T

his issue of 92131 Magazine contains a very special annual real estate section (see page 26). There are many elements that go into building a community, and active local real estate professionals are definitely one of the key components. They are often a part of the community themselves, walking their kids to school or sitting next to us at soccer games. Many of them sponsor school programs and/or donate time and money to local charities and organizations. But perhaps the most important thing is that they are working with us on what is considered to be the single largest investment of our lives – buying or selling our homes. While we often see the faces of our local real estate celebrities in the pages of this magazine, on the real estate signs around town, on the ballpark fences, or even on the shopping carts watching us as we make the dreadful decision to go with paper or plastic, we wanted to take it one step further. Real estate is definitely hyper-local, and this real estate issue gives you a glimpse into the individual “movers and shakers” of our local real estate industry. The intention of the real estate issue is to create a personal introduction to the actual person – not just the Realtor® – that dedicates their career to overseeing our local real estate market. I hope that you enjoy getting to know your local Realtors®. Be sure to say hello to them when you see them around town at Starbucks, on the fields, at the schools, or during their open houses. They are constantly working in front of and behind the Derrick Breaux scenes to keep their fingers on the real estate market pulse and Publisher see that our communities continue to move forward.

All the best, Derrick Breaux, Publisher

Then and Now

ANNUAL COMMUNITY FAIR BRINGS SCRIPPS RANCH TOGETHER AGAIN photos by Jim McGinn and Dorothy Mildice

T

he 18th Annual Scripps Ranch Community Fair will make its return at a new date, location, and time. This year the fair will be held at Alliant International University on Sunday, June 11 from 12 to 4:30 p.m., presented by the Scripps Ranch Civic Association (SRCA). The theme is “Then and Now,” celebrating the history of the Scripps Ranch community and fair. While the location and date are different, many of the familiar elements of the fair will remain the same. Festivities include live music from local performers, a food court, wine and beer garden, and Fun Zone rides and activities for children of all ages. Sustainable Scripps Ranch’s Green Street will also return this year, with eco-friendly community groups and organizations showcasing their green knowledge, products, and services. Attendees will have the opportunity to learn about things like gardening, energy-efficient home programs, local parks and other outdoor attractions, water conservation, and more. After the fair, stop by Hoyt Park for a nighttime concert hosted by Symphony in the Park. SRCA connects Scripps Ranch residents with their community by promoting volunteerism, acting as community advocates and civic leaders, sponsoring activities, and providing timely information. In addition to the community fair, SRCA sponsors events and programs such as the Fourth of July Parade and Festivities, clean-up days, Garage Sale Weekend, Scripps Ranch 50 Plus, and Sustainable Scripps Ranch. Eight Tips to Healthy Eating on Vacation by MICHAEL LEE, M.D.; Scripps Clinic, Rancho Bernardo Getting away from it all – whether a road trip on Route 66, a stay at a beach resort or sight-seeing abroad – is about unwinding, rejuvenating, and trying new things, including the local cuisine. While tasty tidbits and expanding your palate is fun, you don’t need to come back from vacation with extra pounds. These eight tips can help you eat healthy while seeing the sights, so you return with memories, not extra weight. 1. Pack your own snacks. Bring travel-friendly munchies for the car or plane ride, such as whole-grain crackers and an ounce of cheese, trail mix, or cut-up veggies with hummus. 2. Avoid the mini-bar. That little refrigerator in your hotel is filled with snacks and drinks loaded with sugar and salt. Instead of raiding the mini-bar, pick up snacks at the local farmers market

or grocery and stock your room with fresh fruits, nuts, seeds, and vegetables, as well as plenty of water. 3. Eat breakfast. While vacation schedules vary from your local routine, don’t skip the first meal of the day. If you are staying at a resort, take advantage of the breakfast or brunch buffet and fill up on fruit, salads, and whole grains such as whole-wheat toast or oatmeal. If going out for breakfast, choose lean protein, such as egg whites, and fruit. 4. Have one treat a day. It’s a vacation, so enjoy special treats. If you are in Paris, you might want a fresh-baked croissant from the bakery around the corner. If you are on a road trip with the kids, you might want to stop at the ice cream stand for a homemade indulgence. Monitor your portions, eat slowly, and savor every bite. 5. Make your own meals. If you can cook where you are staying, take advantage and try your hand at cooking, especially with local produce and items you might not be able to get at home. Now is the time to try fern shoot salad or Connecticut shad.

