y kids and I were in the car the other day chatting about random things. The topic turned to the holidays and their time off of school. It was a typical fall day here in San Diego. We were dressed for the occasion sporting shorts, flip flops, and sunglasses. I glanced at the dash and pointed out that the display showed 84 degrees. It was taunting us to take the boat out. I reminded the pack that we were merely days away from the holidays, and you’re not supposed to go wakeboarding this time of the year. This rationale was definitely met with a bit of teenage resistance. My daughter, to support her argument to hit the water, insisted that it didn’t feel like it was almost Christmas. In fact, she was trying to convince us that it seemed more like a hot summer day. And she was right, but we still didn’t go boating. We are spoiled here in Southern California – especially when it comes to the weather. I explained to my born-and-raised-in-Southern-California kiddos that Christmas feels a little different here than it does in other parts of the country. Although I didn’t grow up shoveling my way out of the house on Christmas morning, I do remember bone-chilling cold fronts and having four distinct seasons. I remember our tradition of heading over to our grandparent’s house bundled up in big coats. The holidays meant it was cold. And people went outside as little as possible. Shorts and sandals had long been packed away. Although my kids have never experienced that type of holiday weather, they do experience the long-standing Southern family traditions that we have kept alive. Whether it is Thanksgiving, Christmas, Easter, or any of the other holidays that we celebrate, everyone in the family knows where we are going to be and who will be there. They look forward to it, and they expect it. It’s our family Derrick Breaux tradition. And although we may pack swimsuits and sunscreen Publisher instead of bulky coats, I wouldn’t change a thing – nor would they. Traditions are important to my wife and me, and having everyone together simply warms our hearts. To all of our friends and family close and far, may your holidays and New Year be filled with love, health, and happiness.

LEADER Hannah Lambert Combines Her Experience as a Runner and Girl Scout to Lift Up Others by SAMANTHA EDWARDS | photo by Zeena Gregg Photography

S

eventeen-year-old Westview senior Hannah Lambert has been a Girl Scout since first grade, and still takes that commitment as seriously as ever. Hannah recently completed her Gold Award, in which she created a running team for her former middle school, Mesa Verde, called the Eagle Express. She is on the cross country and track and field teams at Westview and is passionate about the sport. “There had been a running club at Mesa Verde about 10 years ago and it dissolved,” Hannah stated. “Hearing that Mesa Verde didn’t have one currently gave me the opportunity to interact with middle school-aged kids and teach them what I have learned from running throughout my time at Westview.” She does not take for granted the values and life skills she learned as a Girl Scout, especially as it pertains to her Gold Award. “What is so amazing about Girl Scouts is that it builds young female leaders,” she said, “and without it I don’t think I would have pursued developing a middle school running team.” Name: School: Grade: Parents: Sibling: Favorite Places in 92129:

Hannah also has an artistic side, which governs many of her hobbies and interests. She enjoys making small figurines out of polymer clay, making videos, drawing, listening to music, reading, and playing the viola. Hannah started playing the violin in fifth grade, and switched to the viola in seventh. She had always participated in her school’s orchestra program until her junior year, when she joined the Civic Youth Orchestra. Her favorite subject in school is art – more recently, graphic design. She is a member of Graphic Design Studio, a club that designs shirts and other products for organizations on campus and throughout the school district. “I like art in general because it allows me to express myself and I just love creating things, whether that be digitally or physically.” She will be attending college locally next fall, and envisions engaging her creative streak in her future career. Hannah also plans on continuing her involvement in Girl Scouts in college. She hopes to become a camp counselor at Camp Winacka, where she spent many summers making friends and memories as a Girl Scout. Hannah sites her former camp counselors at Camp Winacka as her role models and inspiration. “I hope that I can display the same values they do if and when I become a counselor,” Hannah said, “and that I have the opportunity to impact girls’ lives, just as my mentors did for me.” For now, Hannah will stay involved with the Eagle Express, continue running on her own time, and enjoy the open trails and canyons in Rancho Peñasquitos, where her family has lived for over 20 years. 

