Memories That Last a Lifetime

M

ost people hold the memories of a few precious life experiences close to their heart. These are the memories that you are excited to tell your close friends and family about. They can be trips that you’ve taken, academic accomplishments, or even sporting events. Regardless of the specifics, these events are often remembered as if they were yesterday. I certainly have a handful of special memories that I am always eager to talk about. My youngest daughter recently experienced something that very few 12-year-old kids get to experience. She and her fellow softball teammates from the 4S Ranch 12U All-Stars went on a 13-game winning streak and became the California State Champions in their division. I still get choked up mentioning that title. It was an amazing thing to watch. Looking back, I realized that I was the exact same age when my Little League team went to the Texas state tournament. Although we didn’t become state champs, 32 years later I still have very fond memories of my experience at the tournament and the journey getting there. In fact, I’ve told the story countless times – just ask my sweet wife who has had to listen to it more times than I care to admit. And that brings me to my point. As these girls made the last out to win the state championship game on that hot and sunny day in Lancaster, the pure joy and emotions that followed were amazing to watch and absorb. There were tears of joy, lots of hugs, and plenty of celebrating that took place on the field. It was at that very moment that the magnitude of my daughter’s life experience became a reality. It was quite an emotional feeling for my wife and me when we realized that our daughter had just experienced a lasting life moment that she will carry with her and talk about for decades to come. I wish there was a way that we could select which life experiences we hold onto and carry with us for the rest of our lives. It would make things so much simpler. However, one thing that I have realized is that these life experiences tend to pick us – and not the other way around. Some people refer to them as a gift, and I definitely agree with that analogy. I would like to extend my heartfelt congratulations to my sweet daughter and her talented teammates. I am very proud to be a part of your journey and life experiences. Your hard work, enthusiasm, and zest for life are a true blessing. Keep doing what you do!

Amanda Smith Succeeds With Her Can-Do Attitude

by LINDA FRABL | photo by Alex Williams Photography

A

t just 14 years old, Sabre Springs resident Amanda Smith is already an accomplished slalom water skier who is ranked second in California, fourth in the western region of the U.S., and 20th in the nation in the G2 division of USA Waterski. This soon-to-be Maranatha Christian High School freshman first got fascinated by the idea of speeding on the water’s surface after having an inner tube ride behind a ski boat while visiting her grandpa’s lake house as a little girl. She admitted, “The faster I went, the more I smiled. Now, water skiing is my favorite sport!” Her prowess on water skis didn’t come easily for Amanda, however. She explained, “Water skiing on a slalom course is very difficult and I had to endure lots of wipeouts as I learned how to maneuver around the buoys and get through the whole course without falling. The most challenging aspect of water skiing is never giving up when I don’t ski well.” This can-do attitude has allowed Amanda to succeed in many other endeavors as well. For example, just this last year was Amanda’s very first time playing on both the volleyball and softball teams for her school. Amanda also arrives at school an hour early so she can attend band practice, and she was rewarded with the Most Outstanding Junior High Musician honor. She even earned the Level 3 Certificate of Merit from the Teachers’ Association of California. Amanda proclaimed, “The certificate program required me to demonstrate both technical and sight-reading skills, complete a written test, and play solos on both my flute and piccolo.” Her favorite activity at school is band, and Amanda, a straight-A student, also favors math, science, and especially her art classes. She stated, “I enjoy expressing myself artistically, and I love to do arts and crafts, draw, paint, and knit.” As for the latter activity, Amanda knits beanies for sick children at the largest hospital in Honduras through her church, Peñasquitos Lutheran Church. She also knits up washcloths for Operation Christmas Child through her school, in which her washcloths are included in a shoebox of hygiene supplies for impoverished children in other countries. Amanda said, “It makes me happy to know that what I’m knitting is benefiting others who need it.” Spoken like a truly good sport. 

SUMMER IN THE STUDIO E

ach year brings a group of young and talented middle and high school students to Studio West to dive into the world of professional music development and recording. And each summer there are always standout students that blow our minds with the insane amount of talent they bring. One group that really stood out this year was the team that came to us from High Tech High. Similar to our time in the summer camps, this brilliant crowd spent the week learning how original music is written, arranged, and recorded along with a taste of how post production can polish the final product. Our team of Studio West instructors and audio techs guided these students through the gauntlet of sound boards, wires, mics, pre-production, and post-production work, and the results were wonderful. The small groups of students finished the week with fully produced, top-notch cover songs, remarkable original songs, and compositions. Guitarists, pianists, vocalists, drummers, song writers – students contributed to every aspect of the production. The quality of the finished products and the teamwork skills they gained during the process are really something these students can be proud of. It’s this kind of teamwork and creativity that all of us love to see in our student programs, especially our summer camps. We hope that the 2018 summer camps bring this kind of talent and enthusiasm to the studio again this year. 

