his issue of 92081 Magazine contains a very special annual real estate section (see page 22). There are many elements that go into building a community, and active local real estate professionals are definitely one of the key components. They are often a part of the community themselves, walking their kids to school or sitting next to us at soccer games. Many of them sponsor school programs and/or donate time and money to local charities and organizations. But perhaps the most important thing is that they are working with us on what is considered to be the single largest investment of our lives – buying or selling our homes. While we often see the faces of our local real estate celebrities in the pages of this magazine, on the real estate signs around town, on the ballpark fences, or even on the shopping carts watching us as we make the dreadful decision to go with paper or plastic, we wanted to take it one step further. Real estate is definitely hyper-local, and this real estate issue gives you a glimpse into the individual “movers and shakers” of our local real estate industry. The intention of the real estate issue is to create a personal introduction to the actual person – not just the Realtor® – that dedicates their career to overseeing our local real estate market. W
ith a passion for music and theater since childhood, Jake Bradford would say he was born into it. “My parents actually met singing, so music has always been a huge part of my life,” Jake shared. His upbringing in Vista has only further supported it. “I believe Vista is a place that is filled with the arts, which is the biggest part of my life,” he acknowledged. opportunities he has been afforded through his family life and location. “I’m lucky to have been brought up in a household that was so empowered and moved by music and the arts as a whole,” he said. With family support and a strong desire, Jake has worked as a professional actor across Southern California. This summer, Jake will be making his Moonlight Stage Productions debut in The Little Mermaid. He will be joined on the stage with his brothers, Drew and Josh. Jake also volunteers for the Moonlight Cultural Foundation, helping with the events that raise money for the Moonlight Stage Productions. Jake is the first to admit, “My life is pretty consumed by theater, as anyone who knows me would tell you.” At school, Jake serves as the president of the International Thespian Society Club. In addition to drama class, he enjoys the explorative process of English class. “English is so subjective and gives students room to explore their thoughts without being told that they’re wrong,” he explained. In the fall, Jake is headed to the University of California San Diego. He plans to major in theater and minor in education studies. “I hope to work as an actor and then eventually become a drama teacher,” Jake said. With family support, creative inspiration, and passion, Jake has found Vista to be the perfect place to pursue his singing and acting. “Whether you’re enjoying a show at the Moonlight Amphitheatre, looking at the sculptures while walking down Main Street, or listening to live music at Lush, the creative arts are all around Vista.”

INGREDIENTS 3 bell peppers (any color), halved and seeded ½ yellow onion, diced 1-2 cloves garlic, minced 1 cup white quinoa 1 cups water ½ cup tomato sauce 1 can black beans, drained and rinsed 1 cup of Mexican cheese blend, shredded ¼-½ cup olive or melted coconut oil Lime juice, to taste Salt, pepper, chili powder, and paprika to taste Optional Add-Ins: Corn Cherry tomatoes, quartered Jalapeño, seeded and diced
Optional Garnishes: Cilantro Avocado Lime wedges

Pre-heat oven to 400 degrees Fahrenheit. Rub each bell pepper half with ½-1 tablespoon of olive or coconut oil, coating inside and outside completely. Place peppers on a foil-lined baking sheet and set aside. Heat approximately 2 tablespoons of oil in a saucepan over medium heat. Add onions and garlic and sauté until onions are soft and translucent, about 5 minutes. Add quinoa to the pan and stir once. Add water and tomato sauce. Increase heat to high and bring to a boil. Cover and reduce heat to low. Let simmer until quinoa is fully cooked. You can tell it’s done when you can see a small white ring around each grain and all liquid is absorbed. Add black beans, lime juice, spices, and any desired add-ins to taste and stir. While quinoa is cooking, bake bell peppers in the oven until they are a bit soft and oil is bubbling, 10 to 15 minutes. Sprinkle cheese into each bell pepper and spoon in quinoa mixture. Bake again for another 10 to 15 minutes. During the last 5 minutes of cooking, take the peppers out and sprinkle some more cheese on top of quinoa, then return to the oven. Take them out when the cheese on top is melted. Serve with another squeeze of lime juice and any desired garnishes. Enjoy!

