Aim for the Rim
I had big dreams when I was a kid. As a dreamer, I had a vivid imagination growing up. One of my favorite things to do was visualize future achievements – we’ve all done it. For example, while playing around with the basketball I would tell myself that if I made the next shot, later on in life I would become a famous rock star, or an astronaut, or a jet pilot – you get the picture. The choices were endless. Sometimes it was as simple as the girl down the street who I had a crush on would notice me. And the funny thing is that even if I missed the shot, I would simply shoot again, many times raising the stakes a bit until I made the shot. Anything was possible. Last month, a group of my ZCode Magazine co-workers and I had the opportunity to volunteer at an event at a local Boys and Girls Club. It was the first day of their month-long program (Little Jumps, Big Changes) with the focus on the importance for young community members to lead active, healthy lifestyles. On that particular day we helped out on the basketball courts – shagging balls, encouraging kids to take shots, assisting with different forms and techniques, and of course, giving plenty of high fives and fist bumps. The kids and staff of the Boys and Girls Club welcomed ZCode with open arms. We jumped right into the mix, and by the end of the event all you could see were smiles – as well as a few beads of sweat running down our faces. Volunteering our time and interacting with the kids definitely had a personal impact on each one of us. We all traded in our busy calendars for a short period of time and became kids again. It felt good. I’m not sure who actually got more out of the event – our ZCode team or the kids at the Boys and Girls Club. All I know is that for a brief moment, I had the privilege of imagining endless possibilities – taking shots and dreaming of what will become of me if I actually made the basket. I plan to keep aiming for the rim. High fives and fist bumps always brighten my day (even in the office). I still feel like a kid. I still have big dreams. Derrick Breaux, Publisher

Theatre at the Mount Presents Fiddler on the Roof
M
t. Carmel High School’s Theatre at the Mount invites the community to a spectacular performance of Fiddler on The Roof. Guests will, once again, experience a cast and crew-led musical production that has been an award-winning Broadway musical since its opening show in 1964. “With Diane Jones as director and a cast led by Alika Hebbert, Fiddler on the Roof will prove to be the kind of professional quality stage production guests have come to expect from the Theatre at the Mount,” shared Delone Coult, publicity chair for MCHS Drama Boosters. The original Broadway production of the show had the first musical theatre run in history to boast over 3,000 performances. Fiddler held the record for the longest-running Broadway musical for almost ten years until it was surpassed by Grease. It remains Broadway’s 15th longest-running show in history and Theater at the Mount cast and crew are eager to share the enlightening story and enchanting melodies that are sure to please the entire family. Music will be performed by Mt. Carmel’s Grammy award-winning orchestra. Based on the short stories by Sholem Aleichem, Fiddler on The Roof has won the hearts of audiences as a classic story that tackles the timeless issues of traditions, prejudice, love and loss. Set in a small Jewish village in Russia in 1905, the story revolves around Tevye, a poor milkman with five daughters who put his traditions to a test. Watch as Tevye tries desperately to keep traditions alive during an ever changing world. Performances are April 18, 19, 20, 25, 26 and 27 at 7 p.m. with matinee performances on Saturday the 20th and 27th at 1 p.m. Members of the cast and crew will be available for a question and answer session after the matinee performances. ¢

