Blackwall Reach Phase 1b Sales Programme Underway As residents are aware, Blackwall Reach will include homes of a range of tenures including private sale, to ensure the scheme can deliver its 50% affordable homes. Swan NU living launched the marketing of Phase 1B new homes on Saturday 16 February 2017 at the Canary Riverside Plaza hotel. Marketing was initially to the local area. This busy weekend saw the sales team launch event, where they met potential buyers who were keen to learn more about the apartments, the future development phases and the regeneration plans for the area. Phase 1B delivers a mix of tenures which includes apartments for sale. The private sale enables Swan to deliver a scheme with 50% affordable homes on Blackwall Reach. One bedroom properties in Phase 1B were marketed with a starting price from £460,000 at 627 sqft and two bedroom from £585,000 for 918 sqft. The apartments have open plan layouts as well as winter garden to every home. We are delighted to confirm that over a dozen sales were achieved, with some customers exchanging contracts the same day. A new marketing suite and show apartments has been commissioned to be located on the car park by Blackwall Station. This is due in the Autumn, but anyone wanting to know more in the interim can attend the ‘London’ launch on 1 June at CBRE’s West End office, Henrietta Place, London W1G 0NB 4pm-8pm.

Phase 1b Site Progress Following the demolition and piling works taking place on the site, the contractor has now commenced with the concrete frame works. In the coming weeks, the main drainage works will start to take shape and the underground district heating pipe will be laid. Residents will see progress on the erection of structural frames of the blocks in the coming months!

What’s On At The Reach? Following the Launch of ‘The Reach’ we’ve been working with resident volunteers and local partners to deliver a number of community initiatives. Residents are encouraged and welcome to join in the following activities that are being delivered from the Centre: Youth Club: Monday to Friday 4.30pm - 8.30pm. Open to ages 8-16 years. A range of recreational and educational programmes are being offered as part of the regular sessions. Women’s Fitness Sessions: Mondays 9.30am - 10.30am. Open to female residents aged 18+. These sessions are led by a qualified fitness instructor. Come along to find out how the sessions can help you stay fit and active. Women’s Book Club: Wednesdays 9.15am - 11.30am. Led by local volunteers. These sessions are an opportunity to meet new friends and review books over refreshments. Coffee Mornings (English Conversation): Thursdays 9.15am - 10.15am. Join your fellow residents over a cup of coffee and be part of the discussion group. Women’s social club: Friday 11.00am - 2.00pm. Local women meet to build links within the local community and meet their neighbours whilst making new friendships.

Hoarding for the Demolition Site

What is EON and Axis Responsible For? Based on the feedback received from residents we would like to clarify that:

Eon is responsible for: • Operating and maintenance of the heat interface units within the property. • The communal boiler system and combined heat and power (CHP) system. If there is no hot water or heating, Eon should be contacted.

As part of the regeneration programme, Swan have been transferred part of the Robin Hood Gardens Estate to demolish and clear for the new homes to be built as Phase 2 of the development. This site includes Robin Hood Gardens West, Anderson House, 2 to 10 Woolmore St, the children’s play area to the north of the Millennium Green and half of the ball court to its south. The new children’s play

area’ opposite The Reach continues to be well used by local children, who can also continue to use the smaller ball court. For safety and security, hoarding has been installed to close off the area from public access (as shown in the image above). We would like to thank residents for their patience whilst the regeneration continues.

Earn while you learn – could university be your next step?

Apply to be a Management Trainee by 15 June! Are you ready to get your foot on the ladder to a rewarding career, gaining qualifications as well as skills… and earning while you learn? Hill’s (Blackwall Reach phase 1B contractor) run a Management Trainee Programme, which offers a competitive salary to its trainees whilst they work towards a BSc (Hons) degree. During term-time you attend university one day a week, working at Hill’s the other four days. If you are accepted onto the trainee programme you won’t pay any student loans or tuition fees, you’ll gain on-the-job experience and best of all, you will have a guaranteed job when you graduate!

You will be enrolled on an accredited degree course, work alongside experienced and knowledgeable employees and will be assigned a mentor to guide and assist your career progression. In your first year, you will experience hands-on training as you rotate through a variety of departments, gaining an understanding of all the elements of the development and build process. Your performance will be monitored and rewarded with annual pay rises. Benefits such as a company car and fuel card are also awarded as individual’s progress and gain more experience.

If you have a change in circumstances you may be requested to make an online claim for Universal Credit. Once you have been invited to claim Universal Credit, Swan will not receive Housing Benefit payments direct from Tower Hamlets Council - any rent element due will be paid directly to you. If you receive Universal Credit, it will be your responsibility to pay your full rent to Swan. If you do not pay Swan when you receive your benefit, your home could be at risk. Universal Credit, including the rent element, will be paid directly to you, monthly in arrears. However, the terms of your tenancy state that you must pay your rent in advance.

Don’t breach your tenancy; if you have not already started to build up your credit it’s important to start now. Swan strongly suggest that you pay at least of £5.00 extra per week to build up a credit on your rent account. This will ensure you do not go into arrears and that you keep to the terms of your tenancy agreement. If you do not receive any of the benefits listed above you will not be affected by Universal Credit, but could be if your circumstances change in the future. If you are unsure of which benefit to claim please contact a member of the Welfare Team on 0300 303 2500.
