t has been eight years since we published our first magazine. We have grown from one local publication to a collection of 14 magazines that covers the majority of North San Diego County. Over the years, I’ve noticed that I get asked some repeat questions. So, I thought it would be fun to do an informal F. A. Q.
So, how does it work? Who pays for the magazines to be delivered? This is by far the most common question I get when talking to businesses, friends, readers, government representatives, etc. There is only one answer. Our incredible advertising partners – the businesses and organizations you find throughout these pages – are the exclusive sponsors that should be thanked. We are 100 percent supported by these revenues, and without the participation of these loyal businesses, there would be no magazine. Are these magazines part of a franchise? No, 92127 Magazine has no affiliation with a national company or franchise. It is a home-grown publication that started with an idea, a lot of napkin scratching, and a desire to publish a local magazine our neighbors would want to read. Although we strive to make every magazine look bigger than life, we are a small, family-owned company that started out of our living room – and we are very proud of that history.

Who writes the stories, and who designs the magazines?
This is my favorite question to answer, and I think this sets us apart from many other publishing companies. We have a team of about 20 incredibly talented people consisting of editorial, writers, photographers, graphic designers, account executives, and a production coordinator. All are local, and all work feverishly to produce the best magazines possible.
Why do you publish magazines? This answer is very personal. Although I don’t get asked this nearly as often, it is the most important question. We publish 92127 Magazine because we want to bring joy to our communities. I believe this magazine is larger than the paper it is printed on. It creates lasting memories, and memorializes community events and happenings. The pages of 92127 Magazine can be found framed on the walls of people’s homes. People are excited to mail them to grandparents and relatives that live outside of the area. Twenty years from now, 30 years from now, or even 40 years from now, perhaps someone will open up a loved one’s cherished box of memories. And maybe – just maybe – there will be an old copy of 92127 Magazine that their relative proudly tucked away. And this will once again put a smile on someone’s face. That’s why I print magazines. our years ago, Madisongrace Guerra discovered her passion for water polo, and she hasn’t looked back. She’s now the goalie for her San Diego Shores Club team, practices four nights a week, and spends most weekends traveling throughout California for tournaments. “My water polo journey includes being taught by successful Olympians and training with the most competitive athletes in the world for my age and position,” Madisongrace shared. She’s trained with USA Water Polo’s Junior National Team, and has played in three junior Olympic tournaments with her Shores team. Madisongrace and her family moved from North Carolina to San Diego when she was in second grade. She attended Del Sur Elementary and Oak Valley Middle School, and is now entering ninth grade at Cathedral Catholic High School. She approaches school with the same dedication that lets her excel in water polo. “I am very studious, tenacious, and diligent in my studies, especially in language arts because of my enjoyment of writing and journeying to far-off places by reading the pages of an interesting book,” she explained. She also looks forward to history classes, citing passionate teachers who made it fun to learn about the rise and fall of civilizations. “I plan to attend an Ivy League university because I would like to receive all the knowledge I possibly can to impact the world positively.” When not at school or in the pool, Madisongrace loves skiing, snowboarding, surfing, skateboarding, and traveling. “I am so thankful to my parents for taking me to places with the most beautiful scenery, unique cultures, and architectures,” she said. She also dedicates herself to volunteer work, adding, “I like to give back to my community by serving quality food to the families of the long-term ill children of Rady’s Children’s Hospital.” Madisongrace’s passion for sports, knowledge, and making a difference are sure to take her far.

Classes meet Tuesdays-Thursdays on the Del Norte campus, beginning October 12.
Though the classes and Boot Camps are designed to help students testing in the fall, they are open to any student who is interested in instruction, practice and score improvement for the SAT or ACT. Del Norte High School students received priority in registration, but the classes are open to all area high school students. A portion of every student’s registration fee is donated back to the DNHS PTSA for programs and services that benefit all students. Last year, the monies raised were used to support Every Fifteen Minutes, Red Ribbon Week, Student Support Services and many other initiatives.