Crystal Stone Shares her Love of Music with Mesa Verde and Westview Students

“M
any students have no idea what choir truly is,” observed Crystal Stone, Choral Director at Westview High and Mesa Verde Middle School. “Is it Glee, is it boring, is it geeky? Once students give it a try, they never look back!” Crystal Stone shares that enthusiasm for music with her students. She started the choral program at Mesa Verde, now 62 students strong, and leads the Westview choir classes and advanced choirs Bella Voce and Altissimo Voce. “I had some big shoes to fill as I stepped into the role at Westview,” admitted Crystal, but she has held the bar high. “We have scored Superior ratings at all festivals we have entered and that level of proficiency is what our program strives for.” Crystal believes strongly in the power of music. “I wish more students would join choir – they will find it to be life-changing,” she insisted. “They learn how to work as a team, build leadership skills, work hard, strengthen discipline, exhibit dedication, increase confidence and pride, make friends, experience the stage, gain opportunities for scholarships, and get to sing and make music every day.” That’s a tall order that Crystal enjoys delivering while hand-picking each piece of music. She is always looking for other musical experiences her students can enjoy, including performing in other cities, watching live musicals, attending choral clinics, and visiting college music programs. Crystal also loves living in Rancho Bernardo. “This is our dream community,” she exclaimed. She and her husband (her high school sweetheart) visited years ago. “We chose a hotel in this cute town called Rancho Bernardo,” Crystal recalled. “I had no idea that we would actually live right near the hotel that we stayed in. It was fate!” Crystal has also found strength through her work. “About five years ago, I was diagnosed with general and social anxiety disorders,” she shared. “In the end, this set-back strengthened my relationship with God and helped me focus on what is truly important. Nothing will stop me from making music – it is the only thing I have ever wanted to do with my life.” Come listen to the amazing talent Crystal nurtures at Westview’s Festival Concert on March 12, the Spring Musical in April, or the Spring Concert, featuring the Mesa Verde Chorus, on May 30 or 31, all at Westview High. s the 18th annual Fiesta de los Peñasquitos draws near, you can almost imagine the recent temperature spike emanating from the fevered brows of the Town Council’s Fiesta Committee members. This stuff is hard work! But the Town Council is not the only group of volunteers putting in time to make PQ great. Many of your friends and neighbors have completed some impressive feats around town – made possible, in part, by Town Council community service grants. Every year, the Peñasquitos Town Council awards monetary grants to individuals and organizations for activities, events and projects that directly benefit PQ in the areas of community leadership, education, arts and culture and environmental preservation. We’d like to share a little bit about just a few of our recent grant recipients and their grant projects: •

Ryan Bulley restored the heavily-trafficked dirt trail leading to the upper field of Black Mountain Middle School and cleared the hillside drainage channel of debris. Duncan Williams built three bookcases for the Mt. Carmel High School Professional Learning Room for use by the teachers. With park rangers’ permission, Keenan Taylor-Jensen built a bench and safety fence in Peñasquitos Creek Canyon near the canyon waterfall. The Rancho Peñasquitos Friends of Library put on a very successful 20th Anniversary Party for our PQ branch and invited the whole community. Mt. Carmel Student Services distributes free snacks and school supplies to students who cannot afford them.

Two Siblings, Two Schools – Although they lived in Rancho Peñasquitos for almost their entire lives, growing up playing for different club teams meant that attending the same high school would be very difficult. As a result, Andrew McWilliams is a senior at Westview High School and his sister, Casey McWilliams is a freshman at Mt. Carmel High School. “My sister went to Mt. Carmel because she played with their club team since 6th grade,” explained Andrew. “I chose Westview because I played in their club and wanted to be with the team.” Name: Casey Lauren McWilliam You might think it would be a bit awkward for the siblings Age: 14 to be at different schools, but Andrew and Casey say it isn’t a School: Mt. Their father played college and professional baseball and older brother, Brian (20), played basketball with them as kids. “I picked up basketball playing in the front yard with my brother and stuck with it,” said Andrew. Similarly, Casey was also inspired by an older brother – Andrew. “The most important hobby in my life is basketball,” explained Casey. “I got involved because I attended so many of my brothers’ games; I decided to try it out for myself.”

On the court, Andrew and Casey have specific jobs to do. “As a senior, my role on the basketball team is to set a good example on and off the court and inspire younger players to work hard,” said Andrew. “My role on the basketball team is mainly shooting guard,” said Casey. “My coach has told me I have the green light to shoot, which inspires me to work hard so I don’t disappoint.” Academic Differences – Westview and Mt. Carmel are two different campuses but the McWilliams’ sing their praises. “I like that [Westview] has a great learning environment and it’s easy to meet new people,” said Andrew. It’s interesting to note that both siblings said they’d like to be physical therapists or sports trainers. A good guess is that they’ll accomplish whatever they set out to do and may end up in the same career… just with their offices in different towns.