COMMUNITY STUFF

Small Business of the Year

Future Problem Solving

Rancho Bernardo-based Unicorn Jewelry was recently named the 77th Assembly District’s 2018 Small Business of the Year. “Unicorn Jewelry & Watch Boutique’s success throughout the years serve as an example for many small business entrepreneurs to follow,” said Assemblymember Brian Maienschein. “In its 38 years of doing business in Rancho Bernardo, Unicorn Jewelry has always made it a point to give back to the community.” Unicorn Jewelry, owned by siblings Fred Nasseri and Minoo Anvari and their father, Dr. Said Nasseri, was established in 1981 and has remained an active part of the community. The business is involved in a number of local organizations, including North San Diego Business Chamber, Boys & Girls Clubs of Greater San Diego, Elizabeth Hospice, Soroptimist International, and Kiwanis Clubs. The Unicorn Jewelry team accepted the award from Assemblymember Maienschein at a ceremony in Sacramento.

Local students excelled at the Future Problem Solving State Meet, held at Design39Campus. The international program asks participants to research topics, identify underlying problems in proposed scenarios, and develop solutions. Students participate in teams of four or as individuals, and they learn how to brainstorm multiple solutions and use valid criteria to determine the best option. Coach Nancy Myles shared that 17 of her students were invited to attend the State Meet after completing the Qualifying Problem. The State Meet asked students to explore the topic of cloud storage. Turtleback Elementary School team Mikael Malmgren, Donovan Pascual, Mackenzie Juza, and Katarina Radibratovic placed first in the Action Plan Skit and fourth in the written team competition. Bernardo Heights Middle School seventh grader Shreya Singh placed first in the Action Plan Skit as well. Learn more at www.fpspi.org.

8th Annual Chalk It Up! The 8th Annual Chalk It Up! brought 134 artists – and their supporters – to Rancho Bernardo Community Park. The free, family-friendly event is hosted by the Rancho Bernardo Community Council (RBCC) and welcomed participants of all ages, from two to 91. The RBCC handed out buckets of chalk, and prizes were gift certificates generously donated by local businesses. Rodrigo Baca and Nina Mascardo tied as overall winners. Elementary school winners were Rigo Baca, Isabella Baca, Liam Nocon, and Neema Maria. Middle school winners were Noor Grewal, Katie Chung, and Belinda Baltazer. The high school winner was Riley Trecker. Adult winners were Lori Baca, Catherine Baltazar, Nina Mascardo, Jill Trecker, and Saran Grewal. Senior winners were Sara Ganapahy, Bina, and Francisco Oliveros. Learn more about RBCC events at www.rbcommunitycouncil.com.

Little Free Library Rancho Bernardo Community Park is home to a new Little Free Library thanks to the work of local Girl Scout Sierra Riedel. The Little Free Library is next to the Ed Brown Center for Active Adults, and the entire community is welcome to add new books or take books left by other visitors. Inspired by another Little Free Library in her neighborhood, Sierra designed the book nook, gained approval from the Rancho Bernardo Recreation Council, and oversaw installation as part of her Girl Scout Silver Award Project. “The city was working on a solar panel parking cover which delayed the installation, then we ran into an irrigation pipe when digging at the first location,” Sierra said. “It was frustrating to have it completed but not installed, but I’m glad to see it finally up and being used. We saw a man and a boy checking it out and have noticed books being added and removed, so people are using it, which makes me happy!” Sierra attends Classical Academy and is a member of Girl Scout Troop 8381.

