MY BIOGRAPHY
Cynthia has lived in the Las Vegas Valley since 1990 and has watched it grow from a small town to the metropolitan city it is today. She has been a full-time, licensed Realtor ® since 2002 and holds the ABRAccredited Buyer Representative and the SRS-Seller Representative Specialist designations. In addition to her experience assisting buyers and sellers, she has extensive experience with relocation, investment properties and representing small, local new home developers.
Cynthia believes that real estate is not just about buying and selling homes; it's about creating life-long relationships that do not end with the closing of the transaction and she has built her business on repeat clients and client referrals. She truly listens to her clients wants & needs to help them achieve their real estate goals. Cynthia has a passion for animals and volunteers her free time as a Rescue Dog Intake Coordinator and sits on the Board of Directors for Las Vegas Labrador Rescue, a local non-profit dog rescue group.

PREPARING YOUR HOME TO SELL

• Clean the entire house and remove clutter (Vacuum, mop, clean all counter tops, and wash windows)
• Keep all lights and lamps on. Be sure to turn on undercabinet lights and other decorative lights.
• Replace all burned out light bulbs.
• Light bulbs should be the same color.
• Keep ceiling fans OFF for the duration of the photo shoot
• Televisions & Computer Screens should be OFF for the duration of the shoot
• Open all blinds and window coverings (Unless undesirable view)
• Shutters should be open to expose the maximum amount of window but should not be drawn up completely
• If your property has views that can be seen from the interior be sure to clean all windows and remove screens if possible.

will you cut your commission?
No. It makes me nervous if another agent has agreed to this. Why? If an agent is not able to communicate their value and stand up for their own worth, how strong will they be in negotiating the value of your property?
can we list for only 30/90 days?
In order to best market your property with digital, print and experiential advertising, our minimum listing period is 6 months. My recommendation is a year agreement so that you are included in Sotheby’s International Realty’s global media plan. This stategic plan drives qualified buyers from our key feeder markets.
is it better to use a friend in the business?
In today’s market, almost everyone knows one or two people who work in real estate.
