Graduation Is in the Air
P U B L I S HE R
Derrick Breaux
A
s we approach summer, there’s a little something more than warmer days looming in the air. Graduation is upon us. Elementary is promoted to middle school. Middle schoolers move on to high school. High school... College… Graduations, celebrations, and transitions are all around us. For those of you that know us personally or have been along for the ZCode Magazines journey, it will come as no surprise that my wife and I run a very busy household. Having three kids, it seems that every time we turn around, one of them is advancing to a new chapter in their lives. A close relative gave me some good advice many years ago. He said not to blink, meaning that time flies when you have kids, and they’ll be grown before you know it. And as much as I try to take that advice, I must be blinking more than I realize. Things seem to be moving way too fast! Last month, our oldest daughter, Ashley, graduated college and began her journey in the MBA program. To say that my wife and I are proud of her is a dramatic understatement. We are constantly impressed with her passion for life, her dedication to her family and friends, and her commitment to success. It seems like yesterday when I was sitting at this same computer writing about Ashley graduating high school. I must have blinked! This 22-year-old woman is the same little girl that we taught to ride a bike at the age of three. The little girl that we began coaching in soccer at the age of four, eventually developing into a speedster that could outrun nearly every opponent down the sideline when given the opportunity. Believe it or not, she’s still outrunning opponents in the various soccer leagues that she plays in for fun – not to mention the soccer teams that she coaches. As parents, my wife and I couldn’t ask for a better big sister for our two younger kiddos. She has set a great example for them, and they are always thrilled to have her around, whether she is watching them play sports or just hanging at the house playing games. She makes time in her busy schedule to nurture those relationships. She takes her role as a big sister seriously. Those that know Ashley would be the first to say that she is their biggest fan. So, my wife and I would like to send a special congratulations to our little Ashley. You did it! You continue to impress us. We are proud of you, and more importantly, we hope you are just as proud of yourself. As much as we try not to blink, we can’t wait to watch you on your journey through the MBA program and beyond. Keep up the good work and don’t forget to set aside a little time to take it all in. Congrats to all the graduates in our community! There are a few days that you remember for the rest of your life, and graduation day is one of them. P.S. I would also like to congratulate our youngest daughter, Audrey. She’ll be making her transition into high school this year. Keep up the great work! We are proud of you.

atie and Tim Howland enjoy being newlyweds in beautiful northern Poway, Katie’s hometown. (Incidentally, if you are wondering where you may have seen Katie before, she was crowned Miss Poway in 2008.) Happy to call Poway home, Tim exclaimed, “We love living here because it’s the perfect combination of slower country living and access to one of the most beautiful metropolitan areas in the country. Plus, we’re close to Katie’s family!” The two met while both were working in Washington, D.C. in 2014, when Katie was managing a 10-country global health program for subSaharan Africa, and Tim was the lead product developer for a political nonprofit. Katie laughed, “We connected on Tinder three days before I was supposed to move back to California!” Tim added, “After a pretty amazing first date, Katie ended up sticking around in D.C. for a few more years, and the rest is history!” What a history this power couple has made together! Both share a love of international travel and cultures, and between the two of them they speak four languages: English, Spanish, French, and Arabic. Their first big international trip as a couple was to visit Dubai and northern Vietnam, and this August the two will explore Thailand and Bali for a belated honeymoon. They can’t wait to collect more exotic souvenirs on their latest excursion, and Katie commented, “Our home is filled with art from all over the world!” No stranger to exotic locales, Katie had managed a midwifery training program in Africa, and was a lobbyist for the United Nations

Foundation. Deeply affected by the Syrian refugee crisis, Katie eventually quit her job in order to volunteer at the Za’atari Refugee Camp in Jordan. Now both Katie and Tim are committed to helping disadvantaged children all around the globe through the humanitarian literacy nonprofit they founded last year, called Millie’s Bookshelf (www.milliesbookshelf.org). Millie’s Bookshelf installs micro libraries and delivers reading programs for displaced children worldwide. Katie exclaimed, “Later this year, Millie’s Bookshelf will pilot its programs with Syrian refugees in Jordan, and we hope to expand to northern Iraq to serve survivors of the ISIS Yazidi genocide in 2020.” Tim professed, “We would love to get Powegians involved in our nonprofit’s mission to ensure that every child fleeing war and persecution has access to a good book.” Names: Community: Hometowns: Occupations: Pets: Favorite Local Spot:

