MOUNTAINSIDE Magazine Before we share the many exciting features in this year’s Magazine, I want to take this opportunity to thank you for your contribution to our community over this last year. 2020 delivered many challenges that required many spontaneous pivots in our operation. We greatly appreciate your thoughtfulness and support as we navigated these unprecedented times. While there inevitably will be other twists and turns, we are overwhelmed with gratitude and joy at the opportunity to return to shades of normalcy in the year to come. We are anxious to resume the community programming at Tree House that facilitated so much family interaction while allowing neighbors to become friends. Greetings from Mountainside Builders

On behalf of the teams at Mountainside Builders, Taylor Builders and Tahoe Mountain Realty, I am pleased to usher in a new year for Northstar Mountainside. We are excited to welcome over a dozen new families to the Mountainside family over the past year in what became the most productive 12-month period in the life of our community. Many reasons for this surge in interest were the predictable culmination of years of work to create a sense of community while delivering exceptional dwelling and homesites. Other reasons would have been impossible to predict as factors beyond anyone’s expectations fueled a historic surge in demand for Tahoe real estate. Regardless, now more than ever the core values of Mountainside have become the overwhelming priority for so many. The opportunity for respite, peacefulness, and health have always been fundamental to our community. With chaotic events throughout all of our lives over the last year, so many have given this greater priority. We’ve seen numerous families transition Mountainside to their full-time homes while many others have adjusted their visitation rhythm to much more than frequent weekend visits. Regardless of the definition, we are pleased to provide a sanctuary for one and all in the mountains. With this robust activity, we are excited to continue with the work of making Mountainside the best community in the region. With the sellout of M25 and the first phases of Boulders, we are pleased to launch re-thought products including the Vistas at Boulders; our largest residences providing view corridors that more than justify their name. As well, we have converted several sites within Boulders to custom homesites allowing for creative license while enjoying the many virtues of this great neighborhood. Additionally, we continue to work diligently on local land use matters that will allow for more modest, appropriately scaled development into the future. As always, we appreciate the role that you and your family play in making Mountainside a community defined by so much more than the individual homes. THE TAHOE FOOD HUB The Tahoe Food Hub works within a 150-mile radius of North Lake Tahoe to help local chefs and wholesale food buyers source food from local, small, and family-run farms or ranches. Their mission is to build a regional, sustainable, and equitable food system in the Tahoe basin. Prior to COVID, the Tahoe Food Hub held several farm-to-table dinners and community soup nights all throughout the region featuring seasonal and local ingredients paired with live music or movie showings, as well as operated an open market for the community to shop for local produce - their hopes are to resume those activities soon. But if there were any silver-linings to 2020, the hub’s “Feed Your Neighbor” program just might be one. The program ensures equal access to the food that the Tahoe Food Hub sources from local farms by engaging farmers, local businesses and the community to get local food into the hands of members in our community facing hunger. After being launched in 2019 they averaged 2-3 box donations per week, but after the onset of COVID, The Tahoe Food Hub saw an increase in donations upwards of 3,500 “Giving Boxes” and over $65,000 raised by the local community for the Feed Your Neighbor program. The new 2021 goal is to now ensure the program’s longevity and sustainability in order to provide, fresh, healthy local produce to community members in need.

I am all about taking things easy, and appreciating the beauty of living in the moment. I am deeply inspired by the French way of living and try to infuse a little bit of their je ne sais quoi into my day-to-day life. For me, that means making little swaps that add a level of beauty or meaning to things that are often considered mundane. Take doing the dishes for example, dishes are much more fun with a beautiful hand-crafted dish brush and Savon de Marseille dish soap. Little swaps like linen napkins instead of paper towels or ceramic dishes instead of plastic containers allow me to be present and grateful for the little things.

With our homes serving more than one purpose for the time being, we can find ways to turn our living spaces into multifunctional areas. Bedrooms are becoming offices and the living rooms the new break room! Selecting furniture pieces that work for many uses will make the most of a space’s ability to serve your family. For example, a desk works well as a nightstand, or a bed may have built-in storage. Making sure everything in the room has a purpose and a place to live will keep the room organized and prevent it from feeling cluttered.

I find that a space feels most peaceful when the senses are sparked - sight, touch, sound, feel, and even taste! In my home, I always have music playing (Frank Sinatra Radio is my favorite!), a candle burning, and a cozy blanket ready to be enjoyed. Everyone seemed thrilled to be there and very welcoming, and even more so in the summer with families always out and about, it was so family-focused and approachable.” The Tree House, the yoga studio, and the casual uncrowded atmosphere in Mountainside clearly has a way of bringing people together.” As Outfitters, we understand why their kids were an integral part of the decision-making process too, now 7 and 3.5 years old, like almost every Mountainside homeowner, the whole family wanted to be able to easily access the outdoors and ensure their time was always well-spent and together as a family. “The Tree House is their favorite place - they love the pool and are always making new friends along the way. And the Play Acre is a must-stop for the kids.” We first met them when they were renting a home in the Mountainside community last summer. Since then they’ve become homeowners, core members of the community, and true believers in what we like to call, the balanced mountain lifestyle.