Collaborative Competition LOCAL STUDENTS TRAVEL FOR INTERNATIONAL CONTEST

even Design39Campus students were recently invited to the Future Problem Solvers (FPS) Program’s international competition at the University of Wisconsin, La Crosse. Fifth grade teammates Brandon Chong, Safin Singh, Toby Leeder, and Vardaan Sinha qualified for the international competition by placing second at the California State competition. Third grader Bailey Leeder and fifth graders Aiden Leeder and Sophia Lim also attended the international competition. Students from 29 states and 12 countries gathered for the event, tackling the theme of biosecurity. The competition involved four components: Community Problem Solving, Global Issues Problem Solving (GIPS), Scenario Writing, and Scenario Performance. The Design39Campus students participated in GIPS, where they had a two-hour window to identify and plan to solve an underlying problem in a future scenario. After developing their action plan, they presented a four-minute skit titled Problem Solvers of the Caribbean, dressing as pirates to illustrate their solution to the audience. The international event was an eye-opening experience for the students, who mingled with groups from other states and countries throughout the weekend. Language barriers were no obstacle to exchanging key chains and flags, or enjoying a friendly scavenger hunt and evening dance party. The variety show required students to collaborate with students from other FPS affiliates – the Design39Campus students joined forces with students from Nebraska to open the show with a dance act. Design39Campus plans to build its FPS program here in 92127, and will be hosting the next state championship on its campus in April 2018. 18 • 92127MAGAZINE.COM • August | September 2017

TOOTH-HEALTHY FOOD DECISIONS Soft drink consumption has increased dramatically in recent decades. They’ve become a daily habit for a growing number of people, especially kids. A steady diet of soft drinks is a leading cause of tooth decay, enamel erosion, and obesity. They may even increase the risk of developing diabetes. Soft drinks contain a large amount of sugar, which causes tooth decay by producing acid when it comes in contact with the mouth’s natural bacteria. This acid dissolves tooth enamel, eventually causing cavities. But why are soft drinks so much worse than many other snacks? A single 12 ounce can of soda contains up to 12 teaspoons of sugar! A Big Gulp can contain 63 teaspoons of sugar! Adding to the problem is that these large drinks are usually consumed over an extended period of time, prolonging the acid attack on the teeth. The acid attack lasts about 20 minutes, and starts over with every sip. If you have a receding gum line,
this acid can damage the roots of the teeth. This is particularly a concern for adults. Even diet or sugar free soft drinks can raise havoc with the teeth. While they don’t contain sugar for the bacteria to use to produce acid, they do contain their own acid which is added to enhance the flavor of the drink. This acid can damage the tooth enamel almost to the same extent as the sugared drinks.
How can you reduce decay? • Drink soft drinks in moderation. • Don’t sip for extended periods of time. Ongoing sipping prolongs sugar and acid attacks on the teeth. • Do not drink soft drinks immediately before bedtime because the liquid pools in the mouth and coats the teeth with sugar and acid. Teeth are particularly susceptible to acid attack when you are asleep and there is little saliva flow.

The Li Family Loves Being Active in Their 4S Ranch Community
W
hen the Li family – David, Natalie, and their three children Madeline (“Maddy”), 11, Jonathan (“JJ”), 8, and Charlotte, 6 months – decided in 2005 to leave the hectic rat race of their Los Angeles lifestyle, they knew they wanted a pleasant area that was not too removed from cultural offerings. They found the perfect spot in Ivy Gate, 4S Ranch. Natalie commented, “We moved to San Diego for a little slower pace, but we still wanted to be near a big city.” David added, “We wanted to find a newer area that we could get involved in and grow with, and we feel so lucky and fortunate to have found 4S Ranch.” With David being the owner of San Diego Orthodontic Specialists, and Natalie being the owner 4S Eyecare & Optometry, the parents are busy, but they still find time for community involvement. David is the founding member and past chair of the 4S Ranch-Del Sur Community Foundation, and he was the foundation president at Stone Ranch Elementary. He has also coached his son’s baseball team. Natalie constantly volunteers at her children’s schools as a room mom. The Li children keep involved as well. Maddy is an avid swimmer and adores activities with her Girl Scout troop. JJ indulges in all sports, and especially excels in baseball. Charlotte, according to Natalie, “is our little surprise and blessing” who has made the family feel complete. Though the Li family members can’t get enough of their incredible neighborhood, they still enjoy traveling to far-flung locales. David explained, “We want to expose our children to places and cultures that are different than the bubble we live in here in 4S Ranch.” As for Natalie, she makes frequent treks all over the country to run in marathons, and she’ll participate in her 28th marathon this October in Chicago.

