his issue of 92127 Magazine contains a very special annual real estate section (see page 46). There are many elements that go into building a community, and active local real estate professionals are definitely one of the key components. They are often a part of the community themselves, walking their kids to school or sitting next to us at soccer games. Many of them sponsor school programs and/or donate time and money to local charities and organizations. But perhaps the most important thing is that they are working with us on what is considered to be the single largest investment of our lives – buying or selling our homes. While we often see the faces of our local real estate celebrities in the pages of this magazine, on the real estate signs around town, on the ballpark fences, or even on the shopping carts watching us as we make the dreadful decision to go with paper or plastic, we wanted to take it one step further. Real estate is definitely hyper-local, and this real estate issue gives you a glimpse into the individual “movers and shakers” of our local real estate industry. The intention of the real estate issue is to create a personal introduction to the actual person – not just the Realtor® – that dedicates their career to overseeing our local real estate market. LOCAL SOROPTIMISTS PRODUCE SUCCESSFUL HIGH TEA EVENT

early 400 guests attended the annual Soroptimist High Tea, sponsored by the clubs of Poway and North San Diego, at the Fairmont Grand Del Mar this year. Cindy Spilman from the Poway club and Nancy Eastman from the North San Diego club cochaired the event. Carlo Cecchetto from CBS8 served as emcee and auctioneer. Entertainment was provided by twotime Grammy Award-winning Kamau Kenyatta and jazz singer Daneen Wilbur, whose poignant rendition of “Lean on Me” moved the room to tears. Through the combination of sponsors, ticket sales, live and silent auctions, and flash sales, the event grossed approximately $120,000. Though it is up to each club to determine which programs they would like to support, both clubs will use the majority of the event proceeds for their Transitional Housing Program, which provides apartments for survivors of

domestic violence and their children. The clubs furnish each apartment with used furniture, stock the pantry with food, and cover a portion of the rent. Proceeds from the tea are also used for other programs benefiting women and girls, such as the Soroptimist Live Your Dream Award and Dream It Be It. As part of the worldwide Soroptimist International organization, the Poway and North San Diego clubs work to improve the lives of women and girls through programs leading to social and economic empowerment, advancing public awareness for women’s issues, and celebrating their contributions and achievements both locally and globally. ivian Chung was recently recognized as the 2017 Youth of the Year at the Boys & Girls Clubs of Greater San Diego (BGCGSD) 4S Ranch Branch. Each month throughout the year the club recognizes one or two students who have demonstrated excellence in their character, leadership, academic success,

Eight Tips to Healthy Eating on Vacation by MICHAEL LEE, M.D.; Scripps Clinic, Rancho Bernardo Getting away from it all – whether a road trip on Route 66, a stay at a beach resort or sight-seeing abroad – is about unwinding, rejuvenating, and trying new things, including the local cuisine. While tasty tidbits and expanding your palate is fun, you don’t need to come back from vacation with extra pounds. These eight tips can help you eat healthy while seeing the sights, so you return with memories, not extra weight. 1. Pack your own snacks. Bring travel-friendly munchies for the car or plane ride, such as whole-grain crackers and an ounce of cheese, trail mix, or cut-up veggies with hummus. 2. Avoid the mini-bar. That little refrigerator in your hotel is filled with snacks and drinks loaded with sugar and salt. Instead of raiding the mini-bar, pick up snacks at the local farmers market

or grocery and stock your room with fresh fruits, nuts, seeds, and vegetables, as well as plenty of water. 3. Eat breakfast. While vacation schedules vary from your local routine, don’t skip the first meal of the day. If you are staying at a resort, take advantage of the breakfast or brunch buffet and fill up on fruit, salads, and whole grains such as whole-wheat toast or oatmeal. If going out for breakfast, choose lean protein, such as egg whites, and fruit. 4. Have one treat a day. It’s a vacation, so enjoy special treats. If you are in Paris, you might want a fresh-baked croissant from the bakery around the corner. If you are on a road trip with the kids, you might want to stop at the ice cream stand for a homemade indulgence. Monitor your portions, eat slowly, and savor every bite. 5. Make your own meals. If you can cook where you are staying, take advantage and try your hand at cooking, especially with local produce and items you might not be able to get at home. Now is the time to try fern shoot salad or Connecticut shad.

