hings were different when I was growing up. Kids didn’t have cell phones. Video games were barely becoming a thing. There was no Netflix or DVR. You had to plan ahead to watch your favorite shows. Independence came in the form of two wheels. I rode my bike everywhere. I knew the streets and the shortcuts in my neighborhood better than my parents did. There were days that I would be gone exploring the open roads until dark. I didn’t need to be constantly entertained, and I certainly wasn’t connected to all my friends wirelessly. Life was slower. It was a simpler time. I’m sure there were things that we did that would raise an eyebrow or two, but we made it through the coming of age. Times have changed. Gone are the days of innocence and independence in our youth. Teens and preteens are constantly glued to their smart phones. Things move fast. Group text messages, Instagram, Snapchat, and who knows what other apps are now consuming the majority of their time. They can even watch TV on their phones! I had a 13-inch black-and-white TV in my bedroom when I was a kid. And it only had 12 channels (three of which would catch a station). Just when I thought that all hope was lost for our kids and their desire (or lack of desire) to achieve independence, my son and a couple of his close buddies surprised me the other day. With permission, they took it upon themselves to jump on their bikes (after pumping up the tires due to lack of use) and explore the neighborhood. Of course, I did what any SoCal father would do in that situation – I tracked most of their impromptu journey with the help of the Share My Location family feature on my phone – but they didn’t know that. Derrick Breaux I was proud of them. They had a blast exploring the local Publisher area. They even decided to hide their bikes behind some bushes and hike the local hills. As a father, this made me cringe. But the kid in me felt this was awesome. The thought of this brought me back to my childhood. I wish I could have been invisibly hovering over them listening to their conversations. What were they talking about? They came back that evening with tons of stories. My wife and I listened with undivided attention. They giggled. We all laughed. We pushed for more stories. They ran into friends along the way. They encountered hills that were too steep to pedal. There were daring stories of climbing rocks, walking on trails that were deadly (at least in their mind – and that’s all that matters). For a moment, perhaps for just part of a day, my son experienced the type of independence that I had growing up. I am now confident that he will find his own hybrid form of independence in this modern world.

T
he choice to move to Poway was a natural one for Carly and Peter Wheeler. Carly grew up in Poway, and when the couple began to think about starting a family, she and Peter knew it would be the best place. “It’s the perfect community to enjoy the outdoors, make close friends (or reunite with the many that have moved back) and just a truly fantastic place to raise kids,” Carly acknowledged. Peter and Carly met when they were attending SDSU. Carly graduated with a degree in business/marketing and Peter with a BA in kinesiology. The young couple then made a move across the country to work and live in New York City. Carly obtained a human resources position for MTV Networks while Peter worked on Wall Street. After five years in NYC, the couple decided it was time to return home to the West Coast. Professionally, Carly has continued her career in HR as an executive at Kantar, a global insights and consulting firm. Peter is a project manager at Harper Construction Company. In addition to their careers, they also own three Golden Spoon stores in the area – Poway, Rancho Bernardo, and Rancho Peñasquitos. As business owners, they are committed to supporting the community. “In 2016, we donated $8,000 back into the community through product donations, sponsorships, and hosting fundraising events,” Carly explained. In 2017, they doubled the amount, donating $16,000 back to the community. Today, the family is five strong with three daughters – Madison, 11, Hayden, 8, and Dylan, 4. The children attend school at Painted Rock Elementary School and Montessori Child Development Center. All three girls are active in sports, including soccer, swimming, lacrosse, and gymnastics, as well as music and dance. Together, the family enjoys soccer, the Dailey Method, Crossfit Barracks, road trips, and the beach. The family’s home in the Bridlewood community next to Lake Poway brings back memories of Carly’s childhood. “I used to hike around the lake with my mom often as a kid,” she said. In fact, her parents still live in the house Carly was raised in, and her brother and his family have returned to Poway as well. “It’s really special to be raising our kids in the same area that I grew up in,” Carly shared.

