ASTER BAY MIXED USE DEVELOPMENT 02 KIMS Al Khoudh MASTER PLAN 08 ASTER LAB SATELLITE LABORATORY - HEATH CARE 12 SNIST CLASSROOM BLOCK PHASE 2 - INSTITUTIONAL 16

Aster Bay is envisioned to be a large and vibrant mixed-use development comprising of housing, hospitality, commercial and recreation on the banks of the river Periyar.

PROJECT NAME: ASTER BAY

TYPE: Mixed use development

SITE: Cochin, Kerala

SITE AREA: 11.48 acres

CLIENT: ASTER

PROJECT STATUS: Ongoing

SCOPE OF WORK : Played a part in concept development of the master plan, circulation and planning of different facilities , 3D MODELING AND VISUALIZATION

REF: https://www.nalapatarchitects.com/studio-projects/stu-

The site is located in close proximity to Aster Med city, and the proposal seeks to construct a financially viable design that balances the advantages of a beautiful waterfront development, with the complexities of an abutting hospital, like the segregation of patient and non-patient traffic.

THE LAND - EXISTING SCENARIO

Central axis road leading to med city, bifurcates a large attractive chunk of development ( land a and land b) more than 50% of bifurcated land (b) does not adjoin the river. Smaller portion of bifurcated land (a) adjoins the river. Resulting in a significant chunk falling under ndz( non development zones) according to coastal regulation zones (crz) notification 2019. This would involve reduction of build able area on land a.

Retention of central access road across the land would lead to intermixing of heavy hospital traffic and traffic leading to other developments. Vehicles like ambulances passing through would cause a foreboding feeling to users and residents alike.

VISUALIZATION

Changing the entrance access to the med city helps in making aster bay less med-city-centric. Promotes aster bay as an all inclusive development hub.

The master plan design comprises of a commercial building, apartments, an auditorium, a convention center, a cafe, an open terraced plaza, kiosks and a boardwalk.

A public plaza forms the core of the development and is circumscribed by major functions like a 150 key hotel, a convention center, a 1000 seater auditorium, 1.5 lakh sq. Ft of office space and 6.25 lakh sq. Ft of housing. The plaza would thus cater to a rich mix of individuals and offer a sense of community to the entire development.

Having taller structures at the back of the site, offering views of the city and river & low -height river front structures like cafe etc near the river.

The design capitalizes on the views towards the river by strategically placing low rise functions adjacent to the river edge, while accommodating high rise buildings in the interior pockets of the site.

A boardwalk wraps along the river edge and is flanked on the opposite end by intimate cafe and shops, thus ensuring that a human scale is maintained along the banks so as to nurture a vibrant public interface.
