92127’s 1st Annual REALTOR® Guide
I
like things that you can touch. If I can’t touch it, I at least like to be able to see it. It should come as no surprise to the people that know me that my world revolves around building things. Whether it is creating magazines, overseeing the launch of a website, starting and growing companies, remodeling a home or office space, or building a house from the ground up – I’m all in! Seeing the final product that wouldn’t exist otherwise is very rewarding. Even as a child, I would find simple pleasure in drawing floor plans of homes. In my mind, I was actually building those houses – or I was going to build them when I grew up. Although more than a few of my house designs didn’t contain some of the bare essentials that adults are accustomed to – like closets and storage areas – they certainly had amazing game rooms, huge garages, and bathtubs the size of small swimming pools. As it turns out, perhaps my 10-year-old imagination was onto something. Note to self: Revisit original concept of amazing game room (aka man cave) and huge garage (aka my favorite part of a house). We’ll table the bathtub discussion for a later time. You can definitely touch real estate. For nearly a decade in the early 2000s, I owned a real estate and mortgage company that had 97 licensed agents at its peak. Building a company from scratch to a team of 113 (counting the support personnel) was an incredible experience to say the least. I developed a profound respect for the real estate industry along the journey while overseeing thousands Derrick Breaux of transactions. I am still very close to many of the incredible professionals that Publisher made up our team. Simply put, I respect what REALTORS® do and how hard they work for their clients and the community. I value the many steps that take place during a real estate transaction. This issue of 92127 Magazine contains a very special 1st Annual REALTOR® Guide (see page 57). To be honest, I can’t believe we didn’t do this special issue sooner. There are many elements that go into building a community, and active local real estate professionals are definitely one of the key components. They are often a part of the community themselves, walking their kids to school or sitting next to us at soccer games. Many of them sponsor school programs and donate time and money to local charities and organizations. But perhaps the most important thing is that they are working with us on what is considered to be the single largest investment of our life – buying or selling our homes. While we often see the faces of our local REALTOR® celebrities in the pages of this magazine, on the real estate signs around town, on the ballpark fences, or even on the shopping carts watching us as we make the dreadful decision to go with paper or plastic, I wanted to take it one step further. Real estate is definitely hyper-local, and this REALTOR® Guide gives you a glimpse into the individual movers and shakers of our local real estate industry. The intention of the REALTOR® Guide is to create a personal introduction to the actual person – not just the REALTOR® – that dedicates their career to overseeing our local real estate market. I hope that you enjoy getting to know your REALTORS®. Be sure to say hello to them when you see them around town at Starbucks, on the fields, at the schools, or during their open houses. They are constantly working in front of and behind the scenes to keep their fingers on the real estate market pulse and see that our communities continue to move forward.

AMAZING AQUATIC ABILITIES MacKenzie Davey has a Passion for the Water by LINDA FRABL | photo by Spark Photography

ith almost 75% of the earth’s surface covered in water, it’s surprising that so few people fully utilize all of the aquatic opportunities available to them. MacKenzie Davey, a 4S Ranch resident who will be a senior at Cathedral Catholic High School this fall, is not one of these people. She has embraced the water world, and shared, “My true passion is the water!” It all started around the age of four when MacKenzie’s dad introduced her to surfing, and MacKenzie still celebrates all of her birthdays by taking annual surfing trips. She is also on her high school surf team and helped the girls win the state championship for women’s shortboard. “Surfing is my favorite activity to do in my free time,” MacKenzie stated. But that’s not where her water expertise ends. MacKenzie has been playing water polo since she was a seventh grader, and she admitted, “I instantly fell in love with the sport, and I have dedicated a majority of my time training and playing it.” The hard work paid off – for the past two years MacKenzie has been selected to attend the Olympic Youth National Team Selection Camp for water polo. Only 40 girls from across the country are invited to this, and MacKenzie exclaimed, “It is my proudest accomplishment!” MacKenzie has even utilized her affinity with water – in this case bottled water – to earn her Girl Scout Gold Award. Her project is to encourage athletes to adopt reusable water bottles. Describing the experience, MacKenzie said, “I learned how to write proposals, ask for sponsorships, coordinate people, and implement my concept. It is not easy, but very rewarding.” When she does take a break from focusing on water, MacKenzie still stays fit by playing lacrosse for her high school team. Her team won their league and even made it to the semi-finals of the Open Division. In total, MacKenzie has earned nine Varsity letters while still maintaining an excellent GPA (she is in the NHS and has CSF honors). With the help of her good grades, MacKenzie wants to eventually study marine biology in college. Discussing how she has already achieved so much, MacKenzie revealed, “I am a goal-driven person, and I can find the motivation and determination within myself.” Like the ocean stretching out towards the horizon, MacKenzie’s amazing aquatic abilities continue to astound us.