6. Eat out at local restaurants. Ask for directions to favorite spots that serve local products. Usually, meals focused on using local foods and spices are prepared in a way that brings out their natural flavors, not disguised with fattening sauces. Don’t be shy about ordering a meal to split if you think the portion sizes will be too much for you to eat at one sitting. Alternatively, if you have a refrigerator in your room you can ask for a doggy bag. 7. Walking is your friend. Strolling through museums, a new city or on the beach is a chance to explore while burning up calories. If a destination is within a mile, walk. Make sure you bring comfortable, supportive shoes and a first-aid kit for any blisters. 8. Stay hydrated. Dehydration is common when traveling, especially when flying. Bring an empty water bottle to the airport and fill it once you are past the security checkpoint. Stock up on water bottles once you are at your destination and bring a bottle wherever you go. Most importantly, have fun. Vacations are a time to enjoy yourself with family and friends and explore both new and familiar places.

As parents, we’re responsible for keeping our children safe and healthy. Sometimes this means tackling pretty difficult situations. Dental visits shouldn’t fall into this category, however. Here are a few tips on keeping visits to the dentist positive – and even fun! The earlier, the better. Take your child in for their first dental visit by their first birthday. Prevention-based dentistry will lead to a lifetime of easier dental visits. Keep it simple. Kids are curious about the world around them, including what happens

when they visit the dentist. Explain in terms that children will understand. “Counting teeth,” “making your teeth sparkle,” and “checking for sugar bugs” are all fun ways to explain what goes on during a dental visit. Practice at home. Reading books and setting aside some time to play “dentist” will do wonders for making your little one comfortable while at an actual dental appointment. Realistic expectations. For many children, the newness of the experience will cause some anxiety. Consistency and positive reinforcement go a long way toward alleviating fears. Choose your dentist wisely. The pediatric dentist you choose sets the tone for how your child views oral health care. Choose a dentist that is a good fit for both you and your child.

MRES STUDENTS TAKE A FIELD TRIP TO SACRAMENTO

S

eventy-two Monterey Ridge Elementary School (MRES) fourth and fifth grade students and parents traveled to Sacramento on a weekend in April to get an in-depth look at the gold rush and California history. The trip was led by MRES fifth grade teacher Amy Halley and fourth grade teacher Steven Froebe. The group flew to Sacramento on a Saturday and spent the day at Earthtrek Expeditions campgrounds in Coloma, where they observed living history presentations from a pioneer woman, mountain man, and musician. Each presentation described life in California during the gold rush. The students panned for gold in troughs, played musical instruments, and made pouches for their gold. Everyone spent the night in yurts along the American River.

On Sunday, the group listened to two more history presentations from a Native American storyteller and a tinsmith before heading to Sutter’s Mill, where James Marshall first discovered gold. They then hiked to Olde Coloma Theatre so the students could participate in a lively melodrama production telling the story of gold discovery during the gold rush. Following lunch, the students, parents, and teachers traveled to Sacramento to see Sutter’s Fort. “A highlight there was seeing Parry Reed’s actual doll that she brought over with the Donner Party,” said Amy. At the end of their action-packed weekend, the group learned how laws are made as they toured the State Capitol building before returning home to San Diego. 

he Rogers family is passionate about opening their lives to kids who deserve a great life and future. “None of our children came into the family biologically. We adopted Braden from birth in Oregon. We have a very open adoption with both his biological parents and their extended families. We adopted Lilah, George, and Sofie last April from San Diego foster care. They’ve lived with us for three years now,” revealed Karen. Each of the Rogers children is actively involved in their school and community. Lilah attends Bernardo Heights Middle School, where she runs cross country, is involved in theater productions, and plays basketball and volleyball. Braden is also a student at Bernardo Heights Middle School. He is involved with the Best Buddies program and plays football and basketball. George and Sofie attend Stone Ranch Elementary School, with George playing football and soccer and Sofie playing soccer and participating in Girl Scouts.