Breakfast favorites are getting their turn in the San Diego spotlight. Carlsbad’s Toast Gastrobrunch opened earlier this year, with toast toppings including avocado, duck confit, and nutella. The rest of the menu includes eggs, pancakes, sandwiches, Mexican dishes, and more. Meanwhile, down in North Park, Son of a Toast has opened its doors on the city’s first dedicated toast bar. The all-toast menu includes savory and sweet options, from the Venetian with ricotta, tomato, basil, and balsamic cipolline onions to the Madrid with fig jam, manchego cheese, and prosciutto.

A DENTAL HOME DR. ELLEN IM PEDIATRIC DENTISTRY AND ORTHODONTICS PROVIDES FAMILY-FRIENDLY TRUST
by LINDA FRABL | photos provided by Dr. Ellen Im Pediatric Dentistry and Orthodontics
D
r. Ellen Im Pediatric Dentistry and Orthodontics, in operation since 2014 when it took over the Poway Kids Dental Care location, is focused on family-friendliness. As a mother of three children herself, owner Dr. Ellen Im emphasized, “The inspiration behind my practice came from the perspective of being a mother. I wanted a practice where parents would feel comfortable bringing their children.” Providing that comfort level involved developing a sense of security with her young clients and their parents. Dr. Im elaborated, “Families trust me as an ethical, caring doctor. They know they’ll be treated well by the dental team and given all their options on care, appointments, and finances. We’ll ultimately establish for them a dental home where the child can grow and mature as an individual.” One way that Dr. Im’s office allows the child to grow and mature is by offering “comfort menus.” These menus allow patients to select their own choice for: protective eyewear, a movie to watch, and an anxiety-reducing item (stress balls, warm blankets, stuffed animals, etc.). Even though her office has these homey touches, Dr. Im doesn’t compromise when it comes to modern technology options such as tooth-colored fillings, digital x-rays, laser dentistry, and even nitrous oxide or sedation dentistry if necessary. There is also a board certified orthodontist on site, Dr. Torin Chenard, who treats both children and adults with options such as interceptive orthodontics, Invisalign, and traditional braces. 18 • 92064 MAGAZINE.COM • June | July 2019
Dr. Im spent many years providing dental care to the disadvantaged population while working in the greater Washington D.C./ Baltimore area after graduating from the University of Maryland Dental School. Now she specializes in oral health treatment for children ranging from infants to young adults, including those with special needs. As a Diplomate of the American Board of Pediatric Dentistry (ABPD), Dr. Im’s credentials verify her as a dentist who has successfully completed voluntary examinations, and who demonstrates specialized knowledge and skills. Immersing her business into neighborhood outreach activities, Dr. Im and her dental team give fun and interactive oral hygiene presentations at local schools and
“DR. ELLEN IM DISPLAYS AN OBVIOUS PASSION AND DEDICATION TO HER PATIENTS AND PRACTICE. SHE IS THOROUGH AND TAKES THE TIME TO BRING COMFORT TO EACH CHILD AND FAMILY.” – JENNIFER offer free dental screenings and complimentary hygiene kits to the students. In addition, the office sponsors multiple elementary schools and sports teams in Poway and the surrounding areas. It’s no wonder that Dr. Ellen Im Pediatric Dentistry and Orthodontics has as its office motto, “Building a healthy community one smile at a time.”

PLANNING UNDERWAY FOR 55TH ANNUAL POWAY ROTARY PARADE photos by Sherri Dunlap
T
he Rotary Club of PowayScripps is already getting ready for this fall’s 55th Annual Poway Rotary Parade. This favorite community tradition will once again be the product of months of planning and coordination. The club has hosted the parade since 2013. “We jumped in when the community was at risk of losing the parade and discovered we love presenting it!” said Pauline Getz, Rotary Club of PowayScripps immediate past president. “It’s a truly wonderful, good old-fashioned parade.” County Supervisor Dianne Jacob will serve as grand marshal, and this year’s theme is Celebrate Country Living. “Poway, known in Kumeyaay days as the meeting of little valleys, has always had a wonderful community sense of presence stated in the city’s slogan, City in the Country,” explained
Rotarian Dan Brenner. “It’s remarkable that Poway is located in a major metropolis area like San Diego County. The Rotary Club of Poway-Scripps wants to celebrate that community sentiment with a parade theme for the floats and entrants that reflects the feeling that the community already shares.” The Rotary club is currently in the middle of fundraising efforts. Parade costs include permits, sanitation, transportation