Michelle and Keith Fischer Are Delighted to be Raising Their Kids in a Community They Know and Love by MICHELLE TREMBLAY | photo by Zeena Gregg Photography

M

ichelle Fischer grew up in Rancho Peñasquitos. So, in 2007, when she and husband Keith decided to settle in the community, she was thrilled. “We enjoy living here because the community is warm and inviting,” said Michelle. “The people are generous and caring.” Today, Michelle, who is a business manager at Our Lady of Mount Carmel Church, and Keith, a software architect, are raising their four children in PQ. “We have three kids at Mt. Carmel High School and one at Black Mountain,” said the couple. “I love that my kids are going to the same schools (elementary, middle, and high) I went to,” shared Michelle. Michelle currently serves on the PTA board at Mt. Carmel and is on the board of the Mt. Carmel Music Foundation. She is the co-leader of her daughter’s Girl Scout troop and is the volunteer in charge of the Canyon Trails region covering all troops in Peñasquitos, Mira Mesa, Scripps Ranch, Carmel Valley, and Solana Ranch. “In the past, she has served as PTA president, foundation president at Sunset Hills, and the treasurer for several other volunteer organizations,” added the family. Like their mother, the Fischer children, Kevin (17), Michaela (15), Kyle (14), and McKenna (12), are equally involved in the community. Kevin, who has been a member of the Boy Scouts for 12 years, is currently the Senior Patrol Leader for Boy Scout Troop 676. “Prior to that, he was a mentor for the new scouts joining the troop,” noted Michelle. “He is in the fire science program at Mt. Carmel and has

been part of the AVID program since middle school.” At church, Kevin volunteers with the hospitality ministry and is a part of the core team for the high school youth group. Michaela, a sophomore at Mt. Carmel, is a Senior Girl Scout and has been a part of the organization for 10 years. “She has been a top seller for the cookie program for eight of those 10 years,” explained Michelle. “She plays the trumpet at Mt. Carmel and is in the marching band, wind ensemble, and jazz band. She is a part of band leadership. She sings in the church choir.” Kyle is a freshman at Mt. Carmel and is also in Boy Scouts, plays soccer, and is involved in the music program at Mt. Carmel High School. McKenna is a Cadette Girl Scout and plays the tuba in the advanced band at Black Mountain. She is in the Academy Program and is involved in the school’s robotics team. She is also an altar server for her church. The entire Fischer family is involved in various ministries at Our Lady of Mount Carmel Church. “Through the church and Scouting, we partake in many volunteer activities such as the Food for Families program,” explained Michelle. In their downtime, the Fischers enjoy road trips, eating out, and going to the beach. But they mostly just enjoy living in PQ. “We have truly seen how the community has changed and grown in the almost 40 years that my family has lived here,” shared Michelle. “It makes us proud to be a part of this community.” 

To make the pesto, toast pine nuts in a sauté pan over medium heat and cook until golden brown. They cook fast so be careful! In a food processor, combine basil, grated Parmesan cheese, and toasted pine nuts. Turn on the processor and pour in the oil until well blended. Season with salt and pepper. Remove any rib bones from the salmon fillet and spread pesto over the salmon, about 3 tablespoons. Oil a charcoal grill and cook the salmon, skin-side down, over high heat for about 3 to 4 minutes. Flip and finish the flesh side about 3 to 4 minutes. Season with salt and pepper. Grilled salmon is best served with garlic mashed potatoes and grilled vegetables.

