However, the gap is narrowing some, as sales in mid-2022 started to decelerate from the super-hot level that started in mid-2020 and ran through the middle of 2022. That pace was unsustainable—some cooling off was inevitable.

SINGLE-FAMILY HOMES – Sales have been down in every month this year compared to last year except in June. Year-to-date unit sales are below last year for the same period by 23%. Dollar sales are down 29%. Median price is down 1% and average price is down 7%. The price rises of 20%-25% per year during the 2020-2022 market surge were bound to slow. However, there is still more demand than supply, with the inventory of homes listed for sale very low; therefore, prices are not falling much.
CONDOS – Condo sales have been down in every month so far this year. Through eight months, unit sales are down 48% compared to last year. This is mainly due to an inventory that is even lower than last year--there are very few condos available for purchase. Dollar sales are down 35%. Median and average prices are actually up 20% and 25%, respectively, due to the supply-demand imbalance. Additionally, there are fewer smaller, lower-priced units in the mix this year, so this has contributed to the big increases in median and average prices.
LAND – Land sales have been up in several months this year, but the year-to-date number of sales is still down 11% compared to last year. Dollar sales are down 25%, with the median price decreasing 17%, and the average price down 16%. The very long lead times to complete construction due to builders’ backlog of contracts, as well as high costs for materials and labor, are dampening buyer interest in land. However, with the inventory of homes and condos likely to remain extremely low for the foreseeable future, building will make sense for some people.
