Aim for the Rim

I had big dreams when I was a kid. As a dreamer, I had a vivid imagination growing up. One of my favorite things to do was visualize future achievements – we’ve all done it. For example, while playing around with the basketball I would tell myself that if I made the next shot, later on in life I would become a famous rock star, or an astronaut, or a jet pilot – you get the picture. The choices were endless. Sometimes it was as simple as the girl down the street who I had a crush on would notice me. And the funny thing is that even if I missed the shot, I would simply shoot again, many times raising the stakes a bit until I made the shot. Anything was possible. Last month, a group of my ZCode Magazine co-workers and I had the opportunity to volunteer at an event at a local Boys and Girls Club. It was the first day of their month-long program (Little Jumps, Big Changes) with the focus on the importance for young community members to lead active, healthy lifestyles. On that particular day we helped out on the basketball courts – shagging balls, encouraging kids to take shots, assisting with different forms and techniques, and of course, giving plenty of high fives and fist bumps. The kids and staff of the Boys and Girls Club welcomed ZCode with open arms. We jumped right into the mix, and by the end of the event all you could see were smiles – as well as a few beads of sweat running down our faces. Volunteering our time and interacting with the kids definitely had a personal impact on each one of us. We all traded in our busy calendars for a short period of time and became kids again. It felt good. I’m not sure who actually got more out of the event – our ZCode team or the kids at the Boys and Girls Club. All I know is that for a brief moment, I had the privilege of imagining endless possibilities – taking shots and dreaming of what will become of me if I actually made the basket. I plan to keep aiming for the rim. High fives and fist bumps always brighten my day (even in the office). I still feel like a kid. I still have big dreams. Derrick Breaux, Publisher

D

r. Mike Holland has been thoroughly enjoying retirement since 2007. He is a long-time La Costa resident who earned a PhD in Nuclear Physics in 1969. He has also worked with Nobel Prize winners and has been part of a team that built the world’s most powerful electromagnetic launcher. “We set world records in the combination of velocity, mass and muzzle launch energy,” declared Mike. After an exciting career that involved traveling the country and the world, Mike wanted to give back to the community that had been so supportive to him and his family over the years. With this in mind, he joined Carlsbad’s Hi-Noon Rotary Club and is currently the community services director. Through his involvement in the Hi-Noon Rotary, he participates in many charitable endeavors such as Meals on Wheels and a water purification project for which he is extremely passionate. According to Mike, there are many areas in California’s Central Valley that do not have potable water available for schools and homes. Working with the Tulare/Visalia Rotary organizations, the Hi-Noon club is involved with a project to provide reverse osmosis filtering systems to Seville Stone Coral Elementary School and 150 homes in the surrounding area. “I personally visited the school and delivered a $2,500 check to the school superintendent and principal. It was heartwarming to see the level of appreciation,” revealed Mike. As stated by Mike, until the water filtration systems are in place, the school and families living in the area have to purchase bottled drinking water. In addition to doing charitable work, Mike and his wife, who have been married for 30 years, enjoy going to restaurants and live theater. And sometimes, everyone comes together for a visit to San Diego. Mike admits that when this happens, chaos may reign, but the proud grandpa wouldn’t have it any other way. 

T

he tall, bluff side stairways at South Carlsbad and San Elijo State Beaches provide key beach access points to the public. These structures are heavily used by local residents as well as other beach goers, and routinely sustain damage from weather and storms.

