Swan Housing welcomes the Mayor of London We were delighted to welcome The Mayor of London, Sadiq Khan to Blackwall Reach. The Mayor chose Blackwall Reach to launch his new Housing Strategy because it’s a scheme which is transforming a key part of the capital, providing many more homes, particularly social and affordable housing, all through close partnership between Swan, LBTH, GLA and local residents. The Mayor joined Swan’s Chief Executive, John Synnuck, Geoff Pearce, Executive Director of Regeneration and Development and Sandra Fawcett, Executive Director of Operations, to see first-hand how the development partners are transforming the estate into over 1,500 new homes, of which 679 will be affordable – a key pledge of the Mayor. The Blackwall Reach project has benefitted from £50m of loan funding from City Hall to accelerate the scheme. After walking through the estate, the Mayor visited ‘The Reach’ where he met residents and community groups and discussed the benefits of ‘The Reach’ as well as their new and improved homes at Blackwall Reach. The Mayor then launched his Housing Strategy to members of the press, announcing his intention to earmark £250million from City Hall to use for buying and preparing land for new and affordable housing.
“At Swan, we are delighted that the Mayor of London chose to launch his new Housing Strategy at Blackwall Reach. This £300m regeneration really does demonstrate how, working together with our Borough partners and The Mayor of London, we can deliver more high quality, affordable homes for Londoners, more quickly.” John Synnuck, Chief Executive at Swan Housing Association

1,575 New Homes + 20 Acres = 1 Brand New Community Works are progressing quickly on site as the construction of the duplex Sales and Marketing Suite gets underway. Set adjacent to Station Square, the Marketing Suite will be home to two show apartments, enabling buyers to see how their new home might look. There is also an interactive Discovery Zone to showcase the locality, transport connections and local community, to potential buyers. These sale homes are, of course, helping to fund the affordable housing at Blackwall Reach.

As work continues you will see the buildings under construction wrapped in the new Blackwall Reach branding. You’ll also see this striking brand surrounding Parkside West (Phase 2), as demolition of the west side of Robin Hood Gardens begins. All of this is designed to showcase the scale of the Blackwall Reach regeneration project. Sales & Marketing Suite Computer generated artist impression

Working towards a greener Blackwall Reach
Phase 2 Demolition Update

Part of the green will soon be temporarily hoarded to ensure the safety of residents during demolition and development works.
although compulsory purchase powers might have to be used as a precaution, so you may see notices about this in the future.
Most of the green will remain open during the development period until the landscaping works begin. The Millennium Green will be fully restored to its current boundaries once all the works have been completed.
Proposals are being worked up for the new Blackwall Trust, which we hope will include a variety of local stakeholders. It is expected that the Trust will become custodians of the new park, once it has been landscaped by Swan. The Trust will also be funded by Swan to support local community initiatives.
Part of the central green is back in the Council's ownership following compulsory purchase. Discussions are now in progress to acquire the rest of the green from the Millennium Green Trust, hopefully by voluntary negotiation,
We wish to reassure residents that safeguards will be put into place to ensure that this space will never be built on.
Phase 2 demolition is progressing well. Swan has been working in close partnership with the London Borough of Tower Hamlets Environmental Department to ensure we continue to meet the Borough’s Environmental Standards. We have set up noise, dust and vibration monitoring stations on site and are using the most up-to-date dust suppression techniques. The Environmental Health Department will keep these under review to ensure that we are all working together to minimise the disturbance to residents. We worked hard over the Summer School Holidays to ensure Anderson House and Woolmore Street were demolished, to reduce the impact of the demolition works when the children were back at school. We are committed to minimising the impact of the redevelopment works on the local community.