Titan Wrestling Win
POWAY HIGH SCHOOL DOMINATES TEMECULA BATTLE FOR THE BELT
T
he celebrated Poway High School wrestling team took home another win at the recent Battle for the Belt Tournament, held in Temecula. The Titan lineup for the weekend included three champions and five finalists. Senior Nathan Tausch won the 182-pound weight class – he’s ranked second in the state and is committed to wrestle at Cal Poly San Luis Obispo next year. Sophomore Dominic Mata, also ranked second in the state, won the 157-pound weight class. The third Titan champion at the Battle for the Belt was senior Jacob Allen, ranked 10th in the state at 120 pounds, who is committed to the Naval Academy next year. Other Titan finalists were Jason Miranda and Chase Zollman, and placers included Carson Sauriol, Cameron Santiago, Jon Miranda, Calvin Naraghi, Javier Espinoza, and Drew Johnson. “The entire team continues to focus on the goal of winning the state tournament,” shared Coach Wayne Branstetter. The Titan wrestling team is ranked 10th in the nation by InterMat Wrestling, and third in the state by the California Wrestler. This is the team’s 40th and final season under the leadership of Coach Branstetter, who has announced his retirement for the end of the season. Assistant

Dan Nodalo Plans to Run a Marathon on Every Continent by LINDA FRABL | photo by Alan Smith Photography
D
an Nodalo immigrated to the U.S. from the Philippines in the 1980s, and settled down in Poway back in 1989. For many years he was solely focused on his work as an RN and raising his three children. But for the past 14 years, Dan has had a new focus: running marathons. It all began back in 2003, when Dan’s sister informed him that she was going to run in the San Diego Rock ‘n’ Roll Marathon and that she had signed him up too. Because he had never even run a 5K at that point, Dan researched training tips online and ran for hours on a treadmill. He recalled, “I not only completed the race, but beat my sister’s time, running 4:58:40! I loved the act of running, being in the moment, and letting my thoughts wander. It felt like freedom.” The experience was so transformative for Dan that he continually ups the ante with his marathon goals. He elaborated, “I soon set a goal to run a marathon in every state. Then I decided to run on every continent. I have now run marathons in 14 states and across the globe!” The best marathon experience Dan ever had was when he ran the Knysna Forest Marathon in South Africa. He reminisced, “The entire course was in a forest without any vehicles or spectators. The only sounds I heard were the birds humming, the trees swaying, and the footsteps of the runners.” During that particular marathon, Dan came across a fellow competitor who was on the ground, unresponsive. Dan remembered, “I performed CPR before the ambulance arrived, and the man survived. I then continued running and made it to the finish line. I realized that finishing was not important to me anymore, but the journey was.” Name: Dan Nodalo Dan is currently training for another journey: Profession: RN running a marathon in Antarctica this March. He Community: Poway since 1989 was on a waiting list for the past two years, and only Hobbies & Interests: Travel, running, and hot yoga 100 runners from all over the world are participating. oway resident and fashion designer Tammie Pontsler was recently recognized for her talent and creativity at the Design and Discovery Fashion Showcase – a competition connecting Salk Institute researchers and San Diego Mesa College designers. Tammie was paired with Dr. Pam Maher and translated her research into diet’s effect on brain inflammation and autism into a gorgeous hand-dyed gown. The gown won Best Translation of Science to Fashion from both the 12-panel judge and the public online vote. They named their team Sweet Lizzie to honor Liz Tillman, who donated silk and beads for the project. “Using science as an inspiration for a gala gown was an incredible experience,” shared Tammie. “Scientific imagery is beautiful, and there was a lot to inspire.” She explained that every detail of the gown reflects Dr. Maher’s study, from the texture of the fabrics to the hand-beaded bodice to
the 600 green LED lights. “Dr. Maher said this image of the inflamed immune cells was the most important image,” Tammie said. “It showed a correlation between diet and inflammation in the brain. She highly recommended the lights be green for this reason.” The overskirt is made of silk organza, which Tammie ice-dyed with dyes in the order of the scientific imagery. “As the ice melted, the dyes were distributed into the fabric. Sometimes the colors would separate and create new colors. This was also seen in the high-glycemic photos of the brain cells.” Tammie is a Poway High School graduate and has been sewing since childhood – she cites her mother as her first teacher, and she designed and made her own senior prom dress. She currently teaches for San Diego Continuing Education and has created a sewing studio in Poway to host workshops and classes.