Removing old treads and dry rot wood. Installing a 3 X 12 center stringer in each section for strength. Installing new wood on outside stringers to support treads. Installing new 2 X 8 treads on each step with a new kick plate. Replacing or reinforcing outside stringers where necessary. Replacing all railings with 2 X 4 pickets and a composite 2 X 6 handrail. Replacing all decking on all landings with 3 X 8 lumber. Replacing joist hangers were necessary. Using only stainless steel screws and lag bolts throughout. 6th Annual Carlsbad Beach Fest A Legacy Event in the Community

M

ore than 12,000 people are expected to attend the 6th Annual Carlsbad Beach Fest on June 15, from 8 a.m. to 4 p.m. Staged on one mile of beach from Tamarack to Pine Avenue, the festival offers a fun-filled day of competitive sports and activities aimed at celebrating recreational paradise through good beach stewardship. “Beach Fest is becoming a legacy community event,” said Tammy Urie, Executive Director of the event. “This event has grown exponentially over the last five years – and with support from the community, CA State Parks, the City of Carlsbad, the Carlsbad Beach Preservation Committee, and our sponsor, NRG Energy and Life Technologies, Beach Fest continues to raise environmental consciousness,” explained Tammy. The Carlsbad Crawl Beach Tri will be a highlight this year. The event will challenge competitors in a 1/4-mile ocean swim to start, continuing on a run/obstacle sand course,

and finishing with a one-mile paddle. Anyone 12 years of age or older can compete. CA State Lifeguards will ensure the event remains safe and fun for all to enjoy. The Crawl will be professionally timed and winners will be awarded. Other planned competitive sports include a 5K Beach Run/Walk, Pro and Amateur Surf Contest presented by SurfRide, a one-mile ocean swim, six-mile and one-mile paddleboard races, beach duathlons, and Zumba dance fitness. Many free beach activities will be offered along with live entertainment and opportunities for the community to help support the coastal environment. ost talented athletes are inspired by other athletes, but Kelly Lawson, La Costa Canyon High School (LCCHS) four-year varsity starter for cross country, track and field, swimming and water polo, is inspired and motivated by family members. Despite all being busy, her tight-knit family makes time every Sunday to have breakfast together, and they take many international and domestic family trips. To further maintain their closeness, they snowboard every winter and go house boating at Lake Powell every summer. Kelly’s athletic career began early. successfully competing in Jr. Lifeguard running events in Carlsbad. She also played soccer, volleyball, field hockey and basketball, but had to eliminate these sports since she had limited time. During her high school career Kelly has earned numerous athletic awards. For cross country, she’s been the team captain for three years, a three-year League and All-State champion, as well as a CIF titleholder. She has also earned the Joe Brooks and Marty Hauck Awards. For track, she’s been the team captain and a California State Meet finalist in the 1600 meters event for two years. She’s been captain of the water polo team and a CIF finalist in swimming for three years, in addition to receiving the All-American time standard in the 200 medley relay in 2011. When asked which sport she preferred, Kelly replied, “Although I have been most successful with running, I prefer the sport most that I am doing at the time.” Regardless of her busy schedule, Kelly manages to remain involved in her school and community. She is a member of the National Honor Society, the California Scholarship Federation and LCCHS Captain’s Club, which allows her to communicate frequently with the athletic director. As a member of the Youth Commission for the City of Encinitas, she represents her peers and has worked on two projects which include recycling education for residents and supplying backpacks for homeless teens. Each summer, she also volunteers as a mentor for a local youth running club and teaches private swim lessons to neighborhood kids. Kelly is not certain of her future, but she will attend the University of Washington (UW) next year on a running scholarship. And, she explained, “I am considering a nursing program either at UW or as a graduate student.” 

servings of pasta pounds short ribs pound ground veal pound ground pancetta carrots, minced onions, minced celery stalks, minced cloves garlic, minced anchovies ounces can plum tomatoes, crushed ounces water cups white wine tablespoon chilled butter tablespoon thyme, minced teaspoon chili flakes cup parmesan cheese, grated

Directions

Bolognese Sauce Preparation:

1. Season the short ribs with salt and pepper. Sear in a large pot until golden brown on both sides. Remove from the pot and reserve. 2. Add the pancetta to the pot and cook over a medium heat until crispy. Remove from the pot and reserve. Add the ground veal to the pot and cook until golden brown. Remove from the pot and reserve. 3. Add the diced vegetables and cook until caramelized and fragrant. 4. Add the anchovies and cook for three minutes. 5. Remove all grease from the pot and deglaze with the white wine. Reduce by half. 6. Add all the meat back into the pot with the tomato product and one can of water. 7. Place a lid on the pot and into a 300 degree F oven for six hours. Three hours into the process, rotate the pot in the oven top to the bottom. When done, the short ribs should be falling apart and tender. 8. Let the sauce sit for 30 minutes to settle, remove any grease form the top, chunk up the short ribs and mix the sauce together.