Golfing for a Cause The Toby Wells Foundation will hold its 18th Annual Toby Wells & Craig Castaneda Golf Classic on June 14 at the Barona Creek Golf Club in Lakeside. This year’s theme is Route 66. The tournament began shortly after the foundation’s establishment, when the Wells family purchased a 300-acre ranch called Blue Apple Ranch. The ranch is populated with several types of rescued animals who are cared for by disenfranchised and disabled children. Proceeds from the tournament will go to funding a one-day, outdoor afternoon of fun for 250 local foster youth through the nonprofit Voices for Children, field trips for children of military households through the Armed Services YMCA, a work-readiness internship for foster youth at San Pasqual Academy and at-risk youth from Abraxas High School and Warner Springs High School, a holiday shopping spree for Polinsky Children’s Center and the Armed Services YMCA whereby each child receives a $200 gift card to WalMart, and assistance in caring for Blue Apple Ranch’s rescued animals. Learn more at www.tobywells.org.
Vines & Vittles Family Festival A brand-new Western-themed family festival is coming to Webb Park this summer. The Shirthouse Band and Mariachi Victoria de San Diego are headlining the entertainment, which also includes award-winning magician Magic Mike and Rotarian ventriloquist Joe Gandelman. The Grand Ladies of the Old West will set you up for photos in authentic Western wear. Other activities will include face painting, the Poway 4H Club petting zoo, blacksmithing demonstrations, bean bag tosses, and old-fashioned cornhusking. Proceeds will benefit the Rancho Bernardo Historical Society and the Rancho Bernardo Rotary Club Foundation. Learn more and find tickets at www.rbvvfest.com.
Music for Wildlife Conservation Two local musicians were recently recognized for their collaboration for a cause. The Decorah Bald Eagle Violin Concerto was created with the goal of raising awareness for bald eagle conservation, named for a nest of bald eagles in Decorah, IA. The concerto was commissioned and composed for Poway Symphonette Artistic Director Ulli Reiner by Dr. Madelyn Byrne of Palomar College. “It seemed perfect to ask Dr. Byrne, a composer with a similar passion for wildlife awareness, to compose a piece that we could bring to the public through music performance,” shared Ulli. “I also wanted a slide presentation to accompany the concerto that would show the incredibly tender side of these majestic birds and how careful they are each season with their young that are born smaller than the size of their talons.” She has performed the concerto, accompanied by the slide presentation, in San Diego with the Poway Symphonette Chamber Orchestra and on two performance tours in China. The solo was recently named a national finalist for the American Prize in Instrumental Performance 2018-2019.
Girls in STEM Inspiration Day
Poway High School’s (PHS) Society of Women Engineers (SWE) Next Club recently hosted their inaugural Girls in STEM Inspiration Day. The event was held in collaboration with PHS Engineering Academy, Team Spyder, and PHS National Center for Women & Technology. More than 100 girls, parents, and grandparents attended. The students took part in a hands-on engineering workshop, while their parents and grandparents attended a bias literacy workshop to learn how to advocate for their student’s STEM education. The PHS Next club was founded by Madalyn Nguyen, Elena Tomson, and Sara Wilson in Fall 2018. In March, Co-Founder and President Madalyn traveled to St. Louis, MO to present the proposal for STEM Inspiration Day to SWE leadership. SWE awarded the Poway club a $1,000 grant to implement the project, which was spearheaded by Madalyn, Sara, Elena, Cece Gant, Lily Rueckert, and Ariana Van Dusen. Learn more about SWE at www.swe.org.

