T

his issue of 92067 Magazine contains a very special annual real estate section (see page 22). There are many elements that go into building a community, and active local real estate professionals are definitely one of the key components. They are often a part of the community themselves, walking their kids to school or sitting next to us at soccer games. Many of them sponsor school programs and/or donate time and money to local charities and organizations. But perhaps the most important thing is that they are working with us on what is considered to be the single largest investment of our lives – buying or selling our homes. While we often see the faces of our local real estate celebrities in the pages of this magazine, on the real estate signs around town, on the ballpark fences, or even on the shopping carts watching us as we make the dreadful decision to go with paper or plastic, we wanted to take it one step further. Real estate is definitely hyper-local, and this real estate issue gives you a glimpse into the individual “movers and shakers” of our local real estate industry. The intention of the real estate issue is to create a personal introduction to the actual person – not just the Realtor® – that dedicates their career to overseeing our local real estate market. I hope that you enjoy getting to know your local Realtors®. Be sure to say hello to them when you see them around town at Starbucks, on the fields, at the schools, or during their open houses. They are constantly working in front of and behind the Derrick Breaux scenes to keep their fingers on the real estate market pulse and Publisher see that our communities continue to move forward.

All the best, Derrick Breaux, Publisher

COMMUNITY VOLUNTEER

Speaking up FOR KIDS

Cecilia Wolfe Does Her Part For San Diego’s Foster Children by MICHELLE TREMBLAY | photo by Soul of Photography

W

hen Cecilia Wolfe retired from practicing law to stay home with her three children, she was looking for a volunteer opportunity in which she could give back to the community. In her search, Cecilia was introduced to Voices for Children, a local nonprofit organization that recruits and trains Court-Appointed Special Advocates (CASAs) who advocate on behalf of foster children. “Although a legal background isn’t required to be a CASA, it was an area that felt comfortable for me and where I thought my training could be helpful,” recalled Cecilia. “I also knew I wanted to focus on an area that involved children.” Flash forward many years later, and Cecilia has become an avid volunteer for Voices for Children. “CASAs act as fact-finders for the judges in an overburdened system providing them with information about the child and their circumstances so that the judge can make a determination as to what is in the best interests of the child,” Cecilia explained. “The CASA’s role is to consider what is in the child’s best interest and to make sure that each child’s individual needs are met.” Cecilia’s favorite part about being a CASA is building trusting relationships with the children and watching them thrive. But being a CASA, she explained, also comes with its share of challenges. “Sometimes (the challenges) are logistical, such as finding the time to meet and/or spend time with your foster child as well as meeting with the other parties involved,” said Cecilia. “Sometimes gaining trust with your child can be difficult as a lot of these children have terrible forms of abuse in their backgrounds that make it difficult for them to trust adults.” Fortunately, Voices for Children provides their CASA volunteers with a great amount of support and thorough training to help them overcome these challenges. As for her biggest accomplishment in volunteering with the organization, Cecilia replied, “I had one case in particular in which it seemed clear that the child would be best served by being adopted by the foster parents. There were some roadblocks along the way, but eventually it was very moving to be able to attend her adoption hearing and small party to celebrate her becoming a permanent member of this family she loved so much.” Cecilia urges others to get involved. “Voices can always use volunteers as there are many more foster children in the system than there are CASAs,” added Cecilia. “I promise, if you are looking for a way to make a positive impact in a child’s life and give back to our community, you will not regret becoming involved with Voices for Children.” 

YO U R N E I G H B O R ’ S R E C I P E

INGREDIENTS 3 bell peppers (any color), halved and seeded ½ yellow onion, diced 1-2 cloves garlic, minced 1 cup white quinoa 1 cups water ½ cup tomato sauce 1 can black beans, drained and rinsed 1 cup of Mexican cheese blend, shredded ¼-½ cup olive or melted coconut oil Lime juice, to taste Salt, pepper, chili powder, and paprika to taste Optional Add-Ins: Corn Cherry tomatoes, quartered Jalapeño, seeded and diced

Optional Garnishes: Cilantro Avocado Lime wedges

DIRECTIONS 1. 2. 3. 4. 5.

6. 7. 8. 9.

