Expanding the Next Generation of Performing Arts in Milpitas
Swinerton’s Bay Area Building and Self-Perform groups will provide contracting services for the Milpitas High School Performing Arts Center project. This vital project addresses the pressing needs of the current student body by replacing the existing 350-seat auditorium with a state-of-the-art, 40,000-squarefoot performing arts center. The center will serve the district-wide community with seating for 550, and will feature a fully recessed orchestra pit as well as a counterweight and motorized rigging system. In addition to its main features, the center will house smaller spaces dedicated to practice and skills development, including a black box performance space for drama, teaching spaces, classrooms for choral, band, orchestra, and design technology, and an art gallery. Swinerton is excited to partner with LPA Design Studios to expand the number of educational facilities available in Northern California.

CULTURE
The past two years have seen construction demand soar. To keep up, contractors find themselves in need of more skilled and qualified workers, all while facing a significant worker shortage, according to a report released earlier this year by Associated Builders and Contractors (ABC).1 ABC’s data shows that construction firms will need to attract over five hundred thousand workers on top of the normal pace of hiring to meet the demand for labor. This worker shortage is occurring at both ends of the worker pipeline: greater numbers of experienced workers are reaching retirement age, while fewer younger workers are entering the industry.
But numbers do not reflect the whole picture. Across the country, workers crave opportunities to learn, be challenged, and make an impact through their work.2 They want to feel that they and the work they do matters.

Reflecting on the many successes we are enjoying as one of this nation’s premier self-performing general contractors, I realized that our triumphs are about much more than the technical aspects of putting work in place safely and efficiently. Much of our success is because our people are truly special. Regardless of our title, tenure, market, department, or location we work in, we all share a common bond. We are builders.
“Builders” are not just the craftspeople who swing hammers, or our superintendents running work in the field. I’m also talking about the preconstruction and estimating teams, our corporate shared services groups, our managers and engineers. All of us within Swinerton who build relationships with our trade partners and suppliers. The innovators who identify creative solutions that make us more efficient. The leaders who build teams and develop processes which keep our people safe and drive our company forward while serving our clients and partners. We are all builders.

Building is a demanding but rewarding business. As builders, we possess a mental and physical toughness that makes us successful. Every day brings challenges, but we are tenacious and persistent. Our toughness also means we prioritize safety so everyone gets to go home unharmed.

The Legacy We Build
These qualities are part of who we are as builders. But perhaps more importantly, it is what we do with them that matters. I have seen time and time again that the best builders are people who build others up and the best leaders are those who invest their energy in helping others grow.
Many of us have had an important influence in our lives—be it a friend, a family member, or a trusted mentor—who ignited the passion to build within us. Some have known early in their lives that they had this builder’s gene. In others, it was awakened when they saw what could be achieved alongside others. No matter how we got here, we are part of a family of builders. We build teams. We build organizations. We build legacies.
Activating and leveraging the builder’s gene happens with support from those around us. One of the wonderful things about Swinerton is that there are structured mentorship and training models to ensure everyone can develop the skills, confidence, grit, and humility needed to succeed in this industry. We have the foundations in place to support our unique people, draw out their best qualities, and provide opportunities to grow.
With over 40 years of construction experience, Scott Conrad has been a leader at Swinerton since 2011. As National Director of Self-Perform Services, Scott is dedicated to leading Swinerton’s 1,700 exceptional craftspeople to achieve excellence. His vision promotes best practices for optimizing craft talent, elevating trade performance, and seamlessly connecting corporate initiatives to divisional implementation.

THE NEXT GENERATION OF FOREMEN AND SUPERINTENDENTS
By Kerry Swain, Director of Field Talent PartnersWe recognize the challenges posed by workforce development and the scarcity of skilled builders in the construction industry. When it comes to addressing the industry-wide question, How do we create the builders we need to achieve our operational goals and the goals of our clients? Swinerton does not merely search for new talent. We proactively nurture and grow our field talent.
Training and development have been traditionally lacking in the construction industry, especially in open-shop markets. In 2018, Swinerton introduced the Field Talent Partner (FTP) role to address the issue of training head-on. The primary focus of this dedicated team is to provide comprehensive training programs and development support for our builders in the field.
Apprenticeship Training Program
Swinerton initiated its very own apprenticeship training program to deepen our commitment to empowering our craft workforce. Using the National Center for Construction Education & Research (NCCER) curricula, the program offers carpentry, drywall mechanics, and construction craft labor courses while adhering to Department of Labor standards for apprenticeship training. The apprenticeship program started in two of Swinerton’s openshop divisions—Denver, CO and Austin, TX—
and has expanded to include Seattle, WA, Charlotte, NC, Dallas, TX, and Atlanta, GA.
Foreman Builder Program

