t has been eight years since we published our first magazine. We have grown from one local publication to a collection of 14 magazines that covers the majority of North San Diego County. Over the years, I’ve noticed that I get asked some repeat questions. So, I thought it would be fun to do an informal F.A.Q.
So, how does it work? Who pays for the magazines to be delivered? This is by far the most common question I get when talking to businesses, friends, readers, government representatives, etc. There is only one answer. Our incredible advertising partners – the businesses and organizations you find throughout these pages – are the exclusive sponsors that should be thanked. We are 100 percent supported by these revenues, and without the participation of these loyal businesses, there would be no magazine. So please take the time to let these businesses know you appreciate their participation and that you saw them in 92064 Magazine.
Are these magazines part of a franchise? No, 92064 Magazine has no affiliation with a national company or franchise. It is a home-grown publication that started with an idea, a lot of napkin scratching, and a desire to publish a local magazine our neighbors would want to read. Although we strive to make every magazine look bigger than life, we are a small, family-owned company that started out of our living room – and we are very proud of that history.

Who writes the stories, and who designs the magazines?
This is my favorite question to answer, and I think this sets us apart from many other publishing companies. We have a team of about 20 incredibly talented people consisting of editorial, writers, photographers, graphic designers, account executives, and a production coordinator. All are local, and all work feverishly to produce the best magazines possible.
Why do you publish magazines? This answer is very personal. Although I don’t get asked this nearly as often, it is the most important question. We publish 92064 Magazine because we want to bring joy to our communities. I believe this magazine is larger than the paper it is printed on. It creates lasting memories, and memorializes community events and happenings. The pages of 92064 Magazine can be found framed on the walls of people’s homes. People are excited to mail them to grandparents and relatives that live outside of the area. Twenty years from now, 30 years from now, or even 40 years from now, perhaps someone will open up a loved one’s cherished box of memories. And maybe – just maybe – there will be an old copy of 92064 Magazine that their relative proudly tucked away. And this will once again put a smile on someone’s face. That’s why I print magazines. S
oon-to-be Mt. Carmel junior Leona Hariharan enjoys the communal camaraderie in her hometown of Poway. She explained, “There’s constantly something going on, and I love participating in community events like the rodeo and the parade. These events bring the community together.” There are numerous ways Leona participates as a volunteer within the San Diego community. She is the Poway District president of the All Girls STEM Society, which encourages girls to pursue careers in STEM fields. She also holds the CYE (Council for Youth Empowerment) Miss Coastal Cities pageant title, which enables her to volunteer in such events as the Light the Night Run and the La Jolla Concours d’Elegance Car Show. In addition, she volunteers in the Oncology department at the Scripps Memorial Hospital in La Jolla. Commenting on her vast community participation, Leona stated, “Volunteering is one of my favorite activities! I even received the Gold Presidential Award for volunteering over 250 hours in one year.” Crediting her classmates with motivating her to succeed, Leona admitted, “I am constantly inspired by my peers at school. Everyone constantly pushes each other to be their very best and they are all so accomplished.” Leona’s thirst for constant involvement extends to her school activities. She is not only active in dance, cheer, and drama, but is also the treasurer of the Future Doctors of America, the head of publicity for the Key Club, and she’s the secretary for the Friendship Club, which promotes social opportunities for students with disabilities. Notable school awards she’s earned include the Most Scholarly Athlete two years in a row for cheer, and the Most Spirited Award for the Academic League. Discussing her favorite subjects, Leona said, “I like math because I can see the real life application, and the problems are like little puzzles. I also like science because it explains the nature of the world.” Leona hopes to study bioengineering in college, and then pursue a medical degree. Always the go-getter, Leona laughed, “I am adventurous and have a bucket list of things I’d like to do before I am 30. I have already completed some things on my list: cliff diving, bungee jumping, and running a 5K!” We can’t wait to see what else this ambitious young woman will accomplish in the future!