I

n 2014, husband and wife Darius and Lisa K. Miller opened the doors to Koi Zen Cellars, a craft winery in Carmel Mountain Ranch. Since then, Koi Zen Cellars has become a staple in the local community – a place where people can “sip back and relax” while drinking great wine. “We start with the highest quality grapes from award-winning California vineyards located in Santa Barbara, Paso Robles, Lodi, and Sonoma. Purchasing grapes from all over California gives us a nice variety of wines to offer. We’ve processed 43 tons of fruit so far this year,” revealed Lisa. Darius is the winemaker and specializes in Bordeaux style wines, though according to Lisa, Darius’ blends are also very popular, as are Malbec, Mourvedre, Pinot Noir, and Chardonnay. he San Diego North Rotary Club held its 30th Annual Fun Run at Mt. Carmel High School in November. Students from nearly all elementary and middle schools in the Poway Unified School District were represented at the race – approximately 680 runners in total. Third through fifth graders ran a one-mile course; sixth through eighth graders ran a 1.8-mile course. Revolutionizing Class Planning WESTVIEW STUDENT CREATES UNIQUE CLASS PLANNING APP

W

estview High School sophomore Assaf Cohen-Arazi created and recently launched PlanPal, a high school class planning app. After having trouble planning his class schedule during his freshman year, Assaf was inspired to develop an application that would help make the process easier, more efficient, and more informational for his peers. “The application tracks weighted or unweighted GPA, high school credits, UC/CSU credits, and tells you all the classes you are missing from your schedule,” Assaf explained. “It also lets you interact with your counselor virtually by sending your plan through the app, instead of meeting faceto-face.” The program works by fetching course catalogs from a school’s website, intelligently reading them, and storing classes in a local database. Assaf developed the entire application himself over the summer; it was patented and released in September. PlanPal is available to students at Del Norte and Poway High Schools, and Assaf is currently working on releasing the app to Westview. He plans to first introduce the app to all high schools in the Poway Unified School District, and eventually to other districts as well. “Students take a long time to build their fouryear plans,” he said. “It’s a necessity to be able to easily change around classes in your schedule, while always knowing you are completing your high school credits.” For more information visit planpalapp.com. 

2017 Veteran of the Year

American Association of University Women’s (AAUW) Poway-Peñasquitos Branch recently granted three reentry scholarships to Bayan Almarisa, Nasim Khamooshian, and Kelsey Baird. Bayan graduated from Miramar College in Spring 2017 and is currently attending San Diego State University. She’s majoring in microbiology clinical laboratory and public health microbiology, and she hopes to obtain her doctorate in pathology. Nasim is balancing full-time work with a full load of courses at Miramar College, where she’s majoring in biology. Her goal is to transfer to University of California Irvine and become a physician. Kelsey is currently attending California State University San Marcos and will graduate in 2018, after which she intends to pursue a dual master’s degree in public policy and social work. Assemblymember Brian Maienschein recently recognized Stuart. N. Hedley as the 2017 Veteran of the Year in the 77th Assembly District. Hedley served 20 years in the United States Navy, and was awarded numerous medals over the years. He was aboard the USS West Virginia during the Dec. 7, 1941 Pearl Harbor attack, and in 2005 was honored as the Pearl Harbor Survivor Association’s Veteran of the Year. “Stuart Hedley’s courage and conviction was demonstrated time and time again throughout his career in the United States Navy,” shared Maienschein. “It is our duty to remember and honor those who serve and protect our nation.” Hedley retired from active duty in 1960 and continued serving his community, including 21 years of involvement with the La Mesa-Spring Valley School District, conducting inspections for MSC ships and naval aircraft carriers, and participation in the Pearl Harbor Survivors Association. He has lived in Clairemont since the 1950s.