6. Eat out at local restaurants. Ask for directions to favorite spots that serve local products. Usually, meals focused on using local foods and spices are prepared in a way that brings out their natural flavors, not disguised with fattening sauces. Don’t be shy about ordering a meal to split if you think the portion sizes will be too much for you to eat at one sitting. Alternatively, if you have a refrigerator in your room you can ask for a doggy bag. 7. Walking is your friend. Strolling through museums, a new city or on the beach is a chance to explore while burning up calories. If a destination is within a mile, walk. Make sure you bring comfortable, supportive shoes and a first-aid kit for any blisters. 8. Stay hydrated. Dehydration is common when traveling, especially when flying. Bring an empty water bottle to the airport and fill it once you are past the security checkpoint. Stock up on water bottles once you are at your destination and bring a bottle wherever you go. Most importantly, have fun. Vacations are a time to enjoy yourself with family and friends and explore both new and familiar places.

Michael Lee, M.D., is a family medicine doctor at Scripps Clinic in Rancho Bernardo. Dr. Lee cares for patients of all ages and focuses on prevention and well-being.

Talent & Dedication Athlete, Performer, Scientist, and Volunteer Piper Brentnall Does It All by LAINEY KRAL

E

leven-year-old Piper Brentnall has lived in Scripps Ranch all her life, and she truly values the compassionate community. “I enjoy living here because of the kindhearted families that are found nearby who are always willing to lend a hand during difficult times,” Piper said. She strives to embody the same spirit of service and leadership. She’s a fifth grader at Jerabek Elementary, where she loves her English Language Arts and science classes, as well as the rest of the students and staff. “I love how all the students are always willing and hoping to help around the school however they can,” she said. “I also love the teachers who have inspired me to love learning and researching.”

She contributes to the Jerabek community through her Student Council involvement. She’s co-leader of the Skit Committee, which performs at every school assembly. She enjoys the challenge of writing and directing the skits, which entertain while illustrating ideal character traits. Piper also gives back as a member of Girl Scout Troop 8792. The girls are in the middle of their Bronze Award project – collecting new DVDs for patients at Rady Children’s Hospital. Look out for drop-offs at the Jerabek courtyard, Canyon Springs Church, and St. Gregory the Great. She stays busy in her free time with soccer – she’s been playing since she was three; music – she plays piano, saxophone, and ukulele; snorkeling – the family visits Maui every year; and musical theater. She recently performed as the Mad Hatter in Scripps Performing Arts Academy’s Alice in Wonderland Jr., and looks forward to Shrek the Musical Jr. this fall. Looking to her future, Piper’s interest in science could open a number of careers. “I have been fascinated by geology, paleontology, and elasmobranchology – the study of sharks and rays – for years,” she explained. “The only problem with being an elasmobranchologist is that I am cursed with seasickness and motion sickness, and there are not any land sharks.” If she decides to stay on dry land, she’s also interested in acting and writing in musical theater. In the short-term, Piper looks forward to another fun Scripps Ranch summer. “I love the sense of community felt on the Fourth of July Scripps Ranch celebrations,” she shared. The morning 5K is a family tradition, followed by watching the parade and barbequing at her Nana’s house. It’s a celebration of family and community, and that’s what this Scripps Ranch Student Star is all about. 

