After flourishing as a Broker/Owner in the Rockies for 12 years, he made the decision to transition to a less snow-laden environment, leading to a complete change in scenery as he settled in the desert in 2006. Aside from work, Brian enjoys being outdoors in nature. “Hiking, golfing, snowboarding and wakeboarding are among my favorite activities. Understanding. People buy their WHY. What does that mean? Often, buyers describe to their realtor WHAT they want (4 bedrooms with a pool on the west side). But how often does a realtor ask WHY? When buyers start reflecting on the WHY, they often realize there are more options available to them than they originally thought. I’m going to ask you a series of questions that’s going to help me understand your WHY, so together, we can find the home that best compliments your life.
Market Knowledge. I’ll expose you to the market in every way possible. Like everyone else, we’ll consider homes in the MLS. But we’ll go beyond that by searching for pocket listings, FSBOs, bank owned, off market, new construction, etc. I want to make sure the entire market is exposed to you, and you to the market, that way you’ll know we didn’t miss anything.
Negotiation. Did you know there are 5 negotiating points to every offer? Price is the obvious one, and often the most important. However, many times, other considerations carry equal weight in your decision making. I’ll help you to understand each of them, and together, we’ll craft a negotiating strategy to ensure you’re satisfied with all the terms of the purchase transaction.
Transaction Management. The number of moving parts to a transaction is mind boggling. All the documentation required by Nevada State Law, the Nevada Real Estate Division & the Brokerages, plus all the moving pieces to the puzzle such as Title, Escrow, Home Inspectors, Lenders, Appraisers, Sellers, Buyers, Realtors, Transaction Coordinators, Contractors, Home Warranty, Property Managers and on and on. My team & I manage all of it for you, so you can place your focus on what’s most important…getting ready to own your home.
Communication. You will hear from me probably more than you care to. My job is to make sure you understand each step of the buying process, and provide you with information to help you make the best decisions in every phase along the way. And my service doesn’t end when I get a commission check. I will continue to stay in touch with you on a regular basis to ensure everything is going well and you have all the resources necessary to fully enjoy your home.

For buyers who are financing, the first step is to get Pre-Approved by a Mortgage Lender. You are free to work with the lender of your choice. However, if you need a recommendation or would like to “shop” lenders, I’m happy to refer you to the best I know. For cash buyers, please provide Proof of Funds (POF). We will need a Pre-Approval Letter or POF in order to schedule showings & submit offers.
Maybe. Allow me to explain. My brokerage fee for professional service is 3% per transaction. We will have a Buyer Broker Agreement (BBA) in which I represent you exclusively. Under the terms of the BBA, one of 3 things will happen:
The seller is offering a 3% commission to the buyer’s agent. My fee is covered.
The seller is offering less than 3%. I will ask the seller to pay 3%. If they don’t agree, you pay the difference as part of your closing costs.
• Neither the seller nor yourself are willing to pay an amount equal to 3%. In that case, I will release you from the BBA and you’ll be on your own, so you can represent yourself or find someone who is willing to represent you for less.
In today’s market, almost everyone knows one or two people who work in real estate. There are no homes that sell for a fixed price, including new construction. They sell within a value range, and where you end up in that range depends on the expertise and negotiating skill of your realtor.
Absolutely. Many people believe they’ll get a better deal working directly with the builder, but that’s not true. In fact, most buyers who have realtor representation on new construction usually end up with a more favorable price & terms than those who don’t. And just know, builders typically don’t lower the price if they don’t have to pay a buyer’s agent. I’ve represented dozens of clients in new construction over the years with great success.
