ost people hold the memories of a few precious life experiences close to their heart. These are the memories that you are excited to tell your close friends and family about. They can be trips that you’ve taken, academic accomplishments, or even sporting events. Regardless of the specifics, these events are often remembered as if they were yesterday. I certainly have a handful of special memories that I am always eager to talk about. My youngest daughter recently experienced something that very few 12-year-old kids get to experience. She and her fellow softball teammates from the 4S Ranch 12U All-Stars went on a 13-game winning streak and became the California State Champions in their division. I still get choked up mentioning that title. It was an amazing thing to watch. Looking back, I realized that I was the exact same age when my Little League team went to the Texas state tournament. Although we didn’t become state champs, 32 years later I still have very fond memories of my experience at the tournament and the journey getting there. In fact, I’ve told the story countless times – just ask my sweet wife who has had to listen to it more times than I care to admit. And that brings me to my point. As these girls made the last out to win the state championship game on that hot and sunny day in Lancaster, the pure joy and emotions that followed were amazing to watch and absorb. There were tears of joy, lots of hugs, and plenty of celebrating that took place on the field. It was at that very moment that the magnitude of my daughter’s life experience became a reality. It was quite an emotional feeling for my wife and me when we realized that our daughter had just experienced a lasting life moment that she will carry with her and talk about for decades to come. I wish there was a way that we could select which life experiences we hold onto and carry with us for the rest of our lives. It would make things so much simpler. However, one thing that I have realized is that these life experiences tend to pick us – and not the other way around. Some people refer to them as a gift, and I definitely agree with that analogy. I would like to extend my heartfelt congratulations to my sweet daughter and her talented teammates. I am very proud to be a part of your journey and life experiences. Your hard work, enthusiasm, and zest for life are a true blessing. Keep doing what you do!

estwood Elementary School student Kai Carlson is an accomplished actor and model who also has a love of sports, music, and spending time with his family. Kai began modeling when he was just a baby. At seven months old, he modeled for Disguise, CA Costumes and In Character Costumes. “I’ve also had acting and modeling jobs for companies like Qualcomm, Party City, HULU, Bank of America, and many others. I acted in the movie The Magician’s Son, and I’m featured in a movie that is shown on the big screen during the U2 eXPERIENCE + iNNOCENCE World Concert 2018 tour,” explained Kai. In addition to the exciting fact that the movie is shown during “One,” one of the most famous U2 songs, filming this movie was an incredible experience for Kai. His family was with him on set, and on many occasions, he even played basketball with the director of the film. Basketball is another passion of Kai’s, as is playing the guitar. Kai’s basketball team, Swoosh, had an undefeated season and won the championship. “I’ve played a lot of different sports since I was five

years old, but my main sport now is basketball,” stated Kai. His love of guitar started about two years ago when he asked his mom to buy him a guitar at a yard sale. Kai has been playing and taking lessons ever since and recently played at a children’s charity benefit at the Fairmont Grand Del Mar. Kai considers himself extremely lucky to attend Westwood Elementary School where he is surrounded by friends and teachers he admires. “I love being challenged by my teachers and learning new things,” said Kai. He especially enjoys math, social studies, P.E., and exploring new places while on field trips. Although Kai is incredibly busy with his acting and modeling career, as well as playing basketball and the guitar, he still finds the time to spend quality time with his family. “My family inspires me with love and kindness to follow my dreams. I look up to my older brothers and my grandparents, and my parents inspire me to try new things. I really appreciate that my mom is so willing to take me to all my auditions and jobs,” related Kai.