Plating the Dish: 1. Cook pasta of your choice in salted boiling water for 3-4 minutes or until al dente. 2. Warm up Bolognese sauce. Add minced thyme, chili flakes and one tablespoon cold butter to the sauce. 3. Toss the cooked pasta into the sauce with a little of the pasta water. Toss the pasta to coat it with the sauce. 4. Place into a warm bowl and garnish with grated parmesan cheese. Makes: Pasta and sauce for 8 people Total Time: 6 hours

lan and Gina Shelhamer embrace careers that are based around helping people create the perfect smile – Alan is an oral and maxillofacial surgeon and Gina is a general dentist. But these days the Shelhamers are the ones doing the smiling as they are happy at home in their Carlsbad community. Alan and Gina met while attending dental school at the University of Texas Health Sciences Center in San Antonio, where they both graduated with honors and completed the same advanced program in general dentistry residency. “We were dental school classmates who were initially lab partners the first year of school, began dating in our second year of school, were engaged in our third year of school and were married immediately upon completion of dental school,” shared Gina. Alan attended a four-year hospital-based residency at the Naval Medical Center. Later, he transferred to Camp Pendleton’s Naval Hospital to become the chairman for the Oral and Maxillofacial Surgery department. While involved with the Navy, the pair was stationed at the Naval Hospital in Sigonella, Italy for three years. During this time, they traveled to 13 European countries and made four trips to Africa. Gina spent two years on the U.S.S. Boxer, where she was the sole dentist responsible for a crew of 1,200 Navy sailors and 1,500 U.S. Marines. Five years after the Navy, and two kids in tow, Alan and Gina decided to make Carlsbad – a place they “fell in love with” – their permanent home. Today, Alan runs a private practice in the Bressi Ranch Medical Plaza, conveniently located three miles from their home. He is also involved with Scripps Memorial Hospital in Encinitas and volunteers with Interface, an organization that provides surgical treatment for facial deformities to underprivileged people living in Mexico. Gina balances her time between her job as a part-time dentist and her volunteer work with Medical Mission International, a charity that offers dental care to people in rural areas of Peru. Aside from their busy work lives, Alan and Gina are dedicated parents to their two daughters: Amelia (8) and Grace (6), who are both students at Santa Fe Christian Elementary School. In addition to making frequent trips to LEGOLAND®, the Shelhamers love to participate in outdoor activities. “Our favorites involve the beach or ocean,” explained Gina. “Paddleboarding in the Carlsbad Lagoon, boogieboarding at Ponto Beach, walks along the beach around Tamarack and making s’mores in our portable beach fire pit are where we can usually be found.” 

The San Diego Rowing Club (SDRC) Sweeps City Champs and Desert Sprints The SDRC junior men and women’s teams won both the junior points trophies for their two latest regattas: City Champs and Desert Sprints. Swim Coach Teaches Child with Spina Bifida to Swim

John Ruffu, owner and swim coach at Swim 2 John, recently taught 30-month-old spina bifida patient, Fernando Gallego, to swim. During the second week of learning to swim, Fernando learned to walk. His therapist told his mother that his swim lessons were very instrumental in him walking without crutches. Marcia Gallego, Fernando’s mother, explained, “Fernando started swimming lessons with John just after a few weeks of a brain surgery. The big surprise was that after two weeks of lessons he was swimming and also walking independently. We spent a lot time in hospitals this last summer but the end of it was a total success with this important achievement.” Over the past ten years, parents of challenged children have seen incredible advancement in their kids through a learn to swim teaching process based on multiple concepts used by special needs organizations. The William R. Gumpert Foundation renewed its support for local literacy organization Words Alive in 2013. to find a children’s music educational school, but finding one that is original and accommodating to all types of students is another story. Where Music Begins Academy of Music is a school that offers just that and more. It’s a place unique in nature, and oozing with creativity; where highly educated and well-trained instructors aim to foster every student’s musical intuition. Executive Director and Founder, Cathy Hirata explained why she decided to open the school: “I founded Where Music Begins in 2001 in the East San Francisco Bay Area as an all-inclusive music school that offered classes to

What is the length of the season?

