Tythegston Court, one of South Wales’ most historic country houses situated between Bridgend and Porthcawl, has become available to rent for the first time in its 800-year history. The opulent manor house, which boasts nine bedrooms, a billiard room, an outdoor swimming pool and access to a 1,200acre country estate, gives Downton Abbey a run for its money in terms of aspirational country splendour The glamorous property has been a private family house for centuries, owned by the Knight family since the early 18th Century, before which it belonged to their direct ancestors, the Loughers and the Turbervilles. It took its present form in the late 1700s but at its core lies a medieval rectangular tower and an inner courtyard. The Grade II Listed building underwent a comprehensive renovation in 2000 and is now the picture of luxury, featuring nine bedrooms, a grand entrance hall and staircase, reception rooms, billiard room, outdoor pool, tennis court, stables, gardens and access on foot or horseback to the surrounding 1,200 acre estate.

THE IDEA. Tythegston Court is the ideal location to become an exclusive wedding venue, its tremendous views, picturesque scenery and grade 2 listed building will wow any bride who comes along. The venue itself is too small to play host however its grounds offer the perfect location for a luxury marquee to allow the bride/ groom and guests to enjoy the gardens and space to create the dream wedding they have been wishing for.
There are many ways in which this business plan can be executed however we are proposing this version as we believe this is the most viable however further versions can be adapted to create the finest outcome to turn Tythegston Court into one of the countries finest wedding venues.

Tythegston Court offers the exclusivity relief to brides and grooms, due to the size of the venue the capacity to only hold one wedding is a finer option to brides and grooms

We believe that the marquee would be better as a permanent fixture as the ground would need to be solid and created in a way that it would be suitable for all weather conditions. The marque can have permanent service and facilities. A separate plan for the marquee has been drafted. The marque would boast in size and finish however the decoration would be custom to the customers requirements. With special access and the positioning detailed below the guests would have beautiful gardens to use in front of the house that would not be disturbed by a large marquee. The marquee would need to have electricity for entertainment and lighting / heating facilities to ensure the marquee is pleasant in the winter environment.

We recommend that the marquee was positioned in the joining field corner, entrance facing the main property with access into the grounds along with a rear decked area for viewing along with access of caterers and emergencies
Catering would be provided by a specialist party that provide the staff, equipment and services to the venue on the date booked. A special menu would be created just for our venue and this would be included in the brides pack. By using an outside party there is no need for fixed kitchens, as all cutlery and staff is provided and then taken at the end of the event. This is efficient and cost effective and provides quality food and drink as if you were in a 5 star hotel.
The ground would need to be a level base and solid, at this time no solid ideas are in place and this would need to be discussed. The frame would bolt to the base with additional wind straps. Toilets would need to be installed again there are several ideas for these along with electricity and water supplies. These are crucial to ensure the success of the venture
The house is the main attraction, its dated but fresh decor and layout is perfect for photographic opportunities, the long driveway provides the perfect entrance to the venue along with the well maintained grounds guests have the fantastic location and surroundings within this private estate Terms Customers would be able to book the marquee in advanced and the venue would play host to One booking at a time. Ceremonies are subject to a marriage licence and this would be perfect for brides too as the whole day would be in one place
Certain aspects will need authorisation from the local council, a marriage licence, base structure for the marquee?, Services, alcohol licence and insurances
Parking Parking would need to be discussed as at present their is no ample parking within the allocated grounds and possible valet parking may need to be provided and a location used to park up to possibly 50+ cars
Tables and Chairs are normaly provided by the venue so suitable storage area my be useful to store unused furniture dependent on each event. Decorations can either be provided by Swesky or may be more efficient to use a reliable decorator to dress the venue to the requirements of the customer, This would be price separately to the venue hire charge and this is standard within the industry
There are many ways we can work within this deal, these would need to be discussed further as both parties will need to have a clear view on each other intentions. To the customer the venue would have a wedding brochure created with price lists subject to change at each season. Prices are not accurate but as a guide these would need to be discussed. We would set a base line of maximum 200 guests all dependent on your licence Hire of the Marquee minimum of 50 guests within the day ÂŁ695.00 Ceremony charge of ÂŁ300.00 Evening Charge ÂŁ995.00 Additional Packages will then be added Drinks, decoration, meals, evening meals, decoration and entertainment
We need to establish which way we wish to work however this pack contains the idea and the intention, depended on each parties intentions will result in the next step moving forward. I believe that two options would be to run the venture as joint, Swesky would run, maintain and take bookings for brides and continue to get customers to the venue running the day to day tasks and preparations and the estate would maintain the grounds and install the marquee with a settlement of figures between both. Alternatively Swesky would rent the property from the estate and run wedding venue from their however I strongly recommend that a meeting is to be put in place and the next step discussed and planned.
