THE OFFICE RENNAISSANCE We are in the midst of an office renaissance and believe that the office is evolving into something fundamentally different. People are leaving the office because they don’t have the right places to get work done. It is time to blur the edges of what the office means and create workplaces that inspire and that people want to work in. The workplace matters more than ever. • • • • • • •

The most engaged employees spend 60–80% of their time at home. IBM and other leading organizations are asking their teams to come back together to collaborate, innovate, build culture and drive business forward Most organizations recognize that innovation and ingenuity stem from teamwork The reason we hear for workers leaving the office is that they don’t have the right places to work 75% feel their spaces aren’t’ helping them to be creative 22% don’t have spaces to collaborate 75% suffer from frequent noise while working

People are coming back to the “old office” which no longer supports the ways they need and want to work. We need to create offices that are destinations people want to come back to.


4 DRIVERS + DISRUPTERS CULTURE Culture is expressing itself in new ways in the office – from the integration of biophilia and the personalization of design to a worker’s ability to express their authentic self at a job that brings them a sense of purpose. EMPLOYEE ENGAGEMENT The most engaged employees solve complex problems and help organizations innovate and thrive. Yet, disengaged employees make up one-third of the workforce globally. Our global research found that the there is a positive correlation between how engaged employees are and how satisfied they are with their work environment.


TECHNOLOGY An increasing range of devices and the growing adoption of the Internet of Things, virtual reality and artificial intelligence are not only changing the ways people work but the work they are doing. SHIFT TO CREATIVE WORK Businesses today need to innovate and create in order to not only grow, but survive. People need new skills and the ability to continuously learn and adapt to changing conditions. To be successful in the future, workers need to generate new ideas, solve tough problems and think outside the box. They need to be creative. HOW CAN WE HELP? To create these new workplaces, we need to blur the edges of what we’ve traditionally considered the workplace. We’ve blurred the ways we work and when we work, and we believe it’s time to rethink the places we work. We can no longer create the same spaces and expect different results. We need to redefine what the office means and change it so it’s the place people want to come to. DESIGN INTENT Our workplace acts as an ecosystem of spaces that are designed to adapt and evolve over time, optimizing real estate while fostering higher levels of employee engagement. The Bakersfield ecosystem is focused on the relationship between people, technology and place. When considering people, the workplace needs to support people’s wellbeing from a holistic perspective. It’s important to consider not only people’s physical needs, but also their cognitive and emotional wellbeing. To support holistic wellbeing, we need to think about the fact that people aren’t just doing one thing all day long. They’re shifting from different modes of work, such as focused individual work, to collaboration. They’re learning from co-workers, and having social interactions. During a hectic day, they also need times rejuvenate and gather their thoughts or just take a breath. And it’s tough for one type of space to support all those different things people need to do. We believe the way to solve for this is to design a workplace that focuses on the wellbeing of people by creating an ecosystem of spaces that offer employees choice and control over where and how they work. When creating a workplace, consider the intentional combination of the five Spatial Zones designed to accommodate and anticipate changing organizational and employee needs. The size, ratio and adjacency of each zone should be tailored to match both your business objectives and cultural expectations. The result is an agile workplace that supports change, rather than resist it.

Support Privacy Needs Balance the need for teamwork and collaboration with the need for individual privacy and rejuvenation. Performance and Posture Integrate technology that makes it easier to collaborate, find focus and encourages movement and posture change. Promote Personalization Prioritize self expression and authenticity over clean desks and perfection. Take cues from nature More than adding plants- plan the space with variation of materiality and forms to avoid a sea of uniformity.
