Golf Course Living Just the thought of living on a golf course or owning golf course property is very appealing to many people. To some it is a dream come true. Looking out your breakfast room window at the beautiful green can instill a feeling of calmness, and the look of “Master’s Green Jacket” surroundings is just breathtaking. But is it really going to be that great once the property has been purchased? Interested home buyers should look into the pros and cons of buying golf course property. Noise and privacy. Consider property along the fairways and not so close to the greens or tee boxes. Early morning sounds of mowers could get very annoying. With ownership of fairway property you could have golfers searching in your back yard for lost balls (usually in their golf carts). Safety. Make sure that your home is secluded or protected from golf-ball landing areas—especially if your family enjoys being outside or intends to have a pool in the back yard.

Check with the greens superintendent for what type of pesticides are being used. The golf course is for golf only. Casual play, family baseball games, biking, recreational walking, and walking your dog along the fairways is usually a no-no. Golf course living can be a great lifestyle, providing benefits like beauty and serenity. For the avid golfer, living within walking distance of the first tee is very nice. Or for the non-golfer, to wake up to freshmowed grass and the sound of late-night sprinklers is lovely and soothing. WASHINGTON — Sales of existing U.S. homes slipped in March to their lowest level since July 2012 as rising prices and a tight supply of available homes discouraged many would-be buyers. The National Association of Realtors said Tuesday that sales edged down 0.2 percent to a seasonally adjusted annual rate of 4.59 million. It was the seventh drop in the past eight months. Sales rose in the Northand Midwest, east suggesting that cold weather did not slow sales. And the Realtors’ group says the scant decline shows sales are staand might bilizing strengthen in coming months. Many Realtors report seeing more potential buyers at open houses. Sales fell in the West

and South, where prices have risen the most in the past year. The price increases were smaller in the Northeast and Midwest. Nationwide, the median sales price last month was $198,200, up 7.4 percent from 12 months ago. The sharpest sales increase occurred among homes priced at $1 million or above. Purchases rose 8 percent in that category. Sales fell in nearly every other price group.

Question: I’ve seen some news recently about officials stealing from community associations. What can we do to make sure it doesn’t happen at our condo? – Annie Answer: Vigilance is the only sure solution to

this problem. Whenever people are put in charge of other people’s money, a very small minority will try to keep some for themselves. perpetrator The doesn’t necessarily start out intending to steal, but it becomes a crime of opportunity. A manager takes $20 from the petty

cash to buy lunch. Or a bookkeeper borrows $300 for her monthly mortgage payment. Both had planned to pay the money back until they discovered that nobody noticed it was missing. To prevent this, associations should work with their accountants and at-

torneys to develop a system of checks and balances. Make sure all checks and withdrawals require two signatures, so that no one person can access the money alone. Everyone needs assistance and oversight, and the more hands and eyes on the accounts, the bet-

ter. If a manager is used, the board should check the books against the account statements on a monthly basis and ask questions about anything that seems out of line. Don’t let vendors be paid in cash, and review employees' expense accounts.

For golfers and their families, it’s hard to beat the appeal of living in a country club community or, better yet, right on the golf course. From Golden Eagle to SouthWood, Leon County has numerous great venues for the game, and there are other favored spots in surrounding counties to get in 18 holes with friends. “If you’re a golfer in Tallahassee, the opportunities are endless,� said Realtor and golfer Steve Lastowski, who owns Lastowski Realty & Property Services in Tallahassee. He sold a house recently at the Havana Golf & Country Club, a 9-hole regulation course off U.S. 27 that is 3,011 yards for a par of 36. The course was designed by William W. Amick and opened in 1961. Golden Eagle Golf & County Club, located at the center of the Golden Eagle residential community, is a Tom Fazio design and is home to numerous local tournaments, while Summerbrooke’s rolling hills and sharp elevation changes make players forget they are in Florida. SouthWood is another example. Designed by PGA Tour great Fred Couples and his renowned design partner, architect Gene Bates, SouthWood Golf Club takes full advantage of the area’s terrain and offers an enjoyable golf experience for players of all levels. In fact, the health of the golf course has bearing on the neighboring residences. “It’s very important to know the financial status of the golf course where you are purchasing your property,� Sauers noted. She recommends taking the time to explore golf communities and become familiar with their associahomeowners’ tions, for example. It’s likely the association has stricter rules in place to help preserve the golf environment they are responsible for maintaining. “You have to understand what you’re getting into,� she added. Also part of the golf scene in Leon County are the municipal courses. The Jake Gaither Golf Course is a nine-hole, par 36 facility that was renovated in 1998 to add more tee areas. The Hilaman Golf Course is 18 holes and has a driving range, tennis courts, restaurant and pro shop. Hilaman has numerous apartments and townhouses nearby, which gives renters easy access to the course when it’s tee time.