I like to add LOTS of lime juice to the quinoa mixture, which, by the way, is also great as a salad base, as a side with another entrée, or just on its own, served hot or cold. record-breaking 2,500 people gathered in historic downtown Vista Village at the sixth annual Rhythm and Brews music and craft beer festival, presented by the San Diego Brewers Guild (SDBG). Attendees enjoyed an afternoon of unlimited tastings of 141 craft beers poured by 64 local and out-of-state breweries. Live music was performed by P.O.D., Ashley Hollander, and The Tighten Ups. Rhythm and Brews is one of two signature events produced by SDBG annually. The other event, San Diego Beer Week, is held in the fall. F
or Rina Fehrensen and Michael Maddy, partner owners of Mad Art Studios, there is nothing more amazing than creating pieces of art from glass. “Putting colors together, watching them melt and transform… the process of glassblowing itself is inspirational. After you blow a piece of glass you have to put it in a special annealing oven to cool slowly overnight. Because the piece is hot, you can’t tell what the colors are until the next day,” said Michael, adding that Rina is particularly addicted to the feeling of opening the annealing oven and seeing what awaits her. Michael was studying biology at Humboldt State when he took a ceramics class and was hooked. Rina studied visual arts at University of California San Diego and saw glassblowers during a trip to Murano, Italy. “Glassblowing looked like a magical art form. I wrote in my journal while in Venice that I was going to return to San Diego and learn how to do it,” stated Rina. Rina and Michael both grew up in the San Diego area and have lived in Vista since 1992. They met at Palomar College, which at the time was the only place in San Diego to learn glassblowing. “Back then, the art department at Palomar College was open 24/7. We were both night owls, and it wasn’t uncommon for us to be on campus way past midnight working on our art. We chose to settle in Vista because it was close to Palomar and was still fairly rural when we bought our house,” revealed Rina, who in her spare time enjoys growing flowers. These two artists are happy sharing their passion for glassblowing with young people. Last summer, they participated in Vista’s Alley Art Festival, an event that Rina described as quirky and fun. According to Michael, two high school interns helped them make glass artwork, which they sold at the event. “Part of the proceeds will help fund a scholarship for a Palomar glassblowing student to attend the Pilchuck Glass School in Seattle, WA. We’ll be participating in the Vista Alley Art Festival again this year to continue our fundraising to help that student,” said Michael. While experiencing the tastes of your vacation spot is fun, you want to ward off bringing extra pounds back home. These eight tips can help you eat healthy while seeing the sights, so you return with memories, not extra weight. 1. Bring your own snacks. Pack travel-friendly nibbles for the plane or car ride, such as pretzels, cheese sticks, packets of nut butter, or cut-up veggies with hummus. 2. Avoid the mini-bar. That little refrigerator in your hotel is filled with snacks and drinks loaded with sugar and salt. Instead of raiding the mini-bar, pick up snacks at the local farmers market or grocery store, and stock your room with easy finger foods, such as fresh fruits, nuts, seeds, and pre-cut vegetables, as well as plenty of water.
3. Eat breakfast. While vacation schedules vary from your local routine, don’t skip the first meal of the day. If you are staying at a resort, take advantage of the breakfast or brunch buffet and fill up on fruit, salads, and whole grains, such as whole-wheat toast or oatmeal. If going out for breakfast, choose lean protein, such as eggs, and fruit. 4. Splurge once a day. It’s a vacation, so enjoy special treats. If you are in Paris, you might want a fresh-baked croissant from the bakery around the corner. If you are on a road trip with the kids, you might want to stop at the ice cream stand for a homemade indulgence. Monitor your portions, eat slowly, and savor every bite. 5. Make your own meals. If you can cook where you are staying, take advantage and try your hand at cooking, especially with local produce and items you might not be able to get at home. Now is the time to try fern shoot salad or Connecticut shad. 6. Try local restaurants. Ask for directions to favorite spots that serve
local products. Explore the regional cuisine and enjoy food prepared traditionally, which usually has fewer processed ingredients. Don’t be shy about ordering a meal to split if you think the portion sizes will be too much for you to eat at one sitting. Alternatively, if you have a refrigerator in your room you can ask for a doggy bag. 7. Walk everywhere. Strolling through museums, a new city or on the beach is a chance to explore while burning up calories. If a destination is within a mile, walk. Make sure you bring comfortable, supportive shoes and a first-aid kit for any blisters. 8. Stay hydrated. Dehydration is common when traveling, especially when flying. Bring an empty water bottle to the airport and fill it once you are past the security checkpoint. Stock up on water bottles once you are at your destination and bring a bottle wherever you go. Most importantly, have fun. Vacations are a time to enjoy yourself with family and friends and explore both new and familiar places. ¢

wo Rancho Buena Vista High School (RBV) students recently won the statewide Education for All photography contest. Both students were awarded a $1,000 scholarship for college. RBV senior Sophie Crawford chose to depict the struggles and challenges that come with completing high school through a photograph of a classmate in a graduation cap and gown on an outdoor track. “In my photograph I represented academic achievement by crossing the finish line in photo by Jessamene Perez a cap and gown because graduation is the ultimate achievement in high school,” Sophie said. “The lane behind him is the path he took to get to the finish line. If you’ve ever ran a race you would know that it takes a lot of sacrifice and struggling in order to succeed. I thought the perfect way to show achievement in education was through a race to the finish line. The next step after crossing the finish line is what comes next in your journey of life.” Sophie will attend Vanguard University and someday hopes to become a teacher. RBV junior Jessamene Perez wanted to make a statement about diversity and inclusion through her photograph. “It is not our differences that divide us,” she said. “It is our inability to recognize, accept, and
celebrate those differences.” Jessamene’s photograph shows a group of hands holding a globe up to the photo by Sophie Crawford sky. “Diversity is what brings us together to stand out and accept culture differences and heritage,” she continued. “Young people need to be taught that diversity is okay and should embrace it.” Jessamene plans to study nursing at Palomar College. ¢