Life is Full of Sweet Things THE SCORNAVACCO FAMILY REFLECTS ON FOND MEMORIES IN 4S RANCH by LAINEY KRAL | photos by Tyler McElhaney
S
ince its founding in September 2009, Sweet Things Frozen Yogurt has brought sweetness and joy to the 4S Ranch community. The business has also been a source of solace for the Scornavacco family. “Sweet Things was created out of adversity,” shared owner Nancy Scornavacco. She and her family created the business when Mike, her beloved husband, was diagnosed with pancreatic cancer. Nancy continued, “Rather than give into the hardship, we pooled our collective talents and created the idea of Sweet Things. From the tie-dyed wall to the comfy couches in the living room, Sweet Things became that place we needed.” Though Mike passed away, his love and passion have continued to energize the family in their community connections and business endeavors. His eldest son, 20-year-old Jake Scornavacco, has been
the general manager of Sweet Things since he was only 14. He runs both Sweet Things 4S Ranch and the new Sweet Things San Diego at the Hilton San Diego Bayfront, allowing his mother to spend most her time focused on the family’s wellbeing. Sixteen-year-old Zac works as Jake’s second in command while maintaining his 4.4 GPA at Torrey Pines High School (TPHS); he was recently elected junior class president. Their sister Taylor, also 16, is the only three-sport varsity letter award winner currently at TPHS, excelling in golf, basketball, and lacrosse. Lucca, the youngest brother at 13, helps his brothers at Sweet Things and is a natural leader, athlete, and social butterfly. The family has expanded in the intervening years – Nancy met and fell in love with Garrett Thornton, who has become an integral part of the family. The business has also expanded with the four-year-old downtown location at the Hilton San Diego Bayfront. Business has been booming, and as Jake said, “Sweet Things is a tangible reminder that life is full of sweet things, and it’s possible to triumph over tragedy.”
Life continues to evolve for Sweet Things San Diego is located next to the San Sweet Things and the Scornavacco Diego Convention Center, across the pedestrian bridge family, and now a new chapter is from Petco Park, and offers smoothies, shakes, parfaits, beginning. “Jake has dedicated and acai bowls in addition to premium frozen yogurt. his childhood to his family and to Sweet Things, but his dream The Scornavacco family is hosting a Farewell to 4S lies in Hospitality and Tourism Ranch Open House and invites the community to enjoy Management,” explained Nancy. a complimentary yogurt and celebrate the “Sweet She realized that Jake wouldn’t Things” in life. The open house will be on Sunday, be able to attend college full-time Aug. 23 from 3 to 7 p.m. at Sweet Things 4S Ranch. while running two businesses, and together the family made a difficult . decision. In order to allow Jake to pursue his degree, continue managing Sweet Things San Diego, and work to achieve their vision of developing the brand in several Hilton hotels across the country, the family has decided to close the original Sweet Things 4S Ranch. The whole family loved every step of their journey in 4S Ranch, and treasure their memories of sponsoring fundraisers, sports teams, and events like the Stone Ranch Elementary THE SCORNAVACCO FAMILY WOULD LIKE TO DEDICATE THIS Spelling ARTICLE TO MICHAEL ARMAND SCORNAVACCO, THE FOUNDER Bee. “Sweet OF SWEET THINGS. EVERY MAN HAS THE OPPORTUNITY TO Things 4S BECOME A FATHER, BUT WE WERE BLESSED WITH A “DADDY.” Ranch was blessed to see HE, HIS LOVE, AND THE WONDERFUL MEMORIES WE ENJOYED so many beautiful LIVE DEEP IN OUR HEARTS, AND HIS SOUL FOREVER SMILES families grow and change in our wonderful DOWN FROM THE FAIRWAYS OF HEAVEN. six years as part of the community,” said Nancy. “Sweet Things has seen newborns grow into soccer champs, children grow into fine young adults, and middle schoolers become the graduating class at Del Norte High School.” “Closing Sweet Things 4S Ranch after six years, we’ll truly miss each and every member of the community,” added Jake. “We hope to see many familiar faces at Sweet Things San Diego.”

s a Puerto Rican citizen, Gerant Rivera-Sanfeliz aspired to become a doctor. His father was a pharmacist, his mother supported the family at home, his oldest sister became a pharmacist, his other sisters became accountants, and his brother became a banker. He obtained his B.S. in Science from the University of Puerto Rico and attended medical school at the University of Puerto Rico. Of the many possible medical specialties to practice, Gerant chose radiology, a specialty that uses various types of images like x-rays, ultrasound, CT scans, PET scans, and MRIs to diagnose and treat diseases. He completed his Diagnostic Radiology residency at UCSD and a one-year fellowship in Vascular and Interventional Radiology, a discipline that offers minimally invasive alternatives to conventional surgery, at UCSF. As a Clinical Professor of Radiology with a subspecialty in Vascular and Interventional Radiology, he has been practicing for the last 13 years. For the past 22 years, he has also worked at the Veterans Administration Medical Center in La Jolla. “Being a physician is the most rewarding experience in the entire world,” shared Gerant. A patient once shouted, “I have died; I am in heaven,” as he walked past. When he asked this man how he knew

this, his patient explained, “Because I see you, and you’re an angel.” Experiences like this one inspired him to begin lecturing in Cuba, Mexico, El Salvador, and Puerto Rico. Not wanting to limit who could benefit, he never charges for his lectures. He revealed, “Lecturing has opened my world, allowed me to meet different people, and has been my opportunity to give back. I feel blessed every time I visit a new country.” Gerant became inspired by Lola Rodriguez de Tio, a poet who wrote, “Cuba and Puerto Rico are the two wings of a bird, drawing flowers and bullets over the same heart.” Taking a chance, he contacted the Radiology Department of the Hermanos Ameiheiras Hospital in Havana. The result: he gave many lectures in Havana, had multiple opportunities to work at the Havana hospital, and collaborated with Havana colleagues to publish a two-volume book on Interventional Radiology, which won the National Book Award last year. In the future, Gerant looks forward to spending more time with his wonderful children, TJ and Camila, and retiring so he can create a nonprofit organization that brings his Interventional Radiology skills wherever needed.

Maderas Golf Club Aces Rankings
GOLF DIGEST RELEASES ANNUAL LIST OF TOP 100 GREATEST PUBLIC COURSES
L
ocal Maderas Golf Club was recently named among the Top 100 Greatest Public Golf Courses according to Golf Digest. The annual list was first established in 1966 and is curated according to aesthetics, ambience, conditioning, design variety, difficulty, memorability, and shot values. The panel of experts behind the rankings plays each course and score them in each category, with an emphasis on upholding the game’s traditional values. The best courses have an overall continuity to all 18 holes while still incorporating a great variety of design between individual holes. This is the second year in a row that Maderas has been named on the list. The winding course was designed by Johnny Miller and Robert Muir Graves. Inclusion in the list of the top 100 public courses has considerably increased the nationwide interest in the course. “It’s a great indication that we’re doing the right things for the right people with great support from our owners,” said Maderas General Manager Michael Flickinger. He credited the golf course’s staff as a whole for their exemplary dedication. “We also take great pride in supporting our community and local charities by hosting a variety of fundraising tournaments and events each year,” shared Michael. Such events have included a mini-golf tournament for the One Small Voice Foundation, the Poway Chamber of
Commerce’s Mickey Cafagna Memorial Golf Classic, and dinner auction events for local schools. Up to 300 guests can enjoy sweeping views of the course from the Del Lago ballroom and garden. Michael continued, “In the past three years, these events have helped raise millions of dollars for local nonprofit organizations.”

A Fun and Safe Summer RANCHO SANTA FE FIRE PROTECTION DISTRICT GIVES TIPS ON WATER SAFETY
T
he hot summer months are almost here and soon many will be seeking a refreshing dip in the water of their pool, lake, or beach. While focusing on cooling you and your family down you might not put much thought into preventing injury, yet drowning is the leading cause of injury and death for young children. It takes seconds for an accident to happen while spending time near water. Fortunately, risk of drowning is preventable if you are aware of your surroundings and actions. If you have a pool it is vital to always have life-saving flotation devices near the pool area. In households with children it is important to make sure that children do not play around the pool area or swim in the pool without adult supervision at any time. If possible, make sure pools and spas are enclosed on all four sides with self-closing and latching gates. It is also worth looking into installing an exit alarm on any door that provides direct access to the pool. Another important safety modification to consider is an anti-entrapment drain cover for pools and spas. Making sure that your surroundings are secure is important, but so is making sure that you are prepared in the case that an accident does occur. You should always know the address of your location in case

you need to call 9-1-1. If you are at a beach or lake location, pinpoint your nearest street, cross street, and landmarks. Remember to always have a U.S. Coast Guard-approved lifejacket when participating in water sports such as tubing or jet skiing. Do not consume alcohol if operating a boat. Following these simple guidelines can help you have a fun and safe time under the sun this summer. For more information on water safety visit www.rsf-fire.org.

