FROM THE PUBLISHER VOL. 10, NO. 2 TM

Horsing Around

I

’m from Southeast Texas, so I’ve been on my fair share of horses growing up. My good friend had a couple of horses that we would saddle up and ride to the levee. And no, I’m not making this stuff up – there really was a levee about a mile from my childhood home. I’m pretty sure that people have written songs about this. When I met my wife about 20 years ago, I learned that she grew up with horses. Over the years, she shared many stories of riding on the endless trails in Poway – many of which have long been taken over by developments and homes. The time that she spent with her horses growing up made a lasting impression that she holds close to her heart. Our youngest daughter, Audrey, started taking riding lessons a couple of years ago. Although she has traditionally split her extracurricular hours between soccer, softball, and music, we noticed that she quickly developed a strong passion for horseback riding. Last year Audrey approached us with the idea of adopting or rescuing a horse. At first, we thought the idea was absurd. But this didn’t deter her. While she could have accepted our decision and moved on, instead, she began developing a plan and documenting everything that needed to take place in order to accomplish her goal. She presented her plan to us – which included her own financial and time commitments. And as you may have guessed by reading this and seeing the photo, Audrey did find a horse that needed a new home. In fact, she actually found two horses (eight-year-old brothers from different mothers). Thankfully the horses had not been abused, but they had been neglected. Unfortunately, they were left in their stalls at a facility in Los Angeles with very little socializing and human attention for the past year and a half. Little did these two horses know, they were about to get the full attention of a very determined and dedicated 13-year-old girl. Over the past couple of months, we have watched these horses transform from nervous and shy creatures to warm and loving family members. I have observed a beautiful bond develop between my daughter and these giant animals that is very difficult to describe. Although I was skeptical at first, what started out to be a project for my daughter and wife has turned into a family affair. It has been refreshing to take an hour here and an hour there to join them at the stables. Time seems to slow down while we are there. Technology is optional at best. It is very tranquil and therapeutic. But most importantly, I get to watch and be involved while memories are made that we will carry with us for the rest of our lives.

BetterTogether TRACY SEKHON SETS OUT TO CREATE A STRONG COMMUNITY RESOURCE FOR AUTISM by LIZ ONUFER | photo by Forever Photography by Liberty

C

amino Bernardo resident Tracy Sekhon knows firsthand the challenges of raising children with autism. As a mother of one daughter and three sons, two of whom have autism, Tracy is setting out to create a community with the support and resources for families in similar situations. “When my sons were diagnosed, I was grateful to have had direction with obtaining the therapies that could help them,” Tracy explained. As a business owner, she had the time and flexibility to ensure her sons received the therapies they needed. “Most, however, do not have the direction, resources, and flexibility that I have had.” Tracy’s idea for the Autism Resource and Treatment Center (ARTC) was born. The mission of the ARTC is to provide a center for people with autism to access the tools they need to live their best lives and for the families and caregivers to have a place for support. ARTC is being built to serve newborns to adults. The services will range from diagnosis and treatment roadmaps to social groups counseling and job/ life skills. Tracy explained the most rewarding part of her work as the founder of ARTC is “that this collaborative care model will improve lives.” Alongside the rewards, Tracy is working through the challenges one by one. “The most challenging part of my role with ARTC is obtaining the support necessary to get the center open,” she said. “There are significant time and financial investments required. I definitely can’t do this alone!” As part of the effort to make the ARTC a reality, their Inaugural Charity Live and Silent Auction for Autism will be held at the Bernardo Winery on June 7. Tracy also shared that the organization is in need of many autism ambassadors for anyone interested in getting involved. “I founded ARTC to bring all of this together, under one roof, to provide collaborative, effective, and efficient care,” Tracy said. “I believe that we can do autism better together.” 

“I FOUNDED ARTC TO BRING ALL OF THIS TOGETHER, UNDER ONE ROOF, TO PROVIDE COLLABORATIVE, EFFECTIVE, AND EFFICIENT CARE.”

Alzheimer’s Fundraiser

FOUR-YEAR-OLD AKSHAYA JAGDISH HONORED AS A KINDNESS STAR by KELLEY GUSICH

C

armel Mountain’s La Petite Academy held its first ever nationallevel competition to select a Kindness Star. Four-year-old Akshaya Jagdish is the school’s first place winner and their representative for the national competition, where she won against five more finalists from Illinois, Texas, Florida, and Tennessee. First prize was $2,000 to the charity of choice and a $2,000 scholarship, along with a STEAM (Science, Technology, Engineering, Art, and Mathematics)filled backpack to the winner. The contest involved a one-minute video of a student’s community service activity, and finalists were chosen based on Facebook votes. The entire RB and Poway community came together, along with the national and local chapters of the Alzheimer’s Association (Akshaya’s charity of choice), voting once per day for seven days.