Foremen and general foremen are the heartbeat of every project. They carry the responsibility of overseeing and ensuring the quality of work performed on their shoulders. Unfortunately, most foremen receive little to no training for this critical role. To bridge this gap, the FTPs designed the comprehensive Foreman Builder Program, consisting of 21 modules that cover the essential leadership, communication, and management skills to successfully lead their crew and teams.
Swinerton’s Foreman Builder Program equips participants with project skills, focusing on productivity, quantity take-off, contracts, and Critical Path Method (CPM) scheduling, among others. Lasting approximately 14 months, the program currently has 172 participants from every region. To date, 70 foremen have completed the program— something we are incredibly proud of.
Superintendent Builder Program
One of Swinerton’s newest initiatives is the Superintendent Builder Program, a program tailored for new superintendents, general foremen, foremen, and senior project engineers pursuing the superintendent path.
Spearheaded by a task force of experienced superintendents, field operations managers, and our very own Dr. David Gunderson—a well-known professor, author, and construction management expert in the industry—the program focuses on a wide range of essential skills. Superintendents and trainees attend four two- and half-day sessions over 18 months and dive into learning leadership skills, project schedule competencies, contracts, financial management, risk management, business acumen, and technical proficiency.
A highly skilled workforce requires highly skilled support. Swinerton’s craftspeople, foremen, and superintendents are developed and guided by some of the most knowledgeable support professionals in the industry—our Field Talent Partners.
What does a Field Talent Partner do?
FTPs play a crucial role in nurturing and expanding our field talent. From apprentices to superintendents, they foster growth and development. But it doesn’t stop there. The FTP goes beyond training; they actively engage with and get to know our skilled professionals, supporting and advocating for them. Their mission is to recruit, train, and retain the industry’s best field talent. They ensure our workforce understands Swinerton’s core competencies, how we complete our work, and how we embody our culture. This approach empowers Swinerton to cultivate the next generation of superintendents, delivering seamless project execution and unmatched expertise to our clients.

In his 30 years at Swinerton, he has worked from Assistant to General Superintendent to his current position as Director of Field Talent Partners. As a labor-intensive industry, construction is often subject to mental health challenges and burnout. Common obstacles such as material delays, weather disruptions, and other setbacks often result in working long hours to meet deadlines and tight schedules. The added stress and increased pace can create a tense environment for exhausted employees, whose fatigue puts them at risk for job-related injuries.
At Swinerton, a positive jobsite experience is of utmost importance. Each of our employees is empowered with “Stop Work Authority,” allowing them to halt jobsite operations at any time if unsafe conditions arise. We also constantly emphasize our Swinerton Culture and employeeownership mentality—creating a sense of teamwork and shared responsibility among our teams for a jobsite’s safety and quality.

Deepening Our Roots in the Carolinas
We interviewed Jared Hoeflich, Vice President and Division Manager of Swinerton’s Charlotte office, to learn how the team is poised for growth and investing in the future of their community.
In 2018, Swinerton expanded its operations and opened a new office in Charlotte, NC, with Jared at the helm. His expertise is widely respected in the Carolinas and has led to his success in managing large-scale projects across an array of markets.

Jared's attention has been focused on recruiting key talent and creating new opportunities for economic growth in the region. In collaboration with ABC Carolinas, he established a carpentry training program that provides tuitionfree schooling for construction workers. The program has graduated more than 15 skilled professionals in its first year.
With a strong vision for leadership, social responsibility, and lifelong learning, Jared is dedicated to leveraging Swinerton’s resources to benefit the greater good.
QHow has the Charlotte office evolved since its opening?

AOur team has experienced significant growth over the last several years; our current office expansion is a testament to that. To better accommodate our team of more than 60 people, we are expanding our footprint by an additional 8,000 square feet, including nine offices, six additional workstations, a team room, and collaborative working space.
We have also made a concerted effort towards strengthening our presence in Swinerton’s national target markets— including adding Carly Morris as Healthcare Market

Q What sets the Charlotte office apart?