Kevin and Karen met while at Point Loma Nazarene University. “We officially met on the harbor cruise during the first week activities, but remember each other best from a group hangout at La Jolla Cove,” laughed Karen, who is currently working on a master’s degree in education. She taught and directed early childhood programs for many years and eventually became a children and family pastor. Although Karen took time off during the fostering and adoption process, she is back to work as a behavior interventionist for an ASD preschool class at Stone Ranch. Kevin began his career as a pastor and then moved into sales. “He really enjoys working with people and hopes to help lead the marketing/vision department of a company in the future,” said Karen. Four years ago, Karen, Kevin, and Braden moved back to San Diego, and they couldn’t be happier. “We want to thank this community for loving us, supporting us, and especially embracing all of our kids with open arms. Our kids feel very cared for and liked here – this is priceless to us,” said Karen. The Rogers family truly loves living in the Westwood community and can often be found swimming at the Westwood Club, visiting Lake Hodges, and playing at Rancho Bernardo Community Park. They also enjoy paddle boarding, surfing, hiking, biking, taking trips to the San Diego Zoo and Safari Park, camping, and visiting family in Oregon and Colorado. 

INGREDIENTS 3 bell peppers (any color), halved and seeded ½ yellow onion, diced 1-2 cloves garlic, minced 1 cup white quinoa 1 cups water ½ cup tomato sauce 1 can black beans, drained and rinsed 1 cup of Mexican cheese blend, shredded ¼-½ cup olive or melted coconut oil Lime juice, to taste Salt, pepper, chili powder, and paprika to taste Optional Add-Ins: Corn Cherry tomatoes, quartered Jalapeño, seeded and diced

Pre-heat oven to 400 degrees Fahrenheit. Rub each bell pepper half with ½-1 tablespoon of olive or coconut oil, coating inside and outside completely. Place peppers on a foil-lined baking sheet and set aside. Heat approximately 2 tablespoons of oil in a saucepan over medium heat. Add onions and garlic and sauté until onions are soft and translucent, about 5 minutes. Add quinoa to the pan and stir once. Add water and tomato sauce. Increase heat to high and bring to a boil. Cover and reduce heat to low. Let simmer until quinoa is fully cooked. You can tell it’s done when you can see a small white ring around each grain and all liquid is absorbed. Add black beans, lime juice, spices, and any desired add-ins to taste and stir. While quinoa is cooking, bake bell peppers in the oven until they are a bit soft and oil is bubbling, 10 to 15 minutes. Sprinkle cheese into each bell pepper and spoon in quinoa mixture. Bake again for another 10 to 15 minutes. During the last 5 minutes of cooking, take the peppers out and sprinkle some more cheese on top of quinoa, then return to the oven. Take them out when the cheese on top is melted. Serve with another squeeze of lime juice and any desired garnishes. Enjoy!

The Oscar Goes To...

WILLOW GROVE STUDENTS CELEBRATE EACH OTHER

A

fifth grade class at Willow Grove Elementary School recently celebrated a special Oscars Day event. Students nominated each other for categories such as Best Scientist, Best Writer, Best Mathematician, Best Character, and Best Work Ethic, and were able to view compliments that were written about them on the ballots. The event included a red carpet on which students were interviewed about their nominations and commented on their fancy attire. Winners were announced in each category and students were awarded mini Oscar trophies. “It’s a confidence booster for my students,” said Willow Grove teacher Alyssa Huckleberry. “It’s really special because every kid has a chance to shine...everyone is recognized in at least one of the categories. The students hear what their classmates see in them and get recognized for what the students might not see about

themselves. It comes from their peers and not from parents or a teacher.” The students enjoyed dressing up and being recognized by their peers for their hard work. As a finale, they sipped on apple cider and nibbled on sweet treats like cupcakes and chocolate Oscar-shaped lollipops. Props for this year’s Oscars party were designed by professional event planner and school volunteer mom Heather Young Leary. She was inspired by a trip she took with her daughter to the Dolby Theatre in Hollywood, where they watched the theater get set up for the Academy Awards. “I took about a million pictures and came back with tons of fabulous ideas!” Heather said. “I like to make the event as special as possible for all who attend, because it’s important for me to remember one thing: it’s my job to create memories, and if I’m any good, memories that will last a lifetime.” 

