Golf… Friends… and a Little Me Time! I keep a pretty full calendar. Between work, family time and our kids’ sporting activities, I tend to stay on the go without a whole lot of down time. People often ask me if I play golf. My typical reply is that I try to play golf, but it’s hard to find the time. To be honest, I am definitely no Phil Mickelson. Sure, I dust off the clubs, get out there and swing now and then, but my score card is not something to write about. However, there is one golfing event that I do look forward to participating in once a year – my son’s annual Little League golf tournament fundraiser. It’s not so much the golf that I look forward to. Instead, it’s the pure idea of getting together with close friends and family members to spend a day playing. An adult day. No work… No kids… No real sense of responsibility… Just a group of guys goofing off, cracking jokes, having good conversation and knocking a little white ball down the fairway – all for a good cause. There’s something to be said about taking a little personal time and clearing the mind. Combine that with good company surrounded by a little competitive sporting event, and you very well may find yourself amidst a great day. A day that is good for the soul. As we grow older and take on more responsibilities with work and family, it is all too easy to get caught up in the daily grind. The fact of the matter is that I actually love my daily grind. There’s not much that I would change. However, it’s these occasional days – the gift of setting aside some personal time – that puts everything in perspective and recharges the batteries. I plan to have more of these days, whether on the golf course or some other place. Spending time with friends and family… Laughing… Reflecting… Keeping things simple and appreciating life… I think we all need a little ‘me’ time now and then. Regards, Derrick Breaux, Publisher

The Altenbern Family Celebrates Achievements in Education with Unique Family Tradition by JENNIFER FRAKES | photos by Spark Photography
G
rowing up, Hal Altenbern was motivated to get a college education and find a job he loved. He succeeded and was the first member of his family to graduate from college. “In 1973, I looked back at my life [and realized] how my education had rewarded me – a career that I enjoyed, a happy marriage, a home and four children who were moving up the educational ladder. The Tree of Knowledge was born as a tool to motivate each child to dream about college as their personal goal,” explained Hal. He and his wife, Alethea, are proud to say that not only has the Tree of Knowledge motivated their children, grandchildren and great-grandchildren to earn college degrees, but it has also helped each member of the family develop a lifelong love of learning. Here’s how the Tree of Knowledge works: The tree is seven feet tall and is made of poster board and a wooden frame. The treetop represents the knowledge one gains by having a college education. On the treetop, yellow apples, or “the fruit of knowledge,” display words of wisdom, such as “learning is a never-ending opportunity.” On the tree trunk, each child has an arrow with their name on it. Near the top of the

trunk is a white ribbon which indicates entrance into college. When the tip of the child’s arrow reaches the treetop, it signifies that the child has received their bachelor’s degree. The arrow continues to move up as higher degrees are earned. According to Hal, celebrating each child’s educational achievements is an important part of the Tree of Knowledge tradition. “For every graduation, whether it’s from preschool or college, the entire family has a celebration to honor the graduate. Hundreds of photos have been taken with each graduate standing next to the tree,” revealed Hal. The Tree of Knowledge has certainly served the Altenbern family well. “Our four children have 23 years of higher education and our oldest five grandchildren have 29 years of higher education. All are successful in their careers. Our sixth grandchild is a college freshman and our oldest great-grandchild will begin college in the fall. Our seventh and eighth grandchildren are already looking forward to their college careers,” related Hal proudly. He encourages other families to create their own version of the Tree of Knowledge and is excited to continue the Altenbern family tradition for future generations. ¢