Ultimately, the Li brood delights in simply hanging out together, including their Shih Tzu rescue dog, Bentley. Their dog was adopted two months before Natalie realized she was pregnant with Charlotte. Natalie happily proclaimed, “It has been a crazy whirlwind, but now we couldn’t imagine our lives without either one of our new additions!” David exclaimed, “We love just spending time with our family and the amazing friends we have made here.”

On a low flame, warm the sweetened condensed milk. Don’t cook, just heat up. Once heated through, mix in the 2 cups of desiccated coconut. PUSD Students Perform in China
This summer, Poway Unified School District string orchestra students traveled to China, touring the cities of Beijing, Xian, Wushi, and Shanghai. The students not only had the chance to perform abroad, but also enjoyed Chinese musical performances, local cuisine, and guided tours of each city. The tour was organized by Orchestra Director Ulli Reiner. Destinations included the Temple of Heaven, the Great Wall of China, the Bird’s Nest Beijing National Stadium, Tienanmen Square, the Forbidden City, the Terracotta Army museum, a silk factory, and the shopping bazaar and gardens of Shanghai. The students performed at the 100-year-old Wangfujing Catholic Church, a senior center President X Jinping had visited earlier this year, and Wushi Dongin Middle School. “The students had a fantastic experience of a lifetime, both culturally and musically,” shared Ulli. “They came back with a greater sense of our global world, and as our group t-shirts stated, our mission was to bring peace and harmony to the world through music. We accomplished that and so much more!”
Poodles on Parade The 1st Annual Poodles on Parade event raised over $7,000 for the RB Spirit of the Fourth committee this year. The event was held at Webb Park, and it was followed by a Yappy Hour Friday night at the Courtyard by Marriott. “There were 37 vendor booths, 27 raffle items, and 78 poodles registered for the event,” said Robin Kaufman, event organizer and Spirit of the Fourth director. “We look forward to next year’s event, which will be even bigger.” Poodles on Parade included a petting zoo, a parade of poodles, and oodles of poodle contests – best costume, best trick, and best hairdo. There were police K-9 and dancing with dogs demonstrations. Vendors included dog-related items, jewelry, candles, artwork, and food. Trauma Intervention Program San Diego County Sheriff’s Department and Rancho Santa Fe Fire Protection District are among the many partners of San Diego-based Trauma Intervention Program (TIP). The nonprofit organization works closely with fire departments, law enforcement, hospitals, and various other community agencies to provide immediate emotional and practical support for people experiencing trauma in emergency situations. The organization is completely volunteer-run, specially training and screening citizen volunteers who are called to emergency scenes to assist victims, family members, witnesses, and other bystanders. Drop Off Unused Prescriptions North County residents looking for a safe, convenient way to dispose of unused prescription medications have a number of local drop boxes to choose from. Most police departments and sheriff’s stations throughout the county offer collection boxes in their lobbies, which are open weekdays during business hours for anyone to drop off their unused medications. Disposing of unused prescription drugs is important to avoid non-prescribed use – whether through accidental consumption or drug abuse. The North Inland Community Prevention Program recommends that individuals use prescription medications only as prescribed, don’t share prescribed medication with others, store them securely, and properly dispose of them when they expire or are no longer needed. 100 Years of Girl Scouts San Diego
Girl Scouts throughout San Diego County have been celebrating 100 years of Girl Scouts San Diego this year. The 100 Days of Girl Scouts challenge gave troops and individual Scouts the chance to take action in their communities – from planting school gardens to serving meals to the homeless to creating care packages for pediatric cancer patients. The 100 days began on March 12, the day Juliette Gordon Lowe founded Girl Scouts in 1912 in Savannah, GA, and continued through June 19. Black Mountain Ranch’s Brownie Troop 3182 was excited to take part. Best of Broadway Recent Scripps Ranch High School graduate Sophia Liu Su won the top prize of $3,500 on the first night of the 2017 RB Chorale Scholarship competition, held at the Poway Center for the Performing Arts in June. Poway High graduate Katherine Thorvick won the top prize on the second night of the competition. Sophia, Katherine, and four other finalists performed popular numbers from Broadway musicals for Sophia Liu Su the “Best of Broadway, Yesterday and Today” concert. The Chorale awarded a total of $15,000 to the finalists, who will all be attending college to continue their musical education. Other winners were Poway High graduate Derrick Martin Jr., Poway High graduate Austin Thatcher, Mt. Carmel High School graduate Garrett Caelan Weir, and Carlsbad High School graduate Proma Dewanjee. The RB Chorale is a nonprofit educational organization whose mission is to bring the gift of song to the community, entertain audiences, and help aspiring young musicians pursue their dreams. 4S Softball Success