2017 Coastchella Benefits Scripps Hospital More than 300 North County residents attended the 2nd Annual Scripps Coastchella Benefit Concert at Belly Up Tavern in Solana Beach in October, raising over $320,000 for Scripps Memorial Hospital Encinitas. The event featured a cocktail reception, live auction, and musical entertainment by alternative blues hiphop band G. Love & Special Sauce and local country band Nancarrow. Money raised at the event will help fund the purchase of lifesaving surgical technology and equipment, enabling Scripps physicians to provide a higher level of care with less invasive techniques, as well as improving the overall patient experience. Girl Scouts Ballet Day Southern California Ballet recently hosted a fun, unique event for local Girl Scouts. Titled Dance The Nutcracker in a Day, the event offered just that: a single afternoon introduction to The Nutcracker, choreography instruction, and a final performance. Daisy and Brownie Girl Scouts from eight local troops attended the event, earning a ballet patch along the way. The afternoon started with a reading of The Nutcracker story, followed by a presentation about ballet and the creation of The Nutcracker ballet. Girls got a tour of the Southern California Ballet Studios, including costumes, props, and scenery. After a snack and craft break, they warmed up, learned the dances, and got ready to perform for their parents and guests. Growing Up PQ Essay Contest Local elementary, middle, and high school students are invited to submit essays on the topic “PQ Youth Volunteers” for the annual Growing Up PQ Essay Contest, presented by the Rancho Peñasquitos Town Council (RPTC), in partnership with 92129 Magazine. Essays should describe one specific volunteer experience in PQ, what it means to you, and how it makes PQ a better place to call home. The three winning essays (one from each grade level) will be printed in 92129 Magazine’s Feb/Mar issue and on the RPTC website. The three winning authors will also receive cash prizes: elementary – $25; middle – $50; and high school – $100. Winners will be announced at the RPTC meeting in January. Essay length should be 100 to 500 words, and all entries must include the author’s name, grade level, school, and email address. The deadline to submit an essay is Friday, Dec. 15. Nonprofit Engages Girls in Math Three local parents recently founded a nonprofit organization called Girls Math, dedicated to supercharging a path for young women into careers in mathematics. Girls Math seeks to grow the number of girls involved in math outside of the required school setting by hosting local events where teams of three middle school girls work together to apply math concepts in collaborative, fun, low-stress challenges. “Girls Math is designed to be a springboard to greater participation in the already existing co-ed competitive and challenging math and STEM community,” said Co-founder Shiv Keyal. “Without the stress of advancing to the next level or scoring high enough to place, our girls will be free to enjoy each other’s company, expand their world views, and broaden their community for their long-term benefit.” Competitions are open to all interested middle school-aged girls. Girls Math is a country-wide effort. The first San Diego tournament is scheduled for March 10, 2018; the organization will host tournaments in Northern California, Detroit, Boston, and Dallas as well. he music programs at 92129’s two middle schools – Mesa Verde (MVMS) and Black Mountain (BMMS) – are very much a part of the fabric of the school community. Sixth through eighth grade students have the unique opportunity to develop musical and life skills through band and

Q&A WHAT IS YOUR PROFESSIONAL BACKGROUND? HOW LONG HAVE YOU BEEN TEACHING AT MESA VERDE?

I have been a teacher for 23 years, all of them at Mesa Verde Middle School! I am so lucky to be in this teaching position and appreciate everything it has brought to my life. In addition, I play trumpet throughout San Diego, most notably with a group called The Pacific Sound Brass Quintet.

Over the years, as technology has continued to evolve, it can be a challenge to get students to understand the value of hard work. With so many answers available at a touch of a button, learning an instrument can be a tough discipline for students and parents to appreciate. You absolutely have to practice in order to get better.

WHAT DO YOU ENJOY MOST ABOUT YOUR ROLE?

HOW MANY PERFORMANCES DO YOU PUT ON A YEAR?

It is all about the relationships made over the course of time. I love giving nicknames to my students to help me learn their names. Also, there is no greater satisfaction than seeing a student come in as a new sixth grade band student and then leave as a promoted eighth grade band student.

Lots! Between all of the groups, Mesa Verde bands perform in some capacity at least 15 to 20 times during the course of the year.

HOW HAS THE PROGRAM GROWN OR EVOLVED OVER THE YEARS?

I am lucky to teach in an area

DO YOU HAVE ANY FAVORITE MEMORIES OR EXPERIENCES FROM YOUR TIME AT MVMS?