Pre-heat oven to 400 degrees Fahrenheit. Rub each bell pepper half with ½-1 tablespoon of olive or coconut oil, coating inside and outside completely. Place peppers on a foil-lined baking sheet and set aside. Heat approximately 2 tablespoons of oil in a saucepan over medium heat. Add onions and garlic and sauté until onions are soft and translucent, about 5 minutes. Add quinoa to the pan and stir once. Add water and tomato sauce. Increase heat to high and bring to a boil. Cover and reduce heat to low. Let simmer until quinoa is fully cooked. You can tell it’s done when you can see a small white ring around each grain and all liquid is absorbed. Add black beans, lime juice, spices, and any desired add-ins to taste and stir. While quinoa is cooking, bake bell peppers in the oven until they are a bit soft and oil is bubbling, 10 to 15 minutes. Sprinkle cheese into each bell pepper and spoon in quinoa mixture. Bake again for another 10 to 15 minutes. During the last 5 minutes of cooking, take the peppers out and sprinkle some more cheese on top of quinoa, then return to the oven. Take them out when the cheese on top is melted. Serve with another squeeze of lime juice and any desired garnishes. Enjoy!

This recipe is relatively quick, healthy, versatile, easy to make for a group of friends or family, and delicious! They also discussed their upcoming documentary In Utero II, as well as a TV show and feature film currently in development. “Each October, the Festival and their patrons play such an important role in showcasing not only the work of well-known and respected filmmakers, but also phenomenal new perspectives exploring important social topics in our communities,” the Gyllenhaals said. “We are honored to engage our work in that vital conversation.” Stephen and Kathleen Gyllenhaal have

worked in nearly all areas of TV and film. Credits include Losing Isaiah, A Dangerous Woman, Homegrown, Waterland, The Shield, Numb3rs, Billions, and Beauty Mark, among many others. Eight Tips to Healthy Eating on Vacation by LAWRENCE SCHLITT, M.D.; Scripps Clinic, Del Mar Vacations are an opportunity to refresh, relax, and recharge – and often involve indulging in the local cuisine. While expanding your palate is a part of traveling, you don’t want to add extra pounds. These eight tips can help you eat healthy while seeing the sights, so you return with memories, not extra weight. 1. Bring your own snacks. Pack travel-friendly nibbles for the plane or car ride, such as pretzels, cheese sticks, packets of nut butter, or cut-up veggies with hummus. 2. Avoid the mini-bar. That little refrigerator in your hotel is filled with snacks and drinks loaded with sugar and salt. Instead of raiding the mini-bar, pick up snacks at the local farmer’s market or grocery store, and stock your room with easy finger foods, such as fresh fruits, nuts, seeds, and pre-cut vegetables, as well as plenty of water.

3. Eat breakfast. While vacation schedules vary from your local routine, don’t skip the first meal of the day. If you are staying at a resort, take advantage of the breakfast or brunch buffet and fill up on fruit, salads, and whole grains, such as whole-wheat toast or oatmeal. If going out for breakfast, choose lean protein, such as eggs, and fruit. 4. Splurge once a day. It’s a vacation, so enjoy special treats. If you are in Paris, you might want a fresh-baked croissant from the bakery around the corner. If you are on a road trip with the kids, you might want to stop at the ice cream stand for a homemade indulgence. Monitor your portions, eat slowly, and savor every bite. 5. Make your own meals. If you can cook where you are staying, take advantage and try your hand at cooking, especially with local produce and items you might not be able to get at home. Now is the time to try fern shoot salad or Connecticut shad. 6. Try local restaurants. Ask for directions to favorite spots that serve

local products. Explore the regional cuisine and enjoy food prepared traditionally, which usually has fewer processed ingredients. Don’t be shy about ordering a meal to split if you think the portion sizes will be too much for you to eat at one sitting. Alternatively, if you have a refrigerator in your room you can ask for a doggy bag. 7. Walk everywhere. Strolling through museums, a new city or on the beach is a chance to explore while burning up calories. If a destination is within a mile, walk. Make sure you bring comfortable, supportive shoes and a first-aid kit for any blisters. 8. Stay hydrated. Dehydration is common when traveling, especially when flying. Bring an empty water bottle to the airport and fill it once you are past the security checkpoint. Stock up on water bottles once you are at your destination and bring a bottle wherever you go. Most importantly, have fun. Vacations are a time to enjoy yourself with family and friends and explore both new and familiar places. ¢