C R E AT I V E CHALLENGES Local Author Dennis Macaraeg Sets His Latest Novel in San Diego by LIZ ONUFER | photo by Spark Photography

L

ocal resident Dennis Macaraeg did not always dream of becoming a writer. In fact, he admitted, “It was the farthest thing from my mind.” At the age of 16, he immigrated with his family to the U.S. from the Philippines. Dennis graduated high school and went on to earn a degree from San Diego State University. He wanted to become a school teacher, but as he explained, “Life had a different plan for me.” After college, Dennis began working in the healthcare field. It was during this time when he needed to drive a lot for work that he started listening to audiobooks. After listening to many stories, he decided he needed to write his own. His first book was inspired by a mix of the genres he was listening to – thrillers, love stories, history, and travel books – and a life-changing experience he had on a backpacking trip in the Philippines in 1993. Five years after that initial idea, Dennis published Somewhere in the Shallow Sea.

Name: Profession: Hobbies: Favorite Local Spots:

Dennis Macaraeg Writer Photography, hiking, reading Seaport Village, Coronado, and Del Mar

His newest novel, Somewhere in San Diego, is a story set a little closer to home. Keeping with the blend of genres, Dennis shared, “The book is a thriller, a love story mixed in with travelogue, and a bit of San Diego history.” Dennis knows local readers will connect with the familiar scenes in the story – Seaport Village, Coronado Island, Gaslamp Quarter, Old Town, and more. And for the reader who has never visited San Diego, Dennis assured, “They would be transported to the sights and sounds we experience every day.” Writing fiction is not easy work. For his latest book, Dennis worked hard to ensure his details of San Diego were vivid and realistic. Working with the plot is another challenge. Dennis acknowledged, “Plotting on how I will execute my plan is also difficult because every little change in the plot affects the overall direction of the story.” But the challenges of writing do not deter Dennis. He is continuously drawn to storytelling because he can create his own worlds and characters. SRHS TEAMS COMPETE AT THE NATIONAL LEVEL

T

hree Scripps Ranch High School (SRHS) teams have recently had some impressive experiences. The Varsity Color Guard team, consisting of cadets Lyndsey Nguyen, Jennie Xu, Chalissa Hairston, and Mayuresh Mujumdar, and accompanied by instructor MSgt Ferdinand Toledo, traveled to Daytona Beach, FL to compete at the National High School Drill Team Championship in May. Cadet Mayuresh Mujumdar was chosen out of five nominees as the winner of a scholarship only awarded to senior cadets. In addition to competing against some of the top schools in the nation, the team also had the opportunity to meet and speak with the Air Force Holm Center Commander General Steven Garland. SRHS’ CyberPatriot Varsity team competed at the CyberPatriot IX National Competition in Baltimore, MD. The team was the first in

California to compete in this competition and stood among the top 28 out of 4,404 teams nationwide. The competition included challenges such as the Network Security Master Challenge, Cisco Networking Challenge, Leidos Forensics Challenge, Facebook Challenge, and AT&T Mobile Device Challenge. Finally, the SRHS Academic Bowl team, which includes Jack Izzo, Michelle He, Jackwin Hui, Albert Gu, and alternates Alan Hang and Valerie Ho, represented CA-935th in a series of tournaments against other San Diego Unified schools. After four rounds of competition, SRHS came in second out of 13 schools in the final match. The team also secured a spot to compete in the Junior Leadership Academic Bowl tournament in Washington, D.C. in June. Learn more about SRHS and its programs at www.srfalcons.org. 

YO U R N E I G H B O R ’ S R E C I P E

INGREDIENTS 3 bell peppers (any color), halved and seeded ½ yellow onion, diced 1-2 cloves garlic, minced 1 cup white quinoa 1 cups water ½ cup tomato sauce 1 can black beans, drained and rinsed 1 cup of Mexican cheese blend, shredded ¼-½ cup olive or melted coconut oil Lime juice, to taste Salt, pepper, chili powder, and paprika to taste Optional Add-Ins: Corn Cherry tomatoes, quartered Jalapeño, seeded and diced

Optional Garnishes: Cilantro Avocado Lime wedges

DIRECTIONS 1. 2. 3. 4. 5.

