The idea for Albany was hatched in 2004 when Ernie Els, Tiger Woods, and British ex-pat trader Joe Lewis put their heads together to conceive of the ideal family retreat. Alternatively, Scrub Island is a brandnew private island resort, which opens in July and, as well as offering ready-built villas, will also offer lots on which you can build your own home. Villa prices start at L2.3m (scrubisland.com). There are other places to splash the cash in the Caribbean-Altamer, for example, is a development of nine ‘architectural signature residences’ that Savills is marketing in Anguilla. Prices range from L10.2 up to an eye-watering L36m. You get your own beach, pool, wine cellar and cinema, as well as private jet facilities and, of course, a megayacht marina. ‘There are five billionaires there already,’ says Weston Baker. Further along in the Bahamas, meanwhile, plans are well underway for the development of Albany, a luxury beach resort on the island of New Providence. Part of the development will be completed later this year; the 565-acre site will eventually include a deep water, megayacht marina with 13 dedicated apartment buildings containing about 100 units, which will range in price from L2.6m to L26m (knightfrank.co.uk/international). If the Caribbean’s not your thing but you still want hot, head to Eden Island in the Seychilles, a purpose-built, 100-acre addition to the existing 115 islands of the Seychilles, which will have 38 acres of private waterways and include a marina that specializes in accommodating both super- and mega-yachts, even those over 80m in length. Every unit at Eden Island comes with its own private mooring, either right in front of or close to their villa (savills.co.uk/ abroad). Or what about Dubai? This playground for the rich has its property Mecca in Dubai marina, where anyone who is anyone wants a spot for their boat, ‘Dubai was a desert, so anything along the boating line is seen as a luxury,’ says Hannah Rogerson, head of the Middle Eastern department of top-end search agency Quintessentially Estates. ‘It’s very difficult to get hold of water for your own little mooring, so if a property has that as an addition, it’s something to get excited about.’ Despite the sand, Dubai is trying to establish itself as the Marina Capital of the World, and an international destination for the world’s super-yacht owners, with 30,000 estimated berths being built over the next five years. If Europe is more your thing, but you want somewhere up and coming, Croatia is the place to look, says Weston Baker. ‘It is second to none in terms of sailing.’ New legislation concerning development also means that opportunities for marina facilities are opening up. The most talked-about of these is Porto Montenegro, an extravagantly ambitious project that will see the former cold war

naval base of Tivat, just north of Corfu, turned into one of the largest marinas in the Med, with 650 berths that include space for 130-150 super-yachts. ‘It will be specifically targeted as a home port for these yachts all year round,’ explains Oliver Corlette, managing director of the scheme. Plans are for about 100 berths to be complete by this summer; about 25 to 30 apartments are also just being released on to the market, priced between L315,000 and L1.8m -apartment owners will also get a 75 per cent discount on a berth for the first three years of ownership (portmontenegro.com). Tempted by what’s out there but don’t own a yacht? Despite the demand for boats, there are deals to be had, as cash-strapped financers and bankers start trading in their gin palaces. Earlier in the autumn, the sellers of one of the world’s most luxurious yachtsthe 164ft Alibella, offered a L8.5m discount to a buyer prepared to complete a deal within 30 days, bringing the price down to L22m. Candyscape, the floating home of super-developers the Candy brothers, can be yours for L11.7m, reduced from L13.9m (edminstoncompany.com). The yachting industry may still be booming when it comes to building the boats, but in this market, there’s always room for a bargain. Something that the modest Ratty might be more inclined to approve of.

have the option of having predesigned cottages, which will also be used as hotel rooms, built for them, or they can design and construct custom homes while adhering to architectural guidelines. The condo buildings will line the 71-slip inland marina. Also planned are multiple restaurants, a full-service spa, a fitness center with a boxing ring, a children’s clubhouse, a 15-acre equestrian center and pools, including some in a water park with slides. The Lynden Pindling International Airport is less than 10 minutes from the project’s site.