The Cultural Center will have historical reenactments and local organizations will share their art, culture, history and handiwork. This year, the Classic Car Show is most certainly going to be a popular attraction to the festivities. He is a sixth grader at Meadowbrook Middle School, where his mother is a teacher, and where his close friend and twin sister, Emily, is also an accomplished student. Ryan maintains a 4.0 GPA, plays the saxophone and multiple sports, and still makes time to see his friends and get outdoors. “Sometimes it is hard to balance homework with my

activities,” admitted Ryan, “but I know I have to get my homework finished so I can continue with baseball.” Ryan’s first love of many: baseball. Ryan shared, “Nick Hundley inspires me because he is a great catcher and that is my favorite position.” Ryan started playing T-ball with the Carmel Mountain Ranch Little League years ago. Now he is in his last year, playing in the Majors and working as an
umpire. “I have also played on travel teams for the Black Mountain Ballers and the San Diego Pride,” added Ryan. “This is my first season as an umpire and I am excited to learn another part of baseball.” Ryan also enjoys basketball. He won the boys’ free throw contest for his age group last year and most recently scored 24 points in a single game alone. He also plays tennis, golf and ping pong. Enrolled in The Academy at Meadowbrook, Ryan takes his learning seriously, extending his class day in order to take additional electives. “The Academy offers challenging classes and uses technology in my electives,” explained Ryan. His favorite subjects are P.E. and Computer Graphic Arts. He also enjoys photography – his photo of trees in Sequoia National Park was advanced to the 9th District finals of this year’s Reflections contest. Ryan hopes to attend LSU for their baseball program and to play in the Majors one day for the Detroit Tigers. “If I don’t make the MLB, I would like to be the CEO of my own company,” reasoned Ryan. Until then, Ryan enjoys boogie boarding, riding Knights’ Tournament at LEGOLAND® and biking or blading around the neighborhood with his friends.

na Schain moved to Carmel Mountain Ranch over five years ago and she got busy! Ana is very active volunteering in the classroom for her two children, Ethan (13) and Jordana (7). “I have volunteered almost every school year since I arrived,” explained Ana. “I’ve also worked as team mom for my daughter’s Rancho Bernardo Youth Lacrosse team.” In light of budget cuts in local schools, Ana identified and filled a real need in the community. “My efforts are useful because they reduce the teacher’s workload as they are stretched thin with resources and increased class sizes,” said Ana. “I like being able to spend time with mine and other children in contributing to enriching their learning.” A new venture for Ana has been setting up an interior design business. After graduating from a university in Peru, she worked with architects designing home plans. From there, she helped friends by creating new designs within a modest budget. “Your home should be a space that reflects your individual personality and should be one that is inviting and warm. My husband says every time he enters the front door he does not know what to expect because I like to make frequent, small changes to refresh my mood. I am always rearranging furniture and changing pictures or repainting a room,” described Ana. Besides volunteering and interior design, Ana loves nature, animals, cooking, gardening and meditation. “My hobbies are staying active, reading about spirituality, nutrition and most of all learning to be in the present,” she said. Ana also enjoys spending time with her family. She proudly explained, “Ethan is my nonstop athlete who loves playing lacrosse and basketball. He is extremely caring and treats me like a princess always spoiling me in every way. Jordana has a deep passion for animals and is always talking about growing up and saving different kinds of animals facing extinction or those in danger.” This busy mom is also preparing for another career as an esthetician. She is currently setting up a studio in her home to do eyelash extensions. From schools, to homes and faces, Ann Schain seems to be helping everywhere.