Miringoff: We are open for 10 weeks each spring during the blooming season of the ranunculus flower. Our season is annually, March 1 through Mother’s Day.

What is your role as the Group Sales/Special Events Director? Miringoff: To introduce people to the location and to make ensure everyone has a wonderful experience.

What is the most rewarding part about your job?

Miringoff: Definitely experiencing fields through our visitors and volunteers’ eyes – and knowing that the fields are a happy place for all.

If you could enhance any part of the attractions or programs in place in any way, what would you like to see happen?

Miringoff: We have an awesome barn for weddings and galas and I would like to build on that. I would also like to develop additional sponsorships for low income schools to visit us, and participate in our growing programs.

Miringoff: The color and beauty of the fields remind us of the power of Mother Nature and brings us a sense of peace, renewal and hope. The Flower Fields at Carlsbad Ranch® has changed its color pattern the past couple years.

Please tell us about this and what visitors can expect. Our color pattern changed last year so this will be the second season of the new scheme. For the last 15 years, our color pattern was a based on contrasting bands of color. Last year, after considerable evaluation, we started planting in graduated colors like a rainbow in order to further bring out the full beauty of the flowers.

How are the fields affiliated with the City of Carlsbad?

Miringoff: They are part of a property called Carlsbad Ranch. As part of the approval of the Carlsbad Ranch project in 1993, the City made an agreement with the property owner to preserve The Flower Fields at Carlsbad Ranch®.

Do you have a partnership with the Carlsbad Outlets or any of the adjacent businesses/resorts?

Miringoff: Yes. We have a cohesive working relationship with many businesses and resorts in San Diego.

Are you in need of volunteers? If so, what roles are you looking to fill?

Miringoff: We have over 150 volunteers. We are fortunate to have an outstanding group of people who make sure the fields are a happy place to visit.

How are the fields funded? How can one contribute? Miringoff: They are supported by the many visitors we have in the spring. We

have a wonderful school growing program for elementary school children and we always need sponsors for low income schools.

Do you provide education opportunities, field trips, activities for scouts, and so forth?

Miringoff: We are committed to providing children with quality education that brings agriculture and gardening into the classroom and at the fields. The Seed and Bulb Growing Program is designed for preschool through 2nd grade students and has three different plan options. Our Investigative Program is for 3rd through 5th graders.

Are there any new things this year in the works for the season visitors should be aware of ? Miringoff: We have widened our planting rows to increase the vibrancy and quantity of our color within the fields. Thanks to this new planting style, we expect to have 25% more blooms this year.

Do you have any unique or interesting facts about The Flower Fields® to share with our readers?

Miringoff: The episode featuring the fields is the most watched segment of the California Gold television series with Huell Howser. During our 2013 season we expect to have over 80 million ranunculus blooming!