Rolling Readers:
Spreading the Love of Reading to Low-Income Schools

he majority of us enjoy our memories of having thought-provoking books read to us at bedtime, and we have thankfully grown up to carry on this tradition with our own children. These nurturing moments have fueled a love of reading that continues to enrich us. There are some children, however, who just don’t have these cherished read-to opportunities, and those are the children that the Rolling Readers program intends to reach. The Rolling Readers program was founded in 1991 by the late Robert Condon, who noticed his own children’s vocabulary and love of reading were vastly improved after he simply read aloud to them regularly. He then read aloud to children at a local homeless shelter and discovered the same positive results. Soon, Robert recruited volunteers to “roll” into low-income schools to read aloud to the students for the same proven benefits, and the thriving non-profit organization’s “Read-Aloud Program” was created. Today, there are 205 volunteers assigned to read books to the same group of students once a week for the entire school year in San Diego’s low-income communities. “The children are able to form loving relationships with the volunteers while learning how to love to read and improve their literacy skills. Research

suggests that reading to children can improve their vocabulary skills, build critical thinking skills and enhance their interest in reading,” Hoa Quach, president of the board, stated. Rolling Readers has expanded to include book giveaways, in which a new, high-quality book is provided for each child in the program. “Recent research shows that parents who have been given a free children’s book are four times more likely to report that looking at books with their children is a favorite activity, reading is a regular bedtime activity or that they have read aloud more than three times a week,” Hoa proclaimed. Funded through significant contributions by private donors, as well as support from such organizations as Mission Federal Credit Union, the San Diego Padres and even AOL, Rolling Readers is steadily growing its presence. “We’re hopeful to continue to expand the program in San Diego County, as we have a growing list of requests for about 250 more volunteers for areas throughout our region,” Hoa said. ¢ For those interested in either becoming a volunteer reader or making a donation, visit rollingreaders.org, or send an email to Volunteer@rollingreaders.org.

hen Lori and Kevin Hetzel moved to Rancho Peñasquitos some twenty years ago, it wasn’t the big-city lifestyle that they were looking for. “We chose the actual neighborhood by Adobe Bluffs because, twenty years ago, you felt like you were still out in the country,” said Lori. “There was the ‘back road to the coast,’ the cows were on the side of the barbed wire fence and you could see the hang gliders off of Black Mountain.” Today, PQ is quite a different place but their feelings about living in 92129 remain the same – they love it!

Lori and Kevin resided in their Adobe Bluffs home for ten years. “Then we moved four blocks away because we needed a bigger house,” shared Lori, “but we really wanted to stay in the same neighborhood because we loved it so much.” They have lived in that second home for 12 years, where they continue to raise their four children: Erik (17), Kasey (16), Kylie (15) and Kaden (9). Lori, who knows a thing or two about education (she is a science teacher at Oak Valley Middle School in 4S Ranch), explained that one
of the main reasons she and Kevin chose PQ as their home was for the Poway School District. “We appreciate living in a neighborhood that provides the option for our kids to attend either Westview or Mount Carmel High Schools. They are both great schools offering the perfect academic and social fit for each of our kids,” said Lori. “We love the competitive rivalry it promotes amongst the kids!” On that note, all of the Hetzel kids are heavily involved in local sports. Erik – Lori Hetzel has been on the varsity golf team for four years while Kasey is a pole vaulter for her track team. Kylie has played with the PQ Girls Softball Association for seven years, and plays on Westview softball and volleyball teams. Kaden plays basketball, flag football, soccer and often golfs with his older brother. The family’s love of sports doesn’t end with the kids. “As a family, we like to play beach volleyball,” offered Lori. “We also enjoy snowboarding in Big Bear and Mammoth.” When they’re not busy with sports, the Hetzels like to frequent local restaurants with their favorites being Wings N’ Things (where Erik is an employee), Fresco and Golden Bagel. The family has another unique characteristic: “We only wear Von Zipper sunglasses and goggles!” laughed Lori. “It’s a family favorite and a must!”