The Madsen Family Blooms in 92127 by KELLEY GUSICH | photos by Spark Photography
T
he Madsen Family moved to 4S Ranch from Kentucky two years ago for Matt to join North County Oral Surgery. Being at such a distance, they had to rely heavily on the opinions of others. “We were astonished at the number of people that told us 4S Ranch was the place to be with a young family,” Michaun explained. “We are so glad we listened to their advice!” Michaun and her three daughters, Maylee (8), Makelle (6), and Mirabel (5 months), came early to their new home. Michaun called Matt after only three days to tell him he’d better like his new office, because she and the girls had already decided they never wanted to leave. Now Maylee and Makelle are in fourth and first grade at Stone Ranch Elementary. Maylee enjoys activities like volleyball, piano and tap lessons, Girl Scouts, and activity group at church; her sister Maylee enjoys tap and ballet, music classes, and also Girl Scouts. Mirabel is actively working on rolling and sitting up, and she spends most of her day smiling at her adoring sisters. An attorney by trade, Michaun maintains her Kentucky license. However her number one job (and favorite position she has ever held)

is as CEO of the Madsen family. Matt has offices in both RB and Escondido. He is passionate about what he does and has published 19 papers and co-authored two books in the field of oral and facial surgery. Michaun is room mom for both older girls, serves on the Stone Ranch PTA Board, and is active through her church as a leader in youth programs there, serving as a role model and mentor. Matt is also involved in church as a Sunday School teacher. Fluent in Spanish, he makes a yearly trip to Guatemala to perform cleft lip and palate services for people with no access to medical care. “Our family has quickly adapted to the California lifestyle and weather,” Michaun smiled. “Matt surfs every Saturday morning, and the girls love the beach.” Since Matt is outnumbered four to one in the Madsen household, he has used his fine motor skills to connect with the girls by perfecting his nail painting skills. “Almost every Sunday,” Michaun laughed, “Matt sits down and paints tiny fingers and toes. He has become remarkably good at drawing hearts, flowers, and the various other requests he gets.”

SAME DAY SMILES CAD SMILES BRINGS NEW SMILES TO PATIENTS IN JUST ONE VISIT by RANDI CANTRELL | photos by Tyler McElhaney
E
ddie Corales of CAD Smiles believes that a person’s smile is an important part of their personality – it can reflect their lifestyle and attitude, and is often the first thing that others will notice. His passion to help others find their perfect smile began five years ago when he started CAD Smiles, a company that focuses on sameday smile makeovers. Today he works with over 200 dentists all over San Diego County who own CEREC CAD/CAM technology and provides tooth restorations, full-mouth rehabilitations, implants, dentures, and many other services. In previous years, if crowns or dental veneers were necessary for a patient, multiple procedures and a great deal of waiting time in-between visits was inevitable. The CEREC CAD/CAM one-of-a-kind technology has changed these dental procedures completely. It now allows the smile designer to take digital scans of a patient’s teeth and work with them to personally customize a smile in just a few hours. “CAD Smiles is the only company in San Diego and the U.S. that offers same-day smile makeovers with a certified technician, or smile designer, onsite,” Eddie explained. “This means that a patient can come to the dental office with a smile that is not satisfactory to them and leave with a smile that suits them.”
Dr. Brian Davey is one local dentist who works with CAD Smiles and the CEREC CAD/ CAM technology. Dr. Davey was recently awarded the 2014 Doctor of the Year for NLP Complete Health Dentistry and earned a leadership award earlier this year. He comes from a family of dentistry and was mentored by his uncle, a pediatric dentist, who recognized early on that Dr. Davey had the skill, both technical and interpersonal, to become a good dentist. Today, Dr. Davey’s mission is to enhance people’s lives through health, wellness, and fun. He is committed to making a difference in the health of the San Diego community by getting 20,000 people healthier before 2020. He believes the mouth is connected to the body, the body is connected to the family, and the family is connected to the health of a community. Dr. Davey explained, “Bringing together the medical and dental communities and creating an inter-personal collaboration for the greater good of San Diego and my patients is my mission.” The atmosphere of CAD Smiles Same Day Smile Centers is similar to that of a spa rather than a traditional dentist’s office. Patients are made to feel comfortable and at ease, and more importantly, are included in the process of designing their new smile. “With our service, there are no uncertainties,” Eddie continued. “The final result is predictable because the dentist, patient, and smile designer work

together in perfect synergy. We apply the principles of visual art to the composition of the customized smile to create a result that expresses the patient’s personality and lifestyle, and ensures harmony between the restorations and the patient’s physical appearance, values, and attitude. It is a service you won’t get anywhere else.”

Math Ambassadors DNHS MATH PROGRAM HELPS EVERY STUDENT FIND THE RIGHT PATH TO SUCCESS
T
he Del Norte High School (DNHS) Math Department has grown from just six teachers to 16, and students have been flourishing in the growing program. “From the beginning our focus has been on creating a math program that is open access, which means we believe any student is capable of taking an Advanced Placement math class in high school,” shared Jim Krenz. The department started with one calculus course; last year there were over 20 classes of AP Calculus and AP Statistics serving over 700 students. “Sixty-seven percent of our seniors that graduated this year took an Advanced Placement math course,” said Jim. “And for the fourth year in a row, we had almost 60 seniors enrolled in an AP class who started high school in either Algebra 1-2 or Introduction to Algebra – a phenomenal statistic that truly makes DNHS distinctive among other high schools.” Jim explained that many students who begin in Algebra 1-2 believe they aren’t good at math. He said, “Our teachers focus on changing this belief and teaching students how to study for math, thus
changing their habits. So by their junior year, these students are starting to believe in themselves and now have the tools to succeed as long as they apply themselves.” The department offers two tracks for students to reach AP Calculus or Statistics – one track takes three trimesters of math courses before AP Calculus for students who already excel in math. The second takes five trimesters for students who need more time to develop their abilities. The department created the Math Ambassadors program to help encourage and motivate new freshmen. The Math Ambassadors were selected from the students who began in Algebra 1-2 or Introduction to Algebra and took an AP math class their senior year. “Our Math Ambassadors speak about the self-doubt and insecurities with math when they were freshmen and how they overcame these negative influences to achieve success,” said Jim. They also visit eighth graders at Oak Valley Middle School to share how the DNHS Math Department will support their efforts to succeed over the next four years.
“MY EXPERIENCE IN MATH HAS BEEN AMAZING. I FAILED, AND I MEAN FAILED,
“MY MATH EXPERIENCE WAS ROCKY DURING MY FIRST TWO YEARS OF HIGH
ALGEBRA 1-2. THIS WAS A HUGE DISAPPOINTMENT SO I VOWED TO DO BETTER
SCHOOL. I DID NOT APPLY MYSELF AND LACKED MOTIVATION. JUNIOR YEAR I
WHEN I TOOK IT AGAIN. MY NINTH AND TENTH GRADE TEACHER SET ME UP
REALIZED I WOULD HAVE TO CHANGE THAT, SO I STARTED MAKING BETTER CHOICES,
FOR SUCCESS. MY TEACHERS ARE THE REASON I WAS SUCCESSFUL IN MATH
CHANGED HOW I STUDIED, AND CAME IN FOR HELP. THE BIGGEST CHALLENGE IS
IN HIGH SCHOOL – THEY SUPPORT AND MOTIVATE YOU. AND WHAT I LEARNED
JUST UNDERSTANDING THE CONCEPTS. BUT WHEN I FINALLY UNDERSTAND IT AND
FROM EIGHTH TO NINTH GRADE IS THAT IT’S ACTUALLY EASIER BEING SMART.”
DO WELL, I FEEL A SENSE OF ACCOMPLISHMENT WHICH MAKES ME WANT TO DO