Testimonials: “Very great experience with the Beer Team who sold my home! They use a fantastic strategy that produces RESULTS. My home sold three days after the Sunday open house significantly over the asking price. This was such an unexpected, pleasant surprise! I was so pleased I asked them to sell my parents house in Oceanside, and we had a similar great experience and another sale above asking price! This team is amazing and should be the go-to realtors in San Diego.” – Kathleen N “Sold in 5 Days for 106% of Asking Price” “When my wife and I were considering selling our home, I had heard incredible things about the Beer Home team from a co-worker of mine. They had sold her house in the first weekend for far above the asking price. Through the process, I interviewed four Realtors of which an agent on the Beer Home Team was my second. As soon as he left, I knew at that point choosing him and the Beer Home team to represent my wife and I was a no-brainer. Their approach to the real estate business was unlike anything else that we had heard. The good news? It worked beautifully. The Beer Home Team executed at every stage of the process getting our house under contract on the first weekend, selling it above asking price and doing all of it while making the process smooth for our family. When looking for a realtor to sell your home, I would look no farther than the Beer Home Team. The seamless execution and outcome are unparalleled from what I have experienced in this business!” – Adam R “Sold in 6 Days for 100.8% of Asking Price”

Chad Basinger

Windermere Homes & Estates Chad is a native San Diegan, raised in Rancho Bernardo and educated in the Poway Unified School District. He graduated in the top one percent of his high school class. Chad’s desire to excel led to graduating in just over three years with high honors from the University of Califonia at Santa Barbara. In addition to holding his real estate license since 2007, Chad has his CPA (Certified Public Accountant) and CFP (Certified Financial Planner) licenses. Chad has been honored by the San Diego Association of Realtors, earning the Circle of Excellence Award in 2016 and 2017, which is given to the top five percent of agents in all of San Diego County.

Nothing speaks louder than the voice of the consumer… “Chad has helped us sell two homes within the past three years (2014 and 2017). Both times, we sold the homes within the first week and were very pleased with the sale price both times. (He has also helped us buy our most recent home, which proceeded very smoothly). Chad’s greatest virtues are (1) his in-depth knowledge of the house buying/selling process and the markets, (2) his communication skills and pleasant disposition, and (3) his exceptional work ethic. As a result of these attributes, Chad makes the buying/selling process extremely painless and easy. He assembles all of the paperwork and explains, in very plain language, everything that you need to know to understand what’s happening. He provides very insightful advice on every aspect of the transaction, but his low-pressure approach gives us the freedom to ultimately make our own decisions. And we never once found ourselves waiting on Chad to complete a task to move the buying/selling process along; to the contrary, Chad was always one step ahead and, if anything, he had to wait on my wife and I to sign the documents he’d prepared for us! I literally cannot imagine a real estate agent providing a smoother selling/ buying experience than what we’ve experienced with Chad. I have recommended Chad to all my friends and family looking for a real estate agent in San Diego County, and I will continue to do so in the future without hesitation.” – Ben and Alicia S. “We can’t say enough good things about Chad. He was extremely helpful, knowledgeable, and honest. He made us feel like we were the only people he was working with. If we had a question, he had an answer...and he always got back to us quickly. He helped us sell our home and find a new home quickly. We were able to move out of the old home and right into the new one without a problem. The whole process of buying/selling a home can be stressful, so we felt very lucky to find Chad.” – Nick and Meghan C. “Chad was great to work with through this process. It had been many years since we were in need of a Realtor and my how things have changed! Chad’s expertise in other disciplines was a real compliment to his profession as a Realtor. His calm demeanor provided assurance throughout the transaction and allowed us to stay focused on the positive end result!! I would have no qualms in recommending him as your Realtor.” – John and Theresa C. “Chad is knowledgeable, patient, and genuine. After working with high-pressure agents that didn’t listen well, Chad was a breath of fresh air. He truly understood what we were looking for. And he helped us get the perfect place for our family. We love Chad!” – Jacqueline and Angie T. “We liked Chad’s style from the minute we met him. We just wanted someone honest; that was our number-one criteria. It’s sometimes a tough thing to judge in a person, but we went with him and are so happy we did. He helped us navigate the new-to-us world of California real estate and managed to get us into a wonderful home. He was especially good at the negotiations and gave us what turned out to be very good advice on what offers to put in. We would definitely recommend him to anyone looking to buy or sell a house.” – Todd and Laura W. 36 • 92128MAGAZINE.COM • July | August 2018

K and Jamie relieved me of all the stress of the selling process because they were very professional, knowledgeable, and responsive. When she was presented the opportunity to follow that dream, she jumped at the chance and never looked back. Cynthia began working with Halcyon Real Estate Services so that she could help others achieve their dreams of buying and selling the first home, investment property, or simply take the next step on their journey in real estate. From My Clients: “Cynthia was exceptionally helpful in my company purchasing an adjoining single family house for the expansion of our business. Although the property was not on the market, she contacted the owners and convinced them to consider an offer from us. She successfully handled some sticky negotiation points dealing with the length of time to secure a commercial loan, leading to the acceptance of a final purchase agreement. The sale closed a couple of months ago. I highly recommend Cynthia to anyone interested in having a competent and ethical professional to represent them on real estate deals. The expansion of my business would not have occurred without her leadership, dedication, and hard work.”