ilson Kennedy and his daughter, Zaria, are keeping life interesting in 4S Ranch. The family moved to the community in 2013 so that Zaria could attend schools in the Poway Unified School District and Wilson could drastically reduce his commute to the City of San Diego Public Utilities Department. “We love living here because of the centralized location to beaches, shopping, and outdoor activities,” related Wilson. He is a certified fraud examiner and has worked for the city of San Diego for 21 years. Zaria attended Oak Valley Middle School and graduated in June from Del Norte High School. In addition to being the first city employee to earn an anti-fraud credential, Wilson was also a contestant on American Ninja Warrior. “Competing on ANW was literally a dream come true. After training for more than three years, overcoming major injuries (a shattered leg and torn Achilles tendon) and trying out for the show twice, I was selected for season 10 out of 100,000 applicants,” revealed Wilson. He ran the Los Angeles course at Universal Studios in March of 2018. He is proud that he made it to the spinning bridge before his rookie season ended. American Ninja Warrior was not Wilson’s first foray into the sporting world – he played football in college at the University of South Carolina and the University of Tennessee-Chattanooga. At Del Norte High School, Zaria was also involved in the sport of football. She was the athletic training student assistant for both the varsity and junior varsity teams. While she enjoyed her time at Del Norte, Zaria is ready for the next adventure. “92127 taught me a lot, but I am ready to move on to the new things life holds. I plan to get my associate’s degree from Palomar College, transfer to the University of Hawaii and pursue my goal of becoming a special agent with the FBI,” stated Zaria. In their spare time, Wilson and Zaria enjoy going to the beach, traveling, and spending time with friends and family. They are also committed to giving back to the community. “I led the City of San Diego Public Utilities Department’s efforts to establish a water utility assistance program for the community. I was the first one to make a donation to the program, and Zaria was the first one to donate online using the money she earned for getting good grades,” said Wilson proudly.

Memories Matter Walk
STUDENTS LEAD MARCH FOR ALZHEIMER’S AWARENESS
D
esign39Campus students recently hosted the Memories Matter Walk to promote Alzheimer’s awareness. They partnered with residential memory care community ActivCare at 4S Ranch for the event – the Design39Campus students have been involved with volunteer projects and events at the community for years. Volunteering students and residents have developed lasting friendships through these projects. The Memories Matter Walk grew from a small group’s idea into a much larger event, with approximately 600 students, teachers, and parents participating. Students carried hand-made signs sharing messages of support for Alzheimer’s patients and facts about the disease. The walk took place over
a two-mile course from Design39Campus to ActivCare, where marchers were greeted by residents, and back again to the school. “We are letting these students take the lead and demonstrate their advocacy to raise awareness of Alzheimer’s disease,” said ActivCare Living COO Todd Shetter. “What started as a small group exercise has become a large-scale march. The positive

relationships that have been developed between the students and the seniors at the community have demonstrated that people are much more than a disease. This is a community event that signifies unity among all ages and backgrounds, coming together for one cause.” Learn more at www.design39campus.com and www.activcareliving.com.

FROM THE DENTIST
EASY AND STRESS-FREE DENTAL VISITS FOR YOUR KIDS! by SPENCER MAUSETH, D.D.S., 4S Pediatric Dentistry & Orthodontics
As parents, we’re responsible for keeping our children safe and healthy. Sometimes this means tackling pretty difficult situations. Dental visits shouldn’t fall into this category, however. Here are a few tips on keeping visits to the dentist positive – and even fun! The earlier, the better. Take your child in for their first dental visit by their first birthday. Prevention-based dentistry will lead to a lifetime of easier dental visits. Keep it simple. Kids are curious about the world around them, including what happens
when they visit the dentist. Explain in terms that children will understand. “Counting teeth,” “making your teeth sparkle,” and “checking for sugar bugs” are all fun ways to explain what goes on during a dental visit. Practice at home. Reading books and setting aside some time to play “dentist” will do wonders for making your little one comfortable while at an actual dental appointment. Realistic expectations. For many children, the newness of the experience will cause some anxiety. Consistency and positive reinforcement go a long way toward alleviating fears. Choose your dentist wisely. The pediatric dentist you choose sets the tone for how your child views oral health care. Choose a dentist that is a good fit for both you and your child.
Be positive. How you approach dental visits will have a huge impact on how your child feels about going to the dentist. Working together, you and your child’s dentist can make a real difference in your child’s oral health, now and in the future!
Your child’s healthy, beautiful smile means everything to us! We Offer...