6. 7. 8. 9.

Pre-heat oven to 400 degrees Fahrenheit. Rub each bell pepper half with ½-1 tablespoon of olive or coconut oil, coating inside and outside completely. Place peppers on a foil-lined baking sheet and set aside. Heat approximately 2 tablespoons of oil in a saucepan over medium heat. Add onions and garlic and sauté until onions are soft and translucent, about 5 minutes. Add quinoa to the pan and stir once. Add water and tomato sauce. Increase heat to high and bring to a boil. Cover and reduce heat to low. Let simmer until quinoa is fully cooked. You can tell it’s done when you can see a small white ring around each grain and all liquid is absorbed. Add black beans, lime juice, spices, and any desired add-ins to taste and stir. While quinoa is cooking, bake bell peppers in the oven until they are a bit soft and oil is bubbling, 10 to 15 minutes. Sprinkle cheese into each bell pepper and spoon in quinoa mixture. Bake again for another 10 to 15 minutes. During the last 5 minutes of cooking, take the peppers out and sprinkle some more cheese on top of quinoa, then return to the oven. Take them out when the cheese on top is melted. Serve with another squeeze of lime juice and any desired garnishes. Enjoy!

Some notable odd items found in the cleanup included a $90 check, an ATM machine shell, and a raw chicken package. Volunteers also beautified and restored the local environment through painting, planting, and weeding projects. Learn more at www.ilacsd.org.

Nonprofits Partner to Help Children See Vision of Children Foundation (VOC) has partnered with Illumina’s new iHope Program, a philanthropic initiative aimed at identifying the genetic causes of undiagnosed rare diseases in children. Under the partnership, Illumina will provide a limited number of free whole genome sequencing (WGS) tests to VOC’s Family Network, many of whom have sought out but could not afford genetic testing. These tests analyze the entire genome of a child as well as his or her parents and investigate if genetic alterations are involved in causing the child’s vision disorder. The results may not only provide a clear diagnosis for families who have been previously frustrated by inconclusive results and failed procedures, but could also be of critical use in future clinical trials to find cures for genetic vision disorders. VOC is a nonprofit organization that has been a driving force in funding groundbreaking research in its quest to find a cure for genetically caused eye disorders for children around the world. The nonprofit was founded by North County residents Sam and Vivian Hardage. To request an application for WGS testing contact Nancy Montejano at nancy@visionofchildren.org. He obtained a business/marketing degree in college. His previous work experience was in the financial service industry with Morgan Stanley and T. Rowe Price. For the first 16 years of his career he assisted his clientele with obtaining mortgage financing in addition to selling, buying & investing. Kristine is a San Diego native. She worked for Presley Homes, later William Lyon Homes, for 10 consecutive years, working as a head sales manager at multiple new housing developments throughout San Diego County. In 2007, Kristine encouraged Tim to start their own firm, which is now Skoglin Real Estate, Inc. Along with helping clients sell and buy, Kristine also runs and operates Skoglin Property Management managing numerous rental properties all over San Diego County. Kristine’s love for cooking, gardening, animals and family has captured a social media following! Dr. David J. Suder began his career in optometry, and now he’s dedicated to helping sellers and buyers see success in real estate too. He partners with his wife, Darla Suder, to personally handle every transaction and offer full service brokerage services. They list homes for only one percent, saving clients about $15,000 to $30,000. David’s interest in the field started in the early 80’s when he was completing his clinical externship in the Los Angeles area. He started attending investment classes and seminars, and eventually purchased his first investment property in 1994. David has amassed a portfolio of nearly one hundred properties across three states. He became a licensed broker in California in 2006, and also holds broker designation in two other states. Darla was licensed as a sales associate in 2004, and they formed Suder Realty, Inc. in 2007. “We found our experience and expertise could guide and assist people through a fairly stressful and scary ordeal,” said David. “We found it was truly personally fulfilling to be able to do that.” They use their investment expertise to help San Diegans buy and sell homes, offering them the unique opportunity to be able to consult with a professional investor when negotiating and analyzing each property. David is especially clever and capable at smoothing out the bumps along the way that buyers and sellers need to overcome. David and Darla spend most of their time engaged in managing, selling, and acquiring investment properties, and consulting and helping home sellers and buyers. Sellers are advised on exactly what to do to get the highest price. Buyers are advised on what houses to avoid and exactly what they are getting, because David has actively done flips and rehabs himself and can spot problems up front. He even has personally performed most of the construction on many of his projects, and employed and supervised contractors. David makes sure the contractors do the best job because he has the keen eye and understanding of a person who has engaged in most of these activities with his own hands over the last twenty-five years. David and Darla have been married since 1986, and have two adult children. They currently reside in Scripps Ranch, and have lived in north Poway, Rancho Peñasquitos, and Clairemont.