Name of Chef: Keri Quinn Family Members: Husband – Kelan; Sons – Austin (5) and Wyatt (2) Community: Terrano Interests: Working out, cooking, hiking, gardening, and shopping/redecorating Favorite Local Activity: Dog Beach/Powerhouse Park About the Recipe: This is a recipe that packs a lot of protein in a bite-sized muffin. I am always looking for a way to sneak protein into my toddler boys’ tummies. They are picky eaters but these muffins fly off the cooling rack and rarely last more than one day! I used AdvoCare’s vanilla muscle gain because it provides easy-to-digest, high-quality protein. So many of my girlfriends have loved the recipe, it’s become a playgroup favorite. I wanted to share it with our neighborhood to nourish the next generation of 4S residents! About the Chef: I studied nutrition in college and love that my current career allows me to focus on my family (being a stay-at-home mom) while fulfilling my passion of helping others achieve their health and wellness goals.

Tired of Feeling Tired? TRY THESE TIPS TO INCREASE YOUR ENERGY If you’re tired of feeling like a sluggish sloth, try these tips for fighting fatigue and energizing your battery. Our everyday habits play a powerful role in how we function throughout the day. Drink plenty of water. Dehydration zaps your energy levels and is one of the main causes of fatigue. Always drink when you are thirsty and always have water available. Foods that naturally contain water include yogurt, carrots, and juicy fruits such as watermelon. Eat nutritiously. Include protein, fruits and vegetables, complex carbohydrates, and polyunsaturated fats in your diet. Some people may benefit from eating smaller meals more frequently throughout the day to help maintain their blood sugar levels. Nibble on nuts and seeds such as almonds, sunflower seeds, and Brazil nuts, which can provide sustained energy. Complex carbohydrates such as whole grain crackers can give you quick energy without the fluctuations in blood sugar. Take a digital break. Take a break from checking your phone or the internet all the time. While technology is useful and fun, it can also be distracting and create a sense of false urgency. In addition, the visual fatigue caused by staring at a digital screen for hours at a time can cause headaches, tired eyes,
by PAUL BRYDON, D.O.; Scripps Clinic, Rancho Bernardo
difficulty concentrating, and neck or back pain. Obesity and irregular sleep have also been linked to too much screen time. Exercise regularly. Even a 10-minute walk will increase your energy and boost your mood. Physical activity improves the working efficiency of your heart, lungs, and muscles, which can give you more energy overall. Yoga, swimming, walking, and biking are good low-impact workouts. Get outside. Sunlight and vitamin D are an energizing duo that can also generate optimism. Be sure to layer on the sunscreen so you don’t get too much of a good thing. Turn on the tunes. Listening to music can decrease tension, increase energy, and distract you from feeling fatigue. Listen to your favorites when you need a pick-me-up. Go to bed. Getting enough sleep is crucial for maintaining energy throughout your day. If the alarm blasts you out of bed each day, you are not getting enough sleep. If you have late-night food cravings, that usually means you’re sleepy, not hungry. Smile. Smiling makes people happy – you and those around you. Choosing to genuinely smile – not fake smile – can help you relax, which contributes to good energy and a stronger immune system.

:::: FROM THE DENTIST
TOOTH-HEALTHY FOOD DECISIONS Soft drink consumption has increased dramatically in recent decades. They’ve become a daily habit for a growing number of people, especially kids. A steady diet of soft drinks is a leading cause of tooth decay, enamel erosion, and obesity. They may even increase the risk of developing diabetes. Soft drinks contain a large amount of sugar, which causes tooth decay by producing acid when it comes in contact with the mouth’s natural bacteria. This acid dissolves tooth enamel, eventually causing cavities. But why are soft drinks so much worse than many other snacks? A single 12 ounce can of soda contains up to 12 teaspoons of sugar! A Big Gulp can contain 63 teaspoons of sugar! Adding to the problem is that these large drinks are usually consumed over an extended period of time, prolonging the acid attack on the teeth. The acid attack lasts about 20 minutes, and starts over with every sip. If you have a receding gum line,
this acid can damage the roots of the teeth. This is particularly a concern for adults. Even diet or sugar free soft drinks can raise havoc with the teeth. While they don’t contain sugar for the bacteria to use to produce acid, they do contain their own acid which is added to enhance the flavor of the drink. This acid can damage the tooth enamel almost to the same extent as the sugared drinks.
How can you reduce decay? • Drink soft drinks in moderation. • Don’t sip for extended periods of time. Ongoing sipping prolongs sugar and acid attacks on the teeth. • Do not drink soft drinks immediately before bedtime because the liquid pools in the mouth and coats the teeth with sugar and acid. Teeth are particularly susceptible to acid attack when you are asleep and there is little saliva flow.
DR. CHRIS PHAM • Drink water instead of sugared drinks. It has no sugar, no acid, and no calories. • Get regular checkups and cleanings to remove bacteria buildup (plaque) and calculus (tartar). Remember to floss.