P R O F E S S I O N Sally Brown Is Grateful for Her Fantastic Teaching Experiences by LINDA FRABL | photo by Alex Williams Photography
R
etiring Stone Ranch Elementary School first grade teacher Sally Brown was named Teacher of the Year by her colleagues, and she admitted that it was one the most gratifying moments in her professional life. Sally elaborated, “I have always wanted to be a teacher. As a child, I used to line up my stuffed animals in my bedroom and practice teaching them. It is so lovely to be recognized for a job that I absolutely love to do every day!” After growing up in Orange County and marrying her high school sweetheart in the late 1970s, Sally moved to Poway and began working for the Poway Unified School District. Her first assignment was to implement the Extended Student Services (ESS), which was a brand-new program back in 1982. After that, Sally opened a new Parent Participation Preschool Program at Chaparral Elementary School. Then she began teaching at Pomerado and Rolling Hills Elementary Schools, and she eventually ended up at Stone Ranch the year it opened (2004). Grateful for her fantastic teaching experiences, Sally declared, “There are so many rewarding daily moments for me, such as when the students discover something fun and new for themselves. I love being the first one to introduce new concepts to the students and then having them understand it. You can tell they get it when their faces ‘light up!’”

Sally Brown First Grade Teacher at Stone Ranch Elementary School, PUSD Poway since 1978 Reading, crafting, going to the movies and the beach, quilting, spending time with family and friends. I love that we are so close to the beach. We have wonderful restaurants, shops, parks, movies. So glad that my boys were able to grow up in such a lovely, familycentered city and attend a great PUSD school.
Last year, Sally was able to attend the Del Norte graduation ceremony for the students who were the “original” kindergartners from the year Stone Ranch Elementary began. Sally revealed, “I had the chance to see so many of my former little kindergarten students graduate. It was great to see them, and I was so proud of them! In fact, I always enjoy it when former students come back to visit me, or I get to see them out in the community.” Sally has plenty of plans for her retirement, starting with a big change to her morning routine. “I am really looking forward to throwing my alarm clock away!” she said. She looks forward to catching up on movies, gardening, traveling, reading, crafting, and spending time with her two grown sons, one of whom has a new little baby. She’s confident she’s leaving her students in good hands, adding, “At Stone Ranch Elementary, we have a wonderful group of students, parents, staff, and teachers who really care about what is best for the children.” 28 • 92127MAGAZINE.COM • July | August 2018

Little Free Library Rancho Bernardo Community Park is home to a new Little Free Library thanks to the work of local Girl Scout Sierra Riedel. The Little Free Library is next to the Ed Brown Center for Active Adults, and the entire community is welcome to add new books or take books left by other visitors. Inspired by another Little Free Library in her neighborhood, Sierra designed the book nook, gained approval from the Rancho Bernardo Recreation Council, and oversaw installation as part of her Girl Scout Silver Award Project. “The city was working on a solar panel parking cover which delayed the installation, then we ran into an irrigation pipe when digging at the first location,” Sierra said. “It was frustrating to have it completed but not installed, but I’m glad to see it finally up and being used. We saw a man and a boy checking it out and have noticed books being added and removed, so people are using it, which makes me happy!” Sierra attends Classical Academy and is a member of Girl Scout Troop 8381.
Martial Arts Champions 4S Ranch martial artists excelled at the recent 25th Annual International Taekwondo Festival, held in Los Angeles. The students from USA Taekwondo Academy trained hard in preparation for the event, and their practice and dedication earned them several first, second, and third place wins. Second place winners in that division were Willow Grove Elementary’s Jade Becker, Design39Campus’s Kevin Do, and Canyon Crest Academy’s Juyoung Han. Kaiden Do from Design39Campus placed second in the sparring championships, and Design39Campus’s Kevin Do and Rancho Encinitas Academy’s Chase Wisdom placed third. Master Hunsun Park won Best Coach Award.
4S Softball Champions All three 4S Ranch Girls Softball All-Star Gold teams reached the California State competition this year, held in Lancaster in late June. The 8U team won their first game but were knocked out in their second game, finishing in the top 10. The 12U and 10U teams reached the second day of the tournament, making them the first teams to do so in the league’s history. The 10U team placed second in their division, and the 12U team won the championship. Both older teams qualified for B Nationals, which will be held in Camarillo in late July.
The 10U Force team includes Alexis K., Aubrey K., Briana T., Brooklyn G., Brooklyn K., Carissa C., Gia G., Julia M., Kayla W., Lainey L., Lauren D., and Mirabelle A. Testimonials: “Very great experience with the Beer Team who sold my home! They use a fantastic strategy that produces RESULTS. My home sold three days after the Sunday open house significantly over the asking price. This was such an unexpected, pleasant surprise! I was so pleased I asked them to sell my parents house in Oceanside, and we had a similar great experience and another sale above asking price! This team is amazing and should be the go-to realtors in San Diego.” – Kathleen N “Sold in 5 Days for 106% of Asking Price” “When my wife and I were considering selling our home, I had heard incredible things about the Beer Home team from a co-worker of mine. They had sold her house in the first weekend for far above the asking price. Through the process, I interviewed four Realtors of which an agent on the Beer Home Team was my second. As soon as he left, I knew at that point choosing him and the Beer Home team to represent my wife and I was a no-brainer. Their approach to the real estate business was unlike anything else that we had heard. The good news? It worked beautifully. The Beer Home Team executed at every stage of the process getting our house under contract on the first weekend, selling it above asking price and doing all of it while making the process smooth for our family. When looking for a realtor to sell your home, I would look no farther than the Beer Home Team. The seamless execution and outcome are unparalleled from what I have experienced in this business!” – Adam R “Sold in 6 Days for 100.8% of Asking Price”