The Backyard Produce Project Helps Our Neighborhoods Give Back photos by Alex Williams Photography
26 • 92064 MAGAZINE.COM • June | July 2019
T
he Backyard Produce Project (BPP) began as a simple solution to two problems: unused fruits and vegetables in residential
yards, and local families and seniors without enough healthy food on the table. Since its establishment in 2009, the grassroots
nonprofit has grown in scope and impact to serve even more communities. The Backyard Produce Project now has five donation sites, a 6,000-square-foot garden and orchard, and over 100 dedicated volunteers. We spoke with Chairman Jane Radatz to learn more.
Jane Radatz
Q&A with
What is the Backyard Produce Project’s mission? How does the project work? The mission of the Backyard Produce Project is to share fruits and vegetables from residential trees and gardens with low-income families and seniors in our community. The project consists of three parts: 1. Donation sites where community members can drop off fruits and vegetables from their yards. 2. A volunteer tree-picking team that harvests residential fruit trees. 3. An organic garden where volunteers grow fruits and vegetables for the project. All produce is donated to local food pantries for distribution to low-income families and seniors in our community. When was the Backyard Produce Project founded? How has it grown and developed over the years? The project began in 2009. Once per quarter, Palomar Health convenes a meeting of community members interested in improving health in the community. In 2009, some counselors from the Poway Unified School District came to a meeting and said that, with the economic downturn, they were seeing more and more families who couldn’t afford to put healthy food on the table, especially fresh produce. The group discussed possible solutions. One of the members said, “It’s too bad we can’t get our hands on all the citrus that goes to waste in everyone’s backyard and give it to families that need it.” That was the start of our project. Our plan at first was simply to set up a table in the parking lot of a community center once a month and invite community members to donate backyard produce. We started at the Rancho Bernardo Swim and Tennis Club, then moved to the Seven Oaks Community Center. We added other donation sites over time. Then people began calling, saying they would like to donate their fruit
Project Chairman
but they needed someone to pick it. We recruited volunteers and started a tree-picking team. In 2010, Sunshine Care Senior Living in Poway offered a plot of undeveloped land on their campus for us to create a garden and grow produce for the project. We started a small garden and expanded it over the years. It is now a 6,000-square-foot garden and orchard. How did you personally become involved with BPP? I was at the meeting where the idea was first raised. I liked the idea and got involved right away. What is your current role within the organization, and what duties does it involve? As project chairman, I have the pleasure of coordinating the wonderful volunteers who make the project happen. We have about 100 active volunteers, covering all three areas of our project – the donation sites, the tree-picking team, and the garden. It’s my job to place new volunteers and to make sure the volunteers have the resources and the organizational structure needed to do their job. What communities does the project serve? The project serves low-income families and seniors living in the Poway Unified School District – Poway, Rancho Bernardo, Rancho Peñasquitos, and 4S Ranch. Most of the produce is distributed by the nonprofit Friends and Family Community Connection. We also contribute to the food pantry at The Community Food Connection. (Note: Despite similar names, these are separate organizations.) Can you tell us about the Backyard Produce Gardens and Orchard? Where is it, and who maintains it? The Backyard Produce Garden is located on the grounds of Sunshine Care Senior Living, at the end of Monte Vista Rd. in Poway. Sunshine Care provides the land, the water, and the expertise of its Manager of Horticulture, Roy Wilburn. Sunshine Care also hosts an annual fundraiser for the project. The garden consists of 17 rows, each about 40 feet long, plus an adjacent orchard. It operates year-round. In the summer, we grow tomatoes, peppers, squash, beans, cucumbers, and melons. In the winter, we grow broccoli, cauliflower, cabbage, peas, kale, and chard. The orchard gives us apples, nectarines, plums, and peaches. The garden is tended entirely by volunteers who generously give their time and energy, knowing that all produce will be donated to others. The volunteers are organized into small teams. Each team comes once a week on its assigned day and works an hour or so, so the garden is tended every day. What is the most rewarding thing about your role? The most challenging? The most rewarding thing for all of us on the project is knowing that local children, families, and seniors who might not be able to afford fresh produce are able to enjoy the fresh produce we provide. Our biggest challenge is getting the word out so everyone knows there’s a good home for their unneeded backyard produce. We’re grateful to ZCode Magazines for helping us do that. What are BPP’s primary goals, both short-term and long-term? Our primary goal, both short-term and long-term, is to increase the amount of produce that we collect, pick, and grow. Sharing fresh produce is our way of sharing good health with our neighbors. What have been some of the organization’s most memorable achievements over the years? Last year, we reached a milestone none of us could have imagined at the start. We surpassed 100 tons of fresh produce donated to our local food pantries. Even better, we’re well on our way to our next 100 tons. How can community members get involved or support the project? Community members can get involved by bringing backyard produce to one of our donation sites, by inviting our tree-picking team to come and harvest their trees, or by volunteering with us on the project. Anyone interested can contact us through our website at www.backyardproduceproject.org Each year in June, Sunshine Care hosts a fundraiser barbecue for our project. It’s held at the Backyard Produce Garden. This year’s event will be Sunday, June 2, from 1 to 3 p.m. Community members are welcome. Our website www.backyardproduceproject.org has more information. Is there anything else you would like to add for our readers? Our project started with a simple idea. It has grown because of the generosity of the community. We see it getting better and better.