We’ve helped them find new mountain bike trails, suggested family-friendly hiking trails, and even helped them plan a fun day out on Lake Tahoe. Adventure comes easy when living in a ski-through community - from simply walking the dog, to taking a picnic lunch, to all heading out for a ski day together - it can all be accessed directly from their front door. “No gondola lines, no walking through the Village to get to lifts, we just call the shuttle and ski. The best part of living at Mountainside, aside from the spectacular people, is essentially having Northstar in our backyard and being able to cruise right on to the mountain like we own it!” Like the majority of Mountainside homeowners you’ll see them around most of the summer and every chance they get in the winter with their stays becoming longer and longer with each visit. “Life is just easier up here. We can walk the dogs and then get in a great mountain bike ride with time to spare before lunch because everything is so accessible.”

A LOOK INSIDE NORTHSTAR MOUNTAIN OPERATIONS An Interview with Ellen Galbraith, Sr. Director of Mountain Operations at Northstar

Ellen Galbraith joined Northstar in December of 2019 from Beaver Creek Resort, where she served as Director of Mountain Operations. Ellen began her career with Vail Resorts in 2003 and has experience in various leadership roles during the past 16 seasons, including Sr. Manager of Mountain Operations and Sr. Manager of Racing. Having been involved with notable alpine ski racing championships all over the continent, including the FIS World Cup and the Winter Olympics, the highlight of Ellen’s career to-date was serving as the Chief of Course for the women’s events at the FIS Alpine World Ski Championships at Beaver Creek in 2015.

How are you liking your transition to California so far?

I’m really enjoying California. I grew up in Alaska, and while I spent most of the last 20 years in Colorado, I have a lot of family in the Pacific Time Zone, so I am enjoying being back on the West Coast. The team and community at Northstar and in North Lake Tahoe have been exceptionally welcoming.

Sr. Director of Mountain Operations is a robust title, what does your role entail?

My responsibilities are for our operations on snow in the winter and dirt in the summer. That means Lift Maintenance, Lift Operations, Mountain Vehicle Maintenance, Snowmaking, Grooming, Terrain Parks, Ski Patrol, Bike Patrol, Trail Crew, Competitive Services and Summer Construction.

What does a winter season day at Northstar look like for you?

It really changes with the season. During snowmaking season, I aim to be on the mountain almost every day to keep up with our production progression. Once we’re open, I do my best to be out in the operation a few days a week with a big focus on Saturdays. In the summer, I try to check-in with our operation each day and also keep an eye on construction projects regularly. It’s always a balance between being outside for operations and inside for planning and communications.

4 REASONS WHY SCHOLARSHIPS ARE ESSENTIAL TO EMPOWERING CHILDREN TO REACH THEIR POTENTIAL Since 2013 the Northstar Team Foundation has proudly supported the athletes, coaches, and families of the Northstar Ski & Snowboard Team program, guided by their shared mission; “to produce gold medal athletes in life and sport.” The Foundation exists to support positive role models and scholarships for the children of the ski & snowboard team. Through its annual fundraising efforts, the Foundation provides financial assistance, training, and dedicated teaching terrain. Each year the Foundation awards up to 20 scholarships based on both financial need as well as merit. Following are some highlights of scholarship recipients from previous years that exemplified the need for the scholarship program.

CODY CLEMENTE My name is Cody Clemente and I am on the Northstar Comp Snowboard Team. I live in Truckee, I attend Truckee High School and snowboarding is my passion. As soon as I began competing in snowboarding

events I knew that I wanted to be involved in snowboarding for the rest of my life. The Northstar Team Foundation has generously awarded me scholarships that allow me to further pursue my passion for snowboarding. The Foundation’s support has helped to pay for part of my team tuition and has allowed me to snowboard at the US Ski & Snowboard Nationals in Copper Mountain, CO. This past season I qualified for Nationals in all five events, and The Northstar Team Foundations’s support meant that I would be able to travel with my team, participate in a week of training in Colorado prior to

Nationals as well as compete in multiple events. To me, snowboarding is more than just a sport. Snowboarding has provided me mentorship from my coaches, I have a great group of friends who are more than just my teammates and I have learned life skills that help me on and off the mountain. I plan to continue snowboarding through college and someday I might want to start my own snowboarding camp for kids. It’s because of the Northstar Team Foundation’s support that I have been able to continue my snowboarding journey.