Scott Voak
Voak Homes at Pacific Sotheby’s International Realty Scott Voak’s education and experience have helped him propel his career as the top selling agent in 92127 since 2008 and an eight-time winner of San Diego Magazine’s Five Star Award. He began working in real estate in 2003. Prior to that, he earned his B.S. in Electrical Engineering and his M.B.A. in Entrepreneurship, followed by 12 years in high-tech sales and marketing, and valuable experience as a corporate vice president and CEO. He currently serves as managing partner for the Inland Corridor Office of Pacific Sotheby’s International Realty with a primary focus on marketing executive and estate homes. “Early in my career working for Sol Price, I learned his philosophy of ‘give before you get.’ If you aren’t getting enough, you didn’t give enough. This philosophy really works well working in real estate where my goal isn’t to sell your home, but to do such a good job that I earn your referrals in the future.” Scott has always been one of the industry leaders putting new tools and technology to work for his clients. He was one of the first to use video instead of still pictures for virtual tours, and he also incorporates
3D tours using MatterportTM technology. “The video is a real advantage because we reduce it to a 30-second clip that I can advertise to targeted and likely buyers through both Facebook and Google.” Scott has found Sotheby’s International Realty to be a strong partner in promoting the executive and estate homes he markets. “Sotheby’s has tools we can use that just aren’t available to other agents. It’s not that agents don’t want to do what we can, it’s that they can’t. Sotheby’s has an international reputation of finding buyers for unique treasures – we do the same thing for homes, and the tools and technology Sotheby’s has are a big advantage.” Scott continued, “Using these tools along with our video ads, we started launching our new listings with catered Market Premiere Open Houses. It has really worked and helped generate multiple offers on several properties. Some agents have been advertising sales over asking price, but that can mean the asking price was too low – we’ve been selling houses over the appraised value. That’s really satisfying, and it helps generate the large number of referrals we get.”
Best Selling Author Scott became a best selling author with his work on The Essential Guide to San Diego Real Estate, a book written by 10 of the most respected agents in San Diego. According to KUSI News, “In his chapter, Voak reveals the most important considerations related to selling a home in the North San Diego County area. He also provides insight on the factors that contribute to selling a home for the highest price.”