I could write a novel in this section. I will keep it simple – the best memories are the little things which happen every day in class, from the stories kids tell us,

to the jokes we tell to the different band trips. All are unique and bring a smile to my face. If I had to pick one memory, it would be when our select ensemble went to the Heritage Festival of Gold in Chicago 2011. We performed in Symphony Hall and earned the distinction of being the first middle school group in the 30-year history of the festival to win. We had the opportunity to perform an encore concert in the evening. It was truly a memorable experience. IS THERE ANYTHING ELSE YOU’D LIKE TO SHARE?

I am so appreciative of the opportunity Mesa Verde Middle School has given to me. I have met so many wonderful families, teachers, staff, and administrators over the years. It is an absolute joy to come to “work” every day and know it will be a great day, regardless as to what may be happening in the world. There is no greater joy than the joy of music.

When I think about it, it’s hard for me to believe but this is my 41st year teaching music! After many rewarding years teaching at Santa Monica High School, I moved to the Poway Unified School District in 1990. I’ve been teaching at BMMS for 15 years. WHAT DO YOU ENJOY MOST ABOUT YOUR ROLE?

Watching young musicians learn that in a band, success comes from collaboration and being sensitive to the other members of the group (some pretty important life skills as well). Also, I never get tired of seeing that

The students. I enjoy watching my students grow in their musical and life skills during their middle school years. One of the best parts is having the same students from sixth through eighth grade. It is wonderful to build rapport with the students over the years. It is always great when they come back and visit after they go on to high school and beyond.

HOW HAS THE PROGRAM GROWN OR EVOLVED OVER THE YEARS?

DO YOU HAVE ANY FAVORITE MEMORIES OR EXPERIENCES FROM YOUR TIME AT MVMS?

The orchestra program in the Poway District in general has grown tremendously over the past decade. I have seen my classes double in size since arriving at Mesa Verde. I have also seen a boost in numbers of the viola, cello, and string bass players. Cello is especially popular this year.

There are so many wonderful memories, especially with my fellow music teachers and assistants. I enjoy sharing stories with students and sometimes we laugh so hard we cry. One experience I remember was when I conducted a piece and my baton flew out of my hand and hit my first chair cellist.

The sixth grade orchestra performs at our winter and spring concerts. The advanced orchestra performs at other venues such as festivals and recruiting concerts, along with the two MVMS orchestra concerts.

I am blessed to have such wonderful students, fellow teachers, and administration to work with daily. I enjoy coming to school and sharing the joy of music with others.

I was so fortunate that when I came to BMMS it already had an outstanding band program. Since the early days of the Poway Unified District, the families of the students in this district have always made music in the schools a priority. Additionally, the band teachers that preceded me developed and maintained a strong program. So I’m happy to say that I believe I have been able

to continue the outstanding traditions of the program that have been in place for decades. HOW MANY PERFORMANCES DO YOU PUT ON A YEAR?

We have an active performance calendar. Of course we have traditional evening concerts in the winter and spring but throughout the year we also have Coffee Concerts. For Coffee Concerts, parents come to their child’s band class during the school day and sit next to them as they perform. Our seventh and eighth grade students perform at Disneyland or California Adventure every year. Additionally, our eighth graders have performances with the

I have taught at Black Mountain for the past four years. In the time I graduated in 2009 until I started teaching at Black Mountain, I taught at several middle and high schools around San Diego, and then taught winds and percussion through the San Diego Youth Symphony and their Opus Project in Chula Vista. I also created my own community music program in 2012, which is called Miller Music Academy. WHAT DO YOU ENJOY MOST ABOUT YOUR ROLE?

I definitely enjoy the kids the most. I love teaching them to play a large variety of types of music. I also love knowing that they are gaining a lifetime appreciation of music, and that I am giving them the musical tools to succeed in music for the rest of their lives. They really take music seriously here and want to be good musicians of excellent character. They also care about creating a community feel in orchestra, and even suggested that we create an Orchestra Leadership

too many memories of special performances to list them all here. Ultimately, the best memories I have are of watching my students grow up during their three years in my classroom. I love getting to see what special young adults (and musicians) they are becoming.