LOCAL ARTIST

AP P RECIATION for the ARTS Bill Rastetter Interprets Scenery in a Creative Fashion by LINDA FRABL | photo by Marisa Rastetter Photography

R

ancho Santa Fe resident Bill Rastetter captures memories of far-flung locales in a unique way. Growing up with a father who served in the Navy allowed Bill to experience living in the Bay Area, Boston, Washington, D.C., and even parts of Latin America. Bill naturally developed a fondness for different environments. Combine that with a love of oil paintings gleaned from his art-minded mother, and Bill now thrives on interpreting scenery in a creative fashion. Bill explained, “My mom’s talent at oil painting provided me with an appreciation for the arts. Because I lack any talent with a paintbrush, though, I picked up the camera instead. My mom gave me a Kodak box camera when I was 11 years old, and by the age of 15, I was working part-time for the U.S. Information Agency as a darkroom photographer.” Now Bill is an artistic photographer who incorporates the look of paintings into his photos. He elaborated, “I am drawn to doing photographs that appear to have been created with paint and brush rather than with film and camera. I’ve achieved this several ways: with time exposures of moving ocean and clouds, photographing and overlaying images of street art, and using a pinhole camera.” The most recent exhibits of Bill’s photography were influenced by exotic locations. The exhibit “Graffiti Mash-Ups, Street Art Reinterpreted,” shown in 2015-2016 at the Madison Gallery in La Jolla and at the Oceanside Museum of Art, came from images in Buenos Aires that utilized overlays of street art with existing public art. The exhibit “Equatorial Sea:

Water and Light, A Study of Color,” which was at University of California San Diego earlier this year, utilized Bill’s photos from Tetiaroa, the Pacific atoll, and was a series of time exposures of the ocean and the sky after sunset. Bill’s upcoming show will be a series of photographic still lifes in which all of the objects photographed will be edible. When he isn’t building up his art shows, Bill builds up biotechnology companies. As a venture capitalist with three chemistry degrees, Bill said, “My objective has always focused on patients and providing products that improve their quality of life and life expectancy. What’s most rewarding is to actually meet patients that have been helped by new technology.” In his free time, Bill enjoys cooking, gardening, and hanging out with his wife Marisa.  Name: Profession: Community: Hobbies: Favorite Local Spot: Website:

n celebration of Earth Day, I Love A Clean San Diego held their 15th Annual Creek to Bay Cleanup at 113 cleanup sites in San Diego. Approximately 6,200 registered volunteers helped improve the health and beauty of San Diego’s natural environment during the three-hour event, removing more than 150,000 pounds of trash and debris from locations throughout the county. Some notable odd items found in the cleanup included a $90 check, an ATM machine shell, and a raw chicken package. The 3rd Annual Women’s Symposium

Nonprofits Partner to Help Children See

The Academy of Our Lady of Peace (OLP) hosted its 3rd Annual Women’s Symposium in late March. The event brought together top women leaders to share their insights with students and the community, featuring a panel of speakers including Anne Sweeney, former president of Disney/ABC Television Group; Brenda Chapman, Oscar-winning director of Brave; and Saura Naderi, Government Affairs Analyst at Qualcomm, to name a few. Panel discussions covered a wide range of topics including STEM fields, arts and entertainment, business, entrepreneurship, and healthcare. Marcela Valladolid, OLP alum, chef, author, and co-host of the Food Network series The Kitchen, delivered the keynote address. Katia Lopez-Hodoyan, OLP alum and reporter for NBC7 San Diego, served as the mistress of ceremonies and NuttZo Founder Danielle Dietz-LiVolsi delivered the closing remarks. Funds raised at the symposium benefited the OLP Alumnae Scholarship Fund. Discover more at www.aolp.org.