ver 400 people attended the annual San Diego Soccer Club (SDSC) You’ll Never Walk Alone 5K Run/Walk at Rancho Bernardo Community Park in May. The 5K was founded by SDSC Coach Mark Connelly to raise money for families facing tragic events. Since 2015, the race has been dedicated to the memory of Karina Fares, a 12-year-old SDSC member who passed away suddenly from an accident on a soccer field. We want our patients to live life smiling,” revealed Dr. Lindsay Pfeffer, who worked with Dr. Noel Moser until her retirement in 2014. Formerly Moser Orthodontics, Dr. Pfeffer re-branded the office into what I-Orthodontics is today, while continuing the legacy of being a philanthropic and family-centered practice. “Our practice focuses on giving back to our community and helping those in need. D39C Teams Compete

Two Design39Campus (D39C) teams recently competed in regional competitions. The Science Olympiad team, comprised of 75 students in fifth through eighth grade, attended the San Diego Regional Science Olympiad Competition. Five teams of 15 students competed in 23 different events including topics like anatomy, astronomy, chemistry, biology, and physics. D39C student teams won 15 awards and received ninth place overall – the first trophy for D39C.

Inaugural Earth Day Fair The Rancho Bernardo Community Council’s (RBCC) first annual Earth Day Fair was a success. Approximately 300 community members and 27 vendors attended the event, which also featured raffle items and a kid’s craft center. Children had the opportunity to make a variety of crafts from recycled materials including bug catchers, bird feeders, and colorful paper leaves. Proceeds from the event were donated to an earth-friendly charitable organization. RBCC is a group of elected community volunteers who work to provide updated information on issues specifically affecting Rancho Bernardo in order to preserve and enhance the unique quality of life in the community. The council acts as an advisory board to the City of San Diego on issues such as public safety, maintenance assessment, traffic and transportation, government relations, utility issues, code and compliance issues, signage issues, and more. NCSFA Scholarship Winner

D39C’s CyberPatriot team, which consists of 20 students in sixth through eighth grade, competed in the SoCal Cyber Cup Challenge in late March, taking home third place in the middle school division. D39C also sent four student teams to participate in the CyberPatriot IX competition. Two of the four teams made it to the semi-finals and the top team placed in the top 16 percent out of 598 teams in the nation. PUSD Schools Receive Gold Ribbon Honors Del Norte High School, Mt. Carmel High School, Oak Valley Middle School, and Rancho Bernardo High School of the Poway Unified School District (PUSD) have all been named 2017 California Gold Ribbon Schools. The Gold Ribbon Awards, which are temporarily replacing the California Distinguished Schools Program, recognize schools that have made gains in implementing the academic content and performance standards adopted by the State Board of Education, and also serve as examples of excellent teaching, learning, collaborating, and successful school climate efforts. “These schools are an excellent example of PUSD’s mission of ensuring college and career readiness for all students,” said PUSD Superintendent Marian Kim-Phelps. “Through dedicated staff and innovative programs, they are creating 21st century learners, ready for future success.” Principals Greg Mizel (Del Norte), Greg Magno (Mt. Del Norte High School student Jessica Boyer was one of six recipients of the 2017 North County Society of Fine Arts (NCSFA) scholarships. NCSFA awards scholarships each year to deserving North County high school seniors who intend to pursue degrees in the visual art fields. Jessica impressed the Scholarship Committee with her drawing and scratch board illustration talent. She has already been accepted to several colleges as an art education major, with the ultimate goal of becoming an art teacher. She will be the first one in her family to go to college. NCSFA is a nonprofit organization dedicated to fostering appreciation and education of fine art in the community. In order to be considered for the scholarship, students must meet the requirements, complete the written application, and be interviewed by the selection committee. 7th Annual Chalk It Up The 7th Annual Chalk It Up event drew 127 participants this Memorial Day weekend – an impressive turnout after the even was rescheduled from an earlier date due to rain. Attendees gathered at Rancho Bernardo Community Park for a day of chalk art, refreshments, prizes, and fun. Overall winners were Emerson Bowles and Rewan Smith, who collaborated on a chameleon drawing. In the senior category, first place went to Sandy Mall and second place went to Jean Davis. Danny Newbanks took first in the adult category, with Nina Mascardo and Lori Baca coming in second and third. High school winners were Gracie Horne, Riley Trecker, and Imran Tallman. Middle school awards went to Alyssa Wilson, Talon Bohn, and Carly Newbanks. Elementary school winners were John Roberts, Jazair Tallman and Hazel Kingery tied for second, and Maci Fogel. St. Michael’s Academic Decathlon Win