4S Ranch Girls Softball League had an exciting first season as a B league – the team was a C league until last year, when the Southern California Amateur Softball Association moved the league up. The 8U and 10U Gold teams both qualified to compete at the B-States competition in Lancaster. “Despite the heat – 118! – we’re very proud of all our girls who were able to compete at B States,” said Publicity Director Jennifer Ramp. The 8U team included Alexis Kyles, Ashlyn Beasley, Brooklyn Giame, Karly Prasouvo, Kayla Walton, Kristi Long, Lainey Llamas, Lauren Holmes, Madeline McGibbons, Morgan Buchan, Riley Golding, and Sienna Morales, coached by Kevin Holmes, Scott Kyles, Jennifer Giame, and Ted Buchan. The 10U team starred Caity Lane, Chloe Rozell, Ella Guier, Ella Separovich, Ellie Lopez, Katy Solis, Keanna Gueco, Lauren Rozell, Mackenzie Buchan, Mia Powell, Miranda Mosquedo, and Sienna Cornelius, coached by Chris Powell, Randy Rozell, Adam Guier, and Nate Lane. “Overall, there were highs and lows throughout the season, combined with hard work and grit, which brought smiles, hugs, and tears,” shared Jennifer. “Everything you hope to experience in youth sports.”
New Program Supports Students in Need Sustainable Surplus Exchange (SSE) recently announced a new program called Success 4 Students. Each month SSE will collaborate with local high schools, community colleges, and universities to identify a student in need and provide them with items such as school supplies. The program recently helped a single mom in community college who was struggling to make ends meet and who didn’t have the supplies she needed to succeed in school. SSE provided her with a computer and a desk for her apartment. The program will accommodate up to four students per month to start. SSE is a North County-based nonprofit organization that works to engage the community in environmental and economic sustainability by preventing waste from entering landfills through repurposing items for reuse. SSE supports over 400 local educational, charitable, military, and start-up organizations with free office supplies and other materials. Q&A HOW DID YOUR VISION FOR ZCODE MAGAZINES BEGIN? I was lucky enough to have a few articles published about me when I played football in high school. It was very exciting. I still have those articles. I wanted to create a local magazine that made people feel good. A magazine that people looked forward to receiving in their mailboxes. A magazine specifically for the neighborhoods that we call home, with colorful photos and a variety of interesting articles. SINCE ITS CONCEPTION IN 2009, IN WHAT WAY HAVE THE MAGAZINES DEVELOPED MOST? Talent! I have been fortunate to work with an incredibly talented group of people that share the ZCode vision. 2017 HONORARY MAYOR CAMPAIGNS CONTINUE
S
ince 1991, Rancho Bernardo has elected an honorary mayor to preside at local events such as Savour RB, the Christmas Tree and Menorah Lighting, and ribbon cuttings. Elections are held each year from June through October with the support of the Rancho Bernardo Business Association (RBBA). Candidates typically hold campaign parties which often include opportunity drawings and live and silent auctions. Votes are $5 and can be purchased from the candidates or their campaign staff. The candidate who receives the most votes is inaugurated at the RBBA reception in November. Runners up serve as deputy mayors. In addition, a portion of the proceeds from the mayoral contest is donated to nonprofit organizations in Rancho Bernardo. The candidates this year are Alex Lawn and Tracey van Putten.
Alex Lawn Alex is a lifelong resident of Rancho Bernardo and very active in the community. He serves as the co-chairman of the Save Webb Lake project, as a member of the Rotary Club of Rancho Bernardo, as a volunteer with the Rancho Bernardo Community Foundation, and as the youngest member of the RBBA Board of Directors. He was the recipient of the Outstanding Volunteer award at the RBBA’s 2017 Hats Off to Volunteers event and is also the co-owner of Greenway Lawn and Landscape along with his father and the 2012-2013 Honorary Mayor, Scott Lawn. Alex will be holding his main campaign event on Aug. 28 at the Country Club of Rancho Bernardo from 5:30 to 7:30 p.m. The event is open to the public for a $25 donation per person, which includes six raffle tickets for the opportunity drawing.