Vision of Children Foundation (VOC) has partnered with Illumina’s new iHope Program, a philanthropic initiative aimed at identifying the genetic causes of undiagnosed rare diseases in children. Under the partnership, Illumina will provide a limited number of free whole genome sequencing (WGS) tests to VOC’s Family Network, many of whom have sought out but could not afford genetic testing. These tests analyze the entire genome of a child as well as his or her parents and investigate if genetic alterations are involved in causing the child’s vision disorder. The results may not only provide a clear diagnosis for families who have been previously frustrated by inconclusive results and failed procedures, but could also be of critical use in future clinical trials to find cures for genetic vision disorders. VOC is a nonprofit organization that has been a driving force in funding groundbreaking research in its quest to find a cure for genetically caused eye disorders for children around the world. The nonprofit was founded by Fairbanks Ranch residents Sam and Vivian Hardage. To request an application for WGS testing contact Nancy Montejano at nancy@visionofchildren.org. Red Shoe Day Returns San Diego’s Ronald McDonald House’s 8th Annual Red Shoe Day fundraiser will sweep the county on June 22 with more than 1,500 volunteers singing, dancing, and collecting donations in red tutus, bright shirts, and other spirited attire to help support this local charity during the morning commute time of 6:30 to 9:30 a.m. Keep an eye out for these volunteers or jump in for some fun and sign up to volunteer with a team of friends or family by contacting Victoria at vgarner@rmhcsd.org or 858-598-2448. The Ronald McDonald House relies heavily on the community to operate its 47 bedrooms, kitchen, and other services for families who have a hospitalized child. A community-driven event, Red Shoe Day is an annual tradition that brings neighborhoods together to raise money for this local charity. For more information about Red Shoe Day or to find out how you can help visit www.rmhcsd.org.

Voices for Children Voices for Children (VFC) and other organizations across the country recognized National Foster Care Month in May, which aims to raise awareness of the challenges faced by children in foster care and acknowledge the dedication of the individuals, families, and communities that support them. More than 10,000 children spend time in the foster care system each year in Riverside and San Diego Counties. Since 1980, VFC has served foster children in San Diego by providing them with Court-Appointed Special Advocate (CASA) volunteers. Following training provided by VFC, CASA volunteers are matched with a child or sibling group. CASAs get to know the child, the professionals on their case, and act as advocates for the child’s best interest. More than 300 children are currently on the VFC waiting list for a CASA. VFC is raising funds to move as many children as possible off the waiting list and under the care of a CASA volunteer. There are two primary ways to get involved with this effort: sign up to become a CASA volunteer or donate to VFC’s spring campaign. Officials conducting the ceremony were Fr. Martin with the blessing, Mr. Mark Johnson of Baker Electric Solar, Mr. Mark Fisher from the Diocese of San Diego, and Mr. Stevan Laaperi. The completion of the solar project is part of CCHS’ continual environmental efforts including the installation of 80,000 square feet of artificial turf, using energy-efficient LED lighting, and providing electric car charging stations to faculty, staff, and students during the school day and to the community at large in the evenings. IB Program Coming to SDUHSD Beginning in the fall of 2018, San Dieguito Union High School District’s (SDUHSD) La Costa Canyon High School (LCC) will offer an International Baccalaureate (IB) Diploma Program. The program seeks to help broaden students’ educational experience and challenge them to apply their knowledge and skills, with a focus on three core elements: theory of knowledge; extended essay; and a creativity, activity, or service project. The two-year program will start with 11th graders and, in 2019, will include 12th graders as well. “We are still working on exactly what courses we will initially offer that first year and what we will ‘roll out’ as we progress,” said Thea Chadwick, LCC English teacher and the school’s IB coordinator. Students from other SDUHSD schools will also be able to transfer in as space allows. Founded in 1968 in Switzerland, IB has spread to more than 130 countries with 5,964 programs offered in 4,583 schools worldwide. At least four teachers at LCC are working on completing their IB training and LCC is in the intensive process of becoming an authorized IB school. Learn more about the program at www.ibo.org.

Jessica Breaux Century 21 United Brokers

As a third-generation San Diegan who grew up in North County, Jessica Breaux understands the value of community connections. She’s spent her 13 years in real estate matching clients – many of them referrals – to the perfect homes for their lives, as well as selling their current homes. The foundation of any real estate relationship is trust, and Jessica believes that trust begins with the very first phone call. It’s about honesty, not salesmanship. Buyers and sellers need to know their Realtor® will give them the current market information they need to know, rather than just saying what they want to hear. Then, once the property is ready to go, Jessica taps in on her extensive marketing experience to follow up and seal the right deal. Every client is different, and Jessica knows how important it is to identify individual needs and create an individual game plan to best fulfill those needs. But no matter the client, her core philosophy of dedication and integrity remains the same. Jessica believes in working hard and smart, using the latest strategies and technologies to get homes for sale in front of the right buyers, and finding buyers their dream homes. It’s about connecting a community, from one home to the next.