PUSD Volunteers of the Year
POWAY VOLUNTEERS AMONG THOSE TO RECEIVE DISTRICT HONORS

wo volunteers from Poway schools are among the three recently named 2017 PUSD Volunteers of the Year. Cathy Rongey of Westview High School was the third Volunteer of the Year. Rachel Allums has served two terms as PTSA president, parliamentarian, and treasurer over the last five years at Twin Peaks Middle School. She has initiated multiple events for both students and parents, including a back-to-school parent education event, principal chats, and a School Year’s Eve tour and orientation for new and incoming students. She has also been integral to the success of countless events including Character Counts and Volunteer Appreciation breakfasts, Academic Awards Night, Math Making it Real program, SWITCH documentary screening, and Adopt-a-Family gift drive. Rachel serves as a mentor to other

Five Myths About Exercise and Aging Get Moving to Keep Your Brain and Body Healthy by PARTHAJEET CHOWDHURI, M.D.; Scripps Clinic, Rancho Bernardo Don’t let common myths about exercise and aging keep you from getting your body moving. As we get older, an active lifestyle becomes even more important. Physical activity increases mobility and balance, improves chronic conditions, increases lean muscle mass, and helps you lose or maintain a healthy weight. Remember to always get the go-ahead from your primary care physician before starting an exercise program. Your doctor will have some suggestions on a routine that suits your needs and situation. Myth One: Exercise is only good for the body. In addition to physiological advantages, exercise also benefits your mind, mood, and memory. It may even slow shrinkage of the brain as we age. Exercise strengthens the
connections, called synapses, in the brain that are essential for brain health and may even increase capillary development in the brain so that more blood supply, nutrients, and oxygen reach it. Myth Two: I’m too old to exercise. You’re never too old to be physically active. No matter what your health and physical abilities are, older adults gain significantly by being active. Exercise can help restore strength and flexibility, as well as help prevent falls. It can even improve your mental outlook. If you are just starting an exercise program, begin slowly and build up gradually. According to the National Institute on Aging (NIA), the goal is to do at least 150 minutes, or two and a half hours, of moderate-intense endurance activity each week. Aim for activity at least three days a week and include the four types of exercise: aerobic (endurance), strength, flexibility, and balance exercises. Myth Three: I’m too weak. We do lose muscle mass as we age, but exercise helps keep muscle tissue healthy. Basic strength training with weights is
particularly important to halt the loss of muscle and keep you stable and strong enough to perform basic functions of living, such as getting out of a chair or carrying the groceries. If you have pain, stiffness, and fatigue, exercise can help you manage your pain and reduce it over time. The key is to start gently. Myth Four: It’s too expensive. You don’t have to join a pricey health club or invest in equipment to exercise. You can avoid expensive options and focus on low-cost activities such as walking, hiking, or swimming. Myth Five: Exercise increases my risk of falling. The opposite is actually true – the more sedentary you are, the greater the likelihood that you will fall. Physical activity prevents bone loss and builds strength and balance, which helps to reduce your risk of falling. Pre-heat the oven to 400 degrees F. Roll out the dough to approximately 14 inches, then let it rest a few minutes. Spread the mustard around the dough as you would pizza sauce. Sprinkle as many poppy seeds as desired. Spread the chopped hot dogs, chopped onion, relish, and chopped tomatoes evenly around the pizza. Sprinkle the celery salt lightly over all. Bake for about 15 minutes, but check after 10 minutes as there isn’t any cheese.

LOCAL GIRL SCOUTS HELP CHILDREN IN THE HOSPITAL
M
idland-based Girl Scout Troop 8858 recently completed their Bronze Award, the highest award a Junior Girl Scout can earn and the third highest award in Girl Scouts. The girls identified a need in the community, brainstormed sustainable solutions, reached out to community partners, and used teamwork to complete the project. One of the troop member’s family works closely with City of Hope and suggested helping child cancer patients in the hospital, which then turned into helping children in the hospital in general. Troop 8858 decided to do two projects for their Bronze Award: creating “admission kits” for City of Hope and establishing a library at Rady Children’s Hospital. The admission kits were filled with essentials such as toiletries,