Lastly, I love the huge group performances we’ve been able to do combining orchestra groups together, and sometimes adding winds and percussion for a very cool effect. HOW HAS THE PROGRAM GROWN OR EVOLVED OVER THE YEARS?

When I got here in 2014, Black Mountain’s program was chronically stuck at two orchestra classes, with approximately 120 students involved each year. We had one class for incoming sixth graders, and one for everyone else. In 2016, I increased the program with recruitment and retention strategies so that we had 90 incoming sixth graders and 85 students who stayed. Last year, using the same strategies, I increased our incoming sixth grade class to around 115 and kept 130 additional students from prior years. So in the past two years, the program has doubled in size. I’m very proud of our evolution, and it wouldn’t have been possible without support from parents and our school administrators!

HOW MANY PERFORMANCES DO YOU PUT ON A YEAR?

We have two formal concerts for the BMMS orchestra program each year, two school-wide music program assemblies, two during school concerts where parents come to class during the school day, performances at school-wide events and parent nights, community events like Fiesta de los Peñasquitos, and we also do either a performance or recording workshop once a year at Disneyland in Anaheim. We also perform at the Poway Unified Band and Orchestra Festival each year.

My favorite memory is from last year. I arranged four pop songs from the radio for the orchestra, winds, and percussion for our spring music assembly. Normally the kids in the bleachers like hearing music and taking a break from their normal school day, but when they heard that song they got so excited. They were clapping, singing along, and the energy was just crazy. This is really exciting,

Q volunteer Marilyn Sedlund has a deep-rooted connection to the outdoors. “I grew up as a Girl Scout,” shared Marilyn. “My parents didn’t camp, but my Girl Scout troop did, and this is where my love of camping, hiking, and being in the outdoors began.” All three of Marilyn’s daughters were Girl Scouts, where she was camping mom in her eldest daughter’s troop and a troop leader for both of her youngest. Though Marilyn hadn’t backpacked recently, when middle daughter Colleen was in seventh grade, she decided to start and has since become a backpack trainer for Girl Scouts. San Diego Council’s hiking/backpacking program is open to any registered Girl Scout, youth through adult. Participation can be with a troop or individually, and everyone going through the program follows the same progression. Girls in sixth grade or above start with a Wilderness Hiking class, learning the 10 Essentials: basic trail safety, first aid, and what type of shoes and clothes should be worn. They take a short local hike. “After this class anyone in seventh grade and beyond can take a Basic Backpacking class,” Marilyn confirmed, “which includes an overnight trip.” That class builds on skills already learned, including equipment, food preparation, trail safety, and working together as a group. Marilyn recently spoke about upcoming trips she will be leading at Hikerfest, an annual event whereby interested Scouts come together for past trip videos and great speakers. Later this year Marilyn will be training her oldest granddaughter’s troop in Basic Backpacking and taking an overnight trip to the Cottonwood Lakes area in the Sierras. “[Colleen] and I took several advanced trips with the Girl Scouts, including a five-day Crown Loop Trail and four nights on the Appalachian Trail,” Marilyn said. Her other daughters have also gone through the program; Melissa as an adult and Ariel while she was in Scouting. “I love to see girls and adults going out in the wilderness,” she smiled, “and seeing things they didn’t even know existed.” If Marilyn could grant wishes for the Girl Scouts, these include teaching all the San Diego Girl Scouts about the amazing Backpacking program, having enough adult volunteers, and seeing Girl Scouts nationwide do more backpacking! Marilyn most loves watching the girls grow in self-confidence and reliance. “When they backpack for four or more days, cooking their own food, making important decisions on hiking in bad weather, what trail to take, if a river is safe to cross – it prepares them to be confident, independent adults.” 

