overview It has been an incredible first quarter for Las Vegas. Our market is being defined by demand as it continues to outstrip supply, and prices on average are moving up in a majority of the price ranges. The highest demand was seen in the sub $500,000 market, where if you go below $300,000 it was common to have multiple offers. While the lower end saw a continued demand the upper tier was not far behind. The highest sale in Southern Nevada this quarter was a $13,000,000 estate sold in Summerlin. The estate at 1717 Enclave was the highest sale since 7030 Tomiyasu sold in 2011. There have been almost 200 transactions in the luxury ($750k+) segment this quarter putting us up 30% over the same time last year and very likely to surpass our 2017 total of 380 transactions. The influx of residents from California continues, most of whom are attracted to the strong benefits of our favorable tax climate, quality of life and cost of living. This is expected to continue for the foreseeable future.
Go, Knights, Go! We couldn’t be more proud of our NHL team, the Golden Knights, who are currently first in the Pacific Division as they go into the Stanley Cup Playoffs and have made their inaugural year with us simply amazing. In more sports news, ground has now been broken and the cranes are in place for the new Raiders Stadium. This will forever change the Las Vegas landscape and as season tickets are getting ready to be released for sale our community is ready to get behind the team. Las Vegas is moving to yet another level with several world-class developments now underway including: Wynn’s new Paradise Park, Las Vegas Sands’ music and entertainment venue, the Las Vegas Convention Center expansion, and MGM’s expansion at the Park with two brand new hotel brands. On the community front, UNLV will break ground on its new Medical School campus shortly and work continues on the master infrastructure efforts of Project Neon, our largest public works project in history. Two White Hot Diamonds at Sotheby’s this Spring BY SOTHEBY’S | 06 APR 2018 Two highlights from Sotheby’s Magnificent Jewels and Noble Jewels sale in Geneva on 15 May will be a pair of highly impressive white diamonds, each weighing over 50 carats. Both of the diamonds have Flawless clarity, are D-Colour – the most coveted hue for white diamonds – and belong to the highly rarefied sub-category of Type IIa diamonds, which make up just 2% of gem diamonds and boast the highest optical transparency. The first is a 51.71-carat round, brilliant cut diamond, and the second, similarly perfect, weighs 50.39 carats but is oval. They are both the second largest D Flawless diamond of their shape ever to have come to auction. When it comes to stones of significant size, diamond cutters will generally try to keep the maximum weight from the rough. For this reason, elongated cushions, emeraldcuts, and pear-shapes are usually more common for large diamonds. Here, however, the master craftsmen who cut the stones have chosen round brilliant and oval cuts respectively, which show off the diamonds’ exceptional physical characteristics to maximum effect.