Jessica knows how important it is to identify individual needs and create an individual game plan to best fulfill those needs.

Dr. David J. Suder began his career in optometry, and now he’s dedicated to helping sellers and buyers see success in real estate too. He partners with his wife, Darla Suder, to personally handle every transaction and offer full service brokerage services. They list homes for only one percent, saving clients about $15,000 to $30,000. David’s interest in the field started in the early 80’s when he was completing his clinical externship in the Los Angeles area. He started attending investment classes and seminars, and eventually purchased his first investment property in 1994. David has amassed a portfolio of nearly one hundred properties across three states. He became a licensed broker in California in 2006, and also holds broker designation in two other states. Darla was licensed as a sales associate in 2004, and they formed Suder Realty, Inc. in 2007. “We found our experience and expertise could guide and assist people through a fairly stressful and scary ordeal,” said David. “We found it was truly personally fulfilling to be able to do that.” They use their investment expertise to help San Diegans buy and sell homes, offering them the unique opportunity to be able to consult with a professional investor when negotiating and analyzing each property. David is especially clever and capable at smoothing out the bumps along the way that buyers and sellers need to overcome. David and Darla spend most of their time engaged in managing, selling, and acquiring investment properties, and consulting and helping home sellers and buyers. Sellers are advised on exactly what to do to get the highest price. Buyers are advised on what houses to avoid and exactly what they are getting, because David has actively done flips and rehabs himself and can spot problems up front. He even has personally performed most of the construction on many of his projects, and employed and supervised contractors. David makes sure the contractors do the best job because he has the keen eye and understanding of a person who has engaged in most of these activities with his own hands over the last twenty-five years. David and Darla have been married since 1986, and have two adult children. They currently reside in Scripps Ranch, and have lived in north Poway, Rancho Peñasquitos, and Clairemont.

SURFIN’ SAN DIEGO Catch a Wave at One of the Top Surf Spots This Summer by SAMANTHA EDWARDS

S

and, sunshine, and salty ocean water. There are few things more quintessentially San Diego than hitting the surf at the beach. In fact, San Diego is known for having some world-class surfing spots, and plenty of options for all skill levels. Since beaches can get crowded, especially during the warmer summer months, be sure to get there early enough to stake out your spot and make parking a bit easier too. So grab your board and some sunscreen and check out some of these top local spots to catch the perfect wave!

LA JOLLA SHORES, LA JOLLA BEGINNER/ INTERMEDIATE La Jolla Shores is one of San Diego’s best and most popular beaches. It’s a safe spot for beginners to learn or practice surfing on gentle waves. And it’s great for the whole family – the beach has year-round lifeguard services, good facilities, a parking lot, fire pits, and a children’s playground just across the sidewalk. Several surf schools operate from here as well.

TOURMALINE SURFING PARK, PACIFIC BEACH BEGINNER/ INTERMEDIATE Tourmaline has a history of being a true surf hangout for San Diego locals. The waves are soft and gentle and the beach comes equipped with showers and restrooms. Hop on over to Garnet Ave. after your surf session for a bite to eat while you watch the sun set.

SWAMI’S BEACH, ENCINITAS

BLACK’S BEACH, LA JOLLA

INTERMEDIATE/ ADVANCED

INTERMEDIATE/ ADVANCED

Swami’s is an internationally known spot for good surf. A variety of breaks make for high-performance waves for longboard and shortboard surfers. It can be difficult to paddle out here, though, so strong swimming skills are a must.

Black’s is arguably home to San Diego’s best surf. An offshore underwater trench funnels powerful swells into this area, which can be dangerous for inexperienced surfers. Getting to the beach requires a bit of trekking and since Black’s is infamous for its “clothing optional” rule, it might be best to leave the kids home for this one.

LOWER TRESTLES, SAN ONOFRE INTERMEDIATE/ ADVANCED Lowers, as it’s called, is part of a collection of surfing spots at San Onofre State Beach that sits at the top of San Diego County. It is one of the world’s most high-profile and high-performance spots, often hosting expert and even professional-level surfers. For this reason, Lowers can get crowded and claiming waves can get competitive.