At Gilmore Orthodontics, Dr. David Gilmore and his team are committed to providing high quality care in a professional, fun, welcoming environment. “I treat all patients and their families as I would want my own family members to be treated,” stated Dr. Gilmore. After serving as a nuclear engineer in the U.S. Navy for 11 years, Dr. Gilmore decided to change careers and pursue his passion of dentistry. He attended the University of the Pacific, where he earned his Doctorate of Dental Surgery – graduating with high honors. Later, he completed a residency in orthodontics, earning a second Master of Science degree in dentistry and was the recipient of the Fred West Leadership Award. Dr. Gilmore worked his remaining years in the U.S. Navy as a dentist and orthodontist. Upon retiring from the Navy in 2011, Dr. Gilmore opened Gilmore Orthodontics in Scripps Ranch – a community where he and his wife, Teryn, raised their two children. “Many of my patients live in the same area that I do, so I know and understand the importance of the culture of community in my practice,” explained Dr. Gilmore.

32 • 92131MAGAZINE.COM • June | July 2017

The practice offers full comprehensive orthodontics for children and adults alike, as well as early “Phase 1” treatment for younger patients that have problems that need to be addressed at an earlier age. “Our complementary new patient exams are extremely thorough. During the exam, Dr. Gilmore spends a lot of one-on-one time explaining all treatment options to the patient and parents,” explained Leila Cahill, Scheduling Coordinator. “Our patients come in all ages, and from all walks of life. This diversity is one of the most enjoyable parts of working in our practice and in our profession,” said Dr. Gilmore, who incorporates the latest treatments and technological advances in his practice. Additionally, Dr. Gilmore is certified by the California Dental Board as a Continuing Education Provider and provides lectures to dentists and their staff members throughout the year. The practice is a state-of-the-art facility and was recognized for excellence in a national Dental Office Design Competition. “It’s an open bay design providing for a modern, comfortable environment,” described Dr. Gilmore. But what really makes the practice stand out is Dr. Gilmore’s caring nature and the individualized attention he provides to his patients. “Dr. Gilmore doesn’t want Gilmore Orthodontics to ever become a ‘big box’ dental

office where he would lose the ability to connect with patients to give them the personalized attention they deserve,” said Leila. 

FA LC O N I N S I D E R

by CATHERINE PHAM

special to 92131 Magazine

The End of an Era

I

can now testify that acute senioritis is alive and real. During these last few weeks of high school, I can only focus on the imminent summer and the anxiety-tinged excitement of attending college in the fall. I’m more than ready to reconstruct my world and take this next step in my life, but leaving is still bittersweet. My best friends are moving to opposite corners of the country. I’m so proud and thrilled to witness all the amazing things they will accomplish, but I’ll miss being able to gossip with them over granola bars and lentil curls each morning. Soon we’ll no

longer be able to rely on the daily schedule of school and our five-minute distances, and will need to coordinate time zones and FaceTime availability. Gone are our familiar routines, all the different niches we carved growing up. Very soon, I’ll be eating my last lunch in the sunny, unassumingly beautiful grassy quad in the center of campus. I’ll go on my last afterschool Yogurt Heaven or Starbucks run, have my last ever English class. Each thing I do now carries a new weight, because this smaller, comfortable world is slowly fading to an end.