A few years ago, all eyes in the Bahamas were on the island of New Providence. Legendary golfers Tiger Woods and Ernie Els got together with their friend Joe Lewis, founder of the international investment firm Tavistock Group, to purchase the Albany House, a plantation-style home located on the southwestern corner of the island. Immediately, they drafted plans to build a luxury 565-acre (229-hectare) resort on its site to include an Ernie Els-designed 18-hole golf course, an equestrian centre with ranchettes, luxury three- to five-bedroom ‘cottages’, custom home lots, a beach club, and a marina facility with 100 waterfront residences and over 70 wet slips for megayachts up to 240 feet (73m). - has seen its own share of tourists as the site of two movies, most notably the James Bond film ‘Casino Royale’. With this new development, the island of visitors and will welcome an residents from a higher income bracket and may begin to enjoy the riches of luxury economic development. The existing Albany House, which is approximately 77 feet (24m) from the water, will be the cornerstone for the new community and will serve as a high-end luxury Beach Club with an indoor restaurant and a large terrace. “British West Indies on the outside,” says Doug McMahon, managing director for the Tavistock Group, “while the inside will have a more contemporary vibe”. The Tavistock Group - the leader of the entire enterprise - is a global private investment firm founded 30 years ago by Joe Lewis. The company has grown to encompass a broad portfolio around the world including luxury residential properties, master planned real estate development, sports teams and sporting events, and restaurants. The group’s residential communities include the top-rated Lake Nona Golf and Country Club in Orlando, Florida; Old Fort Bay in the Bahamas; and Isleworth Golf and Country Club, also in Orlando. In other words, a project such as this is nothing new for them. Overall, the Albany project, scheduled for a late 2010 grand opening, has garnered input from almost 20 architectural rms, and a myriad of international and local consultants, contractors and builders, including Bellingham Marine Industries (BMI), which is primarily responsible for the marina construction. BMI has been contracted for the recently completed Turks and Caicos Yacht Club, a 135-slip stateof-the-art eco-friendly marina in Turks and Caicos capable of berthing yachts up to 200 feet (61m), the soon-to-be-completed 300-slip Marina Pez Vela in Costa Rica, Chub Cay Marina in the Berry Islands and Emerald Bay Marina in Great Exuma. The Albany marina, when complete, will include the aforementioned wet slips, a recently dredged mile-long channel, dry storage for yachts up to 42 feet (13m), and space to turn a 300ft (91m) yacht. “Tiger and Joe have large yachts,” says McMahon. “The marina had to fit those.” Indeed, the marina will

have an 18ft (5m) basin, capable of handling a boat with a 16ft (5m) draft. “Turrell, Hall & Associates did a phenomenal job to make it work in the South Ocean,” McMahon adds. “It sets a new standard for marina offerings in the Bahamas.” BMI was brought into the project via Turrell, Hall & Associates, which is responsible for engineering, designing, and managing construction for the proposed 15-acre (6hectare) marina. Work includes an extensive Environmental Impact Assessment (EIA) and Environmental Management Plan (EMP) for the entire project. The contract is particularly apt as Turrell specialises in considering the specific needs of megayachts such as concierge services, access for provisioning, and special fuelling and crew facilities. The firm also offers operational expertise, facility management and marina staff training in fuel spill and emergency response procedures via its association with Dream Harbors (Naples, Florida), which offers operational support in marina development and best management practices. For the Albany project, Turrell, Hall & Associates relied on its own yacht registry database. “We use the database to design marinas so berthing spaces and accommodations are adequate for today’s vessels,” says Joe Cunningham, staff engineer for Turrell, Hall & Associates. “The database analyses the average beams, drafts, power demands and other information for thousands of yachts registered throughout the world and is continuously updated as new yachts come online,” he adds. BMI is no stranger to Turrell, Hall & Associates as they’ve worked together on various projects for over 20 years. “We have built a number of marinas they have been the planner/permitting engineer for in southwest Florida, the Keys and the Bahamas,” says Steve Ryder, manager of project development at BMI. “Dream Harbor owns and operates marinas in Florida and we have built their facilities at Naples Boat Club and Ocean Club Marina in Port Canaveral.” The scope of BMI’s work includes structural engineering and construction services for the dock and pile system. The team will also construct the utility systems with all the latest in fire, health, safety, communication, environmental and fuel systems, including many aesthetic upgrades. “This marina, when

completed, will incorporate many of the details and requirements we have developed in the 50 years we’ve been building marinas and yet Albany will have a number of significant upgrades for the vessels who will call the marina home,” Ryder confirms. Although BMI had not worked with the Tavistock Group in the past, Ryder says Turrell was “aware of our abilities and we were familiar with them from their development projects such as Lake Nona and Isleworth in the Orlando area.” Lining the marina, the Albany project’s plans include 11 buildings, housing 100 waterfront apartments with a classic design and views of the marina and surrounding ocean. As with many tropical locations, the apartments will focus on warm-weather living with vanishing walls of glass, penthouses with swimming pools and 30% outdoor living space. The entire community was designed by the highly influential modern architect Andres Duany of Duany Plater-Zyberk & Company (Miami, Florida), a firm responsible for Alys Beach currently under construction in Florida, the Windsor Club in Vero Beach, Florida, and Seaside - a revolutionary 80-acre (32-hectare) ‘new urban’ development along the Florida panhandle founded and designed in the early 1980s. McMahon says that Duany drew inspiration for the Albany project from other coastal communities, such as Edgartown and