The hidden gem, located right off of Rancho Bernardo Road, is a small artisan winery where each and every variety is carefully selected, vinted, bottled and labeled by hand. I thoroughly enjoyed spending a relaxing hour with my husband and friends during happy hour, tasting an assortment of wines and unwinding from the day amid the warm atmosphere on the comfortable couches while chatting with co-owner Matt, and his staff. We not only had the opportunity to relax and visit with one another while sipping the delicious arrays of reds and whites, but also learned a few things. The wine making process is interesting and unique amongst itself and hearing the true passion for bringing great products from around the world was fascinating. The cozy atmosphere, warm ambiance and inviting experience shared amongst all of us surpassed anything we had in mind when we walked in the door. It was one of those nights that was just…delightful. ounce portions of wild salmon ounces of miso paste ounces of Arborio rice pound sweet peas, shelled ounces of asparagus (about 16 thin spears) ounces of butter ounces of chicken stock (low sodium) Fresh mint (for garnish)
Directions Salmon Preparation: 1. Preheat oven to 350 degrees F. 2. Cut the salmon into four 5 ounce portions. 3. Rub the miso paste directly onto the salmon. 4. Place the salmon on a baking dish and bake for 14-15 minutes.
Risotto Preparation: 1. Chop the asparagus finely and shell the peas. 2. Melt the butter in a non-stick pan and add the risotto. 3. While adding chicken stock, cook the risotto over medium heat until it is translucent. The chicken stock will be absorbed right away. 4. Add the peas and asparagus once the risotto is the consistency of porridge. * To Plate: Place the risotto in a shallow bowl and adorn the salmon on top with mint to garnish. When they were young, my wife and I took them to a fancy French restaurant. When the kids asked the chef for rice [my wife is Hawaiian and we eat a lot of rice], he claimed they did not serve rice – only risotto. Since then, risotto has been a staple in our family. They love it. It is easy to make and a great compliment to fresh fish and vegetables. About the Chef: Stephen Window is the Executive Chef at Casa de las Campanas independent living retirement community in Rancho Bernardo. British-born, Window, attended culinary school near his hometown of Manchester and embarked on a career that would take him to acclaimed restaurants around the world. His extensive travels give him an impressive expertise in many diverse cuisines – from the cooking of exotic Pacific Islands to the classic recipes of Escoffier – all of which are embodied in his kitchen at Casa de las Campanas. Window comes from La Jolla’s Roppongi restaurant where he not only opened the venue but also received top honors multiple times for his fortitude in the kitchen. Window also served as a featured chef at the James Beard House – an honor all chefs dream of – not once, but twice. And now, he has been welcomed with open arms by the residents of Casa and feels honored to be part of the community. “Most of the residents, like myself, have traveled all over the world. They expect good quality food. It is very, very rewarding to be the executive chef at Casa. We are adapting the menus and changing things up. I have had so much positive feedback. dam and Meredith Wilson met when they were students at the University of Florida in Gainesville. Now they are a family of four huge Gators fans, with 11-year-old Brett and 7-year-old Avery. The Wilsons moved to the Walden community in Carmel Mountain Ranch four years ago for Adam’s business – Easy Flow. Easy Flow is a trenchless pipeline rehabilitation company,

with which Meredith assists along with enjoying being a stay-at-home mom. “We love Walden because there are so many kids in the neighborhood,” Meredith exclaimed.” We love this community because it is like a village and everyone helps each other out when they need it!” Meredith is a member of the Shoal Creek PTA where she co-chaired the Otter Trot, a
jog-a-thon that raises money to support the school’s PE program. She is also the secretary for the Shoal Creek Educational Foundation where she assists with their biggest fundraiser – Parent’s Night Out. This annual event raises money for the music teacher, computer aide and many other items and resources that benefit the Shoal Creek students. The Wilsons don’t only allocate their efforts towards the
school – they also lend a hand with local youth sports. “Although we are not as involved in Carmel Mountain Ranch Little League as we used to be,” commented Meredith, “we still support the league by sponsoring a friend’s team through Easy Flow.” Brett and Avery like basketball and cheerleading, respectively, and they are both very active with school activities. The family enjoys being out and about seeing all their friends in the community. You can find the Wilson family at Oggi’s, Yummy Sushi and Carmel Mountain Ranch Rec Center – some of their favorite places in town. Additionally, Adam is a kid at heart and likes taking the kids on exciting adventures like kayaking, looking for arrowheads and artifacts in the desert and hiking to the waterfall in PQ. When they skip out of town, you will find them traveling to Florida as often as possible to take on adventures with their distant family. When asked what would most surprise people about their family, Meredith shared this: “We took a total leap of faith coming to California six years ago from Florida and we love it!”