Best of Broadway

St. Michael’s School earned first place overall out of 21 schools at the 21st Annual San Diego Diocese Academic Junior High Decathlon Competition in March, qualifying them to compete in the State Academic Junior High Decathlon in Sacramento in April. “It was a joy for me to work with these students and to see them rewarded for their hard work and dedication to learning,” said Academic Decathlon Coach Malini Paye. “The best part was watching them build lasting friendships and learn important teamwork lessons through this experience.” In addition to qualifying for the State competition, the St. Michael’s team earned first place in the team logic competition and second place in the team super quiz competition. Six students also earned awards in their individual events: Stacy Widyono (first place in science), Hayden Jackson (first place in literature), Treasa Paul (third place in religion), Paola Simi (fourth place in social studies), Natasha Tavares (fourth place in writing), and Pierre Paye (fifth place in current events). Once in Sacramento, the team continued to succeed. They placed first in Super Quiz; Stacy Widyono again placed first in science; and eighth grader Jane Cox placed second in fine arts.

The RB Chorale will present its 44th Anniversary Show, “Best of Broadway, Yesterday and Today,” on Friday, June 9 and Saturday, June 10 at 7 p.m. at the Poway Performing Arts Center. The highlight each night will be the competition by the finalists of the chorale’s annual scholarship auditions. Finalists appearing on Friday night include: vocalist Austin John Thatcher (Poway High School); pianist Sophia Liu Su (Scripps Ranch High School); and tenor saxophonist Derrick “DJ” Kennedy Martin, Jr. (Poway High School). Finalists appearing on Saturday night include: vocalist Garrett Caelan Weir (Mt. Carmel High School); pianist Proma Dewanjee (Carlsbad High School); and vocalist Anne Thorvick (Poway High School). Following their performances, the final ranking will be decided by audience vote. A total of $15,000 will be divided among them, with $3,500 going to the top spot each night, and $2,500 and $1,500 to the next picks. Oak Valley Middle School (OVMS) made history at the Southern California State Science Olympiad Tournament. OVMS was the first school from the Poway Unified School District to ever win first place in the tournament, beating 30 other teams from across the region. It was also the first time in 20 years that a San Diego school won. The OVMS team of 15 students plus four alternates then moved on to compete in the national competition at Wright State University in Dayton, OH, where they came in 16th overall. Science Olympiad is a completely volunteer-run program consisting of a series of 23 team events dealing with topics such as genetics, earth science, chemistry, anatomy, physics, geology, engineering, and technology, with a focus on active, hands-on group participation. Oak Valley Middle School seventh grader Devam Shrivastava recently set a record in the sport of youth cricket in a San Diego Cricket Club Youth Academy (SDCCYA) vs. Southern California Youth Cricket Academy (SDYCA) match by hitting four consecutive runs on all six balls in an over. “I am happy with the achievement,” Devam said. “I was just playing a positive game to increase the run rate for our team after having a slow start. I went after each ball to keep the score moving and didn’t know when this record got created in the meantime.” SDCCYA works to promote cricket among youth in the region, providing them with adequate training and competition opportunities. Devam, along with two other SDCCYA members, were recently selected to be part of the 13-member team representing the Southwest region in the U15 National Cricket Tournament in Chicago from July 5 through 9. “We have excellent players on our team,” Devam said, “and my team members help motivate me.” June | July 2017 • 92127MAGAZINE.COM • 41

THE 4S RANCH LIBRARY CELEBRATES 10 YEARS

T

he 4S Ranch Library recently celebrated its 10th anniversary. Friends of the 4S Ranch Library founder and current president Mary Karscig also presented board member Michael Farrell with an award in honor of his service at the Friends of the Library meeting in May. Michael served as the board president from 2010 to 2015 and still serves on the board of directors. The library has seen tremendous growth in its 10 years of existence, and is now one of the top five busiest branches in the San Diego Library system. Circulation has increased from 17,000 per month in 2007 to over 50,000 per month in 2017. Program numbers and attendance have increased from 18 programs and 1,500 in attendance per month in 2007 to over 80 programs and 3,000 in attendance per month in 2017. Programs serve community members