Q &A with Sally
Grigoriev, RB Recreation Council President
Can you tell us a bit about the RB Recreation Council and its history? The council in its present form was chartered by the City of San Diego Department of Park and Recreation in 1993. The founding board members were Bruce Cornblum, Ove Kjelsen (deceased), and Stuart Glassman (deceased). The goal was to bring together the most community-minded recreation activists in Rancho Bernardo to create a recreation council to develop the facilities and programs offered to the community. The Recreation Center buildings were constructed in 1995, and in January of 2002 the center’s name was changed to add Stuart Glassman’s name. Glassman, who died in 2001, was a dedicated volunteer who was a champion of many recreational opportunities that came to the community. What is the RB Recreation Council’s current role, and what communities does it serve? The RB Recreation Council serves Rancho Bernardo and the surrounding communities. We’re a group of concerned citizens who volunteer their time to partner with the City of San Diego and advise Park and Recreation staff on matters related to park and recreation programs, facilities, community events, equipment, and improvements. In addition the council plans, promotes, publicizes, and helps provide recreation opportunities for citizens in the Rancho Bernardo community. We meet on the first Wednesday of each month at 7 p.m. at the Rancho Bernardo Glassman Recreation Center. We encourage groups, clubs, and leagues using the park to send a representative to the meetings. Meetings are open to the public and new membership is encouraged and welcomed. How did you personally get involved in the council? What is your current role? I have been a volunteer for San Diego Soccer Club and RB Recreational Soccer for almost 15 years and a resident of Rancho Bernardo for over 20 years. During that time I spent many hours with my children using the RB Community Park facilities and working with the rec center organizing youth events. The rec center director had been asking me to join

for years – once my kids got into high school and I had more time I decided I would give it a try. That was about five years ago, and I am currently the RB Recreation Council president. Can you tell us a bit about the other council members? The Recreation Council members are Dani Antique, Jeff Neyhouse, Katie Newbanks, Kelly Batten, Mike Gaylord, Nick Anastasopoulos, Oscar Eusebio, Robin Kaufman, Steve Ron, and Tom Giles. This is a great group of enthusiastic and dedicated volunteers with decades of experience leading other local community groups, sports organizations, and businesses. Can you tell us about what programs or services the RB Recreation Council provides? The recreation center and park are located on 38 acres with two play areas, eight ball fields, two outdoor basketball courts, three large open fields for soccer and football, six tennis courts, a dog park, lawn bowling, a gazebo and picnic area, the Joslyn Senior Center, an indoor gymnasium, and rooms available for rent. The park is next to the San Dieguito River Park and Lake Hodges which offer hiking and mountain biking trails. The Rancho Bernardo Recreation Center offers many classes and programs the entire family can enjoy. In addition we hold seasonal events such as the Spring Fling and egg hunt,
Halloween Carnival, winter holiday events with Santa, and Movies in the Park. What’s in store for the future of both the council and parks in 92127? This summer we will be hosting our first Summer Movies in the Park, a fun time for the entire family and the event is free. Also we are very excited about the additional recreation center hours that were recently approved by the City of San Diego. We just recently completed renovation of the gym floor, bleachers, and basketball equipment thanks to support from Councilman Kersey. With the severe drought situation, the park staff is working hard to comply with the Citymandated water restrictions while doing their best to preserve the main field areas used for youth and adult sports leagues. You will see areas that are not part of the play area of the fields that are no longer irrigated as we work to achieve the needed reduction in water use. Is there anything you’d like to share that the general public might not know about the RB Recreation Council? The RB Recreation Council is always looking for people interested in serving the community and bringing new ideas forward. We encourage everyone to take a look at the Rec Center Program of Activities that is available on the City Park and Recreation Department website.

Q &A
with Robin
Kaufman, RB Dog Park Liaison
Can you tell us a bit about the RB Dog Park and its history? The idea of having an off-leash dog park in RB came about after I was organizing my monthly standard poodle gatherings at the Poway Dog Park. We were able to rent the pens for our gatherings and I felt that RB residents needed a place where they could bring their dogs to exercise and socialize within our own community. What communities does the dog park serve, and what are the benefits for people and pets of having a local dog park? Besides RB residents, many who live in Poway, Escondido, Carmel Mountain Ranch, Sabre Springs, and other areas frequent our unique off-leash dog park. Not only is the dog park an excellent place for dogs to interact and develop good social skills, but it’s also a place where people with an interest in their dogs can interact with one another. How did you personally get involved with the RB Dog Park? What is your current role? I became involved in the concept back in 1999. As the idea grew, I spent time visiting other dog parks throughout our state and other states and communicating with those involved in dog parks throughout the country. Once I had a concept in my mind, I presented the unique idea of having three separate pens to the Park and Recreation Department. As dog park liaison, I worked closely with then-Area Manager II Bruce Martinez and other Park and Recreation employees in the full development of the park – from interviewing contractors to input on the design. Having three pens where one can be closed at any time for maintenance was the ultimate goal. As dog park liaison I interface with visitors to the off-leash dog park as well as RB Community Park staff. I answer questions and assist with issues which may arise. I also organized all past events at the dog park including the groundbreaking ceremony in September 2004 and the 10-year celebration in September 2014.

Can you tell us about the facilities available at the dog park? The RB off-leash park has three pens – one for large dogs, one for small dogs, and one for all dogs. Each pen has a vestibule before entering a pen. You enter it via a gate. Once inside, leashes and any choke collars are to be removed. You then open another gate to enter the pen. The same principle is utilized when exiting a pen. The vestibule also enssures a dog does not accidentally exit when someone enters or leaves the dog park. If they exit the pen with someone else by accident, they will be in the vestibule and the owner can call the dog back into the pen. The goal of having three pens is twofold – to allow dogs to interact with others their same size and to be able to close one pen at any time to maintain it while still having two pens opened. The RB off-leash dog park is also unique as it has natural slopes in each pen as opposed to other off-leash dog parks which are basically level. The natural slopes allow dogs more exercise. We have shade trees, a water spigot, several benches, and a number of doggy pot bag containers in each pen as well as throughout the community park. We also have a dual drinking fountain outside of the three pens.
What are the dog park’s hours? Are there any important rules that people should keep in mind when bringing their dogs out? The RB off-leash dog park is opened from dawn until dusk. Rules are clearly posted at the entrance of each pen and on our website. The one thing we would like to emphasize is that the dog park is a place for dogs to play and interact. It is not a playground for humans. We encourage people to have their children play in the remaining 38 acres of the community park. What’s in store for the future of the park? Any new developments in the works? Due to the drought we will no longer be able to maintain or upgrade the grass which is presently in each pen. We have actually stopped all water to the turf, but we are watering the trees in each pen. We will be looking at other possible material for the ground which would not require water. This may be a longterm process as our dog park is quite large and any material can be costly. We are also looking into possible shade structures for each pen. Again, due to the price, this will be a longterm project.