Chad Basinger
Windermere Homes & Estates Chad is a native San Diegan, raised in Rancho Bernardo and educated in the Poway Unified School District. He graduated in the top one percent of his high school class. Chad’s desire to excel led to graduating in just over three years with high honors from the University of Califonia at Santa Barbara. In addition to holding his real estate license since 2007, Chad has his CPA (Certified Public Accountant) and CFP (Certified Financial Planner) licenses. Chad has been honored by the San Diego Association of Realtors, earning the Circle of Excellence Award in 2016 and 2017, which is given to the top five percent of agents in all of San Diego County.
Nothing speaks louder than the voice of the consumer… “Chad has helped us sell two homes within the past three years (2014 and 2017). Both times, we sold the homes within the first week and were very pleased with the sale price both times. (He has also helped us buy our most recent home, which proceeded very smoothly). Chad’s greatest virtues are (1) his in-depth knowledge of the house buying/selling process and the markets, (2) his communication skills and pleasant disposition, and (3) his exceptional work ethic. As a result of these attributes, Chad makes the buying/selling process extremely painless and easy. He assembles all of the paperwork and explains, in very plain language, everything that you need to know to understand what’s happening. He provides very insightful advice on every aspect of the transaction, but his low-pressure approach gives us the freedom to ultimately make our own decisions. And we never once found ourselves waiting on Chad to complete a task to move the buying/selling process along; to the contrary, Chad was always one step ahead and, if anything, he had to wait on my wife and I to sign the documents he’d prepared for us! I literally cannot imagine a real estate agent providing a smoother selling/ buying experience than what we’ve experienced with Chad. I have recommended Chad to all my friends and family looking for a real estate agent in San Diego County, and I will continue to do so in the future without hesitation.” – Ben and Alicia S. “We can’t say enough good things about Chad. He was extremely helpful, knowledgeable, and honest. He made us feel like we were the only people he was working with. If we had a question, he had an answer...and he always got back to us quickly. He helped us sell our home and find a new home quickly. We were able to move out of the old home and right into the new one without a problem. The whole process of buying/selling a home can be stressful, so we felt very lucky to find Chad.” – Nick and Meghan C. “Chad was great to work with through this process. It had been many years since we were in need of a Realtor and my how things have changed! Chad’s expertise in other disciplines was a real compliment to his profession as a Realtor. His calm demeanor provided assurance throughout the transaction and allowed us to stay focused on the positive end result!! I would have no qualms in recommending him as your Realtor.” – John and Theresa C. “Chad is knowledgeable, patient, and genuine. After working with high-pressure agents that didn’t listen well, Chad was a breath of fresh air. He truly understood what we were looking for. And he helped us get the perfect place for our family. We love Chad!” – Jacqueline and Angie T. “We liked Chad’s style from the minute we met him. We just wanted someone honest; that was our number-one criteria. It’s sometimes a tough thing to judge in a person, but we went with him and are so happy we did. He helped us navigate the new-to-us world of California real estate and managed to get us into a wonderful home. He was especially good at the negotiations and gave us what turned out to be very good advice on what offers to put in. We would definitely recommend him to anyone looking to buy or sell a house.” – Todd and Laura W. 44 • 92127MAGAZINE.COM • July | August 2018

She has used the knowledge she gained to start several successful entrepreneurial endeavors, but her true passion has always lain with real estate. When she was presented the opportunity to follow that dream, she jumped at the chance and never looked back. Cynthia began working with Halcyon Real Estate Services so that she could help others achieve their dreams of buying and selling the first home, investment property, or simply take the next step on their journey in real estate. Although she helps buyers and sellers throughout San Diego County, Cynthia’s expertise especially lies in the residential areas that make up the Poway Unified School District (PUSD). From My Clients: “Cynthia was exceptionally helpful in my company purchasing an adjoining single family house for the expansion of our business. Although the property was not on the market, she contacted the owners and convinced them to consider an offer from us. She successfully handled some sticky negotiation points dealing with the length of time to secure a commercial loan, leading to the acceptance of a final purchase agreement. The sale closed a couple of months ago. I highly recommend Cynthia to anyone interested in having a competent and ethical professional to represent them on real estate deals. The expansion of my business would not have occurred without her leadership, dedication, and hard work.”

