It requires very little maintenance and provides exceptional indoor air quality. As part of the Next Step Pilot Project sponsored by the Northwest Energy Efficiency Alliance (NEEA) the home has 28 sensors that continuously monitor both indoor and outdoor temperature and relative humidity; as well as VOCs, and water temperature/flow rates. By closely monitoring and analyzing home data we can see that in the coldest winter months, even while disconnected from the grid for periods of time, this house keeps its occupants safe and comfortable. The project was designed by Deborah Todd of Building Design Services and is a blend of the classic Northwest Craftsman style with modern elements added. With energy efficiency in mind and green building features added to all elements of the build, the home has achieved a Three Star Built Green Certification. The interior is an open floor plan with multilevels, and living space on all three floors. Beautifully accentuated, fir trim is used throughout the upper floors. The home makes the most of the incredible South Hill views with large windows and decks. With the help of a professional arborist, many of the mature second growth Douglas-firs were left to enhance the surrounding yard. Builder: Hindman Construction Designer: Building Design Services

With a sloping lot to the South, designers were able to take advantage of the site, installing passive solar energy and integrating a daylight basement into the plans. The office below ensures a short commute and makes the most of the additional space. With its creative accents and close attention to detail, it’s not surprising the homeowner is also a professional designer and owner of the local residential design firm Domistyle. This eight home cohousing community is a living demonstration of quality, affordability, green construction, creative infill and smart growth. All homes are certified Built Green and ENERGY STAR, with one being LEED Platinum. Low-impact development practices have been utilized throughout, including on-site stormwater management with an emphasis on permeable surfaces, raingardens, and native landscaping. However, the house itself was in need of a redesign. In an effort to create better connection between social spaces, expand the kitchen layout, and update the master bedroom, owners Nancy and Paul Orlowski undertook a dramatic remodel. Thoughtful evaluation and design lead to a home that reflects their unique lifestyle and personalities, all without having to expand the building footprint and still respecting its original bold design.

TOWARD NET ZERO
2601 McKenzie Ave • Indoor air quality • Toward Net Zero Energy • Durable materials • Salvaged materials This single family residence, located in the Happy Valley neighborhood and originally constructed in 1900, is currently being remodeled and retrofitted with Toward Net Zero Energy Features. The original house had virtually no insulation and suffered from poor indoor air quality. The current homeowners have stripped the cracked interior lath and plaster down to the old growth lumber frame and seized the opportunity to substantially improve the homes livability and reduce the long-term environmental impact. The renovations focus is on optimizing comfort, indoor air quality, building durability and energy conservation. The old heating, plumbing, lighting and electrical systems will be upgraded with the most current technologies. These active system upgrades take advantage of the latest materials and building science to deliver benefits that will endure for another century. YORK COMMUNITY FARM 1400 Block of James St

They created the YCF in response to two pressing local issues: hunger and poverty. Their vision is one of ultra-local food security; to provide local, organic, and free food for the surrounding York neighborhood of 500 households (approximately 2,000 people). They maintain an orchard and a farm dedicated to winter storage crops, as well as providing pathways to employment by creating a farm internship for the community’s veterans, homeless, and re-entry populations. Ultimately, they hope to serve as a model of sustainable urban agriculture for other neighborhoods in Bellingham and the world beyond.