Kamala Balasubramanian, Akshaya’s grandmother, said, “This entire process illustrates how a whole community of people voted for their local Rancho Bernardo kid and made her a winner.” Akshaya enjoys volunteering and the way it makes her feel. “We teach her to do one good thing at least for others daily,” said Kamala. “Be kind to a classmate, help a teacher with a chore, or help carry something for grandma or grandpa.” She’ll continue to raise money and awareness for the Alzheimer’s Association and she’s already registered for the 2019 Alzheimer’s Walk in September. “This was a very positive experience for Akshaya,” said her mother Archana. “Through the community’s donations, votes, and encouragement, she was able to raise awareness about Alzheimer’s disease and ultimately raise $2,530 for the cause.” Learn more about the Alzheimer’s Association at www.alz.org. 

FROM THE DENTIST

BRUSH THOSE TEETH!

The Scoop on Manual vs. Powered Toothbrushes by SPENCER MAUSETH, D.D.S., 4S Pediatric Dentistry & Orthodontics

A

ccording to the American Dental Association (ADA), people of all ages should brush their teeth for two minutes twice a day. Many parents wonder what’s better for their children – a manual toothbrush or a powered (electric) toothbrush. When used correctly, both types of toothbrushes are vital tools in establishing and maintaining good dental health. E ASY TO U SE

Manual toothbrushes are widely recognized as an effective and affordable way to keep teeth and gums healthy. With some help from parents or caregivers, children can easily learn how to use manual toothbrushes

28 • 92127MAGAZINE.COM • March | April 2019

from a very early age. The ADA states that brushing should touch on all surfaces of the teeth and gums – inner, outer, and chewing surfaces. Manual toothbrushes with soft bristles tend to put less pressure on teeth and gums than their electric counterparts. Placing too much pressure on teeth can wear away at tooth enamel, leading to pain, sensitivity, and decay. POW E R IT UP

Electric toothbrushes, while more expensive than manual toothbrushes, have several advantages. Models that have bristles that rotate together in one direction and then switch to rotate in the opposite direction (rotating-oscillating) are typically the most effective toothbrushes. In addition, electric toothbrushes may be a good option for those who have braces or other dental appliances, and those who have dexterity problems, including the elderly and those with arthritis.

REG UL AR REP L ACEMENT

Whenever the bristles become visibly matted or frayed, it’s time for a new toothbrush (or new bristles if using an electric toothbrush). Every three months is the general rule of thumb for toothbrush or bristle replacement. Most important of all, remember that good brushing habits should be established early, and children should know how important their oral health is to their overall health and well-being. Brush on! 

EXCITING THINGS ARE HAPPENING AT STUDIO WEST IN 2019!

O

ne of the busiest recording studios south of LA is located here in Rancho Bernardo. Although Studio West has been around since the 1980s, 2018 was one of the best years ever, according to studio owner Peter Dyson. There certainly were some big names in the studio in 2018 – artists like Lauryn Hill, actors such as Oscarwinners Richard Dreyfuss and Alan Arkin, along with world-famous John Cena. But Dyson is equally passionate about the local artists and community groups who work out of the studio. “I regard Studio West as a resource for the local music and creative community,” said Dyson. “This May will be the sixth year we have hosted the RB

Chorale for their scholarship auditions for high school students planning on studying music in college, and we gave tours to almost 500 middle and high school students last year who want to see what goes on in a working studio. Teachers can request a tour by calling or emailing the studio.” In addition, last year Studio West saw two strong trends continue – more video and more electronic music. “Video is so important to the way we consume media nowadays and over the last few years we have really built up our competency for in-studio video shoots,” said Dyson. “We’ve also seen more electronic music production sessions this past year. I love pianos,

guitars, and drums, but the computer is now an instrument too. We enjoy teaching people how to create music electronically just as much as we enjoy teaching more traditional recording techniques.” For more information about the educational programs offered by Studio West, go to www.studiowest.com and be sure to keep an eye on their Facebook page as you never know who might be in town! 