LIEN NGO NGUYEN IS PASSIONATE ABOUT HELPING OTHERS AND CHANGING LIVES
by MICHELLE TREMBLAY | photo by Alex Williams Photography
L
ien Ngo Nguyen – in her own words – may seem “passive and timid,” but she is quite the opposite. Lien is an exceptionally strong individual with a fierce determination and passion to change lives. “People are usually surprised to see how well-organized, perceptive, and astute in problem-solving I can be,” shared Lien. “I do speak my mind courteously, when appropriate, since I do respect other people’s opinions.” Originally born in Vietnam, Lien is one of nine children in her family. In addition to caring for the children, Lien’s mother worked to supplement her father’s small income as a civil worker. “My mother, who never had any medical training, always helped the neighbors with all their medical issues,” recalled Lien. “Especially infants and children.” Inspired by her mother’s selflessness, Lien, at age 16 and in the midst of the Vietnam War, started volunteering with local Vietnamese medical teams made up of high school, medical, and pharmacy students to assist displaced or injured war refugees. “It opened my eyes that I could make a difference in people’s lives after treating infected wounds and seeing them healed,” said Lien. Soon after, Lien was lucky enough to receive a scholarship from the United States Air Force to attend nursing college in the states. “Though my original goal was to become a surgeon, I am very happy that I am a nurse and then an educator,” shared Lien. Today, Lien is not only a nurse by profession as well an instructor at Cal State San Marcos, but she is a passionate philanthropist as well. Since 2005, Lien has been involved in ConnectMed International (CMI), a nonprofit organization with a mission to “improve access to surgical care in underserved communities, and support sustainable healthcare through education, partnerships, and telemedicine.” Lien explained, “I have been a volunteer for CMI with most of its function and medical mission trips. I also love the fact that education is the main focus of CMI; thus, my nursing students from Cal State San Marcos have benefited from this by joining the medical mission trips.” Lien is currently the Vietnamese Nursing Program Coordinator for CMI, mainly with the Cultural & Healthcare Exchange Program and Scholarships. Lien also lends much of her time to the Vietnamese-American Non-Governmental Organization Network (VA-NGO), a group focused on strengthening the humanitarian and development work in Vietnam. Lien is currently the treasurer for VA-NGO and has been a member since its conception. “My main role with this organization, aside from being the treasurer, is to help coordinate activities pertaining to health,” described Lien. When asked about her biggest accomplishments in volunteering, Lien replied, “Helping others and making differences in their lives, especially the underserved and less privileged.” Lien lives in 4S Ranch with her husband of 42 years and her two children. She loves the area for its well-planned community, providing many parks and family-oriented activities.

SUMMER IN THE STUDIO E
ach year brings a group of young and talented middle and high school students to Studio West to dive into the world of professional music development and recording. And each summer there are always standout students that blow our minds with the insane amount of talent they bring. One group that really stood out this year was the team that came to us from High Tech High. Similar to our time in the summer camps, this brilliant crowd spent the week learning how original music is written, arranged, and recorded along with a taste of how post production can polish the final product. Our team of Studio West instructors and audio techs guided these students through the gauntlet of sound boards, wires, mics, pre-production, and post-production work, and the results were wonderful. The small groups of students finished the week with fully produced, top-notch cover songs, remarkable original songs, and compositions. Guitarists, pianists, vocalists, drummers, song writers – students contributed to every aspect of the production. The quality of the finished products and the teamwork skills they gained during the process are really something these students can be proud of. It’s this kind of teamwork and creativity that all of us love to see in our student programs, especially our summer camps. We hope that the 2018 summer camps bring this kind of talent and enthusiasm to the studio again this year.

Nighthawks Soar in the Summer
A
s summer approaches, the Del Norte Nighthawks are ready for some hard-earned relaxation. But believe it or not, DNHS students’ summers are filled to the brim, whether they are freshmen, sophomores, juniors, or seniors. Freshman Romina has a summer filled with learning new things. “I wanted to learn a new language and do a new sport,” she said. So, she will be spending time doing just that – windsurfing, taking French, and going to the beach. Beach days are also in the cards for Jasmine, a sophomore. Along with spending time in Del Mar or La Jolla, she will be participating in a soccer tournament and going to Italy. “I want to see all the sights in Italy because it is so pretty and I have never been there!” she said. Junior Kayleigh’s summer is even more packed. Along with a regional soccer tournament in Hawaii, she will be going to a Best Buddies conference in Indianapolis. At the soccer tournament, she will be soaking up the sun at the beach, playing soccer, and doing team-bonding activities with all of her teammates. Meanwhile, at the
Best Buddies conference, she will join other club leaders from around the country in order to learn new ways to spread it and implement new programs into DNHS. Senior Ritika is traveling even farther. “I’m going to India this summer to see my family, who I have not seen in four years,” she said. There, she is going to do a religious pilgrimage, which includes hiking up a mountain. According to tradition, if you hike up the mountain, any of your wishes can come true. After the pilgrimage, she will spend an additional month in India before coming back home to settle down before she heads to college in the fall. So from Indianapolis to Italy and from relaxing to active sports, our Nighthawks are certainly finding ways to keep busy this summer. They are more than ready to make summer 2018 count!
Karlie Hayes is a junior at Del Norte High School. She is participating in an internship program with 92127 Magazine.