The 2 Annual Kickin’ It Challenge, a two-day youth soccer tournament hosted by Poway Vaqueros Soccer Club, Escondido Heat and the City of Escondido, will be held June 22 and 23 at the Frances Ryan Park in Escondido. All proceeds will be donated to the San Diego Affiliate of the Susan G. Komen for the Cure Breast Cancer Foundation®. Youth soccer teams are invited to “Unite in the Fight” by registering their team to play by May 19. This year, more than 100 teams are expected to participate and join in the fight against a cancer that will touch one in eight soccer moms and grandmothers. “We are doing this because every soccer club in San Diego has moms fighting this fight. We all know somebody who is undergoing chemo and still getting their kids to practice every day,” said Pam Bickel, this year’s tournament director and the president of Poway Youth Soccer. On the opening day of the event a silent auction will take place which will feature donated items, including a signed ball and USA Jerseys signed by the USA Women’s National Team who won a gold medal in the 2012 Olympics. Palomar Council PTA Art Reception at Poway Center for the Performing Arts
On Friday, May 3, Palomar Council PTA will be hosting an art reception at the Poway Center for the Performing Arts from 6 – 8 p.m. 169 Poway Unified School District student artists will be recognized for their entries in the 2012-13 National PTA Reflections Art Program. Artists from kindergarten through 12th grade will get a chance to show you what they did for this year’s theme: “The Magic of a Moment.” During the reception, live performances of musical pieces will take place outside in the courtyard and videos of the dance and film works will play on the big screen in the theater. Visual arts and photography will be hung on the gallery walls and literature will displayed on tabletops for all to read. After the reception the hung art will remain on display through May 28. This includes the photography, visual arts and Award of Excellence literature pieces and will be viewable from Tuesday through Friday from 9 a.m. – 5 p.m. and Saturday 10 a.m. – 3 p.m.

The Francis Parker School FIRST Robotics Team Advances to National Competition in St. Louis
Ashna Aggarwal of Rancho Bernardo has participated in the 2013 FIRST Robotics Competition Championship. The Championship took place in St. Louis from April 24 – 27. Ashna is a student at The Francis Parker School, where she is part of the W.A.R. Lords (We Are Robot Lords) FIRST Robotics Team. Matches were held between 400 FIRST teams visiting from across the globe. At the Inland Empire Regional, the team consisting of more than 40 Upper School students were crowned champions. California All Stars is hosting tryouts for their 2013 year, making 13 years total of cheer dedication with over 713 awards earned. Local Foundations Award Nearly $100,000
The William R. Gumpert Foundation renewed its support for local literacy organization Words Alive in 2013. This is the sixth grant the organization has received from the Foundation in as many years. With this year’s $88,000 grant, Words Alive will continue its work to close the gap in interest, access and achievement in reading and literacy opportunities that many times exists for at risk and low income children, youth and families. The mission of Words Alive is to open opportunities for life success by inspiring a commitment to reading. Through Early Childhood Services, Teen Services and Community Programs, Words Alive serves 1,400 children, youth and families in San Diego County each month. Another local group, The Boys and Girls Foundation, awarded a $5,000 grant in March to Words Alive to support the organization’s Adolescent Book Groups. Casa de las Campanas, San Diego County’s only not-for-profit Type “A” continuing care retirement community (CCRC), is observing its 25th anniversary this year with a new President/Chairman of the Board. Steve Riddle, a board member since 2007, was recently elected. Riddle spent 36 years in the banking and financial service industries, retiring as vice president of San Diego National Bank’s Rancho Bernardo branch in 2009. LeMaster Congratulations Class of 2013! When I first heard the news that I was going to be principal of Rancho Bernardo High School, I immediately wanted to get to know each and every one of you. I can’t tell you how impressed I am with the class of 2013. From the very start of school you have been welcoming and accepting of our new administration, and for that I am extremely impressed and grateful. This acceptance and welcoming spirit best reflects the character of the class of 2013. I have no doubt that you will all go on to do amazing things, and have a tremendous impact on our society and world. One of my proudest moments was seeing you all sign the banner for the Sandy Hook families who had to suffer unimaginable tragedy. I read your comments, and was extremely proud to sign it as your principal. It is this kind of caring and wanting to make a difference that will be your legacy in the world. As you all go on to the next phase in your lives, I want to leave you with a simple reminder which comes from one of my favorite authors, Ralph Waldo Emerson. “What lies behind us and what lies before us are tiny matters compared to what lies within us.” When I reflect on my life, I know the successes and failures I experienced shaped who I am. Grad Nite – Gradautes Resist Alcohol and Drugs Night – is a supervised safe and sober event for the graduating seniors to celebrate their accomplishments. It allows for the participants to have “the time of their lives” without risking their lives. By providing a safe and sober event, we can greatly reduce the risk of harm to the graduates and the community at large – on a night when that risk is unusually high. RBHS traditionally held Grad Nite on the school campus taking up the main quad and gym creating a carnival-like atmosphere. The PTSA board, community and parent volunteers would spend almost two weeks constructing the event for the students to enjoy with at least two to three days taking it down when the celebration was over. Three years ago, the committee, along with student encouragement, decided to take the event off campus. The first venue chosen was “The Wave” in Pacific Beach. The following year we moved to “K-1 Speedway” in Carlsbad. This is where we have chosen to have it again this year. RBHS has a strong commitment to our student community. Siobhan McKenna Shares Her Simple Steps for “Imagineering” Your Perfect Life