of all ages and include: Artopia, battery recycling, Crafts for a Cause, ESL classes, family game and movie days, homework center, kids’ martial arts and fitness, MotherDaughter Book Club, oral cancer support group, Play to Learn, Summer STEM, Teen Tuesdays, yoga, family Zumba, various storytimes for young children, and many more. The Friends of the 4S Ranch Library is a group of volunteers who believe that a vital and attractive library is essential to the community. ll through my high school days I played on the local basketball team called the Poplar Bluff Mules. I wasn’t a star player, nor a starter of the top five players, but I loved the sport. My shooting ability needed a little work, but I was good at applying defense. I could jump with the best of them, and I was quick on the court. During one of our home games I was riding the pine as usual, glaring at the coach with optimism, hoping he would put me in the game. Several minutes went by when finally coach looked my way and said “Marks check-in, and relieve one of your teammates and apply that pressure defense.” The coach called timeout, and we huddled up as a team, discussing strategy and execution. We placed our hands on top of one another, raised them high, and shouted, “GO team,” and went to our assigned positions. Excitement could not describe my feelings. We were on our home turf, I had friends

and family in the stands, and the game was being broadcast live on the radio. This was my chance to be a part of something special, and a contributing factor for my team members! My teammate was responsible for taking out the ball and passing it to me. My job was to take the ball down court and begin to activate the play or something like that. What happened next was somewhat of a blur. When my teammate tossed me the ball, I immediately began dribbling down the court as fast as possible. No one was at the opposing basket. This was my chance to score! Suddenly, I heard a faint voice from my teammate: “Richard what are you doing”? As I began to get closer to the basket and position myself for a dunk, hoping to drive the crowd wild, I realized I was at the opposing team’s basket. I somehow gathered my senses, and purposely missed the shot. Before “WTH” was popular, I was thinking it. Well, you can imagine the hometown crowd was in shock. They began to laugh, my teammate came over to me and ask me what was I doing, the buzzer rang, the coach placed me back on “The Bench,” and I was briefly humiliated! My recovery from the teasing and the comments from live radio broadcasting was almost immediate. I realized I had made a horrible mistake for the right reasons. I simply wanted to help my team achieve success. I share this story with you because all of us have experienced public or private embarrassment. It’s all part of life. The question is how do you move past it? Are you stagnant in your career or personal life? Have you allowed people or situations hold you back because of a mistake or a bad decision you’ve made? If so, I would like to encourage each of you to forgive yourself and move beyond the pain. Life gives us second chances and then some. Move beyond your current displacement, press towards the mark of excellence within you, and achieve your goals without looking back. Celebrate life failures; they lead to success. Expect great things to happen! 

BLUE APPLE RANCH BRINGS AT-RISK ANIMALS AND CHILDREN TOGETHER

F

ounded in 2001 in honor of the late animal lover Toby Wells, the Toby Wells Foundation is a community resource for San Diego’s underserved children and at-risk animals through innovative programs at Blue Apple Ranch (BAR), a 277-acre facility in the western foothills of Ramona. The genesis of BAR was in 2007, when Toby’s parents attended the Kentucky Derby and discovered that many of the losing horses from the race were destined for slaughter. It was then that the family’s mission to save and rehabilitate horses and then connect them with children through specialized programming was born. The horses that reside at Blue Apple today come from a variety of circumstances, often involving abuse and neglect. Many of the youth that BAR serves come from similar backgrounds. Rescued horses arrive at BAR and undergo an assessment to determine if they are candidates for the training program and adoption. Horses that are not adoptable enter the BAR sanctuary, where they are guaranteed a safe home at the ranch for the rest of their lives. Non-sanctuary horses become involved with education programs at the ranch. The Work For It internship program, for example, is an intensive 18-week program for at-risk teens ages 14 to 18 from San Pasqual Academy or Abraxas Continuation High School. Interns work alongside BAR staff to gain an understanding of equine care, anatomy, nutrition, basic first aid, CPR, irrigation, gardening, leadership, and life skills. Blue Apple also offers field trip opportunities with scholarships provided to Title 1 schools in the Poway Unified School District, as

well as enriching day camp experiences through its partnerships with local YMCA branches. Even further, BAR hosts a number of special events throughout the year aimed at celebrating and honoring local foster children. “The most rewarding part of working at Blue Apple is knowing we make a difference,” said Adrienne Wells Holmes. “Knowing we’ve rescued hundreds of horses and have served thousands of children locally with a positive message of kindness, compassion, and responsibility is life-changing.” The Toby Wells Foundation will host its

annual Denim and Diamonds Golf Classic Tournament at Barona Creek Golf Club on Friday, June 2. All proceeds will benefit programs at Blue Apple Ranch. After A Market Surge – Expect a Small Correction by SCOTT VOAK