S

ixty-three Poway Unified School District (PUSD) students have been selected as semifinalists for the 2018 National Merit Scholarship Program. The students entered the competition – along with approximately 1.6 million high school juniors from over 22,000 high schools across the country – by taking the Preliminary SAT/National Merit Scholarship Qualifying Test last year. Only 16,000 students from that entry pool have been recognized as semifinalists this year. Roughly 90 percent of semifinalists are expected to advance to the finalist level, where they will be in the running for 7,500 National Merit Scholarships for Spring 2018. Selection is based on students’ academic

record, test scores, activities, leadership, and personal essay, as well as information about the school’s curricula, grading system, and written recommendation. Semifinalists from Mt. Carmel High School include: Carson Alfonzo, Eileen Bost, Jonathan Cline, Juliana Fox, and Jonathan Tran. Semifinalists from Westview High School include: Allison Bao, Nathan Bradshaw, Steven Chen, Robin Chu, Alan

Longtime Resident Josephine de Ramery Keeps Active Serving Others by LINDA FRABL | photo by Curtis Ippolito

W

hile most women in their 80s would be happy to fill their days with leisurely pursuits associated with retirement, Josephine de Ramery would rather remain employed as an event assistant for Sharp Rees-Stealy Clinic’s Marketing Department. Handling these work duties for the past 16 years, Josephine maintained, “Everything I have read indicates that keeping one’s mind active and finding rewarding work keeps you in better health.” When describing her marketing position, Josephine emphasizes its rewarding aspects. She proclaimed, “It is a great source of satisfaction for me. I impart information to the different communities that Sharp Rees-Stealy serves, and interface with the public regarding the programs, services, and medical staff.” Josephine does all things with energy and gusto, partially due to her Brooklyn upbringing as an Italian-American. Her family encouraged her to indulge in her passions, and to this day Josephine continues to do that. She elaborated, “My tastes were formed early in life to enjoy the arts in all forms, whether it be music or reading. Both bring me joy!” Never one to sit still when action is required, Josephine was even prompted to work with the Rancho Peñasquitos Town Council in 2002 in order to thwart the Water Authority from placing a facility in the Ridgewood Park neighborhood. Josephine recalled, “I mounted a grassroots movement to block this from happening, and was victorious in getting the facility moved to a much more appropriate location.” A PQ resident since 1978, Josephine has witnessed the community’s wonderful expansion firsthand. “I’ve seen Rancho

Peñasquitos grow from a builder’s track home development with very few amenities, to an area that is now coveted by home-seekers due to its shops, restaurants, and health care facilities,” she said. “Thankfully my full list of chores can be accomplished without my even having to use the freeway!” In her free time, Josephine makes frequent trips to Mexico City to visit her daughter and her two grandchildren (Josephine had lived in Mexico City for eight years and is bilingual in English and Spanish). Josephine also keeps active through her church and added, “I have a constant need for a spiritual connection, and I have formed great friendships through my faith. I am truly blessed!” Josephine will surely continue to spread her goodwill for years to come. 

Market Predictions for Next Year by JEAN RILEY

A

s we approach the end of 2017, it is good to see where we have been and where we are going. At the beginning of the year we saw the average 30-year interest rate start at 4.25% (according to Freddie Mac), and we are currently hovering around 3.94%. So if things hold on, we will see rates finish lower this year, contrary to many people’s prediction that rates would end higher in 2017. As we move in to 2018, I would assume we will hear the same predictions for 2018…however, we are at a point to ask, if rates move up, what will that do to current home values? A new Fed Chair was named this month, and we will expect to see a conservative stance in 2018. Meaning its

likely the Fed will slow its rate hikes in order to avoid spurring a recession. With that being said, I would predict that we see rates bounce around the current level in 2018 and may test the January 2017 levels, but I don’t foresee rates going much higher. Many people ask “Is now a good time to buy?” and my answer is still YES! Home prices will continue to move up in 2018 and those waiting will lose out on appreciation each month they wait. There is no way to “time the market,” so if you are buying a home to live in then it still makes plenty of sense to buy! 2018 will still be a good year to buy a home and rates will still be historically low, so don’t miss out on the opportunity in 2018. 