Martha’s Vineyard - both located in Cape Cod, Massachusetts, noted for its traditional small-town design. The result will be a pedestrian-friendly community with streets that address the ocean. Although designed by various architects, “the buildings will relate to each other, relate to the street, relate to the neighbourhood,” says McMahon. “There will be a reason for everything.” As for environmental-group pushback, which comes as standard with any large construction job regardless of location, one local group did approach Tavistock and question their intentions, but quickly ended its campaign. What it comes down to, McMahon states, is communication. “If a developer honours its commitments, things quiet down,” he says. “We have a commitment to be a good environmental steward. Plus, we have incentive! We’re all attracted to the natural beauty in the Bahamas. The last thing we want to do is mess that up.” For example, jetties will be constructed both north and south of the new inlet to an existing yacht basin - dug by the previous owner - to keep sand on the beaches and out of the channel. Natural stone rip-rap will line the entrance channel, tying into the jetties to dissipate wave energy. As the Albany project has 3,200 linear feet (975m) of shoreline, clean sand will be placed on the beaches as is common practice to offset any erosion. The beaches will then be consistently monitored over time. In the long run, the jetties will increase habitat for marine life and will eventually replenish beaches in New Providence that have been eroding over the last 50 years. Albany will also buck the ‘celebrity developer’ trend. McMahon points out that when celebrity shareholders lend their names to various developments and projects, they often just sit in the background or walk away after a period of time. This has led to a certain amount of cynicism in resort areas looking to court major developers. Not the case here. “Joe. Tiger. Ernie,” McMahon states. “When they say they’ll do something, they do it. These three have everything to do with this project and they are powerful shareholders even with these current economic headwinds. Albany’s opening to create 500 jobs By Neil Hartnell Tribune Business Editor Up to 500 full-time jobs will likely be created when the $14 billion Albany luxury resort community starts its operational phase in summer 2010, as the project developers prepare to increase the ANAND current 600-strong construction workforce by “cranking up” Phase I vertical building. Christopher Anand, Albany’s managing partner, told Tribune Business that with the project’s management team “largely identified and in place, from an operational standpoint, it will be early next year when we start hiring the majority of employees.” Some 200-300 persons are likely to be hired by Albany when Phase I has its soft opening in 2010, Mr. Anand said, but he explained that the direct impact for the Bahamian workforce could be up to 500 new jobs as a result of the development contracting out the provision of certain services to Bahamian businesses. “We’re going to sub-contract with local businesses on the landscaping [and other areas],” Mr. Anand explained. “That will ramp up, so probably as many as 500 jobs will come out of that as opening day approaches. It’s not just us, but local businesses who’ve got contracts as well.”

The promise of several hundred jobs being created will bring a much-needed boost to the workforce and Bahamian society at a time when the economy is struggling, unemployment continues to rise and Albany remains the only major mixed-use resort development project continuing to make substantial headway.

Mr. Anand told Tribune Business that some 600 construction workers were currently employed on the project site, but this number was due “to be cranked up as the vertical work starts to happen. That number will start to grow. That’s still not at the peak. I imagine it would get close to 1,000.”

The southwestern New Providence development’s amenities, such as the spa, fitness centre and clubhouse, plus the marina, golf course and hotel cottages component are scheduled for a summer 2010 soft opening, with a more formal ceremony likely to take place in November/December 2010.

Albany’s shareholders, who include Tavistock Group, the vehicle by which Lyford Cay-based billionaire Joe Lewis makes his worldwide investments, and golfers Tiger Woods and Ernie Els, have invested more than $250 million into the project to date, Mr. Anand said.