games, toys, stuffed animals, activity books, and crayons to help those who face an unexpected hospital stay. The girls also decided that establishing a library at Rady Children’s would be a good way to help patients and their siblings keep busy and entertained. They made flyers asking for donations of new and gently used books and hung them up around their schools. They asked friends and family to donate, they even donated their own books. The troop monitored the collection bins and sorted the books by reading level and appropriateness. They actually received so many book donations that they were able to establish two libraries on different floors of the hospital. The troop put in about 20 hours of work in completing their projects, helping others and learning about themselves along the way. hen Annette Hubbell began her journey as an author, she knew it would be challenging. However, she had no idea at the time that the project would be a labor of love lasting 10 years. She began her work on A Spoonful of Grace, an original collection of 366 meal graces inspired by all 66 books of the Bible, after a lunch with a good friend. Her friend said grace before the meal, and Annette was struck by the fact that the mealtime prayer was so different than the one said in her own home. Annette decided to compile various mealtime prayers into a book. When she took her work to publishers, she was told that more was needed to make the book complete. She went back to the drawing board, earned a certificate in Apologetics from Biola University, and added short commentaries called Grace Notes on each Scripture. “If I had known early on what a formidable project this was going to be, I’m sure I never would have begun, but I’m so glad I did! Each day’s Scripture, Grace, and notes about the Scripture are designed to be read in less than two minutes. My aim was to capture attention quickly and help turn mealtimes into conversations about faith and values,” explained Annette, who is currently finishing another book tentatively entitled Eternity in the Rearview Mirror. In addition to writing books, Annette is also a playwright. “In 2007, after retiring from my full-time position as general manager of a water district in North County, my husband and I decided to visit historical sites on the East Coast. At Gettysburg, I was inspired to write a one-woman play entitled Witness to Gettysburg,” revealed Annette. She performs the play at performing arts centers, community theaters, classrooms, and community organizations throughout San Diego County. Annette also made a movie adaptation of the play that was edited by 33-time Emmy winner Robert Gardner. A San Diego native and animal lover, Annette enjoys the abundance of wildlife found just outside her Poway backyard. She and her husband, Monte, also volunteer through their church (The Church at Rancho Bernardo) and spend as much time as possible with their daughter, Amy and her husband. “I am fortunate to have all my time count as free time – though where that time goes is beyond me,” laughed this local Renaissance woman.