Poway Pop Warner Champions
Middle School Orchestra Festival
The Poway Pop Warner JV Raiders celebrated an exciting 2017 season, with the crowning achievement being the Palomar Conference championship game. Though the Rancho Bernardo Broncos started out leading 14-0, the Raiders came from behind to finish the game 24-14 – cinching their status as three-time Palomar Conference champions. The Raiders went 12-2 overall for the season, with other key wins including the Best of the West Championships in Temecula. The team is led by Head Coach Jason Gonzales, Assistant Coaches Sean Steinhour, Richard Ambuehl, Dave Dunn, Shawn Castleberry, Dominic Figone, Business Manager Randon Foley, and Team Mom Debye Castleberry. “The Raiders would like to thank Joe Speer (video) and Lisa Rath (photography) for all their hard work and effort on game days. On Sunday, March 4, students from schools throughout Poway Unified School District (PUSD) will come together for the PUSD Middle School Orchestra Festival. The concert, held at Poway Center for the Performing Arts, will include advanced string orchestras from Bernardo Heights Middle School, La Jolla Country Day Upper School, Meadowbrook Middle School, Mesa Verde Middle School, Rancho Bernardo High School, and Twin Peaks Middle School. The event will run from 6 to 9 p.m. Dana Zimbric, Music Director of the California Chamber Orchestra, will adjudicate the festival, which is hosted by PUSD Orchestra Director and event founder Ulli Reiner. Students Feed San Diego Students and staff from Country Montessori School spent an evening volunteering at Feeding San Diego. The students organized donated oranges, while the adults organized Starbucks leftovers and other produce destined to be delivered to schools the next day. The students put together 197 orange bags in under two hours. “When I went to help Feeding San Diego, it made me feel thankful for everything I have,” shared second-level student Adri Rayburn. “I liked volunteering because I was saving people and kids from hunger. It made me feel excited that people can eat because of what I did.” There are approximately 400,000 food-insecure people in San Diego. Every dollar donated to Feeding San Diego provides four meals to someone in need, and the organization provides more than 21 million meals to children, families, and seniors each year. Pomerado Elementary Garden Donation The Rancho Bernardo Community Council (RBCC) recently gave a donation to the Pomerado Elementary School Garden Club. The garden, which is a true grassroots project spearheaded by a school parent, provides a natural green space for students to learn and play. Students can taste the food grown there and learn simple recipes that can be made with the produce. The garden coordinator shared, “The grand plan for this garden is to be able to someday give back to families in need within the Pomerado Elementary School community.” The funds were raised at RBCC’s 1st Annual Earth Day event, which was held in April of last year. The event had a very successful first year, with approximately 300 attendees, 27 vendors, raffles, and a kids’ craft center. Stay tuned for news of this year’s event at www.rbcommunitycouncil.com.
Soroptimist High Tea and Fashion Show Soroptimist International of Poway (SIP) and Soroptimist International of North San Diego (SINSD) are once again joining forces on the philanthropic event of the season. The annual High Tea lets the community come together – with their fanciest hats – for a fashion show, auctions, social hour, refreshments, and more. This year’s event will be held Sunday, March 25 from 1 to 5 p.m. at the Fairmont Grand Del Mar. SIP’s Paula Ramos and SINSD’s Amanda Grey serve as this year’s co-chairs, and CBS News 8’s Carlo Cecchetto will be Master of Ceremonies. Fashion Forward and television personality Leonard Simpson will present the fashion show. SIP and SINSD’s High Tea benefits a number of programs supporting women and girls, including the clubs’ Transitional Housing Program, which provides apartments for survivors of domestic violence and their children. RB Honorary Mayor Local residents Alex Lawn and Tracey van Putten both volunteered to run for this year’s Rancho Bernardo Business Association (RBBA) RB Honorary Mayor title. After a hard-fought battle, Alex came out on top as RB Honorary Mayor and Tracey in second as Deputy RB Honorary Mayor. The honorary mayor represents the RBBA and the community at all local events. As deputy mayor, Tracey will be available to join Alex or fill in for him at functions he may be unable to attend. During the campaign, Alex and Tracey raised over $50,000 combined – a record-breaking total – that will be distributed to a number of local organizations, including Rancho Bernardo High School, Miss RB Scholarship, Rancho Bernardo Historical Society, Rancho Bernardo Community Foundation, Ed Brown Center, and the RBBA. At age 25, Alex is the youngest Honorary Mayor yet. He is the son of Scott Lawn, who was the RB Honorary Mayor in 2013-14. They are the first father and son RB Honorary Mayors. The Poway Valley Garden Club Cultivates Local Beauty, Fun, and Education Just like the gardens it nurtures, the Poway Valley Garden Club (PVGC) has grown and adapted throughout the years to serve and beautify the evolving Poway community. PVGC was founded by Gwen Stockes and 34 fellow charter members in 1961, and it’s been an integral part of local life ever since. Many favorite Powegian landmarks can be attributed to PVGC’s stewardship. From beautification to education, and fostering young student gardeners to brightening nursing homes, PVGC members are always busy making Poway a brighter place to live and play. 26 • 92064 MAGAZINE.COM • February | March 2018
with the Poway Valley Garden Club HOW IS PVGC INVOLVED WITH THE LOCAL COMMUNITY? Ann Dahnke: From its inception in 1961, the club has been involved in beautifying the community. Much of the money raised in the early years went to beautification projects, such as school or church facilities, the grounds of the Poway Valley Riders Association, the San Pasqual Wild Animal Park, as well as the west entrance of Poway Rd. In 1973, the PVGC was asked to plant a rose garden at Lake Poway. That rose garden still thrives today. It is also the site of a Blue Star Byway Marker, honoring those in the armed services. In 2003, the Nelson House Garden was created as a period garden, reflecting the plantings of the early 1900s. In 2006, a native-themed garden was planted around the statue in front of Templars Hall, demonstrating water-wise plantings. In 2014, the club established a pollinator garden in front of the Porter House. This garden showcases annuals and perennials that attract butterflies and hummingbirds. These gardens not only provide beautification, but are also used as demonstration gardens for our Garden University sessions.
Reinhold Mueller: We help support five school gardens in the Poway School District and have recently created a PVGC Youth Garden Club. These schools are our Schools of Excellence and are models for other existing and aspiring school gardens. The working motto is: “Don’t give them fish, but rather teach them how to fish!” PVGC is currently sponsoring five Schools of Excellence, all of which have a different theme: • Abraxas High School: Aquaponics • Chaparral Elementary: Hawks Health Garden • Innovations Academy: Garden Classroom • Rolling Hills Elementary: Literacy Garden • Painted Rock Elementary: Edible Garden These schools are organized into the Poway Valley Youth Garden Club (PVYGC), one of a few established Youth Clubs in California. PVYGC is registered with the California Garden Club, Inc. The CGCI Youth Club leader is Roy Wilburn (2017 Powegian of the Year).
Youth Club activities include participation at selected PVGC plant sales, providing club members with information and updates on the latest development in school gardening. Abraxas High provides school garden produce for the Backyard Produce program to feed the poor. 2017 highlights include:

• Paving the way for many areas’ schools for produce from school gardens to be served at the school’s cafeterias. Chaparral Elementary has established protocols, and received clearance from the health department allowing to “eat at school what you grow.”

• The Youth Club has won nine California Awards, two Pacific Region Awards, and one National Award, which helped PVGC win the California Sweepstakes Ribbon for the first time ever. • The Youth Club educated Poway residents about seeding, transplanting, growing, and harvesting plants as part of the national celebration of Garden Week. By educating our youth, we grow our future gardeners!
Suzy Foran: Both long-term and short-term, we try to follow our club’s objectives: promote interest in gardening and related creative activities, improve and beautify our community, and provide garden education and information.
Suzy: Experiencing our Standard Flower Show is always an inspiration and provides our members and the community an opportunity to showcase various flowers and plants from their own gardens. Poway Valley Garden Club took Sweepstakes last year, which means our club received more awards than any other club in the state of California. The club’s members contribute the succulents and decorative containers for the dish gardens, as well as other plant material, that are sold to the public three times annually: Christmas in the Park, Spring Standard Flower Show, and Fourth of July. Customers can also get advice on how to care for the plants they purchase. Many of the plants we sell are “water-wise” and easy to grow. We have many

Donna Kaptain: I joined the club a little over a year ago when I retired from the corporate world. I traveled a great deal in my career and was looking for a way to reconnect with my community and learn something new, while also doing something I truly enjoy – gardening. Suzy: I joined at the end of May 2012 while still working part-time. I wanted to share my love of gardening with other likeminded enthusiasts.
Janice Schock: I won a membership at a Sunshine Care raffle but was hesitant to go because I thought it might be an old lady’s garden club. It’s not. Ann: I joined the club in 2008 because I love to garden and wanted to meet other gardeners. Not only have I grown as a gardener as a result, but I have made so many wonderful friends. Rosemary Anderson: I joined the club in 2004 because I wanted to know more about gardening. My house was going to be tented, and I knew I would lose many of my plants. Marcia Clingman: I joined the club in 2011 after the garden club members toured my yard. They were very complimentary and didn’t point out all the errors I had made the last 24 years in landscaping. I thought it was time to learn how to do it right. Not only is my yard blooming, but so are my friendships. Reinhold: My wife and I joined PVGC three years ago while volunteering at the Innovations Academy school garden. It was the lectures (Nan Sterman was the first speaker), the interesting field trips, and the personal attention I received (from Roy Wilburn and Joanie Espy) as a new member that sucked me in. WHAT IS THE MOST REWARDING THING ABOUT YOUR ROLE? Suzy: Most rewarding is insight into all aspects of the club, from learning about the national organization to sharing the dazzling beauty of a plant with a co-member. Reinhold: You can create beautiful designs and landscapes on the patio/ balcony, in the garden, in the community, or you may prefer to eat the plants you grow. A good club should provide a knowledge base for fulfilling your gardening goals and dreams and, at the same time, a club should foster companionship among its members. Ann: The most rewarding thing is finding programs and speakers that excite and energize the members. Donna: Our membership count has grown by more than 50% over the past five years, which indicates our programs and initiatives are enticing others in the community to join the club.