THINGS TO DO AT THE PARK
Let the Dogs Out: But make sure they stay leashed unless you’re at an off-leash park! Most dogs love exploring new territories beyond the neighborhood sidewalks. If you know your dogs are friendly, parks are a great place to introduce them to a variety of people. Remember to bring doggy bags and a water bowl.
Outdoor Office: Did any of your teachers ever take the class outside on sunny days? Be your own favorite teacher and cast a new light on your work by heading to a nearby park to catch up on your paperwork or help your kid with homework. The fresh environment can boost both your productivity and your mental health.
Party It Up: Local parks are great birthday venues no matter how old you’re turning.
Some have gazebos or other facilities you can reserve for special events – see www.sandiegocounty.gov/ parks and www.sandiego.gov/ park-and-recreation to learn more. Remember to clean up after your event and leave the park pristine for the next day’s party guests.
Picnic at the Park: Pack an easy meal with your friend, significant other, or family and head out to dine in the fresh air. Either bring a blanket to spread out on the grass or take advantage of available picnic tables
– though you may want to spread a cloth over the outdoor table anyway. Keep food covered and make sure napkins don’t blow away.
Playground Playdate: Instead of inviting your kid’s friends over to your house, invite them out to the park and let them loose for some lightly supervised fun. Be sure to bring along snacks and sunscreen depending on when you head out. You can also take turns every week with the other parents so everyone gets an afternoon to themselves.
Rest and Relaxation: Bring a blanket and a book and kick back for a relaxing start to your summer reading – or skip the book and just take a nap. Either enjoy the sounds of birds chirping and children playing or take charge of your relaxation soundtrack by bringing along music and earbuds. Don’t forget the sunscreen if you think you might fall asleep at noon.
Sports and Games: Playing catch sounds simple, but first you have to decide what you’re catching – a baseball, football, Frisbee, lacrosse ball, soccer ball, or something else? If you or a family member is on a sports team, playing catch in the park is a great way to keep everyone’s skills sharp. You can also play games that don’t need equipment, like Hide and Seek, Red Light Green Light, and Red Rover.

The Bachelor Runner-up Becca Tilley is Down-to-Earth, Fun-loving, and Family-focused by JENNIFER FRAKES | photo by Soul of Photography
F
ans of The Bachelor will recognize Becca Tilley as the runner-up in the most recent season of the long-running ABC reality television show. However, even devoted fans don’t truly know this down-to-earth 92127 resident. “Many people who watched the show probably think I am shy, quiet, and somewhat reserved. I am actually the opposite, though. I can talk to anyone, and I laugh all the time,” related this fun-loving chiropractic assistant. Originally from Louisiana, Becca moved to San Diego with her sister and brother-in-law. Although they first lived downtown, she loves the quiet and open spaces of her current Camino del Sur surroundings. In fact she would love to share all the community has to offer with her family back home in Louisiana. “I want every single important person in my life to move to San Diego and all live within 10 minutes of me. My family and friends back home are too far away,” related Becca. Although her family may be far away, her local community has shown her a tremendous amount of support. “Life really isn’t too different since the show finished airing; however, people will come up to me and say hello and occasionally ask for a photo," revealed Becca. "It is flattering, and people are so kind. I have felt so supported! I don’t think I can say enough about how overwhelming – in the best way – it's been to have strangers come up to me and tell me that they watched the show for me." After going through a public break-up, one which Becca handled with grace and civility, she is now ready to move on to the next adventure. “I want to travel more, and I want to eventually find someone, get married, and have kids. I’m not rushing that though; it will all come in due time,” said Becca. In the meantime she is focusing on her work and having fun in the San Diego sunshine. She can often be found at the beach or the pool, playing sports such as tennis and basketball, or seeing movies. When asked to reflect on her time in the spotlight, Becca is most grateful for the lessons learned. “I’ve learned in a very public way how much value kindness and support add to your life. We could all stand to have a little more kindness with our words and actions,” stated Becca. Name: Family:

Testimonial: “We had an amazing experience working with Dan and his team. Our house went on the market on a Thursday and we were in escrow by the next Wednesday at a price above our asking price. I would highly recommend working with Daniel Beer and his team for several reasons. We initially reached out and interviewed multiple agents, and starting with the first call Dan was by far the most responsive. This level of service continued throughout the entire process. He was extremely knowledgeable about our area but also complimented that local knowledge with actual data and analysis. From the photos and video of the house to the scheduling and marketing of the open house and ending with the negotiation of terms, everything was done with a plan and in a very purposeful manner. All of this added up to a great experience for us in selling our first home.” – Ken & Lori Hullings, Del Sur Seller

Matt & Michelle Kolker Windermere Homes & Estates
HAVE YOU HEARD THE STORY ABOUT THE REALTOR®, THE LAWYER, AND THEIR AMAZING MAP? Matt and Michelle, both longtime 92127 residents with three children in the school system, wanted Kolker Real Estate Group to have a purpose beyond selling homes. For years they have volunteered in the community, sponsored events, chaired committees, and donated a portion of every escrow to the schools. “Giving back is a wonderful focus for our business. I love that our children see us leading by example,” said Matt, never mentioning he has been involved in selling well over $100 million in real estate. He’s more excited about their latest creation, an innovative map inspired by the wish of a past client called Boundaries Matter.
“This is an exciting time for 92127. There are a lot of opportunities for move up buyers. I have a list of neighborhoods poised for big growth in 2016.” Combining their passion and real estate expertise, Kolker Real Estate Group created a unique solution for clients particularly interested in how a home purchase would impact their children’s chances of getting into a desired school. The colorful map of 92127 illustrates not only school boundaries, but also the Mello-Roos tax district boundaries and admission ratios for Design39Campus, where Matt and Michelle are actively involved. “Matt is like a coach. He guides people through the home buying journey. And me? I’m the lawyer,” she said with a laugh. “I’m analytical and detail-oriented. The Boundaries Matter map is fantastic for explaining the nuances of each neighborhood and giving our clients the enrollment edge for their favorite schools.” “When you find creative ways to help clients everybody wins,” said Matt.