Experience of a Lifetime

LOCAL NONPROFIT RAISES MONEY TO FEED SENIORS IN NEED

O

ver 300 people attended Serving Seniors’ 5th Annual Experience of a Lifetime fundraising event at the Del Mar Country Club in Rancho Santa Fe. The theme for this year’s event was “Uncork Your Support,” featuring a wine reception with tastings from premier wineries across California. Attendees also enjoyed locally sourced hors d’oeuvres, live music, a live auction with great prizes, and an exclusive dinner with fine wine pairings created by Del Mar Country Club Executive Chef Jonathan Sudar. The event surpassed its $400,000 goal by raising $478,000, which will provide 191,200 nutritious meals for vulnerable and low income seniors throughout San Diego County. Serving Seniors is a San Diego-based nonprofit agency dedicated to helping seniors in poverty live healthy and fulfilling lives.

Through its collaborative partnerships, Serving Seniors is able to provide nutrition, case management, care coordination, mental health services, life-long learning, advocacy and transitional housing for homeless seniors, and permanent supportive housing. This coordinated wellness model addresses many senior issues in one place, keeping seniors healthy and independent for as long as possible. For seniors living in poverty, they often need to choose between necessary medication and their next meal. Serving Seniors addresses hunger and food insecurity as one of its core programs by providing 2,300 meals a day at 10 congregate dining sites and personally to homebound clients in neighborhoods across the county, equating to roughly 600,000 meals per year. For more information go to www.servingseniors.org or call 619-487-0701. ¢

CCA’S CASAS DE LUZ CLUB HELPS NEEDY FAMILIES IN MEXICO

T

he Casas de Luz Club at Canyon Crest Academy (CCA) is helping families in Tijuana, Mexico by building homes and delivering donations. Each year the club works to achieve its goal of raising $4,500 and completing one home build, where all club members have the opportunity to go to Mexico together and build a home for a family in need. Home builds are two days long, with club members arriving on Saturday, staying overnight at a local orphanage, and returning on Sunday. CCA’s Casas de Luz Club, which consists of approximately 30 members, often works with neighboring schools such as Torrey Pines High School, San Dieguito Academy, and Westview High School to host fundraisers or events in Mexico. All of these high school clubs are associated with the larger Casas de Luz nonprofit organization.

CCA’s Casas de Luz Club President Mariella Gauvreau, who also works as an intern for the Casas de Luz organization, first became involved with the club as a way of practicing her Spanish and learning more about the Mexican culture. “My favorite thing about working with the club is meeting students from different grades or different parts of campus that I wouldn’t have met otherwise,” Mariella said. “We all come together because we have similar passions and goals. We love Spanish and love helping others. It’s amazing to see how much we can get done when we work together!” The club is always accepting donations of things like couches, lamps, windows, doors, and other household items to take to Mexico. For more information about Casas de Luz go to www.casasdeluz.org. To learn more about the club at CCA email ccacasasdeluz@gmail.com. ¢ June | July 2017 • 92067MAGAZINE.COM • 31

Let’s Talk Real Estate by JESSICA BREAUX

H

ello, readers of 92067 Magazine! I’d like to take a moment to introduce myself. My name is Jessica Breaux, and I am very excited to be your local real estate connection. I have the privilege to talk real estate with you in this column, so please feel free to contact me with questions, suggestions, or topics of interest. Chances are that your questions or suggestions are on the minds of many other 92067 readers as well. A Little About Myself I am a true native San Diegan – third generation. While I love to visit other places, there’s just no place like home. More specifically, there’s no place like North County! I graduated from Poway High School many years ago and attended Cal State San Marcos. I am married, and we have three wonderful children ages 20, 13, and 11. Our oldest is a junior at CSUSM, and our youngest two kiddos keep us active and on our toes. I have been a Realtor® for 13 years.

I have also been a partner in several businesses, so I have a deep understanding and appreciation for the results that come along with dedication and hard work. Most importantly, I have a passion for working with people – especially with their real estate needs. What to Expect in Each Issue My goal is to deliver relevant information about the local real estate market. In addition to the recent home sales listed below, I will also provide statistical data and market conditions. Real estate transactions are very important life events, and whether you are currently looking to sell, buy, or hold, if you are reading this article, then you likely have an interest in what’s