It all started when Ron’s grandfather, Mario Fornaca, immigrated from Italy in the early 1900s, bought a French bread bakery, and renamed it the Fornaca Family Bakery. Prevailing through the Great Depression and WWII, Ron’s father and uncle then bought the bakery in the 1950s and renamed it Town Talk Baking Co. Although the bakery closed in 1994, the Fornaca family saga doesn’t end there. As Ron recalled, “My dad, Frank, went into a Lincoln Mercury dealership in National City to buy my mom a Lincoln, and he was not treated very well. He found out the store was for sale and thought it would be a good business opportunity because he believed he could treat people better than the other car dealers at the time.” Renamed the Frank Motors Group, the car dealership now includes Frank Toyota, Frank Hyundai, Frank Subaru, Frank Scion, Frank Used Car Center, and Frank Auto Service. According to Ron, the growth and success of the business all stems from that one fortuitous day in 1965 when his dad tried to buy a Lincoln. Ron explained, “Our foundation, ever since that day, has been customer service.” Ron currently serves as general manager of both Frank Hyundai and Frank Subaru, as well as a member of the Subaru Western Region Advisory board. Two of Ron’s three children are also in the family business, with daughter Elise working as a digital marketing manager and son Nick working in the service department at Frank Toyota. Ron said, “I like spending time with my family. Even though we work together every day, we still have family dinner at my dad’s house in Del Cerro every Sunday night.” When not working, Ron loves living in the Westwood area of Rancho Bernardo with his wife, Cathy. He’s been happily ensconced in the 92127 neighborhood since 1992, and originally moved to North Country in order to work at the family bakery in Escondido (it has since been sold). Ron is immensely proud to be a Fornaca, saying, “The Fornaca family has been in San Diego for over 105 years, and at Frank Motors Group it’s truly a family affair.” ¢

ears ago, after appearing on a financial news radio show, I launched a radio show of my own. It was called Real Estate Matters and lasted for about two years, first as 30 minutes daily and then as an hour weekly. The focus quickly turned to investments, and I ended up working with several listeners and getting them into small multi-family investments here in San Diego. I quickly learned that since real estate is a slow-moving beast, it is very difficult to keep interesting once you have run through the basic topics. While other real estate radio show hosts tried to go the direction of real estate/political talk show, I didn’t think San Diego needed another political talk show host and I went back to my main skills – marketing houses and helping investors. However, there are topics that come up repeatedly that I don’t think get addressed well. So, early this year I launched a podcast to address some topics that I find important or interesting that have to do with real estate (I promise, no political analysis unless it has to do with real estate values!). The name Real Estate Matters was taken by an agent in the Midwest who had done three shows, so we chose Real Estate Mondays.