As we continue to expand, we have focused on PublicPrivate Partnership opportunities and engaging local jurisdictions, including the City of Charlotte. Getting to know community infrastructure professionals helps us better understand how to improve our city through the built environment. Mass timber continues to be a differentiator in the Southeast. Our work constructing the Timberlab fabrication facility in Greenville, SC, has allowed us to become part of the supply chain and gain greater control over material costs. Ultimately, this will enable us to bring our clients firsthand expertise, establish product differentiation, and showcase Swinerton’s confidence in a structural system that satisfies both environmental and aesthetic qualities.
Q How does the Charlotte team prioritize local community commitments?
A Our team embraces Swinerton’s commitment to quality and excellence in every endeavor. We are passionate about making a difference in our community. We routinely partner with local organizations like the Charlotte Rescue Mission and the 24 Foundation to help tackle important issues facing our city. Recently, our team painted the Community Matters Café for the Charlotte Rescue Mission. Not only do we consistently extend a helping hand to those in need, but we also provide
our state-of-the-art office space to host community events, happy hours, and nonprofit meetings to support the various charities throughout the Charlotte community. We are excited to host the upcoming Bourbon for Booty event and always look forward to being a top fundraiser and participant in the annual 24 Hours of Booty bike ride.
Q What are some exciting projects you are looking forward to?
A As a company that provides design-build services, we are committed to creating the highest quality spaces for patient care. We were recently awarded a 100,000-squarefoot mass timber medical office building for UNC Health Blue Ridge that will showcase mass timber’s aesthetic and sustainable benefits. The team is also proud to have formed a joint venture with minority-owned firm D.A. Everett Construction Group. This partnership allows us to bring a unique level of responsiveness to client needs while promoting industry growth and driving increased diversity and inclusion in the Southeast.


Introducing The Current: Denver’s Premier Office Building in the Heart of RiNo

Located in the vibrant River North Arts District (RiNo), The Current is the area’s first mid-rise, Class A speculative office building. Developed by Schnitzer West/Newmark and designed by Davis Partnership, this project embodies aesthetic elegance, integrated collaboration, and a determination to thrive despite uncertainty.
Breaking ground in April 2021 amidst the challenges posed by the COVID-19 pandemic, Swinerton spearheaded construction on the 12-story, castin-place, post-tensioned structure. Overcoming obstacles along the way, The Current topped out in July 2022 and officially opened its doors in August 2023.
While The Current is the first midrise office building to market, it is just one part of the bustling construction scene in the RiNo neighborhood. With simultaneous construction efforts on all four corners of the property, transparent
and seamless coordination became essential. Contractors managed concrete deliveries, equipment movement, and other potential congestion to mitigate disruption. Through the establishment of the Partners of Chestnut, an alliance formed among developers in the area, the projects’ contractors created effective communication channels to keep the neighborhood informed and engaged.
Swinerton actively participated in monthly meetings, sharing construction schedules and logistics with the Partners and local businesses. To further foster goodwill, the project team personally reached out to neighboring businesses and homeowners, ensuring minimal disruption during construction.
Beyond their dedication to the project, the Swinerton team became an integral part of the community, immersing themselves in neighborhood initiatives. From joining river cleanups to participating in local
job fairs and rescue trainings with the Denver Fire Department, they formed a deep understanding of the area’s culture.
The significance of The Current extends beyond its impact on the physical community. During a time of turbulence wrought by the COVID-19 pandemic, the project provided financial stability for Denver’s construction workforce. By working alongside neighboring interests, The Current exemplifies a new standard of inner-urban construction coordination that benefits a variety of community members and stakeholders.
Swinerton and the entire team working on The Current met the client’s objectives and the neighborhood’s vision, setting a new standard of quality-driven success. The projects that follow will be challenged to match the unparalleled collaboration, amenities, breathtaking views, and exceptional craftsmanship that define The Current’s legacy.
The Current stands as a beacon of collaboration and determination in the face of adversity. With an emphasis on community engagement, Swinerton worked closely with neighboring interests to ensure minimal disruption during development. Now standing proud, The Current offers common spaces for both work and leisure and an unrivaled level of craftmanship— creating a legacy that will shape the Denver skyline for years to come.

Bridging Past and Present: The Collaborative Efforts Behind Radian

Swinerton’s commitment to preserving San Diego history shines through Radian, a dynamic mixed-use building that seamlessly incorporates the historic façade of the Pacific Telephone and Telegraph Company Garage.

Situated at the heart of Downtown San Diego, CA, Radian offers an exceptional live, work, and play experience with stunning views of Petco Park, San Diego Bay, and the iconic Coronado Bay Bridge. But what sets Radian apart is its commitment to preserving the city’s history. The building integrates the historic façade of the Pacific Telephone and Telegraph Company Garage into the structure, originally constructed in 1932, creating a cohesive and inspiring space in the East Village. Swinerton collaborated closely with local organizations to ensure the cultural significance of Radian was maintained.
With 241 apartment units, four parking levels, and premium amenities, the 22-story mixed-use building perfectly blends with the art-deco style of the neighborhood. Urban convenience is provided by a ground-level 36,0000-square-foot Target store, which caters to the needs of the community.