always thought how wonderful it would be if each of us had a tool belt filled with exactly what we needed to build an extraordinary life,” reflected Siobhan McKenna. So she found one. In her book, Imagineering Your Life, she describes the tools we all can use to create the life we want. A systems engineer by trade, Siobhan knows what it takes to transform complex designs into functional realities. She has found that applying those same engineering principles to your life can make your dreams a reality as well. “The notion that individuals could be the architects of their own lives resonates deeply inside me,” she explained. “Every decision you make is like another line on the drawing board of your life. You are literally ‘imagineering your life.’” Siobhan studied mechanical engineering at Northeastern University in Boston, earned her B.A. from Arizona State University’s Architecture School and then a second degree in computer science from Coleman University in San Diego. After 17 years designing complex computer systems for the aerospace and defense industry while also working to deduce the secrets of

successful people, Siobhan was inspired to share what she learned. The result is a book that guides readers through seven principles for creating “a complete and wonderful life,” with a forward by renowned business consultant and The One Minute Manager co-author, Ken Blanchard. Broncos Finish Off the Year United and Strong

As the end of the year is approaching, the RB High Broncos are working harder than ever to finish off the year strong. They also continue their efforts to never stop giving back to their community and others in need. The Associated Student Body teamed up with the San Diego Blood Bank to host RB High’s year-end blood drive in April. It had an amazing outcome, and proved that if RBHS students come together for a common cause, there will be change! There are also a multitude of activities that the Broncos participated in recently to share their enthusiasm, spirit and dedication to the community and communities at large. These events happen to be the biggest and most popular events of the year. On April 21 at the Rancho Bernardo Community Center, there was a 5K Fun Mud Run at Del Norte High School (DNHS) and RBHS. Many Bronco and Nighthawk athletes and students participated in the mud run because the proceeds went directly to the respective schools’ athletics programs. The Red, White, and Blue Relay is an event that has touched so many lives and has inspired many to recruit more and more teams