Members of Rotary Club of Poway-Scripps once again put service above self for Rotarians at Work Day 2017. “We chose to stain the fence around the Old Poway Park train garage,” shared Programs Director Bill Stoudenmire. “I’m sure the stain will come off our hands soon.” Rotarians at Work Day was founded in 2006 by Rotary District 5340, which covers clubs throughout San Diego County. Clubs partnered with each other to perform local service projects on April 29, 2006. Mexico’s District 4100 joined the effort as well. Small Business of the Year Assemblymember Brian Maienschein recently recognized Greenway Irrigation Lawn and Landscape as Assembly District 77’s Small Business of the Year. “Greenway Irrigation Lawn and Landscape is an example of what every business should be,” said Assemblymember Maienschein. “This small business is known throughout the community for its commitment to superior customer service and commendable business ethics.” The landscape company is owned by Rancho Bernardo resident Scott Lawn, who is also an active community volunteer, serving as president of the Rancho Bernardo Business Association and as a volunteer with the North San Diego Business Chamber and the Poway Chamber of Commerce. Each year the California Small Business Association asks legislators to nominate a Small Business of the Year from their district that has demonstrated exemplary business ethics and community service. Voices for Children Voices for Children (VFC) and other organizations across the country recognized National Foster Care Month in May, which aims to raise awareness of the challenges faced by children in foster care and acknowledge the dedication of the individuals, families, and communities that support them. More than 10,000 children spend time in the foster care system each year in Riverside and San Diego Counties. Since 1980, VFC has served foster children in San Diego by providing them with Court-Appointed Special Advocate (CASA) volunteers. Following training provided by VFC, CASA volunteers are matched with a child or sibling group. CASAs get to know the child, the professionals on their case, and act as advocates for the child’s best interest. More than 300 children are currently on the VFC waiting list for a CASA. VFC is raising funds to move as many children as possible off the waiting list and under the care of a CASA volunteer. For more information visit www.speakupnow.org.
Poway Named Safe City The City of Poway was recently recognized among the safest cities in California in Safewise’s annual ranking – and the safest city in San Diego County. Poway has risen in the ranks over the past year, up to #11 for 2017 after being ranked #16 in 2016. “Our Sheriff’s deputies deserve all the credit for Poway being remarkably safe,” said Mayor Steve Vaus. “They not only understand public safety is our community’s highest priority but they work tirelessly around the clock to achieve it. We are in their debt.” Every year, Safewise rates the 50 safest cities per state, based on 2015 FBI crime data and population statistics. Safewise includes cities with 10,000 or more residents and evaluates both violent and property crimes per 1,000 residents – the ranking shows Poway with just .87 violent crimes and 10.17 property crimes per 1,000 residents. Poway High School student Leif Proctor was one of six recipients of the 2017 North County Society of Fine Arts (NCSFA) scholarships. NCSFA awards scholarships each year to deserving North County high school seniors who intend to pursue degrees in the visual art fields. Leif demonstrated his talent and creativity and shared his enthusiasm for visual and performing arts with the Scholarship Committee. He plans to attend Miramar College and then transfer to a university, with the ultimate goal of becoming a professional artist. NCSFA is a nonprofit organization dedicated to fostering appreciation and education of fine art in the community. In order to be considered for the scholarship, students must meet the requirements, complete the written application, and be interviewed by the selection committee. New Emergency Traffic System The Poway Neighborhood Emergency Corps (PNEC) will introduce the new Integrated Corridor Management Project during a meeting on Thursday, July 13 at the Poway City Council Chambers at 7 p.m. The new traffic system is designed to alleviate traffic congestion during a wildland fire or other emergencies by devising the best alternate surface street routes to detour traffic, using freeway signs to tell drivers which routes to take. Street signals will be adjusted to keep the increased traffic flowing on surface streets. Deputy Fire Chief Jon Canavan will address fire evacuation routes and discuss ways in which homeowners can protect their homes in advance of a fire at the meeting as well. PNEC is a nonprofit organization that works to complement the City of Poway Emergency Operations Plan through a grassroots communication network of neighbors. PowPAC Presents Perfect Wedding PowPAC, Poway’s Community Theatre has planned a season of laughter for the 2017-2018 season, with a lineup of comedies and comedic dramas. The season kicks off this month with Perfect Wedding, opening Friday, July 21 and running through Sunday, Aug. 20. Shows are Fridays and Saturdays at 8 p.m. and Sundays at 2 p.m. Perfect Wedding, written by British playwright Robin Hawdon, combines riotous comedy with a touching love story. The play begins with a bridegroom waking up next to a complete stranger on the morning of his wedding. Between hangovers and panic, shenanigans ensue. The best man agrees to pretend the stranger is his girlfriend – a scheme complicated when his real girlfriend arrives. The chaos only builds as the bride’s parents and half the hotel staff get involved. PowPAC’s production is directed by Keith A. Anderson and produced by Mary Anderson and Dorothy Courtney. he City of Poway recently unveiled a memorial statue and plaza at Lake Poway in honor of long-time resident and baseball legend Tony Gwynn. The 11-foot statue designed by Seth Vandable captures “Mr. Padre” waving to the crowd with one arm, while holding his daughter Anisha in the other. The creation of the memorial was a community effort – more than a dozen businesses donated materials, equipment, and labor, and community members raised nearly $200,000 in cash donations to cover the cost of construction. “The rest of the world knew Tony as a Hall of Fame ballplayer,” Poway Mayor Steve Vaus said. “In Poway he was so much more. This statue is a tribute to a life that, though far too short, was exceptionally well-lived.” ¢

his year, Poway Girls Softball League (PGSL) celebrates its 50th anniversary – and there’s plenty to celebrate. With a variety of recreational and competitive programs throughout the year, PGSL offers opportunities to learn and grow for athletes of all ages and backgrounds. Players, coaches, and volunteers are looking forward
to Winterball, starting this August for ages eight and up. 92064 Magazine spoke with League President Lester Wong to
learn more about the league’s rich history, and how local girls turn dreams into reality with PGSL.