FINANCIAL PROFILE
San Diego Made WHEELHOUSE CREDIT UNION OFFERS FINANCIAL EXPERTISE TO THE LOCAL COMMUNITY by KELLEY GUSICH
W
heelhouse Credit Union has a long history in the San Diego community. Beginning in 1934 as San Diego Municipal Employees Credit Union, the Credit Union was created by metropolitan workers seeking financial relief during the worst economic period in the nation’s history. “After a few iterations,” Wheelhouse President and CEO Lisa Paul-Hill explained, “over nearly a century (including most recently San Diego Metropolitan Credit Union), our name today – Wheelhouse Credit Union – is unique to a financial institution, and reflects who we are and what we have been to our members for over 85 years.” “As a member-owned, not-for-profit institution, we make decisions based on what is best for members and seek their input along the way,” shared Paul-Hill. Offering high-yield deposit products and low-rate loan products (like water conservation, energy efficiency, and solar loans), Wheelhouse received the 2017 Business of the Year Award for their Solar & Energy Efficiency Programs. Created in 2011 and one of the first solar lenders in California, the Energy Efficiency Program focuses on each homeowner’s energy saving needs. “We are proud of our green efforts resulting in a savings of approximately 105,795,420 kWh of electricity per year, which is the equivalent of saving 1,907,030 trees!” exclaimed Paul-Hill. Wheelhouse Credit Union is truly “San Diego Made,” comprised of employees and members who live and work in communities throughout San Diego. Wheelhouse also volunteers much time and energy locally. As the official credit union to the San Diego Seals professional lacrosse team, employees actively volunteer side-by-side with Seals players, most recently with Feeding San Diego and Read – Lisa Paul-Hill Across America. In addition, Wheelhouse staff gets involved with Toys for Tots, I Love a Clean San Diego Coastal Cleanup, Make-A-Wish, and San Diego EarthFair Balboa Park, as these events embody Wheelhouse’s commitment to giving back to the community. These team members are what makes the business different from traditional banks – it’s not uncommon to walk into a Wheelhouse branch and see the same familiar face you first met 10 or 20 years ago. “Our culture, teamwork, and collaboration are drivers of our success,” Paul-Hill affirmed. New and exciting things are happening at Wheelhouse Credit Union. The downtown branch is undergoing a total renovation, and Wheelhouse recently launched a new website with easy navigation and helpful financial tools. Accounts are accessible 24/7 with nationwide access to over 5,000 shared branches and more than 30,000 surcharge-free ATMs through the CO-OP® Network. Anyone living or working in San Diego County is invited to join Wheelhouse Credit Union. Check out the new high-yield checking, savings, and money market accounts bearing the name Inspired.