each year. This year’s event is all the chatter right now. The students, staff and coaches of RBHS will team up with the community of Rancho Bernardo for a 12-hour overnight relay on May 18. This team is an organization motivated to enrich the lives of American veterans by connecting them to their community through physical and social activity. Students form a team consisting of 12 students who pay a $10 registration fee to participate. The annual event is life-changing – giving students the opportunity to meet and interact Navy Seal officers. The relay the students and Navy Seals participate in together allows students to capture the essence of giving back and paying it forward. This impact transcends community and, in turn, reaches out to touch heroes all around the world. Finally, the June 13 graduation date is just around the corner and the Class of 2013 will be remembered and missed. It’s no doubt, the graduating students will continue their legacy wherever they go, and their selfless acts of kindness will continue and increase in the years to come. he Batiquitos Lagoon Ecological Reserve is a North San Diego County treasure! We encourage families to visit the Lagoon and to join us in preserving, protecting and enhancing it for future generations,” exclaimed Fred Sandquist, President of Batiquitos Lagoon Foundation (BLF). Batiquitos Lagoon is a magnificent part of the North San Diego landscape that offers a Nature Center, hiking trails, and many programs for all interests and ages. Batiquitos Lagoon was created when the ice sheets of the last ice age melted and the sea level rose, flooding the valley. The creek that enters the lagoon drops its sediment when it reaches still water and the lagoon silts up. Batiquitos Lagoon would have disappeared with this natural progression, but according to Sandquist, the process of dredging enabled it to remain a flushing tidal lagoon. It is thought that the name of the lagoon, which means little watering hole, originated from the early Native Americans that inhabited the area years ago. Visitors to Batiquitos Lagoon can learn

about the history of the area, as well about local animal and plant life through many of the BLF’s educational opportunities, including docent-led walks and a summer camp series called Club Pelican. Registration for the 2013 summer camps will begin in late spring. Also coming up later in the year is the 8th Annual Kayak Batiquitos Lagoon Clean-up event. This unique and highly successful event is the only time the general public is allowed to kayak on the lagoon. Sandquist encourages everyone to consider becoming a member of the BLF, which has no requirements to join other than a genuine interest in the Batiquitos Ecological Reserve. There are various levels of membership options, as well as many opportunities to volunteer. “There are many ways that people can get more involved. We are always in need of docents to lead public and school walks, hosts to provide information to guests in our Nature Center, and people to assist in trail maintenance. There are also internship opportunities for high school and college students,” stated Sandquist.
The BLF is funded entirely through memberships,
donations and grants and is an all-volunteer organization with no paid staff members. Those interested in volunteering in any capacity should visit www.

Giving Your Bathroom a New, Fresh Look is Easier than You Think by jennifer frakes