WHAT IS PGSL’S OVERALL MISSION? To provide a healthy, competitive environment of learning for girls to play softball. WHAT IS THE HISTORY AND MOTIVATION BEHIND PGSL? In 1967, the league was first formed by Ellen Lopshire as a way to provide opportunities

for local girls to play organized sports. For two years, it remained as an informal group of girls who played teams from other local communities. In 1969, Janet Ibach, a former semiprofessional softball player for the San Diego Slick Chicks, had a strong vision to formally organize the Poway Girls Softball League as an official organization.

HOW HAS PGSL EVOLVED OVER THE YEARS? Early 1990s: First Wave of Expansion As PGSL entered the 1990s, Poway’s total population had increased nearly 35% to 43,516 from 32,263 a decade earlier. Because of high demand and growing interest, the league had nearly 400 registered players

between the ages of 5 and 18. PGSL also sponsored several travel teams comprised of girls who played at a more competitive level at local, regional, state, and national tournaments. In 1994, under then-PGSL President Ray McKay’s leadership, the first Summer Heat Classic All-Star Softball Tournament was hosted at Tierra Bonita Elementary School, raising much-needed income for the league. Improvements were made at Midland Elementary School by removing grass and creating two dirt diamonds in the back fields and building backstops, dugouts, and batting cages.

“When you’re on a team, your teammates will always pick you up even when you’re down.” – Audrey Walton, 12U Late 1990s and Early 2000s: Field of Dreams Becomes a Reality During the early years, PGSL utilized fields located at Midland Elementary School, Valle Verde Park, Lake Poway, and Garden Road Elementary. In 1998, the PGSL board members officially recognized that the league needed new fields. The Midland site was being outgrown, and there were early rumblings of a new reconstruction project that would eliminate the fields at the school. At the urging of Sharon Ward, current PGSL Equipment Manager, a New Fields Search Committee (NFSC) was appointed with initial membership comprised of Gabriel Sanchez, Gregg Brandalise, Roger Moyer, and Mike Snell. In addition, a New Fields Account was earmarked to hold monies collected that would fund the development of new fields. Meanwhile, efforts spearheaded by Gregg Brandalise
were started to educate the City Council and garner support for the league’s needs. WHEN DOES THE NEXT SEASON BEGIN? The next season starts in August. Regular recreational teams are formed along with more competitive teams, our Phantoms program. WHAT AGES CAN PARTICIPATE IN THE LEAGUE? We have girls from 6 to 14. WHAT IS YOUR ROLE WITH PGSL? HOW DID YOU FIRST GET INVOLVED? I am currently the president of Poway Girls Softball. My daughter was playing softball for Carmel Mountain Ranch in 2004. When that organization dissolved, we moved to Poway. She played a few more seasons, at which time we took a break from softball. My
younger daughter decided to play softball so we joined up again. Seeing how influential this league was for the girls and their families, it was an easy decision to get more involved and eventually run the league for the past two years. WHAT ARE THE MOST REWARDING PARTS OF WORKING WITH PGSL? Seeing the community spirit of not only the girls but all their family and friends. That environment enables a healthy culture of learning that each girl can learn and grow from. CAN YOU TELL US ABOUT ANY STANDOUT MOMENTS FROM LAST SEASON? During the heavy storms of 2017, our fields were completely destroyed. Seeing families out there, shovel in hand, doing back-breaking labor to get the fields back to playing shape made me realize how much community spirit this league has. WHAT ARE YOU LOOKING FORWARD TO THE MOST FOR THIS UPCOMING SEASON? All the smiling faces of the girls and families. TELL US ABOUT YOUR COACHING STAFF AND THEIR BACKGROUNDS. Our coaching staff gets training as required and comes from all types of backgrounds, from people new to sports, doctors, janitors,
local business owners all the way to previous professional athletes. DOES PGSL HOLD ANY FUNDRAISERS THROUGHOUT THE SEASON? IF SO, PLEASE ELABORATE. We hold a meet and greet event at the start of the recreational season in February, and our biggest event is holding our annual Summer Heat Classic Allstar tournament in June. FOR THOSE INTERESTED IN VOLUNTEERING, HOW CAN THEY GET INVOLVED? They can get involved not only in coaching but also the 16 board positions. WHAT ARE THREE REASONS PARTICIPANTS ENJOY PGSL? Competitive environment, learning environment, and community spirit. IS THERE ANYTHING ELSE YOU WOULD LIKE TO SHARE WITH OUR READERS? My daughters joined softball to play a sport. What each of them has gotten out of it is not only learning the game of softball and having fun playing games, but has building long-term friends and life lessons that have made them who they are today. ¢