ON LAND AND IN
THE WATER Enjoy Everything Mission Bay Has to Offer This Summer by SAMANTHA EDWARDS
S
weet summertime in San Diego means sunshine, lazy beach days, and outdoor barbecues. With its 27 miles of shoreline, grassy parks, playgrounds, and breathtaking views, Mission Bay is perhaps the best place to congregate with friends and family this season. The area is known as the perfect spot for aquatic sports, so you can try your hand at everything from sailing, kayaking, and stand-up paddle boarding to jet skiing, wake boarding, and kite surfing. The bay is also home to boat docks, sailboat and motorboat rentals, and sport fishing and whale watching launching facilities. Mission Bay has plenty to offer for those who prefer to stay on land. Walk, jog, roller skate, or bike along the meandering paths surrounding the bay before enjoying an afternoon picnic in the sun. Strike up a game of volleyball or beach tennis. Break out the barbecue for a sunset dinner or gather around a waterfront bonfire for marshmallow roasting. Be sure to arrive early to claim your spot – it can be busy during the summer months. Visitors with furry friends in tow can venture onto Fiesta Island, a large peninsula within the bay with even more recreation options, including an off-leash dog beach and calm waters for swimming. You’ll also be in close proximity to several local communities – Mission Beach, Pacific Beach, and Ocean Beach – each with their own attractions for continued fun. So whether you’re looking for an action-packed afternoon adventure or just a place to relax and refresh, Mission Bay has something for everyone to experience this summer!

“I look forward to supporting the talented teams responsible for delivering students support services across our school district.”
Bryan Schultz will take the reins at DNHS. He began his career as a social science teacher at Chula Vista High School in 1997, and he has since taught at Bonita Vista Bryan Schultz High School (BVHS) and the International School in Genoa, Italy. He has served as assistant principal at BVHS and East Lake Middle School. Most recently, he’s spent the past four years as principal at Fuerte Elementary School and Montgomery Middle School in the Cajon Valley Union District. “I am truly humbled and honored to be selected as the principal at Del Norte High School,” said Bryan. “I look forward to serving the faculty, staff, students, and community of Del Norte for many years to come. We will continue to build upon the strong traditions and commitment to excellence that has become synonymous with Del Norte and PUSD. Reconsidering Mello-Roos after the New Tax Law by SCOTT VOAK
T
he newly-passed tax law and its limitation of $10K deduction for state and local taxes (income and property) means that most, if not all, people who are paying Mello-Roos fees have lost the ability to deduct them on their federal income taxes. What I’m trying to determine is if it’s a financially sound move to pay them off, and while I expected it to be an easy answer, there are several complications. The first revolves around any discount you might receive when you pay them off. I have one friend who, before he moved, paid off his Mello-Roos. He claimed that he paid off a $1,550/year payment that had 20 years left on it for $20,000. While these are round numbers, they would indicate that the bond carries an interest rate of approximately 5%. When the MelloRoos was deductible, this would have effectively been reduced to about 3%. Whether you pay it off depends on if you think you can earn more than 5% somewhere else. If you think you can make 7-9% on investment property out of state (our investors do), then you probably don’t pay it off. If you would otherwise put it in a CD making less than 1%, then it might make sense to eliminate the payment. On the other hand, I have a very smart friend who sells bonds for a living, including the Mello-Roos bonds. He claims that if you pay off your bond, you don’t get a discount, but have to pay the full amount. So, using
his explanation, my first friend would have had to pay $1,550 times 20, which would have been no discount and not made much sense at all. According to my bond-trading friend, you can only pay off the Mello-Roos at a discount when the house is first sold. He also brings up a very good point: we shouldn’t assume that the tax law will remain the same going forward. It is possible that the next administration may flip back and make all state taxes deductible. What is the right answer? I’ve got two smart people who have given conflicting information. So, what I am doing is filing a request for my personal Mello-Roos payoff. I should have that information by the next issue, and I will conclude this article with what I learn as well as information on how you can pay off your Mello-Roos if you decide to.