N

o, I’m not reversing my position and suddenly calling for a bubble. But in the five months ending on April 30, 2017, the average price in the 92127 zip code rose 15.7% for detached homes and 13% for attached homes (data from SANDICOR MLS as of 5/15/17). Any time there is a rapid increase like this, there is typically a short pullback. There are a couple of reasons for this. The first is that buyers who were looking five months ago get disenchanted with the market. For example, in November for the price of $875,000, you could have closed on an almost-3,000-square-foot home in Westwood with five bedrooms, a pool, view, and no Mello-Roos or a 2,930-square-foot home in Del Sur with five bedrooms. By April, the same price only purchased a 2,660-square-foot four-bedroom home with a patio yard in Del Sur. That can cause buyers to step back and reassess their plans. If you can’t get the extra bedroom you need, you might not move forward with a purchase. This causes a percentage of the buyers in the market (about 20-30%) to step back and either wait for a price reduction or look in other areas. The second reason is that at exactly the same time, sellers get greedy. They see the market went up 3-5% a month and they want that to continue, so they overprice their homes.

The result: demand drops a bit and asking prices increase with the predicable effect that the market stalls for a short period. Typically, this will last 60 days or so, especially now when there is not a lot of inventory and people need to purchase in time to register for the new school year. So, although we are currently seeing the beginning of this play out, it could be over shortly after you read this article. Regardless, it will be a short-term phenomenon and not the start of a bubble bursting. 

Nighthawks Rugby Taking Wing

S

tarting in the fall of 2017, Del Norte will be introducing their first girls’ rugby team, led by coaches Alex Imming and Jodi Roberts. Alex is the current boys’ rugby coach, whereas Jodi is new to the Del Norte staff. This newest addition on campus teaches AP Psychology and now spearheads the girls’ rugby program. Jodi starting playing girls’ rugby herself in her junior year at University of California San Diego. After doing pole vault for years, she decided to give the rather unpopular sport among females a try. “I liked breaking

stereotypes; I was a sorority girl and then I played rugby. I get to show how aggressive and strong females can be,” said Jodi. She hopes to carry the message that females can be strong and feminine at the same time. She hopes to emphasize this message among girls interested in the sport. The team will most likely be playing in teams of seven. Rugby sevens is a variant of the sport with seven players per team playing seven-minute halves, which results in a faster paced game than 15-player rugby. There is also less hitting, but the

sport itself still requires a lot of contact between players. Although the sport is still young at Del Norte, many girls have already signed up to begin the process of learning. Since it’s a new sport for so many people, Jodi expects to continue to learn more about the sport alongside these girls. 

LA JOLLA SHORES, LA JOLLA BEGINNER/ INTERMEDIATE La Jolla Shores is one of San Diego’s best and most popular beaches. It’s a safe spot for beginners to learn or practice surfing on gentle waves. And it’s great for the whole family – the beach has year-round lifeguard services, good facilities, a parking lot, fire pits, and a children’s playground just across the sidewalk. Several surf schools operate from here as well.

TOURMALINE SURFING PARK, PACIFIC BEACH BEGINNER/ INTERMEDIATE Tourmaline has a history of being a true surf hangout for San Diego locals. Swami’s is an internationally known spot for good surf. A variety of breaks make for high-performance waves for longboard and shortboard surfers. It can be difficult to paddle out here, though, so strong swimming skills are a must.

Black’s is arguably home to San Diego’s best surf. An offshore underwater trench funnels powerful swells into this area, which can be dangerous for inexperienced surfers. Getting to the beach requires a bit of trekking and since Black’s is infamous for its “clothing optional” rule, it might be best to leave the kids home for this one.
