Taos Real Estate Market Report Year-to-Date Through April 30, 2022 (4 months)

Through the first four months of 2022, unit sales for Homes, Condos and Land are all down slightly compared to the same period in 2021. The market has cooled a little from the torrid pace experienced from mid-2020 through 2021. But there is still very strong buyer interest in Taos, despite rising interest rates, inflation, volatility in the stock market, and worries about the war in Ukraine. More people are choosing Taos as an attractive place to live!

Call me for a free market analysis of the value of your property, and a consultation about the selling process. SINGLE-FAMILY HOMES – So far this year, unit sales are down 3% compared to last year. The number of closed sales is being limited by a severe lack of inventory, as well as by an extremely long time for escrows to process (four to five months) due to major backlogs at Taos’s only two title companies. However, dollar sales are up 25% due to rising prices: Median and average prices are up 18% and 28%, respectively. The very inadequate supply of homes listed for sale in the face of surging demand caused prices to jump in 2020 – 2021. We are still seeing homes selling very fast, with multiple offers, and offers above asking price. The same imbalance between supply demand that has persisted for several years continues this year. It is still a seller’s market. CONDOS – Year-to-date unit sales are down 9% from 2021’s pace. As with homes, closed sales are constrained by lack of inventory and by long escrows. But dollar sales are up 20%. Median price is up 20%, and average price is up 32%. The inventory shortage is even more acute for condos than for single-family homes. With continued strong buyer interest, and with no significant increase in inventory coming, prices should increase again in 2022, although not as rapidly as in the past year. The condo market will also remain a seller’s market. LAND – The land market really perked up in 2021 after being in the doldrums ever since the recession that began in 2008. Unit sales in 2021 were up 69% over 2020. So far in 2022, unit sales are down 14%, but that is probably due in large part to the title company backlogs. Total dollar sales are up 32% year-to-date. Median and average prices are up 41% and 53%, respectively. With the acute lack of existing homes for sale, more people are deciding to buy land and build, despite skyrocketing building costs and supply-chain delays. Prices have not yet risen as dramatically as they have for homes and condos, but they are starting to move.

A verdigris patina is applied to copper components to oxidize naturally with exposure.. It’s no wonder, then, they are a coveted addition to public art installations at outdoor venues; along trail systems; in public gardens; and on corporate campuses throughout the country. Closer to home, “Lyman’s wind sculptures are ideal for the high desert of northern New Mexico,” Murray enthused. “They complement xeriscape landscaping as much as in more verdant settings.” There is even an app (available for both iOS and Android systems) that can assist you in virtually designing your own Wind Forest. Envision Gallery was founded with Murray’s brother in 2003, and in 2005 he took over the full reins. Today the gallery

estled in the shadow of Pueblo Peak, the green expanse of the Overland Sheepskin complex sits like an oasis, a picturesque and bucolic landmark three miles north of Taos Plaza. And in the midst of the majestic cottonwoods that dot the landscape is a stand of silent kinetic sculptures that capture both the eye and the imagination. They are the brainchild of Utah artist Lyman Whitaker who, for 50 years, has been creating these marvels that soundlessly spin and whirl with the merest hint of a breeze. Envision Gallery, located in the complex, has been the sole Taos representative of Whitaker’s mesmerizing sculptures for over 16 years, gallerist Jimmy Murray noted. “They have always been a great draw because they truly are hypnotic and irresistible,” he said. In the garden adjacent to Envision you’re able to experience a selection of

some of Whitaker’s most popular creations at their playful yet meditative best. The designs are “a portal between the natural world and the machine world,” according to the artist. Wind is his medium in which shapes gathered from nature — lotus, tulip and ginger owers, desert lilies and palm tree fronds — play delicately alongside elemental representations of air, earth, re and water. The enduring functionality of each sculpture, however, relies upon Whitaker’s mastery of the metals from which each is fabricated. Copper, steel and stainless steel are rolled, cut and shaped in Whitaker’s studio, then meticulously soldered into one of over 40 designs before being mounted on poles with ball bearings to ensure their seamless movement.