Janice: Our goal is to turn the Old Poway Park gardens into demonstration gardens. Rallying our many volunteers and seeing this goal met will be very rewarding. Rosemary: The most rewarding thing about our garden club and my role is the wonderful friends I have made! Marcia: It feels really great to inform the public about all the things the club does, but sometimes it is a little challenging to cover all areas of the club’s activities. You could be busy almost every day doing something with and for the garden club. CAN YOU TELL US ABOUT ANY OTHER KEY MEMBERS? Janice Cydell is recording secretary and records the minutes of the club’s board and general meetings. Sylvia Ginsberg is second vice president and coordinates membership. DeAnne Cole is treasurer for the club. She manages all financial and budget responsibilities of the club. Emily Troxell is our parliamentarian. She is our resource person when the club has questions regarding rules and regulations. We have strict guidelines as we are a 501(c)(3) nonprofit organization. Colleen Michell joined in 1984, making her the longest current member. She joined the club after seeing a notice in the local newspaper. She has served in many of the club’s positions, including past president, and continues to be an active member. Colleen and her husband care for and maintain the climbing rose next to the Nelson House. HOW HAS PVGC CHANGED OVER THE YEARS? Janice: As the club has gotten larger, we have become more diverse in our interests. Recently, we added two new programs: Garden University for members who like to hone their gardening skills, and the Artisan Group for those who enjoy crafting.
Rosemary: In 1961, we started with 34 members and met in individual homes. Today, we are over 100 members. The resources within our club have greatly expanded. We now have many Master Gardeners, flower show judges, teachers, and very knowledgeable gardeners both young and old to share and help our members with gardening and contribute to the club’s projects.
Community outreach, providing flower arrangements to senior homes and schools, has always been an important project for our club. In 2005, it expanded after a local retailer started donating plants and flowers to our club. Since then, many bouquets of smiles have been given to people that needed one.
WHAT HAVE BEEN SOME OF PVGC’S MOST MEMORABLE PROJECTS?
Janice: Plans for the Volunteer Appreciation Garden, located on the north side of the Nelson House, have been discussed with Old Poway Park staff.
Donna: Our flower shows are always memorable! Last year we added photography and had a tremendous response from the public. We also have an annual spring plant sale on the same day, which is very popular. It is an event for the entire community. Rosemary: Decorating a Christmas tree for December Nights. Our Disney-themed tree was a favorite with visitors, and many had their family Christmas card photo taken in front of it.
WHAT PROJECTS HAS PVGC WORKED ON RECENTLY?
In September, the club held a design charrette with the goal of upgrading the plantings around Templars Hall. The design was approved by the city planning department and a grant has been submitted to National Garden Clubs. Stay tuned – Templars Hall garden may be getting a new look.
CAN YOU TELL US ABOUT YOUR UPCOMING FLOWER SHOW? Emily Troxell: The annual Standard Flower Show is a major community educational project. The aim is to showcase what can happen with the horticulture that enhances our community. This year’s show will have four major divisions. Horticulture will feature plants that grow well in the San Diego area; Designs will explore various ways that this plant material can be incorporated into our homes; Special Exhibits features educational displays; and Creative Crafts will include photography, which will expand on this idea. HOW WOULD SOMEBODY GO ABOUT JOINING PVGC? Criteria for membership are simply an interest in gardening and a desire to commune with other gardeners while promoting the club’s objectives. We offer membership applications at all meetings and also a printable form online. Dues currently are $30 per year. We welcome visitors to
attend the general meetings. Our schedule of speakers is listed on our website. IS THERE ANYTHING ELSE YOU WOULD LIKE TO ADD FOR OUR READERS? Donna: The club appeals to a broad demographic of members who share a common love and interest in gardening. Members include young and old, retired and working, men and women. We enjoy learning about a variety of topics, not only related to plant material, but also design, conservation, attracting birds and pollinators, composting, to name a few. There is always something new and interesting to learn or inspire you to try something different in your garden. Reinhold: The young generation always challenges the old. How can we eat more healthily, how can we save water, are there plants that can deal better with the current climate? It is very important to create favorable conditions for an effective dialog between generations.