SOROPTIMIST CLUBS RAISE OVER $100,000 FOR WOMEN IN NEED photos by Dawn Hough Sebaugh Photography
A
pair of local philanthropic organizations have proved the power of collaboration, hard work, and a sensational party for the ninth year running. Soroptimist International of North San Diego (SINSD) and Soroptimist International of Poway (SIP) together raised more than $100,000 in net profits at Hats and Heels, benefiting women in need. The event, previously known as High Tea, hosted nearly 400 guests – in their best hats – at the Fairmont Grand Del Mar for an afternoon of social entertainment. The live auctions, games, raffles, and paddle raise were all popular opportunities to contribute, and included a range of items from a diamond necklace from Unicorn Jewelry to a two-night stay at the Fairmont Grand Del Mar. Entertainment included music from Poway High School senior Kylie Kim and her father, Stan,
and singer-songwriter Floyd A. Smith from The 5th Dimension. Amanda Roane, a graduate of the Soroptimist Transitional Housing Program, shared her story on stage as well. Proceeds from Hats and Heels will benefit a number of Soroptimist programs. Transitional Housing is an 18-month program providing survivors of domestic violence with safe housing, financial aid, and mentoring. Live Your Dream provides scholarships to women who provide the primary source of income for their families, allowing them to further their education. Dream It Be It provides career support for girls in local schools. STAT! targets human trafficking, focusing on public awareness, education, and survivor support. DIGITAL MUSIC: HOW CAN I CREATE IT? I
n the last decade the face of digital music recording has changed dramatically. Now, for a modest budget, a bedroom producer can have all of the tools necessary to make a great sounding recording. There’s only one issue… how do you use all this stuff?! Finding the DAW (digital audio workstation) that’s right for you can be a daunting enough task, but knowing the ins and outs of your software can take years to master without guidance. The best bet for any aspiring producer is targeted, hands-on training, customized to their program preferences, learning styles, and experience. YouTube might have a slew of videos, but it’s a distant second to an expert instructor with hands-on training. Luckily, Studio West employs a team of experienced engineers and producers that are happy to show students the ropes. One-onone instruction at Studio West offers aspiring creatives direct answers, not just to broad, easily searchable questions, but specific difficulties with workflow. Offering help in
topics including production and arrangement, mixing and recording, Pro Tools, Ableton Live, Logic Pro, and FL Studio, the team of experts knows that one-on-one lessons leads to progress in tracks production fairly quickly. Studio West offers one-on-one instruction options to all ages in addition to their year-long post-secondary diploma in audio production. Another not-to-miss opportunity is the Youth Programs, offered over seven individual weeks of summer camps. Pair this with the school year Production Workshop – a quarterly collective of talented kids meeting once a week to produce incredible music – and your teen has a head start in this amazing industry. If you want to up your game, hands-on training is your best bet!

45 Years of Singing Together RB CHORALE CELEBRATES MILESTONE ANNIVERSARY photo by Eisenhower Photography
T
he RB Chorale’s annual summer show returns Saturday, June 8 and Sunday, June 9 at Poway Center for the Performing Arts. This year’s theme is “The RB Chorale: A Celebration of 45 Years,” and will include some of the chorale’s most popular numbers since its founding in 1974. It’s also a special recognition of Pat Bean, founder and director, whose creativity and dedication have grown the chorale from 16 to 150 members over the years. In addition to making music, the chorale gives back to the community and provides a platform for young artists. The chorale awards scholarships every year to San Diego high school seniors who are planning to continue their musical education through college. This year’s six scholarship finalists will perform at the summer show, and audience votes will determine who wins first, second, and third place prizes each night. Last year, more than $17,000 was awarded to student musicians, and ticket
proceeds for this year’s event will help the organization match or exceed that amount for the 2019 scholarships. Performing on June 8 will be Lydia from Carlsbad High School, Katherine Zhu from Del Norte High School, and Zackery Edwards from San Dieguito Academy. Performing on June 9 will be Anne Liu from Canyon Crest Academy, Isabelle Jamois from San Marcos High School, and Nicole Lenos from Valley Center High School. General admission is $25, with $22 discounts for seniors, students, and military members. Children’s admission is $17. Preferred seating is available for $35. The RB Chorale recruits every spring and fall in preparation for its big summer and winter shows. Rehearsals are held Tuesday evenings at Painted Rock Elementary School. Buyers’ Letter Dos and Don’ts D
id you know that there can be a way to sweeten a deal and potentially win a contract with a low offer (or perhaps just lower than others) that doesn’t cost a dime? All it takes is a few minutes of time to write out a heartfelt love of the property in question, and many sellers will turn into advocates for you to be the ones to purchase their home… even if it means making less money for them. With the right pull on the heartstrings, the logical mind can sometimes be won over by emotions. But there are certain things you should – and should not – include in any letter you might write to sellers. DO: • Use flattery. Talk up everything you love about their home, including their taste in décor. People love to hear they have good taste, and for most people, their home is the best reflection of it. • Try to find common ground.
While looking at the home, if you notice you went to the same university, or you served in the same branch of the military, or you have dogs just like them, be sure to mention it in the letter. • Pull the heartstrings. People like to feel good about themselves, so if you can make the sellers feel they are doing a good deed by selling you the house, they might be persuaded. Examples of this would be military service, an ailing parent needs to move in with you, or your growing family needs more space. Work it! There are certain things you want to be careful not to include in a letter, however, because you can have the opposite of the desired effect. You don’t want to give them a