A DENTAL HOME DR. ELLEN IM PEDIATRIC DENTISTRY AND ORTHODONTICS PROVIDES FAMILY-FRIENDLY TRUST

by LINDA FRABL | photos provided by Dr. Ellen Im Pediatric Dentistry and Orthodontics

D

r. Ellen Im Pediatric Dentistry and Orthodontics, in operation since 2014 when it took over the Poway Kids Dental Care location, is focused on family-friendliness. As a mother of three children herself, owner Dr. Ellen Im emphasized, “The inspiration behind my practice came from the perspective of being a mother. I wanted a practice where parents would feel comfortable bringing their children.” Providing that comfort level involved developing a sense of security with her young clients and their parents. Dr. Im elaborated, “Families trust me as an ethical, caring doctor. They know they’ll be treated well by the dental team and given all their options on care, appointments, and finances. We’ll ultimately establish for them a dental home where the child can grow and mature as an individual.” One way that Dr. Im’s office allows the child to grow and mature is by offering “comfort menus.” These menus allow patients to select their own choice for: protective eyewear, a movie to watch, and an anxiety-reducing item (stress balls, warm blankets, stuffed animals, etc.). Even though her office has these homey touches, Dr. Im doesn’t compromise when it comes to modern technology options such as tooth-colored fillings, digital x-rays, laser dentistry, and even nitrous oxide or sedation dentistry if necessary. There is also a board certified orthodontist on site, Dr. Torin Chenard, who treats both children and adults with options such as interceptive orthodontics, Invisalign, and traditional braces. 34 • 92127MAGAZINE.COM • March | April 2019

Dr. Im spent many years providing dental care to the disadvantaged population while working in the greater Washington D.C./ Baltimore area after graduating from the University of Maryland Dental School. Now she specializes in oral health treatment for children ranging from infants to young adults, including those with special needs. As a Diplomate of the American Board of Pediatric Dentistry (ABPD), Dr. Im’s credentials verify her as a dentist who has successfully completed voluntary examinations, and who demonstrates specialized knowledge and skills. Immersing her business into neighborhood outreach activities, Dr. Im and her dental team give fun and interactive oral hygiene presentations at local schools and

“DR. ELLEN IM DISPLAYS AN OBVIOUS PASSION AND DEDICATION TO HER PATIENTS AND PRACTICE. SHE IS THOROUGH AND TAKES THE TIME TO BRING COMFORT TO EACH CHILD AND FAMILY.” – JENNIFER offer free dental screenings and complimentary hygiene kits to the students. In addition, the office sponsors multiple elementary schools and sports teams in Poway and the surrounding areas. It’s no wonder that Dr. Ellen Im Pediatric Dentistry and Orthodontics has as its office motto, “Building a healthy community one smile at a time.” 

Our desire is to see children achieving their highest potential with the gifts and talents God has given them,” said Julie Elliott, summer camp director. According to Elliott, class sizes are small and focused, offering the students dedicated time with teachers, staff, and other students. New friends are made and summer memories are created in a loving, safe, clean, and nurturing environment. In addition, all teachers are credentialed and have experience in education and leading special summer programs. As you explore the Maranatha Christian Schools (MCS) summer offerings, you will find many different options. Morning and afternoon classes are available in math, English, dance, cooking, STEAM, and indoor and outdoor sports. In addition, there are also two classes specifically focused on helping students transition into Kindergarten and first grade. TK-8th grade summer camps and enrichment classes start June 24 and run through Aug. 2. There is a three-week commitment for all classes, with two separate sessions (June 24-July 12 and July 15-Aug. 2). Because of families’ busy schedules, MCS now has extended care available for an additional fee. Looking for a preschool program this summer? MCS also offers a preschool summer camp program Monday through Friday from 8:30 a.m. to 12:30 p.m. This weekly program has four sessions starting on June 3 and the fourth beginning on June 24. The curriculum incorporates math, literacy, and science exploration into fun and creative activities. In addition to the summer camps offerings, there are also two separate programs that are specifically focused on athletics and performing arts. In the athletic clinics led by trained coaches, the first will focus on basketball from June 17 to June 21, a second option is a mini cheer clinic for elementary and junior high students. The three-day performing arts workshop, led by a seasoned veteran, is for junior high and high school students interested in better preparing themselves for auditions. Maranatha Christian Schools invites families to step onto their campus and experience the difference. With extensive offerings in academics, arts, and athletics for preschool through 12th grade, they strive for excellence in all things. The admissions staff is readily available to give tours and is currently accepting applications for the 2019-2020 school year. Online registration for summer camps opens mid-March. OUTPOST SUMMER CAMPS