LOCAL SOROPTIMISTS PRODUCE SUCCESSFUL HIGH TEA EVENT

early 400 guests attended the annual Soroptimist High Tea, sponsored by the clubs of Poway and North San Diego, at the Fairmont Grand Del Mar this year. Cindy Spilman from the Poway club and Nancy Eastman from the North San Diego club cochaired the event. Carlo Cecchetto from CBS8 served as emcee and auctioneer. Entertainment was provided by twotime Grammy Award-winning Kamau Kenyatta and jazz singer Daneen Wilbur, whose poignant rendition of “Lean on Me” moved the room to tears. Through the combination of sponsors, ticket sales, live and silent auctions, and flash sales, the event grossed approximately $120,000. Though it is up to each club to determine which programs they would like to support, both clubs will use the majority of the event proceeds for their Transitional Housing Program, which provides apartments for survivors of
domestic violence and their children. The clubs furnish each apartment with used furniture, stock the pantry with food, and cover a portion of the rent. Proceeds from the tea are also used for other programs benefiting women and girls, such as the Soroptimist Live Your Dream Award and Dream It Be It. As part of the worldwide Soroptimist International organization, the Poway and North San Diego clubs work to improve the lives of women and girls through programs leading to social and economic empowerment, advancing public awareness for women’s issues, and celebrating their contributions and achievements both locally and globally. ll through my high school days I played on the local basketball team called the Poplar Bluff Mules. I wasn’t a star player, nor a starter of the top five players, but I loved the sport. My shooting ability needed a little work, but I was good at applying defense. I could jump with the best of them, and I was quick on the court. During one of our home games I was riding the pine as usual, glaring at the coach with optimism, hoping he would put me in the game. Several minutes went by when finally coach looked my way and said “Marks check-in, and relieve one of your teammates and apply that pressure defense.” The coach called timeout, and we huddled up as a team, discussing strategy and execution. We placed our hands on top of one another, raised them high, and shouted, “GO team,” and went to our assigned positions. Excitement could not describe my feelings. We were on our home turf, I had friends

and family in the stands, and the game was being broadcast live on the radio. This was my chance to be a part of something special, and a contributing factor for my team members! My teammate was responsible for taking out the ball and passing it to me. My job was to take the ball down court and begin to activate the play or something like that. What happened next was somewhat of a blur. When my teammate tossed me the ball, I immediately began dribbling down the court as fast as possible. No one was at the opposing basket. This was my chance to score! Suddenly, I heard a faint voice from my teammate: “Richard what are you doing”? As I began to get closer to the basket and position myself for a dunk, hoping to drive the crowd wild, I realized I was at the opposing team’s basket. I somehow gathered my senses, and purposely missed the shot. Before “WTH” was popular, I was thinking it. Well, you can imagine the hometown crowd was in shock. They began to laugh, my teammate came over to me and ask me what was I doing, the buzzer rang, the coach placed me back on “The Bench,” and I was briefly humiliated! My recovery from the teasing and the comments from live radio broadcasting was almost immediate. I realized I had made a horrible mistake for the right reasons. I simply wanted to help my team achieve success. I share this story with you because all of us have experienced public or private embarrassment. It’s all part of life. The question is how do you move past it? Are you stagnant in your career or personal life? Have you allowed people or situations hold you back because of a mistake or a bad decision you’ve made? If so, I would like to encourage each of you to forgive yourself and move beyond the pain. Life gives us second chances and then some. Move beyond your current displacement, press towards the mark of excellence within you, and achieve your goals without looking back. Celebrate life failures; they lead to success. Expect great things to happen!