Since 1997, the BLAST Extended School Day Program at Los Peñasquitos Elementary School has provided reduced-cost before and after school care, academic assistance and programs to hundreds of families. On April 19, businesses and individuals will hit the links to support the program in the 4th Annual Benefit to Support BLAST. The benefit will include a golf tournament, silent/ live auctions and a banquet. The shotgun start tournament will tee off at 1 p.m. at the Carmel Highland Golf Resort on Peñasquitos Drive. Tournament play is $110 – or $420 for a foursome, which includes snack, lunch and dinner. Relay for Life at Hilltop Park
The Relay For Life of Mira Mesa/Rancho Peñasquitos event will be held at Hilltop Community Park on May 18, starting at 9 a.m. The theme for this year’s event is “Passport to a Cure.” Teams will select a country to represent at their campsite area. This overnight, relay-style event encompasses the celebration of local cancer survivors and caregivers at the opening ceremony, and includes a survivor and community butterfly release, remembers those who have lost their battle with cancer, as well as honors those who are currently fighting/winning it at the Luminaria ceremony at night and culminates with fighting back to find a cure for cancer at the closing ceremony the next morning. Local teams camp out overnight around the park and members of each team take turns walking around the track for 24 hours, because “cancer never sleeps”. Food, games, entertainment, fundraising opportunities and cancer education in a family-friendly environment is free and available for the entire community to come and enjoy. Three PQ Students Win Statewide Playwrights Contest
Playwrights Project recently produced the 28th season of its annual festival of Plays by Young Writers at the Lyceum Theatre. The festival featured winning scripts from its California Young Playwrights Contest for ages 18 and under. Students statewide selected contest winners from 149 submissions. Four scripts received full professional productions, and two scripts received staged readings in this highly regarded festival of new voices. Of the six winners, PQ students took three of the top spots. Plays by Mesa Verde Middle School students Gilare Zada (Help! There’s a Stranger Living Upstairs!) and Matthew Maceda (The Trial of Wolf vs. Pig) were chosen as staged readings, while Westview student Owen Stone’s play, The Family Table received a full production. Playwrights Project advances literacy, creativity and communication by empowering individuals to voice their stories through playwriting programs and theatre productions.

2nd Annual Kickin’ It Challenge and Silent Auction
The 2nd Annual Kickin’ It Challenge, a two-day youth soccer tournament hosted by Poway Vaqueros Soccer Club, Escondido Heat and the City of Escondido, will be held June 22 and 23 at the Frances Ryan Park in Escondido. All proceeds will be donated to the San Diego Affiliate of the Susan G. Komen for the Cure Breast Cancer Foundation®. Youth soccer teams are invited to “Unite in the Fight” by registering their team to play by May 19. This year, more than 100 teams are expected to participate and join in the fight against a cancer that will touch one in eight soccer moms and grandmothers. “We are doing this because every soccer club in San Diego has moms fighting this fight. We all know somebody who is undergoing chemo and still getting their kids to practice every day,” said Pam Bickel, this year’s tournament director and the president of Poway Youth Soccer. On the opening day of the event a silent auction will take place which will feature donated items, including a signed ball and USA Jerseys signed by the USA Women’s National Team who won a gold medal in the 2012 Olympics. St. Timothy’s Episcopal Church recently held a Scout Sunday worship service with Boy Scout Troop 667 in Rancho Peñasquitos. St. Timothy’s Episcopal Church has been a long-time charter organization sponsoring Boy Scout Troop 667. Making this a particularly special service,Troop 667 was celebrating its 25th year, having been founded in 1988. The troop has helped almost 50 youth achieve the rank of Eagle Scout and St. Timothy’s has helped provide meeting and storage space along with assisting in any special Scouting events. Alumni and former Scoutmasters were in attendance at the worship service focusing on blessings and giving thanks while enjoying the reunion of old friends. The district unit commissioner presented a 25th anniversary charter certificate to the ranking senior youth leader at the Sunday service.
Swim Coach Teaches Child with Spina Bifida to Swim
John Ruffu, owner and swim coach at Swim 2 John, recently taught 30-month-old spina bifida patient, Fernando Gallego, to swim. During the second week of learning to swim, Fernando learned to walk. His therapist told his mother that his swim lessons were very instrumental in him walking without crutches. Marcia Gallego, Fernando’s mother, explained, “Fernando started swimming lessons with John just after a few weeks of a brain surgery. The big surprise was that after two weeks of lessons he was swimming and also walking independently. We spent a lot time in hospitals this last summer but the end of it was a total success with this important achievement.” Over the past 10 years, parents of challenged children have seen incredible advancement in their kids through a learn to swim teaching process based on multiple concepts used by special needs organizations. Palomar Council PTA Art Reception at Poway Center for the Performing Arts
On Friday, May 3, Palomar Council PTA will be hosting an art reception at the Poway Center for the Performing Arts from 6 – 8 p.m. 169 Poway Unified School District student artists will be recognized for their entries in the 2012-13 National PTA Reflections Art Program. Artists from kindergarten through 12th grade will get a chance to show you what they did for this year’s theme: “The Magic of a Moment.” During the reception, live performances of musical pieces will take place outside in the courtyard and videos of the dance and film works will play on the big screen in the theater. Visual arts and photography will be hung on the gallery walls and literature will displayed on tabletops for all to read. After the reception the hung art will remain on display through May 28. This includes the photography, visual arts and Award of Excellence literature pieces and will be viewable from Tuesday through Friday from 9 a.m. – 5 p.m. and Saturday 10 a.m. – 3 p.m.