T

he fields today are a direct result of nearly 100 years of floral cultivation that began when Luther Gage, an early settler and horticulturist settled in the area in the early 1920’s. Mr. Gage brought ranunculus seeds to the area and began growing them in his fields next to Frank Frazee’s farm in South Oceanside. This started a business called “Luther Gage Giant Tecolote Ranunculus Bulbs”. The name “Tecolote” came from the owls that nested on his property. When fire destroyed the modest Frazee ranch on the inland shore of Agua Hedionda Lagoon, the family was forced to move to Oceanside where Frank Frazee began growing freesia bulbs to make ends meet. At that time, freesias were in high demand, and Frank took advantage of inexpensive land leased by the city to expand his crop. In 1933, the elder Frazee added ranunculus to his crop and introduced son Edwin to the art of seeding, cultivating and irrigating the pretty but less popular flower. At the age of 16, Edwin Frazee quit high school to work full time on his father’s burgeoning flower operation. Over the next several years, Edwin settled into the farming life, and the family expanded its fields to Santa Margarita Ranch, on what eventually became Camp Pendleton Marine base. With his daily experience in the fields making up for a lack of formal schooling, Edwin became adept at continually improving his ranunculus crop. Originally, the flowers were single petal and ranged in shades of red and yellow. The beautiful colors and fullness of the flowers seen today are due to the careful selection done by Edwin over many years. If nature provided a full flower or an unusual color, Edwin would save the seed and plant them the following year. This resulted in full flowers in thirteen beautiful colors including picotee, (a mixture of variegated colors) that visitors see today. By the 1950’s, Edwin’s success at breeding a superior ranunculus bulb and a more colorful flower, with an unprecedented infusion of petals, known as a “double”, eluded his competitors and left him as the only commercial ranunculus grower in the United States. He also became a leading grower of gladiolus, and the brightly colored fields at the Santa Margarita Ranch became an attraction to visitors passing by

Concluding that ranunculus thrived best in a mild climate and sandy, well-drained soil, Edwin expanded his ranunculus crop south to the Ponto region of Carlsbad. Paired with equally stunning spears of brightly colored gladiolus, the site quickly grew as a popular tourist attraction, even gaining the attention of photographers for National Geographic™ Magazine. Edwin and his workers soon found much of their time taken up by politely, but firmly, rebuffing visitors who began helping themselves to free bouquets of gladiolus and ranunculus. Unimpressed with the publicity surrounding the blossoms he worked so long and hard to create, Edwin once said, “If I had one penny for every picture that’s been taken of those fields, I’d be a rich man.” In 1965, he again moved the ranunculus growing operation to the current site and continued raising ranunculus and gladiolus. In 1993 with Edwin had a desire to retire, Paul Ecke Jr. formed a joint venture with grower Mellano & Company® to concentrate on growing beautiful flowers for the whole world to enjoy. Paul looked at tourism as an important way to keep the ranunculus fields financially viable. The stage was set for the enduring preservation and promotion of the enchanting cultural emblem of Carlsbad. Hence, the birth of The Flower Fields at Carlsbad Ranch®. Quickly thereafter, in 1999, Armstrong Garden Centers at The Flower Fields® was set to sell the products. In 2004, Edwin passed away, but his goal of the ranunculus living on beyond his death was achieved. His presence is felt when spring arrives and the ranunculus bloom into blazing fields of color. From its humble beginnings in Luther Gage’s flower beds to one of San Diego County’s most enduring and recognizable landmarks, the fields continue to showcase nature’s artistry and symbolize the diligence of the region’s most important and colorful pioneers. Today, the fields represent the ideal synthesis of a robust working ranch and a regional tourist attraction. Due to the continued benevolence and foresight of the Ecke family, The Flower Fields® will continue to be a national jewel – an attraction enjoyed for many future generations.

Garden Brooke Benlifer and Steve Fry are a newlywed Carlsbad couple (married in August of 2012) who enjoy cultivating volunteer opportunities in their 92009 community. Brooke is a registered dietitian and media expert. When she is not appearing in venues like network television, The Oprah Magazine, Men’s Fitness or Women’s Health, she might be providing a complimentary nutrition presentation someplace like Whole Foods, Studio Barre or the San Diego Track Club, or she may possibly be serving seniors at the senior center. When Steve isn’t working for Kiewit as a civil engineer, he could be serving meals with Brooke at Rady Children’s Hospital or through Father Joe’s. Oasis Although Brooke and Steve have lived in wonderful states like New York (Brooke) and Oregon and Hawaii (Steve), they cherish their Carlsbad community for its relaxed atmosphere, volunteer opportunities and ongoing cultural events. “I am an avid runner and Steve is an ardent rock-climber,” Brooke told us. “We are so appreciative of our wonderful neighborhood