Scott Voak
Pacific Sotheby’s International Realty Scott Voak’s education and experience have helped him propel his career as the top selling agent in 92127 since 2008 and a six-time winner of San Diego Magazine’s Five Star Award. He began working in real estate in 2003. Prior to that, he earned his B.S. in Electrical Engineering and his MBA in Entrepreneurship, followed by 12 years in high-tech sales and marketing and valuable experience as a corporate vice president and CEO. “I had 20 years of sales and marketing for high-tech companies, but was really missing the satisfaction of helping people. For me, sales isn’t about the chase or the close,” said Scott. “Better results for clients in real estate happen because of better marketing, the fast talking sales guys who are ‘closing experts’ aren’t really the ones who market better. Getting that better result for an individual or family is very rewarding.” He currently serves as managing partner for the Inland Corridor office of Pacific Sotheby’s International Realty. He specializes in the Poway Unified School District with a primary focus on the 92127 zip code. “The local market is unique because we are still seeing a lot of new construction,” explained Scott. He tries to caution buyers to focus on purchasing a home that works for their family over a seven to 10 year period. “If the market moves five percent a year in either direction, it’s going to negate any small difference in purchase price,” he said. On the sales side, he prides himself on creating and implementing a marketing plan that draws in multiple offers and results in a higher sale. Scott moved to San Diego from the Bay Area in 1996 and has enjoyed becoming a part of the local community. He helped establish the Stone Ranch Elementary School Foundation and the 4S Ranch-Del Sur Community Foundation. Scott currently supports local education and youth sports, as well as research into Fragile X syndrome, which his son has.
Testimonial: “Scott helped us sell and buy this summer. He was professional and put together great marketing material for our house in 4S Ranch. We ended up getting a great offer and the process went smoothly. We were on vacation during closing and Scott handled everything for us, keeping in touch along the way. With respect to buying, we fell in love with a specific short sale. Scott was so patient with us while we searched for alternate dream homes. He knew exactly what we wanted and also helped to level our expectations. Ultimately, our short sale purchase was successful and we ended up in our dream house. We ended up working with Scott for over five months – he is a true professional and knows the local market thoroughly. Thank you, Scott!” – Rachel Ghadband

Theresa and Ray Shay Shay Realtors
OUR COMMUNITY HUBS® SHARED WORKSPACE DYNAMICS ARE CHANGING THE FUTURE OF RESIDENTIAL REAL ESTATE Theresa and Ray Shay are the owners of Shay Realtors, one of the fastest growing residential real estate companies in Southern California, with over $251 million total sales in San Diego County and over $140 million in 92127 alone. Their unique business structure and nationwide trademarked Community Hubs® are redefining their industry and service to their local communities. Theresa explained their business processes are quite different than most real estate companies and the layout of their hubs are only one aspect of how they are breaking the current real estate mold. “Just about everyone thought we were crazy when we started opening community hubs, but we’re thrilled with what we have built and where we are going next.”
“Connecting businesses and communities, one Hub at a time.” The Shays have established three Community Hub® locations in the 92127 and 92129 zip codes with two located in 92127 (4S Ranch) and their third retail location near the Starbucks in the Rancho Peñasquitos Towne Centre. Ray added, “It takes a few minutes to wrap your mind around the fact that you are building a real estate company with no permanent desks, you’re open until 8 p.m. in the evening, and by the way, teachers, coaches, volunteers, and other nonprofits use your facilities absolutely free.” Ray, who is a retired San Diego Police Lieutenant and former SWAT Commanding Officer, said he developed the hub concept while working as a Field Lieutenant at Mid City Division, a unique and previously violent area in the City of San Diego where over 56 different languages are spoken.
66 • 92127Magazine.com • July | August 2015
Ray said, “The world is changing but everyone in every social economic level has the desire to meet. If you can build connections between nonprofits and local business people through a shared workspace environment, you can change the world.” Ray and Theresa have three sons, Troy, Raymond, and Ryan. They lived in Rancho Peñasquitos before moving to 4S Ranch and now currently reside in Del Sur. One of their greatest joys is giving back to the community and it really shows.

he 5th Annual Hats on for High Tea, a collaborative fundraiser by Soroptimist International of Poway and Soroptimist International of Rancho Bernardo, was a huge success, raising $93,500 to support women and children in need. The Rancho Bernardo Inn was filled to the brim with happy guests and fabulous hats. The day began with a lively social hour and silent auction, then continued with lunch, guest speakers, a live auction, and an energetic, empowering fashion show. Funds raised go towards the clubs’ Transitional Housing program, which provides a fresh, safe start to women and children survivors of domestic violence. Several graduates of the program spoke to the audience about their experiences and thanked the Soroptimist clubs for the work they’ve done. TIPS FOR P E V
R SKIN TH OU
Know Your Sunscreen Apply sunscreen to your face, ears, neck, arms, and any other areas not covered by clothing, and don’t forget to reapply throughout the day – a good rule of use is one ounce every two hours. Be sure to read the label before you pick one out. Broad spectrum sunscreens – those that protect against both UVA and UVB rays – with a SPF of at least 30 are a good place to start, though higher SPFs provide more protection for longer. Always follow directions on the label and check for expiration dates. Most
1
sunscreens are good for up to two to three years.
2
Wear Proper Clothing Clothing can provide different levels of sun protection, depending on the fabric, color, and of course, how much skin is being covered. Dark colored, long-sleeved shirts and pants are the most protective, and tightly-woven fabrics are best. If you hold the clothing up and can see light through the fabric, you’re still getting some UV exposure.

ith the arrival of the official season of beach days and backyard barbeques, it’s likely that you’ll be spending a lot more time outside for the next few months. While you’re putting on your swimsuit or bringing out the coolers and lawn chairs, it can be easy to forget to take the necessary steps to avoid the harmful effects of the ultraviolet (UV) rays of the sun, which is why we’ve put together a few simple tips on how to safeguard yourself and your family this summer.
3
Head for the Shade Avoiding too much direct sunlight is simple but important, especially during the hours of 10 a.m. to 4 p.m. when UV light is strongest. UV rays can reach below the water’s surface, so you can still get a burn while relaxing in the pool – and don’t forget that sun protection is necessary even on cloudy days. Protect Your Eyes, Too! Wearing a hat and sunglasses can help protect your vision, as well as cover up sensitive areas
4
that are difficult to protect with sunscreen, such as the scalp, ears, or delicate skin around the eyes. Choose a widebrimmed hat with at least two to three inches of tightly-woven fabric all the way around and a dark, non-reflective underside. Large-framed or wraparound style sunglasses are best for covering your eyes from light coming in from different angles. Before you buy check for labels that say “UV 400 protection” or “Meets ANSI UV Requirements” as these indicate that the sunglasses will block 99-percent of UV rays.
5
Use the UV Index Before you head out for a day in the sun, check the Environmental Protection Agency’s (EPA) website for the UV Index. The index represents the intensity of the UV rays of the sun on a scale of one to 11 to help you decide how much UV protection you’ll need for your outdoor adventure. The National Weather Service calculates the UV Index forecast daily and the EPA publishes the information, along with other recommendations for sun protection and planning sun-safe outdoor activities at www2.epa.gov/sunwise.

