Community celebrates as works officially begin on your Laindon Place
A fantastic turn out from the local community made the recent ground break at Laindon a memorable occasion. Residents were joined by John Baron, MP for Basildon and Billericay; Cllr Andrew Baggott, Leader of Basildon Borough Council; Cllr David Dadds, Mayor of Basildon and Mark Francois, MP for Rayleigh and Wickford. Everyone agreed that Laindon Place is what the community have been waiting too long for and all were keen to express their support for the project as well as their happiness that ground had now been broken. Geoff Pearce, Swan’s Executive Director of Regeneration and Development commented: “Swan has been operating in Basildon and Laindon for almost 25 years now and we manage over 1,500 homes surrounding the Laindon Shopping Centre. As a result, we have an unwavering commitment to

seeing the successful regeneration of the centre. We’ve taken the time to widely consult the local residents and stakeholders and this has meant that we are confident that Laindon Place will really deliver for the local community.” John Baron, MP for Basildon and Billericay said: “My congratulations to Swan, Basildon Council and all involved for their hard work in now moving this redevelopment forward. It’s a great plan and we now look forward to seeing it put into action.” Cllr Tony Hedley, Basildon Council’s Chairman of the Regeneration Committee said: “The groundbreaking event marked an exciting step forward for Swan. The redevelopment of Laindon Shopping Centre will create a modern and vibrant facility that will benefit the local community for years to come.”

Post Office Closure and Temporary Use Shops The Post Office is working on relocation plans for the Laindon branch due to the ongoing redevelopment of the Laindon Shopping Centre. It will be temporarily closed next year from 30 January 2019. The Post Office is in discussions for a temporary location and also looking at options for the longer-term. Swan will continue to work closely with the Post Office and other retailers to ensure we maintain essential services throughout the regeneration by delivering temporary retail space to allow key services to continue. We’ll also focus on limiting disruption and inconvenience for local residents.

Swan are confident that we will be able to achieve a good mix of retail, homes and public space to make Laindon Place attractive to local people and a new heart of the community at Laindon, delivering on the wishes of the local community as expressed during our in-depth consultation work.
Shopping at Laindon: what you can expect from Laindon Place
Until February 2019: The Post Office, Templeman and Harris
Opticians, Fish’n’Chick’n and Well and Lloyds Pharmacies will continue to trade in their existing units.
February 2019 onwards: Templeman and Harris opticians, Well Pharmacy and Lloyds Pharmacy will trade from temporary units at the centre and the Laindon Health Centre will remain open.
Phase 1: Expected to be open Autumn 2020 with six retail units. We are in
detailed negotiations with a number of the existing retailers, which will see some of them return to Laindon Shopping Centre in the future. We are also discussing terms with a range of new businesses who wish to take one of the six new units. The completion of Phase 1 will also see the Swan office open in Winter 2020 with over 100 Swan staff moving from our Billericay office to Laindon.
Phase 2: This will include a further nine retail units, which are expected to be completed by the end of 2021.
What’s next for Laindon Place?

Piling will begin shortly, taking around eight weeks. We will do our best to keep noise and disruption to a minimum. We will aim to have the footbridge demolished within the next four months. This will involve a three day closure of the Laindon High Road, with a diversion route approved by Essex Highways for the duration. We will start construction work on new homes on the Landmark site on Burdock Drive over the next two months. Preparations are being made to facilitate the opening of the temporary retail, ready for February and the centre demolition, so key retailers can relocate and continue trading. We will start demolition of the Centre site at the end of February/early March 2019.

Laindon Remembers On Sunday 11 November, Swan’s Development Manager Jack Tyrell-Killian was honoured to represent Swan and join the local community in their remembrance service at the Laindon Place War Memorial. It was a moving and solemn tribute to our fallen servicemen and women. Jack is seen here with Ken Porter from the Laindon & District Community Archive standing by the beautiful there but not there silhouette. Swan were delighted to be able to support the Remembrance Day Service by providing refreshments to all those that attended. The War Memorial will be a key focal point at Laindon Place, as shown below in the artist’s impression.