community and make great use of it: Tin Leaf Kitchen, Dove Library, the Farmer’s Markets, La Costa Coffee Roasters, as well as the trails and lagoons!” In addition to their many volunteering priorities, they are looking forward to learning how to help build and maintain Carlsbad’s trail system. GREENery Steve is the superintendent of The Green Build at Lindbergh Field, and the couple lives in La Costa Greens. They enjoy get-togethers with friends and family where they can cook original, whole-foods recipes for all. Their healthful pursuits through the local community, along with their wholesome practice of volunteering for everything from hospitals to helping the homeless to special events like Holiday at the Rancho, make Brooke Benlifer and Steve Fry the perfect tenders to the garden that is their Carlsbad community. “It is genuinely fulfilling to know that we have or are making a positive difference for someone else,” Brooke shared. “It is nice to help build or maintain something useful in the area you live in, kind of like giving something back to the community in a physical sense.” 

2013 Spring Sports

W

elcome back to Maverick Athletics. The 2012-2013 season has already been a successful campaign, earning league championships in five sports and four CIF championships with two runners up. We have featured six teams in state playoffs, and while writing this, we currently have our basketball teams in round two of the state playoff games. As we head into the spring season, we look forward to riding on the momentum of winter sports. The girls LAX team begins the season with a number one national ranking and the boys are a top 10 contender. Our softball team looks to defend their league championship and our baseball program is in the hunt for another CIF championship, yet this year proves a bit tougher with the CIF open division in playoffs.

Our swim and dive team is loaded with power in the pool. Track and Field enters with great potential to make an impact on league and CIF opponents. Boys tennis is under new head coach, Jimmy Santangelo and has a strong case to do well this season. Boys volleyball has already defeated returning CIF champion, Westview High School, and is enjoying dominating the court. The spring brings sunshine and when the sun is out, the student-athletes are in full bloom at LCC. Giving Your Bathroom a New, Fresh Look is Easier than You Think by jennifer frakes

A

bathroom remodel may sound like a daunting and time-consuming task, but installing new mirrors and shower doors is a quick and easy way to turn an outdated bathroom into a beautiful, spa-like space. Older, metal-framed shower and tub enclosures may be hiding mold and mildew and could be difficult to use. Furthermore, the existing glass may not meet current safety requirements. Frameless and semi-frameless enclosures with new hardware will beautify your bathroom, allow for ease of shower entry and exit and create a tighter seal against moisture. Replacing old, spotted mirrors with framed or unframed high-quality mirrors can complete the new look. “Today’s technology allows for some amazing options when it comes to glass and mirrors,” stated Jim Lafenhagen, Owner of Sea Breeze Glass and Construction, Inc. “We have several vendors that use water jet cutting machines to make custom shapes that were previously unavailable. Also, high tech polishers can make beautiful edges and face bevels,” explained Lafenhagen. The choices may seem overwhelming, but many contractors have showrooms that display various products and design ideas. For example, the front office at Sea Breeze guides customers through the decision-making process and provides cost estimates. Once a product and design is chosen, an in-home measurement appointment is made. Typically, these appointments can be scheduled within days. During the visit, the installers will check the opening for plumb level, measure the opening and go over hardware options. The custom glass is then ordered, and installation takes place shortly thereafter. According to Lafenhagen, in most cases two installers will come to the home for a quick and easy installation. “Our installers have 50 years of experience between them and a wealth of knowledge about the products and materials,” revealed Lafenhagen. The installers will set 1/2-inch shims on the curb of the shower/tub enclosure, set the glass on the shims, plumb the glass and mark holes for hinges. Our installers do beautiful work which is something that we are proud of. Before the installers leave the home, they will make sure that all screws are tightened and the glass is completely secure. It’s that simple – with two quick, in-home appointments, a previously dated and dingy bathroom can become a spa-like space with a fresh new look. 