LUCY BRUN It was the epic snow dump of 2020, and I was ready to keep working on my skills on Hornets Nest and to reach my goal of making the podium in the year’s final competitions. But then in February, we all woke up to closed resorts. I was so bummed - I really wanted to ski, but couldn’t. The year was canceled, but we had hopes of attending ski camp in the summer - especially ramp camp at Utah Olympic Park, but that ended up also being canceled. Luckily, with the help of a Northstar Teams Foundation’s scholarship, I was

able to attend Ramp Camp in Utah and Mt. Hood in Oregon. Last year my goals were to get a feel

of camps and be better at the bumps. This year my goals are to perfect my front flip on the ramps and maybe try it on snow. (My mom was not excited about this!) At ramp camp, I pulled off a front truck driver. My first day of camp at Mt. Hood, I tried a front flip on the snow and LANDED IT! (I also crashed a bunch, too). The Northstar Foundation Scholarship allowed me to get on skis in the summer, practice my aerials in the pool and on snow, and set new goals for this winter’s mogul team competitions. FINN GROOM For the past two seasons, the Northstar Team Foundation scholarship I received has allowed me to ski on the race team and practice things that I am not as good at with skiing. Our coaches help us to be well-rounded skiers. For example, we practice things like one ski skiing, skating, and going fast. We also get to work on things like biking in the off-season which also helps with our skiing. Being on the mountain is fun and I have made a lot of friends. One thing I like is the independence that the coaches give us throughout the season. Each season I really look forward to challenging myself with the races. My coaches have helped me to work towards beating my own times and not comparing myself to other people’s times. They help me to focus on two to three things each race day to improve my skiing. Last season I was focused on carving my edges into the ice and making swift turns. This focus helped me to improve my times on my second runs. I also really like getting the opportunity to ski and explore other mountains during race days. Without the support of the Teams Foundation scholarships,

I wouldn’t be able to participate in the race team program at Northstar. I really appreciate the support because the race team is one of my favorite things in the world and I look forward to skiing all year long.

EVI BARBER This past season I was given a tuition scholarship from the Northstar Team Foundation to help with the cost involved with ski racing. I have been lucky enough to be a part of Northstar Teams for 7 years ago and have been racing the past 6 years on the alpine team. This scholarship was extremely helpful for me and my family. It helped pay for races, camps, and equipment. Last season I was determined to succeed at races and possibly make it to U14 western regionals. I trained 3-4 days a week, traveling from Nevada City, and made an agreement with my school that I would keep my grades up in order to miss every Friday from December through April. I had my last qualifier for Western Regionals at Squaw Valley and I made it! Unfortunately, Western Regionals were canceled due to the Coronavirus pandemic. The wonderful opportunities that the Northstar Foundation gave me with this scholarship allowed me to work hard and achieve my goals. This scholarship was a tremendous help when it came to my success in this previous season. I am so grateful to

be a part of the Northstar Ski Team and I look forward to competing and hopefully making western regionals again this year.

Not only are they incredible examples of modern design but they are also a way for home builders to truly tell a sustainable story. Village Walk Skyline duplex homes will be prefabricated in a factory and designed and completed on-site by sagemodern in conjunction with Paradigm8 which has substantial experience with large-scale development projects. The companies behind Village Walk Skyline are used to working together. In fact, sagemodern’s founder, Paul Warner, helped build Paradigm8 founder Brian Helm’s prefabricated home in Seattle back in the early 2000s. It’s all connected, kind of like a modular home. sagemodern is both architect and contractor which means there is no disconnect between design and build. This greatly speeds up the process when there aren’t as many moving parts. Since the architecture coincides with construction, sagemodern knows exactly what features cost and can design accordingly. When the Village Walk Skyline project was just an idea, prefab structures made sense. An attached modular design for a community means there is a level of repeatability which reduces building time on site. Since the home’s framing and construction would be completed in a factory, double the work can be done in half the time which is especially beneficial with seasons in Tahoe. Prebuilding and assembling a home before the snow flies is not only time-efficient but also better for the environment. With no wasted materials at the building site, Village Walk Skyline could tell a truly eco-friendly story since the homes would be built in a fraction of the time that construction normally requires. With design complete, the next step for Village Walk Skyline homes is for modular construction to begin. The logistics to transport the homes are where it gets really interesting. The separate modules, under 15 feet wide which leads to fewer transport restrictions, are wrapped and loaded onto as few trucks as possible. Even the moving process is as efficient and eco-friendly as it can be. Once the prefabricated homes get delivered on the lots at the top of Northstar, where a crane will have been set up the night before, sagemodern construction managers will work on putting them together on-site. The Village Walk Skyline homes will feature rough sun cedar siding in different colors with metal accents, all attributing to a mountain modern feel. sagemodern has been putting modular homes together since 2008, so the process runs quite smoothly. The crew can get an entire duplex stitched up in a day.

In their most recent case, it was a patient but focused 20-year wait for a 26-acre parcel of riverfront land in downtown Truckee to finally become available. Twenty years committed to open dialogue with the landowner, partnership with the Town, and diligent fundraising efforts. And their commitment paid off allowing them to seize the moment and secure the down payment on the parcel last summer. 34

Truckee, like most towns across America, expanded outward as the population grew over the past several decades, eventually touching almost every corner of the town’s boundaries.