Inside the 18th Annual PQ Fiesta Every year 4th and 5th graders who reside in 92129 are invited to draw a picture using any type of paint, crayons, pens or colored pencils to represent the Fiesta theme. This year’s theme of “Picturesque Peñasquitos” produced some amazing work.

On a daily basis, our team also celebrates the way the community has embraced 92129 Magazine and we thank you for providing us with such wonderful stories, photos and news items, to name a few. We have quickly learned what a unique community 92129 is and we feel fortunate to be a part of it. Here, we give you a bird’s eye view of what is in store for the Fiesta this year. You might use some of the following descriptors: agreeable weather, beautiful parks, thriving schools, a feeling of neighborhood, rolling hills of diverse landscape and seasonal variety, hiking, biking and sporting – all within the shadows of the towering sentinel Black Mountain. You might also find yourself talking about the annual PQ street fair, the Fiesta de los Peñasquitos. It’s a community favorite, now showcasing its 18th year! Fittingly, the theme for 2013 is “Picturesque Peñasquitos,” conveying the natural beauty of the place we call home and incorporating our inaugural PQ photography contest.
SUNDAY, MAY 5TH WHAT TO EXPECT Attractions at the Fiesta this year include an expanded carnival zone, a kids pavilion with face painting, a bubble show, a magic show, the Rad Hatter and food courts with tasty treats from around the world. Entertainment stages will be filled with local bands like Open for Business, Midwife Crisis, The Journeymen and Bertrand’s Music Ukulele Experience. Other bands include Super Groupie and the Rick James Original Stone City Band. There will also be local dance groups and demonstrations including Rose Ritchie Academy of Irish Dance, United Studios of Self Defense, Poway Gymnastics and Gyminny Kids Demo Team.
Some might say that the street fair is PQ’s premier community event. Many others would say they really enjoy attending the event which is sponsored by the PQ Town Council. Whatever the reason, nearly 15,000 attendees will celebrate the fun side of PQ by attending the street fair this coming May 5, from 11 – 5 p.m. Admission, of course, is free with all proceeds from booth sales and sponsorships being returned to the community. For more information on how the Town Council helps PQ, see our “Council Connection” column in this and every issue of 92129 Magazine. This year’s venue and entertainment flair continues to grow. Maintaining the synergy started last year, the Fiesta umbrella will include the free PQ5K Community Fun Run/Walk, which will be held Saturday, May 4th. On Fiesta Sunday, you can count on a variety of excellent vendor booths including rides, rock climbing, delicious foods, dancing, clothing, crafts and face painting, as well as the numerous charitable, professional and political booths. As always, the live entertainment promises to be great and has been expanded to four stages. Perhaps the biggest addition to this year’s event (for the first time) is a vintage car show. Over 50 beautifully restored classic cars will be on display at the northern end of Black Mountain Road. Thanks to Slow Lane Familia car club this year for their participation! We’re sure these cars will be a favorite attraction for many Fiesta attendees. By all indications, this year’s Fiesta looks to be a super event. See you there! Sincerely, Jerry Bouck

arbara Leader and her husband Ron moved to Rancho Peñasquitos to raise their three children. Having grown up in a small farming town in Minnesota, Barbara appreciated the fact that living in Rancho Peñasquitos felt like living in a small town within a big city. The unparalleled parent involvement at Park Village Elementary School made her feel at home; it was as if she was once again attending the same school her parents and older siblings had attended. She was proud that Park Village Elementary was one of the first elementary schools to create a foundation to provide extra programs for the children. She and her husband still cherish their decision to move to Rancho Peñasquitos because their children attended excellent schools, participated in YMCA programs and their family made lifelong friends within the community. Outside of school, Barbara’s children attended their local YMCA. Due to her children participating in various sports programs and the Y guides, she explained, “It was a natural