reason not to sell to you. DON’T: • Reference any religious preference. Due to the Federal Fair Housing Act, a listing agent might not even be allowed to show your letter to the sellers if there is any reference to a certain race, color, national origin, sex, family status, disability, or religion. This reference can be as simple as “I can’t wait to hang our kids’ stockings from the mantle.” • Talk about plans to remodel. Just as sellers like to be flattered, they don’t like to be insulted, and mentioning changes to the décor can be construed as offensive. • Draw attention to negative points in the offer. If you have

a contingent offer, or need a long escrow, or have a difficult loan, it is best left to your agent to negotiate that with the listing agent. It is not a good idea to even bring it up in a letter that is meant to persuade. Instead, focus on the positive parts of your offer. Writing a letter to the sellers does not guarantee your offer will be accepted, but in a competitive market it can give you the edge you need to seal the deal; however, you need to be careful of what not to say as much as what to include. When in doubt, ask your Realtor to help.

ission Beach’s iconic wooden Giant Dipper Roller Coaster has been a fixture in San Diego for nearly 95 years. While the coaster and some other historic elements of what was originally called the Mission Beach Amusement Center remain today, the modern-day Belmont Park is now equipped with everything your family needs for a full summer day of amusement and fun. Admission to the park itself is free – tickets for rides and attractions are available separately. For more information visit www.belmontpark.com.

In addition to classics like the roller coaster, a carousel, and bumper cars, Belmont Park is home to a number of thrill rides with names like Control Freak, Beach Blaster, Octotron, Tilt-a-Whirl, Vertical Plunge, and more.
Looking for more? Other exciting attractions include laser tag, rock climbing, a sky ropes course, an escape room, mini golf, arcade games, carnival-style games, and the Xanadu 7D Theater, complete with stunning digital effects and motion seats.
If all the fun has you working up an appetite, take a quick snack break with grab-andgo tacos, corn dogs, pretzels, burgers, pizza, ice cream, or Dole Whip. Or sit down to a heartier meal at one of the park’s three full-service beachfront restaurants.
Check out the local shops for everything from beachy clothes, bathing suits, and sunglasses to beach toys, towels, and souvenirs.
The park abuts the Mission Beach Boardwalk, which offers plenty of entertainment in its own right. You can rent bikes, roller blades, skateboards, surfboards, and anything else you might want for a day in the sun.

Colossus Painting Provides Its Customers With a Better Product for an Affordable Price
rior to starting Colossus Painting, Joshua Berner sold paint to contractors, using his expertise to teach them how to resolve issues and specify which types of paint would work best for a given project. It wasn’t long before Joshua decided to use his knowledge of the painting industry to start his own painting company and, in 2008, Colossus Painting was born. “I wanted to create a company that could serve customers much better and provide a better product for an affordable price,” Joshua explained. Today, Colossus Painting has made Joshua’s dream a reality by providing interior and exterior painting of homes and businesses, while also offering repair of stucco, drywall, and wood. “Colossus is unique in its approach to a project,” stated Joshua. “We tailor your job to the best system or options of systems for your home. This differs from a lot of other companies in the area.” Color retention is a big issue with exterior paint jobs here in San Diego as well as washability and durability they contend with on interior jobs. Colossus has solutions for this. “Our feeling is when your job is complete, it should stand out in appearance and longevity compared to those painted by someone else,” Joshua added. It’s important to note that a little paint can go a long way in changing the appearance of a home. “People forget about paint,” said Joshua. “It is a great way to make your home look great in a relatively short amount of time. We paint and stain a lot of cabinets, front doors, and garage doors.” From the beginning, the team at Colossus Painting has made an effort to give back. “We have helped a lot of schools and people,” explained Joshua. “We’ve painted homes for free. It’s a joy for us and our workers as much as it is for the homeowner who is having a difficult life situation.” Joshua is proud of his family-oriented, friendly, and professional staff. “I believe that when someone hires us, they realize they are dealing with a knowledgeable and professional company and will receive a great paint job,” shared Joshua. “We help the customer through the process and can get them the right tools to make their job successful.” 42 • 92064 MAGAZINE.COM • June | July 2019