But there are still four months before I move away and embark on a new chapter, and I plan to maximize the memories and time with the people and places I love and will miss. My friends and I have already planned our 2017 bucket list of stargazing, beach camping, and, of course, endless picnics and sleepovers. 

Is It Time to Sell Your Home?

JEAN RILEY Professional Real Estate Consultant

by JEAN RILEY

T

here is a severe shortage of homes for sale in 92131, and there are plenty of qualified buyers seeking a home in your area! Stats are in for April and we saw only 46 new listings hit the market in 92131 – a 47% decrease from a year earlier (source SDAR). However, with the lower inventory of homes, we saw sales prices rise by roughly 5.7% year over year. Currently there is less than one month of housing inventory available. So, what does this all translate to as a homeowner in 92131? Maybe it’s time to sell and look at moving up or moving down. The appreciation of equity realized with your home sale could be rolled into the down payment of your new home, keeping your payment either similar to or lower than your current payment. And if you are aged 55 or older, are you aware of Prop 60 and 90? These props allow you to

transfer the tax base on your current home to a new primary home, keeping your property taxes low. For more information on how this works, contact us to learn more. If you want to sell, we have plenty of buyers looking to buy a home – which will make your home-selling journey that much easier. 

SURFIN’ SAN DIEGO Catch a Wave at One of the Top Surf Spots This Summer by SAMANTHA EDWARDS

S

and, sunshine, and salty ocean water. There are few things more quintessentially San Diego than hitting the surf at the beach. In fact, San Diego is known for having some world-class surfing spots, and plenty of options for all skill levels. Since beaches can get crowded, especially during the warmer summer months, be sure to get there early enough to stake out your spot and make parking a bit easier too. So grab your board and some sunscreen and check out some of these top local spots to catch the perfect wave!

LA JOLLA SHORES, LA JOLLA BEGINNER/ INTERMEDIATE La Jolla Shores is one of San Diego’s best and most popular beaches. It’s a safe spot for beginners to learn or practice surfing on gentle waves. And it’s great for the whole family – the beach has year-round lifeguard services, good facilities, a parking lot, fire pits, and a children’s playground just across the sidewalk. Several surf schools operate from here as well.

TOURMALINE SURFING PARK, PACIFIC BEACH BEGINNER/ INTERMEDIATE Tourmaline has a history of being a true surf hangout for San Diego locals. The waves are soft and gentle and the beach comes equipped with showers and restrooms. Hop on over to Garnet Ave. after your surf session for a bite to eat while you watch the sun set.

SWAMI’S BEACH, ENCINITAS

BLACK’S BEACH, LA JOLLA

INTERMEDIATE/ ADVANCED

INTERMEDIATE/ ADVANCED

Swami’s is an internationally known spot for good surf. A variety of breaks make for high-performance waves for longboard and shortboard surfers. It can be difficult to paddle out here, though, so strong swimming skills are a must.

Black’s is arguably home to San Diego’s best surf. An offshore underwater trench funnels powerful swells into this area, which can be dangerous for inexperienced surfers. Getting to the beach requires a bit of trekking and since Black’s is infamous for its “clothing optional” rule, it might be best to leave the kids home for this one.

LOWER TRESTLES, SAN ONOFRE INTERMEDIATE/ ADVANCED Lowers, as it’s called, is part of a collection of surfing spots at San Onofre State Beach that sits at the top of San Diego County. It is one of the world’s most high-profile and high-performance spots, often hosting expert and even professional-level surfers. For this reason, Lowers can get crowded and claiming waves can get competitive.