“T
he Batiquitos Lagoon Ecological Reserve is a North San Diego County treasure! We encourage families to visit the Lagoon and to join us in preserving, protecting and enhancing it for future generations,” exclaimed Fred Sandquist, President of Batiquitos Lagoon Foundation (BLF). Batiquitos Lagoon is a magnificent part of the North San Diego landscape that offers a Nature Center, hiking trails, and many programs for all interests and ages. Batiquitos Lagoon was created when the ice sheets of the last ice age melted and the sea level rose, flooding the valley. The creek that enters the lagoon drops its sediment when it reaches still water and the lagoon silts up. Batiquitos Lagoon would have disappeared with this natural progression, but according to Sandquist, the process of dredging enabled it to remain a flushing tidal lagoon. It is thought that the name of the lagoon, which means little watering hole, originated from the early Native Americans that inhabited the area years ago. Visitors to Batiquitos Lagoon can learn

about the history of the area, as well about local animal and plant life through many of the BLF’s educational opportunities, including docent-led walks and a summer camp series called Club Pelican. Registration for the 2013 summer camps will begin in late spring. Also coming up later in the year is the 8th Annual Kayak Batiquitos Lagoon
Clean-up event. This unique and highly successful event is the only time the general public is allowed to kayak on the lagoon. Sandquist encourages everyone to consider becoming a member of the BLF, which has no requirements to join other than a genuine interest in the Batiquitos Ecological Reserve. There are various levels of membership options, as well as many opportunities to volunteer. “There are many ways that people can get more involved. We are always in need of docents to lead public and school walks, hosts to provide information to guests in our Nature Center, and people to assist in trail maintenance. There are also internship opportunities for high school and college students,” stated Sandquist.
The BLF is funded entirely through memberships,
donations and grants and is an all-volunteer organization with no paid staff members. Those interested in volunteering in any capacity should visit www.

The team parade was followed by the U.S. Navy Parachute Team, the Leap Frogs, who delivered the game ball to the athletes who were eagerly waiting at Canyonside Recreation Center. Giving Your Bathroom a New, Fresh Look is Easier than You Think by jennifer frakes
A
bathroom remodel may sound like a daunting and time-consuming task, but installing new mirrors and shower doors is a quick and easy way to turn an outdated bathroom into a beautiful, spa-like space. Older, metal-framed shower and tub enclosures may be hiding mold and mildew and could be difficult to use. Furthermore, the existing glass may not meet current safety requirements. Frameless and semi-frameless enclosures with new hardware will beautify your bathroom, allow for ease of shower entry and exit and create a tighter seal against moisture. Replacing old, spotted mirrors with framed or unframed high-quality mirrors can complete the new look. “Today’s technology allows for some amazing options when it comes to glass and mirrors,” stated Jim Lafenhagen, Owner of Sea Breeze Glass and Construction, Inc. “We have several vendors that use water jet cutting machines to make custom shapes that were previously unavailable. Also, high tech polishers can make beautiful edges and face bevels,” explained Lafenhagen. The choices may seem overwhelming, but many contractors have showrooms that display various products and design ideas. For example, the front office at Sea Breeze guides customers through the decision-making process and provides cost estimates. Once a product and design is chosen, an in-home measurement appointment is made. Typically, these appointments can be scheduled within days. During the visit, the installers will check the opening for plumb level, measure the opening and go over hardware options. The custom glass is then ordered, and installation takes place shortly thereafter. According to Lafenhagen, in most cases two installers will come to the home for a quick and easy installation. “Our installers have 50 years of experience between them and a wealth of knowledge about the products and materials,” revealed Lafenhagen. The installers will set 1/2-inch shims on the curb of the shower/tub enclosure, set the glass on the shims, plumb the glass and mark holes for hinges. Our installers do beautiful work which is something that we are proud of. Before the installers leave the home, they will make sure that all screws are tightened and the glass is completely secure. It’s that simple – with two quick, in-home appointments, a previously dated and dingy bathroom can become a spa-like space with a fresh new look.