Developed by Cisterra Partners, designed by Carrier Johnson + CULTURE, and constructed by Swinerton, Radian is the result of collaborative vision and effort. The team broke ground in July 2021, turned over the project in June 2023, and celebrated its opening in August 2023. Swinerton prioritized local labor union participation throughout the construction process and worked closely with 17 members of the Downtown San Diego Partnership.
To preserve Radian's historic features during construction, attention to detail was paramount. The exterior façade of the ground level pays homage to the historic Farkas Store Fixtures Building which originally sat at the site. Meticulous planning and collaboration were required between
Swinerton, the client, the design team, and local organizations such as the Historic Resources Board and Save Our Heritage Organization to ensure the preservation of the site’s historical significance and original art-deco style.
Through extensive preplanning, site surveying, and integrating the 360-degree scan into the project's BIM model, Swinerton and the design team were able to identify potential trade clashes and integrate the existing historic façade seamlessly with the new structural elements. One example of Swinerton's commitment to preserving the historic integrity occurred when, during construction, the field crew discovered that a section of the historic façade overlapped with a San Diego Gas & Electric below-grade vault. As a result, the team was required to remove the section of the façade and store it offsite in a secure facility, protecting it during the tower’s construction. Through close monitoring, they preserved the historical façade until it was ready to be reinstalled. In addition, the team paid meticulous attention to seamlessly matching the texture and grain of the existing board-form concrete through careful patching, ensuring the building's historic faces retained their untouched beauty.
Swinerton’s expertise in historic preservation and thorough preconstruction efforts have resulted in a remarkable asset that proudly reflects San Diego’s cultural significance. The Radian now stands as a shining example of the importance of coordination, attention to detail, and passion for excellence when both building and preserving landmark structures.



Designing and Building for the Community: The Multnomah County Holgate Library
This impressive two-story mass timber structure will triple the size of the original 6,400-square-foot library built in 1971, accommodating the growing population of Portland’s vibrant and diverse community. The project is part of the 2020 Multnomah County Library Bond and is one of eight transformative initiatives undertaken by Swinerton.


Designed with the community in mind, the library will feature a spacious play and learning area for children and families, a dedicated teen room, versatile programming rooms, meeting spaces, and an inviting outdoor plaza. The project team is also striving for LEED® Gold certification, with radiant flooring, a rooftop photovoltaic system, and a mass timber structural system crafted in collaboration with Swinerton’s subsidiary, Timberlab.
Community members have played a crucial role in shaping the eco-conscious library’s design, ensuring a space that
fosters civic pride. The project team formed partnerships with local people and organizations—including Community Design Advocates, the Regional Arts and Culture Council, and the “Your Street Your Voice” teen program—through focus groups, public meetings, surveys, and other community engagement initiatives. The input influenced decisions on the interior design and exterior color scheme, as well as artwork featured in the exterior plaza, elevator walls, and bike area. By providing healthy and inspiring spaces with a strong connection to nature, the library promises an uplifting and welcoming experience for patrons of all ages and backgrounds.
Swinerton, Bora Architecture & Interiors, Timberlab, and Multnomah County Libraries broke ground in January 2023 and celebrated a significant topping out milestone this summer. During the preconstruction phase, Swinerton led a thorough analysis comparing mass timber to traditional framing.
After careful evaluation and coordination during schematic design, mass timber emerged as the best choice to achieve the Library’s sustainability goals. With this decision made, Swinerton and Timberlab collaborated on a BIM model to ensure the smooth installation of the timber and demonstrate all of the penetration points. Weekly reviews with all trade partners guaranteed seamless coordination, with special attention given to the steel subcontractor to ensure a flawless tie-in between the mass timber and steel components. Thanks to the collaboration between Swinerton and Timberlab, the installation was completed in just 17 days, outpacing the targeted schedule.


As the project progresses, Swinerton and Timberlab are filled with anticipation and excitement for the project's potential. More than just a building, the Multnomah County Holgate Library is a sustainable and adaptable space that will inspire and bring the community together for years to come.

