving the top award in these districts, representatives from CHS along with Rio Rancho High School, Parker High School, Eastern High School, and Cinnaminson High School have won a trip to New York City along with a $4,000 award for their art

programs. Vans will be flying twenty CHS students to New York City on June 9 for an exclusive final event where the grand prize winning school will receive a $50,000 prize for their art program and the chance for their shoes to be produced and sold in Vans retail stores. The four runner-up schools will also receive funding for their art programs. To view all of the schools’ sneakers or find out more information visit www.sites.vans.com/customculture. ¢

MavLife’s Achievement

LCC NEWSPAPER TAKES HOME SECOND PLACE AWARD AT JOURNALISM CONVENTION

T

he students at La Costa Canyon High School (LCC) have continued to make strives with their school’s publication, MavLife and their hard work has paid off. MavLife was recently awarded second place in the Newspaper Broadcast 13 – 16 Pages category at the 2014 National Scholastic Press Association and Journalism Education Association Spring National High School Journalism Convention at the Hilton San Diego Bayfront. The winners were announced by Diana Mitsu Klos, Executive Director of the National Scholastic Press Association and were judged based off of criteria such as coverage, writing, design, layout and photography. Suzi Van Steenbergen, MavLife Journalism Advisor expressed her excitement for the editorial staff, who have continued to perfect their writing craft and style over the years. “This was the highest we’ve placed at any convention thus far, so that was pretty cool!” she declared. She continued, “We’ve really improved our program in the last four years, so it’s great for the kids to get recognized for the journalism they’re doing.” MavLife has also been recognized with achievements in the past including the 2013 “Courage in Student Journalism Award”, fifth place for the 2013 “Sports Story of the Year Award”, as well as Best in Class – Two Page Spread, and Best in Class – Focus on School at the 2013 San Diego County Fair. Anthony Fregoso, Managing Editor of MavLife, noted the improvements the newspaper has made over the years. “MavLife has

grown so much,” he said. He also voiced his gratitude as well. “I want to thank everyone, our writers, photographers, editorial staff and advisor for all of their hard work.” The newspaper seeks to bring student news to the community and “provide an open forum publication to create dialogue on pertinent issues.” MavLife reports on stories including news, local feature stories, opinion pieces, sports, and entertainment. The newspaper’s editorial staff is also responsible for the multimedia and blogs located on the publication’s website at www.mavlifenews.com. ¢

STRAWBERRY SERENADE Sweet Fun in the Sun by JESSICA WOODS | photos by Tyler McElhaney

S

trawberry season is here! This beloved red fruit is a favorite among San Diegans, served on plates and in recipes new and old. But for every recipe, you’ll want fresh strawberries to serve, and it doesn’t get much “fresher” than handpicked strawberries straight from the field. This season, grab your friends and family and head to one of San Diego’s strawberry farms, where you can pick as many berries as your strawberry heart desires. Driving north on the I-5, it’s hard to miss the vast strawberry field nestled in the hills of Carlsbad off Cannon Rd. This is home to The Carlsbad Strawberry Company, who invite groups as small as a couple to as large as school groups and organizations to come pick strawberries for themselves. Venture into the field with your friends and family for a lovely summer getaway. With groups of fifteen or more, they recommend you call ahead at 760-603-9608 for more information. The fields are open Monday through Friday, and picking is open from 9 a.m. to 5 p.m. Visit their website for farm stand locations and directions at www.carlsbadstrawberrycompany.com. Out east in Temecula is Kenny’s Strawberry Farm, where their strawberries are grown hydroponically. There’s no need to worry about dirt or mud, as the strawberries are elevated above the ground to where even small children can reach. The farm is open Friday through Sunday from 10 a.m. to 6 p.m., and you can visit their website to keep up-to-date with crop conditions at www.temeculavalleystrawberryfarms.com. ¢

On Wings We Remember

A RARE WWII AIRCRAFT EXPERIENCE FOR THE PUBLIC photos by The Collings Foundation

T

he Wings of Freedom Tour reached Carlsbad residents’ ears before the planes were even spotted. Four WWII bomber and fighter planes touched down at McClellan-Palomar Airport recently, leaving the community both awe-stricken and tenderly nostalgic with memories of the first major war to feature widespread bombing. The planes included a Boeing B-17 Flying Fortress, Consolidated B-24 Liberator, as well as a North American P-51 Mustang. The restored WWII planes are part of the Wings of Freedom Tour, the longest and most extensive running tour of its kind in the world. Sponsored by The Collings Foundation, the tour seeks to honor America’s WWII veterans, remembering the sacrifices they made, as well as educate America’s youth about one of the most destructive and horrific wars in the nation’s history. As Hunter Chaney, the director of marketing at the Collings Foundation revealed, “[We want to] engage, particularly the younger generations, in an unique experience that penetrates the very marrow – in

a way that both motivates one to want to learn more, and creates a better understanding of what it must have been like to be a WWII air crewman.” The public was given a rare opportunity to look inside and explore the aircraft imaging what it must have felt like to take control of a WWII bomber plane. The tour also offered people with the opportunity to take a flight aboard the Consolidated B-24 Liberator. Several WWII Vets were also in attendance, sharing stories and speaking about their experiences. The Collings Foundation is a nonprofit educational foundation with the goal of supporting and preserving historic events by encouraging the public to educate themselves about the past through participation. As Hunter put it, “It is up to all of us to remember the great sacrifices and tragedies that were made by our veterans and to encourage people to remember what happened over seventy years ago.” The Wings of Freedom Tour has taken flight and left Carlsbad for now, but the memories of WWII will remain in the hearts of the public for years to come. ¢

How Fast Are Homes Really Selling? What Does This Mean For 2014? We Know! by GLENN HOLTZ & TANYA GABRIELLA

H

ow fast are homes really selling? C.A.R. 2013 Home Seller Survey reported in 2013, half of all homes were on the market for six weeks or less. This is the shortest time homes have sat on the market since 2005. C.A.R. also showed that in 2013 the average weeks on the market for a listing was eight and a half weeks compared to the average listing sitting on the market for twenty-six weeks in 2012. What does this mean for 2014? According to Fannie Mae’s April 2014 National Housing Survey, Americans outlook towards the housing market continued to improve in April, foreshadowing an increase in the housing activity in the coming months. Of the respondents who believe now is a good time to sell a home increased for the third consecutive month to an all-time high. “These results are in line with our expectations for increased housing activity and gradual strengthening of the housing market going into the spring and summer selling season,” said Doug Duncan, Senior Vice President and Chief Economist at Fannie Mae.

We agree! As top producing real estate agents, we always have the most up-to-date information regarding the real estate economy and future forecasts so you can make an educated decision when deciding to purchase a home or sell your current home.