& Recreation Department presents the Holiday at the Rancho. Families flock to Leo Carrillo Ranch Historic Park to stroll

amongst a gorgeous landscape of brilliant peacocks, romantic hand-crafted adobe buildings decorated in the spirit of the

season, antique windmills, and reflecting pool while reveling in a

themed movie shown under the stars, guided tours of the historic Hacienda, food and entertainment.

Here’s Adventure! As a child, Leopoldo Antonio Carillo traveled frequently from his home in Santa Monica to visit the rancho that belonged to his Tio (Uncle) Machado. The warm and inviting feeling of the sun-dried adobe brick walls, the handmade red tile roofs, the aroma of wood smoke emanating from the fireplaces, and the sights and sounds of the brightly colored peafowl that freely roamed the property fueled his dreams. As he grew to adulthood, and Leo made his living as a Hollywood actor, the dream persisted. He envisioned and created his own authentic Spanish Rancho—The Rancho de los Quiotes, purchased from the Kelly Family in the 1930s. He drew a picture of his perfect Rancho in the dirt, and between 1937 and 1940 built what is now the Leo Carillo Historic Ranch. Here’s Romance! The City of Carlsbad acquired the Ranch in 1978, but the park did not open to the public until 2003. Alan and Joan Kindle took a special interest in Leo Carillo’s dream when they moved to Carlsbad in 1985 and they formed the Friends of Carillo Ranch, Inc. Recreation Supervisor Charles Barlteria explained, “Kindle was successful in getting the ranch designated as a California State Historic Landmark as well as being

listed on the National Register of Historic Places.” Recently, Carlsbad received a Governor’s Historic Preservation Award for its work restoring the barn at the Ranch and converting it into a modern visitor center and theater. Here’s the Famous Robin Hood of the Wild West! Leo Carillo Ranch is unique to other historic parks because of its Hollywood connection. Although Leo Carillo acted in nearly 100 movies, he is most famous as the lovable sidekick “Pancho” in the 1950s TV show The Cisco Kid where Cisco and Pancho played Robin Hood type desperadoes who assisted the downtrodden. It would surprise many to know Leo was already in his 70s when the series began in 1950, and it also may be interesting to learn The Cisco Kid was one of the first television series to be filmed in color. Guided tours at the Ranch teach visitors Leo Carillo’s legacy, which includes his acting career, but also shows us a man who cared deeply for his native California. Investment Strategy to Protect Against a Downturn by SCOTT VOAK

I

have received several questions along the line of “What if this is just a bubble?” and “How do you know prices won’t fall again?” While I think real estate is on a fairly solid footing, there are definitely conditions in the world that could change that. Last issue I wrote about how

to protect yourself against a drop in the market for those people looking to purchase a primary residence. This issue, I want to look at the same concept for investment real estate.

For the past two years, we have been stressing cash flow to our real estate investors.

Prior to the housing crash, many inexperienced investors were willing to take on a property with negative cash flow because the market was rising so quickly that the appreciation was larger than the monthly negative. That story had a bad ending. Purchasing a property with large positive cash flow insulates an owner against the ups and downs of the market.

We have been helping investors purchase 2-4 unit San Diego property that generates

a cash-on-cash return in excess of 8% the first year. What this means is that if an investor puts

$100k into a property for down payment, closing costs and a repair reserve, the first 12 months of ownership should yield $8k of positive cash flow after all expenses (including mortgage) are

paid. In some of the 4-plexes, the cash flow is still positive when one unit is vacant.

The importance of positive cash flow cannot be overstated. For example, if you were

to invest $100k in the property above, you could apply the positive cash flow to early principle

payments and have the loan paid off in 15-16 years (if you do not increase rents at all). In that case, your initial equity investment would increase as the property is paid off to about $350k

(the initial purchase price) if there is no inflation. Even if property values fall 25% in 15 years,

your $100k would grow to $262k – not bad in a down market and only possible because positive cash flow lets you hang onto a property through tough markets.

Next issue, I will look at marketing strategies to create an auction environment when

selling your home. ¢
