According to the proposed development plan by AUDA, it is observed that the ring radial networkof Ahmedabad passes through Maninagar. Also, there is a presence of mobility driven streets in the ward in the form of a major arterial, minor arterials and major streets. The ward is also the centre for two regional nodes (Kankaria lakefront and the railway station) that attract footfall. With the upcoming projects like metro and high speed regional rail corridor, the ward is envisioned to have a much higher footfall than the existing scenario.

DENSITY

The Open Spaces in Ahmedabad are of five types: Open, Garden, Playground, Green belts and Recreational Area. A total of 129 ha are under open spaces in the entire city. This translates to 0.37sq.m area per person as against a specified standard of 8-10sq.m per person (URDPFI Guidelines)

OPPORTUNITY

• Maninagar has a good development in terms of urban fabric, it is well planned, well developed and evenly distributed.

• Maninagar railway station is one of the most important reason behind this much development of Maninagar area and facilities in it.

• Maninagar has good amenities and facilities and that too evenly distributed throughout the area.

• Maninagar has good specialized transport system such as BRTS , AMTS. Also it has good amount of rickshaw stands ;these public transport systems connects Maninagar with rest of the Ahmedabad.

• Maninagar has well settled residential fabric and good quality of life.

• The area has an very important urban landmark and a focal point of development in form of Kankaria lake, in the same way Uttamnagar garden and canal garden can also play an important role in growth of outer edge and outskirts of Maninagar if developed.

WEAKNESS • Maninagar has very less recreational spaces and open green patches.

CONCERNS

• On the outer edge of Maninagar it has informal settlements and slums, which degrades the growth of outskirts areas in terms of development and land value.

• Almost all of the roads and footpath/pedestrian ways have encroachment in terms of vendors, flee-markets and parking spots as there are no dedicated spaces for parking throughout the ward. This creates lot of hindrances in traffic movement and also compromises road/life safety of people.

• The per capita green space of Maninagar is 0.59 m²/person ,this is very low compared to the norms specified by the WHO to have a minimum of 9 m²/person in the city

• Open spaces at outer edges are being used as garbage disposal sites, as there are no activities going on there. • Canal garden and open patches around that area, are being used for anti-social activities as there are informal settlements around and as those areas are not much active as compared to other areas.

SITE ISSUES : THERE ARE MANY ISSUES OF THE SITE IN RELATION TO TRAFFIC, OPEN SPACES, TIGHT SPACES BETWEEN THE HOUSES

MASS TRANSPORT STOPPAGES : • The public transport services such as rickshaws and buses are not having any particular stops for halt. • Thus a nascence is created on the road and due to this there is a great impact of noise pollution which is not tolerated by the commercial shops.

MOTI TOKIS CHOWK : • Over the period of time this place has turned out to be the hawkers spot from morning to night this place is having different types of hawkers. • Due to this hawkers the residents and the street both are having problem of noise and traffic. • At night this hawkers stays till 1- 1:30 am and this creates disturbance to the residents due to noise.

PEDESTRIAN : • The footpath provided are been encroached by the shops so the people are forced to walk on the road itself. STREET JUNCTIONS : • The street junctions are dead due to the vehicular traffic an it is the bad for neighbourhood because the street junction can be USP of the area. • Hence junctions should be treated properly.

CINEMA: • Cinema has lost its charm in this area due to the change in the nature of the street pattern and change in the usage pattern of the area i.e. Textile markets and mills. • Thus, worker class people started visiting the place and at the same time many new area started the theatres, so the people attention was diverted and this cinema lost its importance in the area.

SLUM AREA : • The people living in the slums are not having enough good atmosphere to live and due to the unemployment it leads to many illegal activities.

THE MARKETS : • Both the meat market and vegetable markets are causing saviour problems of traffic and noise problems. • Especially the meat market, because once in the past the meat market and vegetable market were together but due to the disputes between them, the meat market was shifted to a different location, but still the markets are causing problems of small and noise.

SMC SCHOOL : • The atmosphere of the school is bad due to the surroundings like main road, vegetable market. • Due to the main road there is constant moment of the traffic on the road. • Due to the traffic and market the air quality of the junction decreases drastically.

TO GIVE A COMMON PLATFORM TO THE PEOPLE , GIVE A SPACE FOR SHARING LIFE STYLE , SOCIAL AND CULTURAL LINKAGE , INFORMATION TECHNOLOGY, FISCAL POLICIES ETC.

CONCEPT PLAY BETWEEN IN SIDE(INTROVERT) AND OUTSIDE(EXTROVERT) PART OF ENCLOSURE. THE BUILDING SITUATED BETWEEN THESE SO IT CAN CONNECTED WITH PUBLIC OR PRIVATE SPACE. PLAY WITH LEVELS TO MAINTAIN HIERARCHY OF SPACES . SOLID PROVIDES FOCUSING SPACE AND VOIDS PROVIDE EXTENDED VISION THROUGH BUILDING BLOCK. WANT TO CREATE AN ENVIRONMENT. WHICH RELATES TO CULTURAL DEVELOPMENT AND LIFE STYLE SHARING ACTIVITY. BUILDING SHOULD RESPOND TO CONTEXT. SUNKEN SPACE PROVIDES NICE PUBLIC SPACE AND ALSO SEPARATE IT FROM ROAD.

AND ALSO THE SEMI COVERED SPACE PROVIDE NICE GATHERING SPACE FOR THE CHILDREN, FAMILY MEETING , WAITING SPACE FOR STUDIO.