Investment Strategy to Protect Against a Downturn by SCOTT VOAK
I
have received several questions along the line of “What if this is just a bubble?” and “How do you know prices won’t fall again?” While I think real estate is on a fairly solid footing, there are definitely conditions in the world that could change that. Last issue I wrote about how to protect yourself against a drop in the market for those people looking to purchase a primary residence. This issue, I want to look at the same concept for investment real estate. For the past two years, we have been stressing cash flow to our real estate investors. Prior to the housing crash, many inexperienced investors were willing to take on a property with negative cash flow because the market was rising so quickly that the appreciation was larger than the monthly negative. That story had a bad ending. Purchasing a property with large positive cash flow insulates an owner against the ups and downs of the market. We have been helping investors purchase 2–4 unit San Diego property that generates a cash-on-cash return in excess of 8% the first year. What this means is that if an investor puts $100k into a property for down payment, closing costs and a repair reserve, the first 12 months of ownership should yield $8k of positive cash flow after all expenses (including mortgage) are paid. In some of the 4-plexes, the cash flow is still positive when one unit is vacant. The importance of positive cash flow cannot be overstated. For example, if you were to invest $100k in the property above, you could apply the positive cash flow to early principle payments and have the loan paid off in 15–16 years (if you do not increase rents at all). In that case, your initial equity investment would increase as the property is paid off to about $350k (the initial purchase price) if there is no inflation. Even if property values fall 25% in 15 years, your $100k would grow to $262k – not bad in a down market and only possible because positive cash flow lets you hang onto a property through tough markets. Next issue, I will look at marketing strategies to create an auction environment when selling your home. ¢

Remarkable Renovations The Rancho Family Continues to Grow With the Community by JENNIFER FRAKES
T
he Rancho Family YMCA is continually evolving to meet the needs of the local community. According to Executive Director, Mark Thompson,of the Rancho Family YMCA, the Wellness Center, which houses cardio machines, weight machines and free weights, has received a complete overhaul. “The layout of the equipment is ADA compliant which provides more space around the equipment to allow people of all abilities to work out here,” explained Thompson. The brandnew cardio machines have internet access and television consoles, allowing members to sign in at the machine and track their workout, as well as surf the web or watch the television station of their choice. The high-tech machines and the fresh look of the Wellness Center are not the only improvements. Thompson also revealed that the pool was completely drained as well as resurfaced and new LED lights were installed. Ongoing renovations include work on a new Child Watch building and outdoor playground, along with additional studio space for instructor-led classes. Thompson and the Rancho Family YMCA staff invite the local community to attend an open house celebration on March 16, to see the improvements firsthand. The celebration will include facility tours, group fitness demonstrations, games, live music and food. The Rancho Family YMCA began serving the communities of Rancho Peñasquitos, 4S Ranch, Poway, Rancho Bernardo, Scripps Ranch, Sabre Springs and Mira Mesa in 1988. The YMCA has four venues which include a gymnastics program at Canyonside Recreation Center and 4.5 acres in Scripps Ranch that is used for youth sports programs, sports leagues and summer camps. “At the Rancho Family YMCA we focus on the whole person and realize that programs, activities and exercise are only part of an individual’s needs. We encourage our members to be a part of our social network, do things together and be part of a team, all of which can provide fulfillment, build confidence and increase self-esteem,” said Thompson. He and the Rancho Family YMCA team are dedicated to helping the community stay healthy and happy through programs that help children and adults make positive choices for their physical, mental and emotional well-being. This year marks the 25th anniversary of the Rancho Family YMCA and Thompson encourages the local community to stay tuned for details about upcoming celebrations to commemorate this milestone. Scoutmaster of the Year Award Goes to PQ Resident, Ron Lawrence
I
n a ceremony on Feb. 8, Ron Lawrence earned the prestigious Scoutmaster of the Year Award from the San Diego/Imperial County Council of the Boy Scouts of America. When you think of an outstanding Scoutmaster for the Boy Scouts of America, ideals like service, commitment, preparedness, and respect come to mind. Those qualities course through the veins of Rancho Peñasquitos resident Ron Lawrence. Throughout his adult life, Ron has been committed to serving youth in his community. He is currently and best known as, the Scoutmaster of Troop 648, but before that served as troop leader for his daughter’s Girl Scout troop and logged well over 1,000 hours as a Sierra Club chapter outing leader. Earlier this month, Ron’s service career added yet another notch: 2012
Scoutmaster of the Year for the San Diego/Imperial Council. Under his leadership, Troop 648 is consistently one of the most active and successful units in the Black Mountain District — with 42 young men achieving the rank of Eagle Scout since the troop was formed. In fact, Ron has grown the troop from 20 boys in 2,000 to over 80 in 2013. For the past 10 years, Ron has also been a dedicated member of the district’s Roundtable staff and has played the role as the Boy Scout Roundtable Commissioner for nearly 10 years. Ron leads by example; his uniform and signature BSA “Campaign Hat” is a model for his scouts to follow. “There is no other man we feel more deserving for Scoutmaster of the Year than Ron,” shared Kevin La Rue, troop committee member.