F
or Naomi Stein, what grows at Alta Vista Botanical Gardens (AVBG) is a work of her creative expertise, profound loss, and a deep connection to nature. Naomi and her husband Bill have been involved with AVBG for close to a decade and were instrumental in the creation of the Children’s Music Garden and the Children’s Discovery Trail. Naomi’s experience with gardening began when she and Bill and their two young children relocated from New Jersey to Vista in 1977. Shortly after, the couple started an outdoor design and construction company, Eco-Greenscape. This was only the beginning for Naomi’s work. “Working with plants got me interested in herbs and healing, so I took classes and received an herbalist certification,” Naomi shared. “I did many walks to teach students about the local herbs growing in Southern California, their identification, and uses for food, medicine, and survival.” In 2008, Naomi and Bill lost their son Jeffrey, who suffered from a severe sleep disorder. As a self-taught musician, he would compose music on his sleepless nights, Naomi shared. “What kept him going was his music,” she said. Seeking a way to honor his life and love for music,

Naomi and Bill designed and built the Children’s Music Garden at AVBG in their son’s name. The garden is outfitted with outdoor instruments and an unusual pebble chime. “The music garden turned out to be quite a hit with local families and brought many more people to the gardens,” Naomi said. “It’s so beautiful to see young children enjoy playing all the instruments.” Soon after, Naomi and Bill joined the AVBG Board of Directors and have been involved ever since with volunteering and fundraising. “I enjoy giving back to the community, working with dedicated members, creating beauty, and seeing people enjoy and respect nature,” Naomi said. “I also feel that my knowledge in plants and landscape technology is needed and still put to good use.” Today, they are working on finishing the Children’s Discovery Trail, a trail with 18 quiz boxes with riddles related to nearby plants. The gardens for Naomi provide a little respite from the world and a place to reconnect with nature. “It is relaxing, refreshing, good exercise, and important for one’s health and peace of mind to spend time in nature,” Naomi acknowledged. “With cell phones, computers, TV, and our fastpaced American life, we all need to get out and enjoy nature more.”

In an effort to make extraordinary art experiences accessible to everyone at an affordable price, Wonderspaces has partnered with artists from around the world to bring a pop-up arts experience on a limited tour to cities around the nation. Featuring 20,000 square feet filled with over 16 unique experiences ranging from room-sized interactive art installations to virtual reality films, the event launched in San Diego this month and will remain for viewing through July. Among the artists featured is North County local Adam Belt, whose piece titled A Religious Experience brings light and a representation of the night sky together to incite a sense of awe. Voices for Children Voices for Children (VFC) and other organizations across the country recognized National Foster Care Month in May, which aims to raise awareness of the challenges faced by children in foster care and acknowledge the dedication of the individuals, families, and communities that support them. More than 10,000 children spend time in the foster care system each year in Riverside and San Diego Counties. Since 1980, VFC has served foster children in San Diego by providing them with Court-Appointed Special Advocate (CASA) volunteers. Following training provided by VFC, CASA volunteers are matched with a child or sibling group. CASAs get to know the child, the professionals on their case, and act as advocates for the child’s best interest. More than 300 children are currently on the VFC waiting list for a CASA. VFC is raising funds to move as many children as possible off the waiting list and under the care of a CASA volunteer. VUSD Schools Honored with Gold Ribbon Rancho Buena Vista High School (RBV) and Mission Vista High School (MVHS) have been named 2017 California Gold Ribbon Schools. The Gold Ribbon Awards, which are temporarily replacing the California Distinguished Schools Program, recognize schools that have made gains in implementing the academic content and performance standards adopted by the State Board of Education, and also serve as examples of excellent teaching, learning, collaborating, and successful school climate efforts. RBV was specifically recognized for its reading and writing program that involves English and social studies classes, equipping students with writing strategies and analysis skills necessary to write complete essays on a variety of topics. Solutions for Change Receives Grant
Solutions for Change, a local nonprofit dedicated to solving family homelessness in San Diego, recently received a $10,000 grant from the Del Mar-Solana Beach Rotary Club. The grant will help fund a refrigerator truck to ensure proper delivery of lettuce grown at Solutions for Change’s aquaponics farm to local schools. “By investing $10,000 into a refrigerated truck, Del Mar-Solana Beach Rotary not only equips us to deliver the freshest organic food to thousands of local school kids and be more sustainable,” said Solutions for Change CEO Chris Megison, “they’re now part of delivering permanent solutions for homeless families in world class innovation right here in their backyard.” Solutions for Change’s farm provides both work-related training and employment as well as additional funding for the organization’s education and housing programs. In fact, San Diego is known for having some world-class surfing spots, and plenty of options for all skill levels. Since beaches can get crowded, especially during the warmer summer months, be sure to get there early enough to stake out your spot and make parking a bit easier too. So grab your board and some sunscreen and check out some of these top local spots to catch the perfect wave!
LA JOLLA SHORES, LA JOLLA BEGINNER/ INTERMEDIATE La Jolla Shores is one of San Diego’s best and most popular beaches. It’s a safe spot for beginners to learn or practice surfing on gentle waves. And it’s great for the whole family – the beach has year-round lifeguard services, good facilities, a parking lot, fire pits, and a children’s playground just across the sidewalk. Several surf schools operate from here as well.
TOURMALINE SURFING PARK, PACIFIC BEACH BEGINNER/ INTERMEDIATE Tourmaline has a history of being a true surf hangout for San Diego locals. The waves are soft and gentle and the beach comes equipped with showers and restrooms. Hop on over to Garnet Ave. after your surf session for a bite to eat while you watch the sun set.