HIGH GRADES, GREAT GOALIE Myra Oliveira Strives to Succeed in School and Sports

A
s an eighth grader at Twin Peaks Middle School, Myra Oliveira spends most of her time between the classroom and the lacrosse field. A star student and strong athlete, Myra works hard to be her best in both her studies and her sports. Myra has been recognized for her excellent GPA, earning over a 3.7 every year in middle school. She appreciates the role of her teachers in her academic achievement. One of her favorite aspects about Twin Peaks Middle School is that “the teachers care most about their student’s success,” she said. This doesn’t always come easy, though. “I was grateful to be placed in the advanced math program which pushes me to work harder for my grade,” Myra acknowledged. She has also found a passion for writing in middle school. She puts all this knowledge to good use by serving as a cross-age tutor at school.

On the lacrosse field, Myra has played goalie for the last two years. She began playing in first grade after watching her older brother play. “I was so inspired by his playing that I attended a clinic with him,” she explained. “Unfortunately, I was the youngest child, which was very intimidating. I came home crying but went back and tried again the next season. I haven’t stopped playing since.” Today, Myra plays for the community lacrosse program, Girls Junior Lacrosse of Poway, and the travel league, West Coast Starz. Looking ahead, Myra plans to use her lacrosse skills to play field hockey in high school. After graduation, she is thinking of a math or science degree from a four-year university. Her work ethic and desire to succeed are inspired by her coaches, friends, and siblings. “They give me so much modeling, encouragement, and attention, it makes me strive to be my best,” she shared.

Pricing Strategies That Work by CYNTHIA ELIZONDO
O
ne of the most important parts of a Realtor’s job is to price a home in such a way that it sells quickly and for top dollar. There are several strategies an agent can use to accomplish these goals, but sometimes they sound contrary to what a seller thinks. First, you want to encourage as many buyers as possible to not only look at the property, but to make an offer. Multiple offers create a bidding war, which brings out the competitive nature of buyers, making them want to win. Everyone likes winning! Also, when a buyer knows he is the only person making offers on a property, he is competing against the seller, and he tends to bid low. But if there is more than one buyer, he is competing against the other buyers, and the seller becomes the ally, or the judge, to be won over. The best way to get multiple offers is to price your property on the low side. This has a twofold effect of making buyers in the higher
ranges think they might be able to get a deal, and the buyers on the lower end thinking they can afford more than they thought. Another strategy that has been proven to work is to use the grocery store model of “just below” pricing. Instead of setting the price at $800,000, price it at $799,000, which is “under $800,000!” Finally, in this world of internet buyers, you need to make sure your property shows up in the maximum number of preset searches. If you set a flat price at $799,000, your home won’t be seen by someone with a set range of $800,000-$900,000. Hence, the value-range pricing strategy. By setting a range price of $799,000-$850,000, you not only show that you really expect the price to be above $800,000,

you also get your home seen by buyers with a max price of $800,000, a minimum price of $800,000, and a minimum price of $850,000. It is important to also remember that pricing is not set in stone. Be prepared to adjust the pricing as time passes. You will know within a few weeks if you are priced too high. Set up a timetable with your listing agent, with planned price adjustments at scheduled intervals. It is possible to create bidding wars on properties that have been on the market a while, simply by lowering the price.