She and her family moved to the area 18 years ago. “Before 4S Ranch or even a Starbucks!” she said. She spent some years in human resources before taking the leap of faith into her dream job: real estate. She hasn’t looked back since. Her 15-year career has grown along with the community she calls home, driven by client success stories and referrals. Lisa’s client-centered philosophy combines with her extensive experience and training to get the results her clients need. “No matter what the situation is, whether I am representing a bank, a friend, a neighbor, or a referral I have never met before, I treat people with dignity and respect,” Lisa said. “I try to live and work by the Golden Rule.” She works primarily with buyers and sellers in 92127, 92128, 92129, 92130, and surrounding areas. “Our area is very unique,” she explained. “People want to be here because of the great schools, the proximity to major freeways, fabulous businesses, and all the other amenities associated with the area.” Her personal experience with all the community has to offer lets her help clients pinpoint the perfect area for their needs. Lisa’s daughter, Jacklyn, just graduated from Del Norte High School, and her son, Jake, will be a junior there this fall. “I have a personal interest in each and every client, where they are, where they want to be, and how I can help get them there,” Lisa shared. “It’s not a numbers game – it’s about people.”

District 5 Meet and Greet

LOCAL RESIDENTS MET NEW SAN DIEGO POLICE CHIEF

ew San Diego Police Department (SDPD) Chief David Nisleit recently attended a meet and greet at the Carmel Mountain Ranch/Sabre Springs Recreation Center. The meet and greet was hosted by District 5 Councilmember Mark Kersey – a hometown event for Chief Nisleit, who is also a District 5 resident. Other attendees included Captain Christopher Knighten, Lieutenant Natalie Stone, Lieutenant Duane Voss, Officer Christina Santos, Officer Julie Dragt, and other officers from the SDPD Northeastern Division, which oversees the region. Chief Nisleit assumed his new role as the city’s 35th police chief this past March, replacing retiring Chief Shelley Zimmerman. He has been

90STRONG Years

Earl Chinn Sings the Song of a Well-Lived Life

by LIZ ONUFER | photo by Alex Williams Photography

E

arl Chinn’s service to his country and his community has been no small feat for well over the last half century. Celebrating his 90th birthday this year, Earl’s professional and personal life has kept him on the move as a naval officer, a business manager, a professional speaker, and a college professor. Earl graduated from the United States Naval Academy in 1952 with a degree in marine engineering and was ordered to serve on the USS Juneau off the coast of Korea. “For the next 23 years, I felt like I was the poster boy for ‘Join the Navy and see the world.’ During that 23 years, I was assigned to 10 different ships, four of which I was the commanding officer and on three, I was the executive officer,” Earl explained. His deployments over those years included two times to Korea, three times to the Persian Gulf, and five times to Vietnam. In 1975, Earl entered civilian life. After being stationed in San Diego, Earl and his family – his wife and five children – settled in Poway, where his children all graduated from high school. “There were no traffic lights in the area and only one four-way stop at the corner of Rancho Bernardo Rd. and Pomerado Rd.,” Earl reminisced. Over the next 40 years, Earl worked as a district manager for H&R Block, a computer systems analyst for Logicon, and as an adjunct professor for University of Phoenix San Diego. In addition to his professional and family life, Earl has been greatly involved in Toastmasters International. Since his initial membership in 1981, Earl’s roles in the organization have ranged from District Governor of District 5 to serving on the Toastmasters International Board of Directors. “I still belong to Toastmasters and enjoy the opportunities to sharpen my speaking skills and, more importantly, visit frequently with friends I have made from around the world,” Earl shared. Earl has also been an active member of choir groups since his high school days. Locally, he started singing with the RB Chorale in 1984. Earl has since joined the Rancho Bernardo Presbyterian Church choir, the Madrid Manor Follies, and the San Diego Follies. He sings “The Star-Spangled Banner” at Conservative Order of Good Government meetings, where he serves on the board of directors, and has been an announcer for the Mother Goose Parade for 33 years. With a lifelong commitment to his country and his local community, Earl Chinn has served in many capacities. Today, Earl enjoys the pace of life in the Seven Oaks senior community. “Life is good,” he said. “I feel God has blessed me.” 