N

ow more than ever, children need to be away from their devices for extended periods of time, and there is nothing better than a summer day camp experience to make this a reality. Outpost Summer Camps was founded in 2001 and serves over 1,500 children every summer, completely outdoors and screen-free. The Outpost experience has three pillars that parents have loved for over 15 summers: “old-fashioned” camp activities (think MUD!), door-to-door transportation for most families, and exceptional, well-trained staff that ensure a quality experience for each child. Outpost is open to children ages 3 to 14, and according to Owner/Director Stuart Jones, “Each of our camps has exciting, age-appropriate activities for the different age groups, but all share in the philosophy of creative, spontaneous fun facilitated by the counselors and campers.” The three-week sessions are what make Outpost so unique. Stuart explained, “By staying longer at camp, children of all temperaments have enough time to learn names, get completely comfortable with routines, and make and keep new friends.” Another way the camps stand out is with their commitment to safety. Outpost Summer Camps has been continuously accredited by the American Camp Association since inception and operates under permit from the County of San Diego as an Organized Camp. Stuart and his wife Kelly, a clinical psychologist, bring years of child development experience to Outpost. Additionally, the duo hires, trains, and retains their director team from their best counselors, who have invested 8 to 10 years at the camps and are specialized in their programs. Continuing the Nighthawk Legacy

H

aving been principal of Del Norte for about seven months, Bryan Schultz is already working to accomplish his goals. On the top of his list is maintaining a home court advantage, which encourages students to have pride in attending Del Norte. For this to occur, he believes, “We will continually need to work as a team and listen to the voices of our students.” In achieving this goal, Mr. Schultz believes that an inclusive environment must first be fostered. While Del Norte is already inclusive, Mr. Schultz encourages all students to “ultimately find their tribe” on

campus. This inclusivity, he states, is what sets Del Norte apart from other schools. Del Norte is famous for its academic achievements, but Mr. Schultz does not want those achievements to obscure what really matters: producing capable students who are ready for the real world. “[I want] students to leave the Nest who are healthy and have a sense of purpose and idea what they are passionate about,” he shared. In this way, the students who graduate Del Norte can achieve great things. However, doing so will require less emphasis on grades and more emphasis on developing

purpose, which he hopes to accomplish in his time at Del Norte. Ultimately, Mr. Schultz hopes to continue and improve the legacy of Del Norte past its initial 10 years of success. He is excited to help this learning community soar to great heights. In his own words, “It is truly a great time to be a Nighthawk!” 

Handling the Request for Repairs by SCOTT VOAK

A

s the market is becoming more balanced between buyers and sellers, more homes are falling out of escrow. A lot of this is due to conflicts over the Request for Repairs (R4R) as many sellers (and agents) aren’t used to an environment where the seller needs to agree to many repairs. When there are multiple offers, sellers have options and don’t typically do many repairs. Now that buyers have more leverage, they are being bolder when it comes to requests. The question is, what should buyers and sellers expect when they get to dealing with the Request for Repairs? The R4R is the second negotiation in a home purchase. After the price has been settled on, the buyer inspects the property and then makes his or her request. It is reasonable to expect two different categories of repairs: Health and safety items, and issues that could not be discovered prior to the inspection. For example, missing eyes on a garage door could cause the door to come down on a small child, pet, or car. That’s a safety item. A roof leak that only shows in the attic is not going to be found until the inspection. Both are reasonable requests. What aren’t generally expected are items that were visible to the buyer prior to the offer being made. If there is a broken front window, a

buyer’s offer should address that. The seller expects the buyer has seen it and isn’t expecting to address it in a second negotiation. Despite that fact that most experienced agents agree on this, it’s not unusual to see a buyer come in with a laundry list or a huge credit request – hence the increased cancellations. A lot of this is due to personality types and cultural differences in negotiating, but some of the issues can be traced to agents. An inexperienced or part-time agent often doesn’t have the experience, time, or confidence to correctly advise their buyer, and most of the homes falling out of escrow are from buyers represented by these agents. That’s why one of the first things I consider when receiving an offer is the agent who wrote it. 

S

ince its founding in 1998, Diamond Gateway Women’s Organization (DGWO) has provided a warm welcome and close-knit community for women in Rancho Bernardo, Rancho Peñasquitos, Poway, and Scripps Ranch. “To be part of an organization that is collectively kind and fun while giving so much back to their community is really cool and inspiring,” shared Nora Nido, DGWO President. Nora joined the organization in 2015 after being invited to a meeting by a client. “Everyone was so nice, and I enjoyed it so much I kept going!” Originally formed as a continuation of Welcome Wagon when the older group disbanded, DGWO meets every month in Rancho Peñasquitos for community service, educational speakers, and connecting with friends. “It has evolved into meetings with a variety of programs such as guest speakers on current events and topics covering “To be part of an everything from health to being a private organization that is investigator or hall of fame songwriter,” collectively kind and Nora said. “Others included authors, theater performers, musicians, or fun while giving so dancers.” DGWO members have also much back to their formed spinoff groups for games, crafting, community is really gardening, and attending plays or movies. cool and inspiring.” DGWO’s primary fundraiser each year is a spring luncheon, scheduled for Saturday, March 16 at Carmel Mountain Ranch Estate.