In fact, San Diego is known for having some world-class surfing spots, and plenty of options for all skill levels. Since beaches can get crowded, especially during the warmer summer months, be sure to get there early enough to stake out your spot and make parking a bit easier too. LA JOLLA SHORES, LA JOLLA BEGINNER/ INTERMEDIATE La Jolla Shores is one of San Diego’s best and most popular beaches. It’s a safe spot for beginners to learn or practice surfing on gentle waves. And it’s great for the whole family – the beach has year-round lifeguard services, good facilities, a parking lot, fire pits, and a children’s playground just across the sidewalk. Several surf schools operate from here as well.

Swami’s is an internationally known spot for good surf. A variety of breaks make for high-performance waves for longboard and shortboard surfers. It can be difficult to paddle out here, though, so strong swimming skills are a must.
Black’s is arguably home to San Diego’s best surf. An offshore underwater trench funnels powerful swells into this area, which can be dangerous for inexperienced surfers. Getting to the beach requires a bit of trekking and since Black’s is infamous for its “clothing optional” rule, it might be best to leave the kids home for this one.
LOWER TRESTLES, SAN ONOFRE INTERMEDIATE/ ADVANCED Lowers, as it’s called, is part of a collection of surfing spots at San Onofre State Beach that sits at the top of San Diego County. It is one of the world’s most high-profile and high-performance spots, often hosting expert and even professional-level surfers. For this reason, Lowers can get crowded and claiming waves can get competitive.

he 6th Annual Taste of Our Towne brought the community together for a festive summer evening of local food, beverages, and entertainment. Over 275 locals attended the event at the Poway Center for the Performing Arts, which benefited Poway OnStage.
The event kicked off with a proclamation by Poway Mayor Steve Vaus, declaring Saturday, June 17, 2017 to be Poway OnStage Day. Poway OnStage President and CEO Michael Rennie expressed his appreciation for the honor. “We have strived over our 27-year history to bring to Poway the best in performing arts as well as providing much-needed arts education programs to our youth,” he said. “We are deeply thankful to the City for its continued support on so many levels.”

Winning The Bidding War by CYNTHIA ELIZONDO
I
n this seller’s market, the phrases “multiple offers,” “bidding war,” and “sold in a week” (or less!) are often heard. This has created a lot of frustration for buyers who want desperately to buy a home, but can’t seem to get their offers accepted. But in every sale, someone buys the house, so what are these buyers doing to beat out the competition? The answer is not what you may think. The deal doesn’t always go to the one who is willing to pay the most (of course, that does help). Sometimes, it is much simpler than that. Here are a few tips and tricks to help you put your best bid forward. Know the market. If the market is hot, you will not even get in the game with a low initial offer. If the listing says “the seller will review offers” in a few days, you can assume there will be multiple offers, and you probably will not even get a counter offer unless you come in at full-price or more. Be prepared. Get your loan pre-approval letter (not
just a pre-qualification) ready to go before you even look at the property. You should also accompany your offer with proof from the bank showing that you have the cash available to close the deal. Show you are serious. Consider offering a large earnest money deposit and shortened contingency times. This shows the seller you are less likely to back out of escrow, and won’t tie up the house for a long period of time. Get your house on the market. Most sellers do not like offers that are contingent upon selling a property, but if you absolutely must sell your home, you should at least have it on the market (and better yet, in escrow!) before you put in your offer. Write a letter to the sellers. This sounds

silly, but homeowners want to know their home will be loved by the next buyer as much as they loved it themselves. I have seen it happen many times where a seller chose a lower offer simply because they liked the buyers. Hire the right Realtor®. Many buyers think they have a better chance of getting their offer accepted if they don’t use an agent, because the seller will pay less in commissions. This is not true. The seller’s contract states the full commission they will pay, regardless of whether the buyer has an agent. A strong agent with good negotiating and communicating skills can fight for you and find out details of what will make your offer stand out from the crowd.