bathroom remodel may sound like a daunting and time-consuming task, but installing new mirrors and shower doors is a quick and easy way to turn an outdated bathroom into a beautiful, spa-like space. Older, metal-framed shower and tub enclosures may be hiding mold and mildew and could be difficult to use. Furthermore, the existing glass may not meet current safety requirements. Frameless and semi-frameless enclosures with new hardware will beautify your bathroom, allow for ease of shower entry and exit and create a tighter seal against moisture. Replacing old, spotted mirrors with framed or unframed high-quality mirrors can complete the new look. “Today’s technology allows for some amazing options when it comes to glass and mirrors,” stated Jim Lafenhagen, Owner of Sea Breeze Glass and Construction, Inc. “We have several vendors that use water jet cutting machines to make custom shapes that were previously unavailable. Also, high tech polishers can make beautiful edges and face bevels,” explained Lafenhagen. The choices may seem overwhelming, but many contractors have showrooms that display various products and design ideas. For example, the front office at Sea Breeze guides customers through the decision-making process and provides cost estimates. Once a product and design is chosen, an in-home measurement appointment is made. Typically, these appointments can be scheduled within days. During the visit, the installers will check the opening for plumb level, measure the opening and go over hardware options. The custom glass is then ordered, and installation takes place shortly thereafter. According to Lafenhagen, in most cases two installers will come to the home for a quick and easy installation. “Our installers have 50 years of experience between them and a wealth of knowledge about the products and materials,” revealed Lafenhagen. The installers will set 1/2-inch shims on the curb of the shower/tub enclosure, set the glass on the shims, plumb the glass and mark holes for hinges. The 3rd Annual Run/Walk is now the primary fundraiser for the Chelsea’s Light Foundation Sunflower Scholarship Fund, providing scholarships for San Diego County college-bound teens who have embraced characteristics that embodied Chelsea’s academic prowess and serviceover-self ethic. Flying High Coach Tom Martin Helps RBHS Pole Vaulters Reach New Heights by kathy loy | photos by Spark Photography
J
ust as a new parent may decide to raise their children differently than they were raised, Coach Tom Martin trains his pole vaulters differently than he was trained. “My pole vaulters are often surprised when they learn that when I was in high school, my skills at performing the pole vault were very poor,” explained Tom. “I was never taught much about it and, consequently, was not very good at it.” Thankfully, he also gets different results from the students he trains. In fact, just this year Tom was named the National High School Pole Vault Coach of the Year by USA Track & Field (USATF). Over his 23-year tenure at Rancho Bernardo High School (RBHS) as a PE teacher and coach, Tom has helped many students discover a passion for pole vaulting, taking at least one vaulter to the state meet for the past 15 years. “Pole vaulting is such a difficult event to learn to do and it is so rewarding for me to see my athletes learn how to pole vault from scratch and then excel at extremely high levels,” said Tom. Coach Tom is currently the PE department chair at RBHS, a job he loves. “Our staff is outstanding here and we are always looking for better ways to get our students excited about the importance of physical activity and living a healthy lifestyle,” said Tom. “I am so fortunate to be in a job that I look forward to every day.” Teaching at the high school for so long means that Tom has seen a lot of changes. “The current state of our class sizes has produced some challenging issues and frustration, but I believe that RBHS, overall, is at its best right now,” he explained. Still, he finds working with the students most rewarding. “Track and field is one of the few sports that you can participate in in high school without any previous experience,” said Tom. “We teach you how to learn your chosen event.” For as many students as Tom has inspired to learn pole vaulting, his inspiration comes from his wife, Theresa. “Every evening gives us a chance to reconnect from our day apart and we will sometimes talk for hours, “described Tom. “She is my best friend and she has helped me be a better person in so many ways – she is the heart and soul of our family.” Name: Age: Community: Profession: Family: Pet:

The family friendly event included games, arts and crafts and more before the little ones were rounded up to gather eggs that were scattered all around the park. Special guest, the Easter Bunny, arrived via golf cart and provided hugs for each child. A fun-filled event for all on a beautiful North County San Diego morning. ¢

Making the Most While Selling Your Home by SCOTT VOAK
F
or homeowners, it’s about time we had a sellers’ market. Now, how do you take advantage of it? First, you need to understand why the market is in your favor and if it is likely to last. Right now, inventory is almost at historically low levels. This is due to a decreasing number of foreclosures and short sales as well as lack of builder inventory (builders won’t be able to bring on much new housing until late in 2014 and that will be in Eastlake). So, the supply of homes is limited, but demand is also building. For the last five years, there has been little motivation (outside of the first time homebuyer tax credit) for young buyers to enter the market. Now that the market is improving, we are seeing them compete with investors at the lower end of the market which is pushing prices up. This appreciation is allowing families who have been in smaller houses and have outgrown them to move up. As a result, the under $700k market is really moving. Additionally, a large amount of foreign money is coming in to the US looking for a safe place to invest, and real estate looks like a worthier investment than bonds or equities right now. The bottom line is, this market is here to stay for a while. We will not maintain the same rate of price increases, but I do not think the market is going to fall soon. So, what do you do if you are selling? You wait as long as you can. Then you use professionals to help get your home ready (staging, landscaping, photography and video). Once that is done, you need to manage the presentation of your home to the market for maximum exposure. In addition to the MLS with professional photos and video, we use social media, email marketing, radio exposure, multiple web site exposure, YouTube and so forth. With adequate preparation and a little luck you will end up with multiple offers. At that time you will be able to evaluate the quality of the buyers, the lenders and the other agent, all while finding a buyer willing to pay you above the appraised value for your home. ¢