Prep for Success
Swinerton’s Prep for Success program successfully prepares local and certified business enterprises to partner with Swinerton on projects by informing them of expectations and processes, and providing best practices for successfully bidding work. Delivered by Swinerton’s own experts, the program is centered around relationship-building and can be tailored to the needs of each region we work in, covering topics such from prequalification, BIM/ VD&C, insurance, scheduling, workforce management, estimating, safety, accounting, and more.
The success of our trade partners directly contributes to the success of our projects, our communities, and our company. Across our divisions, Swinerton continues to regularly exceed its goal to award at least 20% of its subcontracting and supplier volume to small, local, and diverse businesses. In 2022 alone, Swinerton awarded $549 million to diverse trade partners companywide, for a total spend of 22.2% of subcontracting and supplier volume across all our divisions. Over the past five years, we have awarded over $3 billion in subcontracting dollars to diverse businesses.

According to a recent article from CNBC, the construction industry in America has over six hundred thousand open positions.1 The number of online applications for roles in the construction industry fell 40% at the beginning of the pandemic and has remained flat since. As older generations look to retire, many companies are desperately searching for the next generation to take their place.
One way that Swinerton finds that next generation of talent is through The Swinerton Foundation’s Adopt-a-School program with SkillsUSA. SkillsUSA’s Architectural and Construction cluster is a creditearning high school elective course that adheres to the curricula of NCCER—the industry’s leading nonunion, open shop technical skills training program.
Over the last few years, The Swinerton Foundation’s robust and enthusiastic partnership with SkillsUSA and local Departments of Education has grown to encompass nine schools in eight states—all at which Swinerton volunteers are actively engaged as mentors. Swinerton’s goal is to uplift at least one school in each of its self-perform locations and provide apprenticeships to graduates of the program so that the workforce of tomorrow has the opportunity to become as skilled as the workforce of today.
Remembering Charles “Rick” Moore, 1952 – 2023 Vice President and Director of Community Relations
Rick Moore will always be remembered for his contributions to Swinerton and the building industry. Rick joined Swinerton in November 1981, and from the beginning championed minority contractor empowerment and created opportunities for minorities in the commercial building sector.
With unwavering dedication, Rick became a catalyst for structured outreach efforts at Swinerton. He promoted the importance of diversity within the industry and fostered inclusivity, laying the foundation for Swinerton’s robust Community Relations initiatives today.
Rick built strong relationships with communities where Swinerton operates, forming ties with national minority contracting and advocacy groups. He worked towards leveling
the playing field for emerging trade partners, ensuring broader participation in the construction industry. In addition to his support of external partners, Rick championed diversity within Swinerton’s workforce, both in management positions and the field. His efforts enriched the company’s labor force and created a culture that values inclusive perspectives.
In 2019, Rick retired from his role as Director of Community Relations. In honor of his lasting impact, Swinerton has contributed to the National Association of Minority Contractors, which recognized Rick as a Hall of Fame member in 2013. This donation supports the association’s ongoing outreach work within the industry and serves as a tribute to the memorable contributions made by Rick throughout his career.
We celebrate Rick’s achievements and recognize his advocacy, community impact, and dedication to creating a more inclusive and diverse building industry. His legacy inspires and continues to make a difference in many lives.

COMMUNITY HIGHLIGHTS
San Diego, CA | Camp NAWIC empowered 100 young women with a transformative, hands-on, weeklong construction experience. The participants acquired diverse skills in carpentry, electrical work, plumbing, and heavy equipment operation. Swinerton proudly supports this inspiring camp.

New York, NY | The dedicated team at the NYC office made over 1,000 peanut butter and jelly sandwiches for St. Francis Food Pantries and Shelters in support of their local underserved community.

Honolulu, HI | The Ulupo Lo’i Work Day brings people together through ancestral stories and hands-on land work. More than just physical labor, the event is about the internal transformation that occurs when we reconnect with the ‘āina (land), honor its stories, and deepen our commitment to care for and sustain healthy relationships with each other and our environment.
San Mateo, CA | Swinerton’s team empowered Fortitude Careers’ pre-apprentice students with hands-on instruction in formwork, rebar tying, and concrete slab construction. The engaging two-day experience prepares students for future success in the industry.


Denver, CO | Our Colorado office joined forces with our National Affordable Housing team to host a skills lab for Mercy Housing Properties students. Workshops offered hands-on training in concrete, drywall, framing, welding, and career/apprenticeship exploration.


Spokane, WA | The Spokane office hosted its summer BBQ, marked by an array of team-building activities including cornhole and kickball. Children enjoyed the splash pad, while a Kona Shaved Ice Truck added to the festive atmosphere.