Scheduling Advice

C

reating a schedule for the school year can often be a stressful task. After all, the classes that students decide to take in the fall will determine the rest of their years. Thus, students need to thoroughly think about which classes they want to take. Before choosing classes for the year, students should consider their post-graduation plans. For instance, some colleges recommend specific courses or have a certain set of requirements separate from the necessary graduation requirements. With that in mind, students should form a list of all the schools to which they may apply and the requirements for each school. Doing this can prevent any surprises when the time comes to apply for colleges. The ideal course load challenges students without mentally exhausting them. In order to find that sweet spot, students should consult the myriad resources available in school, including counselors, teachers, and students who have already taken the classes that a student is considering.

The most important thing to keep in mind when choosing classes is the individual student – their capabilities, their aspirations, and their other commitments. Students who participate in numerous extracurriculars should consider the workload of each class they want to take and determine whether they will have time to commit to both their classes and their extracurriculars. While students may be tempted to populate their schedules with Advanced Placement and Honors classes, they must be realistic and honest about their availability. Overall, each student needs to create a personalized schedule that caters to his or her own abilities and limitations and creates a healthy balance between school and extracurriculars. 

ON LAND AND IN

THE WATER Enjoy Everything Mission Bay Has to Offer This Summer by SAMANTHA EDWARDS

S

weet summertime in San Diego means sunshine, lazy beach days, and outdoor barbecues. With its 27 miles of shoreline, grassy parks, playgrounds, and breathtaking views, Mission Bay is perhaps the best place to congregate with friends and family this season. The area is known as the perfect spot for aquatic sports, so you can try your hand at everything from sailing, kayaking, and stand-up paddle boarding to jet skiing, wake boarding, and kite surfing. The bay is also home to boat docks, sailboat and motorboat rentals, and sport fishing and whale watching launching facilities. Mission Bay has plenty to offer for those who prefer to stay on land. Walk, jog, roller skate, or bike along the meandering paths surrounding the bay before enjoying an afternoon picnic in the sun. Strike up a game of volleyball or beach tennis. Break out the barbecue for a sunset dinner or gather around a waterfront bonfire for marshmallow roasting. Be sure to arrive early to claim your spot – it can be busy during the summer months. Visitors with furry friends in tow can venture onto Fiesta Island, a large peninsula within the bay with even more recreation options, including an off-leash dog beach and calm waters for swimming. You’ll also be in close proximity to several local communities – Mission Beach, Pacific Beach, and Ocean Beach – each with their own attractions for continued fun. So whether you’re looking for an action-packed afternoon adventure or just a place to relax and refresh, Mission Bay has something for everyone to experience this summer! 

Reconsidering Mello-Roos After the New Tax law – Part 2 by SCOTT VOAK

I

n the last issue, I brought up the question of if it was financially worth it to pay off your Mello-Roos given the fact that the new federal tax law limits the total of your state and local tax deductions to $10,000. I indicated that to try and get an accurate assessment of the value gained by paying off the bonds early, I would file for one of the Mello-Roos bonds on my own property. It took some time to get the information back, but I have it, so let’s take a look. Disclaimer – I am not a financial advisor nor CPA. Please talk to a trusted advisor before making any financial decisions. The bond I checked on is the Poway Unified CFD No 6. This is one of the 4S Ranch-specific Mello-Roos bonds. My 2017/2018 payment was $2,817. The bond was issued in 2003 and matures in 2013, so I am right at the midpoint. The payoff amount is $29,113. If I assume that the Mello-Roos payment will not increase at all, then the return on the early payoff is about 5.3% (if you put the $29,113 into the bank you would need to earn 5.3% to make all your payments

without running out of money). If the annual Mello-Roos payment increases 2% (as allowed), then the return is 7%. So, it comes down to if you think you can earn more than the 5% (or 7%) with other investments. There is also the possibility that a new administration brings back the full deductibility of state taxes, in which case you would not feel very good about having paid it off. On a personal level, I am earning clients much more than 5-7% investing in property out of state, and so I will continue to do that myself rather than pay the bond off. 