THE GREAT OUTDOORS
Get Away to the Great Outdoors at San Diego's Beautiful Campgrounds by LAINEY KRAL
W
hether you’re complete camping novices or grizzled outdoor experts, San Diego campgrounds can be the perfect weekend destination. Pack up your car, trailer, or motor home and head out for a taste of the great outdoors. An hour east of San Diego, Lake Morena County Park is a blend of coastal, desert, and mountain terrain. Ten cabins and 86 hook-up, partial hook-up, and tent sites mean there’s a perfect campsite for any family. The Morena Reservoir is open to personal canoes and kayaks, and motorized boats are available to rent for fishing and cruising. The famous Pacific Crest Trail passes near a select number of campsites. Bonita’s Sweetwater Summit Regional Park welcomes motor homes, trailers, and tent campers alike to 112 campsites in the 500-acre park. The 15 miles of trails are open to bikers, hikers, and horseback riders – some of the campsites include corrals so equine visitors can stay the night as well. Kick back and spend the afternoon fishing at Sweetwater Reservoir, then get dinner ready at one of the picnic pavilions.
William Heise County Park offers 103 campsites, almost 11 miles of multi-use trails, and 14 cabins with internet access for those who want to stay connected in comfort. Look out for mule deer and wild turkeys among the pines and oaks. The park is 4,200 feet above sea level near the historic gold rush town of Julian – head into the city during the day to visit the Pioneer Museum or pick up one of the famous local pies. Be sure to make reservations early and stay updated on current campfire and water use regulations. Remember to check the projected weather at your destination before you finalize your packing list. Learn more or check out other campgrounds at www.sandiegocounty.gov/parks/camping.
The S'More the Merrier Standard s’mores are delicious, but sometimes it’s fun to go beyond the traditional marshmallow, chocolate bar, and graham cracker sandwich. Whether you're making them over the campfire or in your fireplace, try a few of these ideas to get some more out of your s’mores! • • • • • •
Add sliced bananas or strawberries Add peanut butter or caramel sauce Use Nutella instead of chocolate Experiment with different kinds of candy bars Use cookies instead of graham crackers Try chocolate marshmallows and chocolate graham crackers

Sister-2-Sister NEW PROGRAM INSPIRES AT-RISK TEEN GIRLS TO EXPLORE STEM CAREERS photos provided by MILLENNIUM HEALTH
B
ig Brothers Big Sisters of San Diego County recently launched a new program, Beyond School Walls STEM Sister-2-Sister, in partnership with local Millennium Health in Rancho Bernardo. The program is designed to give at-risk youths an opportunity to learn about science, technology, engineering, and math fields through one-to-one mentoring. The Littles meet their Bigs twice a month at the Millennium Health headquarters, where they participate in a 30-minute STEM activity followed by mentorship activities. “Children in middle school are at a
crossroads regarding choices about their education,” said Deborah Condon, President and CEO of Big Brothers Big Sisters of San Diego County. “Offering children a glimpse of a fascinating world where they may find a future, while giving them confidence that they are capable of reaching their goals, can change the trajectory of their aspirations and engagement.” Big Brothers Big Sisters of San Diego County has worked to help children of all backgrounds achieve success. Children are paired with screened volunteer mentors who help them work towards educational
success, avoid risky behaviors, and develop greater confidence and healthy relationships. Research has shown that 18 months into the program, Little Brothers and Little Sisters are significantly less likely to participate in risky activities compared to children not in the program – they’re 46 percent less likely to begin using illegal drugs, 27 percent less likely to begin using alcohol, 52 percent less likely to skip school, and 33 percent less likely to hit someone. Learn more about the local Big Brothers Big Sisters at www.sdbigs.org.

Real Estate Matters
Three Things to Get the Highest Sales Price by SCOTT VOAK
T
here are three things you and your agent can do to put you well onto the path to getting the highest sales price for your home in today’s environment. They aren’t necessarily easy or fun, but skimping on these can cost you money. 1. Use professionals to prepare your home. This means seeking the guidance of interior designers and, if necessary, stagers to help with the inside of your home. Fresh paint and flooring can do wonders for your home, but so can some updated furniture. For the outside, have your agent recommend a gardening service and focus on the front of the home where the first impression is made. Power washing or repainting can make a huge difference, especially if you haven’t done it in more than six or seven years. 2. Use professionals to present your home. This means don’t let your agent whip out their iPhone to take the photos. Pay a professional photographer to do it right. And if you are looking for top dollar from your home, use real video to create a tour that presents your home to buyers the way you want it to be presented. The old trick of panning over photos to make it look like a video with bad guitar music in the background is outdated and shows that you or your agent aren’t investing in the sale.
about giving yourself enough time to get full exposure when you put the house on the market. Agents who sell houses in under a week are doing a great job for themselves (they don’t have to work as long), but not for their clients. Make sure the house is on the market and advertised in more places than just the MLS. Wait a couple of days to begin showings and then try and create an auction atmosphere. You want multiple offers to get the highest price for all your hard work preparing your home.

3. Time it right. No, I’m not talking about selling during the summer and avoiding the holidays (although that is pretty sound advice). I’m talking

:::: NIGHTHAWK INSIDER
by AMELIA CECCHETTO special to 92127 Magazine
An Open Letter to Freshmen Dear Class of 2019, Embrace that blue and green! You are officially a member of the Flock. As Nighthawks, we will celebrate together, we will cheer together, and we will grow together. The Nighthawk family is a special group of people who value you and what you will add to the school. Welcome to the family, and remember, Nighthawks soar! You are now starting four of the most exciting and important years of your life. From your first day of high school until the day you throw that graduation cap in the air, you will: paint your face and go crazy at a football game, dance the night away at Homecoming, study until the sun
comes up, learn to love coffee, make lifelong friendships, and be one step closer to deciding your future. Let me fill you in on a few things you should know for your freshman year. First, make sure to not “Flock on the Hawk” (a.k.a. avoid stepping on the giant Nighthawk painting in the middle of the quad, it’s bad luck). For your first pep rally, go to the left side of the gym, that’s where the freshmen and sophomores go. You don’t want to get stuck with those big, daunting juniors and seniors. Make time for as many events and activities as you can. Improv is hilarious and the school
plays are creative and reflect a lot of hard work by a group of dedicated students. Concerts? Yes, we have those too and the music is incredible. There are clubs for every interest and a large array of sports teams. Whether you’re participating or cheering, you will make the Nighthawks soar even higher! Have a fantastic first year as a Nighthawk! Enthusiastically, Amelia Cecchetto, Class of 2016 Amelia Cecchetto is a senior at Del Norte High School. She is participating in an internship program with 92127 Magazine.