Rain gardens create a resource for your yard Plants help filter the pollutants from runoff

Rain is a natural resource for your yard. Think of it as pennies from heaven — free moisture that nourishes your plants and nixes high water bills. Ask a master gardener how best to access that rich resource and you are likely to hear “rain garden.” A rain garden is also a fuss-free way to help clean up the environment. When it rains, water falls on roofs, driveways, lawns, between houses, over parking lots and through storm drains. As stormwater travels over these surfaces, it collects pollutants, pesticides, herbicides, sediments and pet wastes. In undisturbed landscapes, such as woods and open field, there is very little stormwater runoff because rainwater filters through soil or evaporates into the atmosphere. “Seventy percent of pollutants in our streams, rivers and lakes are carried there by stormwater,” says Carol Fyrer, a master gardener in Williamsburg, Va. She and other local master gardeners are using their skills to help homeowners develop rain gardens in places where erosion, water conservation and pollution control are concerns. “Most people do not know that about half of the pollutants are caused by what we do in our gardens and yards. “Planting a rain garden might seem like a small part of stormwater management, but if you calculate the amount of rain that runs off your roof, you might be very surprised. Water running off a house roof can be channeled into a rain garden, rather than heading into the street to a storm drain carrying pollutants with it,” Fyrer said. A rain garden is an attractive landscape feature designed to capture, filter and infiltrate stormwater back into the soil – rather than rain running off your property or causing erosion.

“They are built as shallow depressions – basins – in the ground that are filled with good draining soil mix and beautiful plants that can tolerate wet soil and periods of drought,” Fyrer says. As water collects in the rain garden, it is filtered and slowly absorbed by soil and plants. Soil and plant roots of the trees, shrubs and perennials planted in the rain garden filter pollutants, pesticides and herbicides from the rainwater. Well-designed rain gardens will hold water for no longer than 24 to 48 hours. Rain gardens have several advantages, according to Darl Fletcher, assistant horticulture curator at the Virginia Living Museum in Newport News. The museum’s rain garden is located in front of the green roof of the Goodson Living Green House, and is planted with witch hazel, sweet pepperbush, strawberry bush, Virginia sweetspire and copper iris. “Rain gardens help reduce and filter stormwater runoff, which reduces stormwater pollution as well as increases

groundwater replenishment,” Fletcher says. “They provide habitat for wildlife, are attractive, are low maintenance – do not require mowing, fertilization or water-

ing once established – and can increase property values with their use of creative landscape design,” Fletcher added. Where to build a rain garden?

» Look at your land and home, and note where rain runs off during a storm. » Do a soil test to determine the makeup of your soil. » Do an infiltration test at the rain garden site to see how quickly water seeps into soil. » To determine size of your rain garden, calculate how much rain flows to the area for your rain garden based on size of impervious surfaces – roof, driveway, sidewalk – and pervious surfaces, such as lawn and other plant beds. Formulas are available in homeowner guides online. » Before you dig, lay out a water hose to the dimension and shape desired of your rain garden to get a sense of what it will look like – and adjust the shape until it is pleasing to you. » Research native plants that might work for you, and locate nurseries where they are available. A rain garden should be at least 10 feet from a house so water soaking into the soil does not seep into the home’s foundation. Do not place the rain garden directly over a septic system or underground utilities. A wet area of your land may not be a good spot since the infiltration is poor there. An area closer to the runoff source — roof or driveway — to intercept the water is a better choice, according to Fyrer. If your water table is high, less than 2 feet deep from the surface, a rain garden will not work since infiltration is an issue, she adds. Locate a rain garden in sun or partial sun, not directly under a big tree. Placing a rain garden in a flatter part of a yard makes digging much easier. A slope of less than 12 percent grade work is best since the base of the rain garden must be level, and less incline requires less filling in of the downward side of a slope.