Swami’s is an internationally known spot for good surf. A variety of breaks make for high-performance waves for longboard and shortboard surfers. It can be difficult to paddle out here, though, so strong swimming skills are a must.
Black’s is arguably home to San Diego’s best surf. An offshore underwater trench funnels powerful swells into this area, which can be dangerous for inexperienced surfers. Getting to the beach requires a bit of trekking and since Black’s is infamous for its “clothing optional” rule, it might be best to leave the kids home for this one.
LOWER TRESTLES, SAN ONOFRE INTERMEDIATE/ ADVANCED Lowers, as it’s called, is part of a collection of surfing spots at San Onofre State Beach that sits at the top of San Diego County. It is one of the world’s most high-profile and high-performance spots, often hosting expert and even professional-level surfers. For this reason, Lowers can get crowded and claiming waves can get competitive.

uena Creek was one of 113 cleanup sites for I Love A Clean San Diego’s (ILACSD) 15th Annual Creek to Bay Cleanup held on Earth Day. Approximately 6,200 registered volunteers helped improve the health and beauty of San Diego’s natural environment during the three-hour event, removing more than 150,000 pounds of trash and debris from locations throughout the county. Some notable odd items found in the cleanup included a $90 check, an ATM machine shell, and a raw chicken package. Volunteers also beautified and restored the local environment through painting, planting, and weeding projects. Several of San Diego’s elected officials visited cleanup sites in their respective districts, including: San Diego City Councilmembers David Alvarez, Barbara Bry, Georgette Gomez, Chris Ward and Lorie Zapf; Assemblymembers Lorena Gonzales and Brian Maienschein; Senator Toni Atkins; and U.S. Congressman Scott Peters. Creek to Bay is one of hundreds of cleanups hosted by ILACSD. VISTA CHAMBER OF COMMERCE HONORS LOCAL STUDENTS
T
he Vista Chamber of Commerce held the 2nd Annual Rising Star of the Year Scholarship Breakfast in mid-May. The chamber hosts monthly breakfasts throughout the school year honoring 50 seniors from eight local high schools, who are the only ones eligible to apply for Rising Star of the Year scholarships. Eleven students were awarded college scholarships at this year’s event: Ranessa Austin (Guajome Park Academy); Olivia Trillizio (Tri-City Christian); Jenna Steffan (North County Trade Tech High); Leslie Martinez (Vista High School); Mark McGreal (Vista High School); Steven Harris (Vista High School); Guadalupe Bolanos (Major General Raymond Murray); Crystal Rojas (Mission Vista High School); Xipatly Montano (Alta Vista High School); Lea Zaric (Rancho Buena Vista); and Alyssa Maloney (Rancho Buena Vista). Eight of these students will
receive a $1,000 scholarship and three students will receive an $850 scholarship. The Vista Chamber of Commerce facilitates activities, strategic partnerships, and promotional and educational opportunities to benefit member businesses and to remove barriers to successful business enterprises. The purpose of the chamber’s Rising Star of the Month is to bring the community together to honor local high school seniors for demonstrating character, integrity, love of learning, involvement in school and community activities, and the ability to overcome challenging life circumstances without compromising their education. Over 75 community, civic, and business leaders gathered at Vista Entertainment Center to acknowledge the students at this year’s event. I graduated from Poway High School many years ago and attended Cal State San Marcos. I am married, and we have three wonderful children ages 20, 13, and 11.
