Taos Real Estate Market Report Year-to-Date Through June 30, 2022 (6 months)

Through the first half of this year, sales of Single-family Homes are down by seven units (4%). Condo sales are up by three units (7%). Land is down 25 sales (18%). The market has cooled some from the torrid pace experienced from mid-2020 through 2021. There is still strong buyer interest in Taos, but higher interest rates, persistent inflation, the stock market decline, the prospect of recession, and impacts from the war in Ukraine are having a cooling effect. SINGLE-FAMILY HOMES – So far this year, unit sales are down by 7 houses (5%) compared to last year’s pace, but dollar sales are up 21%: median and average prices are up 15% and 26%, respectively. Prices really surged in 2020 – 2021; as the market cools, the rate of price increase is expected to slow. However, the same imbalance between supply and demand that has persisted for several years continues this year. It is still a seller’s market, if not as strong a one as last year. CONDOS – Year-to-date unit sales are up 7% from 2021’s pace, despite very limited inventory. Dollar sales are up 22% as prices continue to rise: median price is up 9%, and average price is up 14%. With continued strong buyer interest, and with no significant increase in inventory coming, prices should continue to increase in 2022. As with homes, the rate of price increase will probably diminish some from the pace of 2020-2021; but the condo market will also remain a seller’s market. LAND – The land market really perked up in 2021 after slumping in the wake of the Great Financial Crisis of 2008. 2021 unit sales were up 69% over 2020. So far in 2022, closed unit sales are down 18%. However, dollar sales are up 6%, with median and average prices up 40% and 30%, respectively. Unlike for Homes and Condos, this is not the result of more demand than supply; it appears that land prices are finally recouping the declines suffered during the recession. With the acute lack of existing homes for sale, more people are deciding to buy land and build. The Land market is not yet a seller’s market, but it is improving.

The older parts of the Palacio de Marquesa have wood burning fireplaces and the newer rooms have gas fireplaces. When asked what guests enjoy most about the Palacio de Marquesa, Mark Carroll, general manager here and at El Monte Sagrado, says, “People comment about the authenticity of the place. It has a nice feel, with touches like ceiling fans instead of air conditioning and hand woven blankets from Chimayo. It feels like a home rather than a big hotel.” Carroll said people enjoy connecting over breakfast and sharing what they’ve learned about Taos. “They get to meet Chef Nicolas and they appreciate that everything is made fresh. We send our green chile and caramel sauce recipes home with lots of people,” he added. The common areas that welcome the visitor are located in the original 1920s home and offer a cozy living room with a fireplace, as well as a dining room and an original kitchen with handpainted cabinets. CLOSING STATEMENT

Because of the changes that are still working their way through our culture and economy, many looked at a map of where the weather was special, real estate prices less than Aspen, Vail and Snowmass, and noticed New Mexico. The Land of Enchantment offers quite an alternative to those higher-end ski towns. As we all know, the Taos real estate market has never been as hot as it’s been the last two years. If we roll the clock back just five years or so, any house that was listed for more than $200 per sq. ft. “all in” — meaning where one takes the square feet of the residence and divides that into the asking price, rather than take the value of the land and the value of the home and add those together — it was said that the seller did not get the market. And their homes sat.

FOR MANY AMERICANS, living in the high country is a dream they’d love to live. It isn’t for everyone because it usually involves some isolation and sacrifice for the trade off of wonderful weather, clean air, amazing sunsets and a casual lifestyle not available in our cities. Historically, Taos drew artists due to the incredible natural light Mother Nature provides. It also drew folks looking for a different way to live, where materialistic possessions were not prized and those looking to drop out of the rat race that is the norm on the east and west coasts, and places in between like Chicago, Dallas and Houston. But some of that has changed in the last two years, due to the otherwise-dreaded Covid-19. As we all know, many in the corporate world were banned from going into their offices. People learned, for the most part, that they could do their jobs from the convenience of home. And that where home was wasn’t that important.

If we fast-forward to 2021, we saw houses that sold for $400 per sq. ft. all in. And one I know of that sold for $500 per sq. ft. all in. Those are the prices we were used to in Aspen and Vail, but their spiffy homes now go for more than $800 per sq. ft., and some up to $1,000. Not only have prices soared in this high-country community, but also, many of those buyers came with cash. Some with over $1M of it. The days of chump-change seem to be long past — at least for a while. Those same buyers are likely to change life here over time. People that are able to pay over $1M for a house are going to want to furnish their homes with upscale furniture. They are going to want finer mattresses, sheets and pillowcases, and this year’s fashions and stylish shoes. I remember when we first got here in 1994 on a permanent basis, the word on the street was that Taos was going to be Aspen-ized. And that was like the boogieman was coming. But that passed, and the word went away. And while it isn’t fashionable these days to refer to Taos that way, the reality is that change will come. Stores catering to our newer residents will open — and I think they will thrive. It will take time, and not everyone will be happy about it. But options are a good thing. And money is not evil if enjoyed and not flashed. High country living for most of us means a lot of online shopping. Our current local options aren’t great. Think Walmart. (I prefer not to, but for most of us, it is inevitable that we walk through their doors from time to time). I am ever grateful for this town and the lack of consumerism. I am ever grateful that cars, for most of us, are transportation and not status symbols. I am ever grateful for our professionals who wear jeans to the office rather than elegant suits and Bally shoes. Frankly, while I am open to change, I am also a big fan of high country living, and hope it doesn’t change too much.