“Things are good,” he added. “We’ve seeded about one-third of the golf course. There’s six holes done out of 18, and next month it will be nine. The majority of the marina is complete. The basin is done, and there’s a little bit to be done to the channel – a couple of weeks worth of work. Now the slips and walkways and stuff like that can be put in.” Some 30 hotel cottages are now under vertical construction, the Albany managing partner added, with drywall and windows being installed, and roofs set to go on. “In every aspect of the development that we’re delivering, it’s going vertical,” Mr. Anand added. And a further 20 homes, likely to have an average value of $3 million, were going through the design process as purchasers of Albany’s custom lots moved to construct their own homes. Pointing out that this represented at least $60 million worth of work for the Bahamian construction industry when building work on these properties likely start next summer, Mr. Anand said: “We’ve always said the benefits of Albany are longer term. It’s a marathon, not a sprint. Here, the benefits to the construction industry will be longer term.” The construction work coming from Albany’s real estate buyers is likely to provide steady construction work for some 10 years, he explained, the “spurts” coming when the project’s developers are engaged in work. Despite the depressed global economy, Mr. Anand told Tribune Business: “We’ve had an encouraging few months from a sales perspective, and had about eight sales in the last few months, which is pretty awesome.” The Albany managing partner added that provided 2009 finished smoothly, the developers would look to roll into Phase II - sale and construction of the marina residences – in early 2010. If sales went as planned, construction work was likely

to start in early summer 2010 - around the time when Phase I was set to have its soft opening. The first part of Phase II, Mr. Anand said, was likely to involve an investment worth $125 million to $150 million. He explained that the developers might “release” the marina residences in phases of 25 to 30 properties at a time, selling some as construction was ongoing to enable them to move into the next phase. When asked how Albany had been able to keep going when most other Bahamas-based and Caribbean development projects of a similar nature had ground to a halt, Mr. Anand replied: “It’s really the strength of the initial buyers and, most importantly, our shareholders. They’re serious people, and they’re committed to this. That’s been hugely important. We’ve got a group of partners that, when the going gets tough, the tough get going.” Pointing to the numerous stalled investment projects, Mr. Anand added: “We continue to benefit from the uncertainty and unsettling developments around the Caribbean. Just about every other project

in the Caribbean has been shelved, and that’s

allowing us to stand out, it seems, as the only ones left standing. “It’s a testament to the way we’ve gone about financing and building Albany and getting the right people involved. The Bahamas is still a great place to be, and New Providence is the right place to be in the Bahamas. All these factors have allowed us to buck the trend.” Mr. Anand added, though, that the Government’s decision to remove the $35,000 real property tax cap had impacted real estate sales at Albany, as with other developments, as it increased costs and uncertainty for potential buyers. He explained that any increases in costs associated with buying and holding Bahamas-based property inevitably made sales harder, and it was an issue Albany’s developers had discussed both internally and externally.

Switching Off As many miles as he logs to play in tournaments around the world, the author still looks forward to unplugging and getting away for family vacations EVERYONE OBVIOUSLY HAS HIS OR HER PERSONAL VIEWS ON traveling and taking vacations. I once read a quote from Orson Welles, who I’m guessing wasn’t a fan, at least of flying. :There are only two emotions in a plane,” he said, “boredome and terror.” Trouble is, not flying certainly limits your travel options. I couldn’t have a more different view. I think I’m a born traveler, which is just as well. As a professional golfer, my commute to work is a little longer than most other jobs. I have been able to walk to work during tournaments at Wentworth, but that had been only two weeks a year for the BMW PGA Championship and the HSBC World Matchplay. In the other 50 weeks, I will clock probably around 70,000 miles. Admittedly, with a private jet it’s more doable than flying commercial, but that’s still a lot of time in the air. But as much as I travel, I still love to take family vacations. OK, there may be times when the perfect vacation is just shutting the gates to my house and switching off my cell phone for a couple of days. But other times it’s great to travel somewhere nice with the family. Like most other people, we have our favorite spots. We all love our house overlooking the ocean at Herold’s Bay down on the Western Cape in South Africa, and we always spend time there at the end of the year. But being South African I think it would be a stretch to call that a holiday destination. More like a home away from home really. The Bahamas is probably at the time of our list of other places to go. We often stay at the lovely Albany House in New Providence Island. It has a list of accolades as long as my driver and you only have to spend time them to see why. I’ve stayed in some beautiful places around the world and I would say this is my top five. You can get a little taste of Albany House by watching the most recent James Bond movie, Casino Royale, in which Daniel Craig as 007 checks into one of the resort’s beautiful oceanfront villas. It really is a special place. The best part now is that I have an added excuse to go, as we’re designing a golf course there, Albany Golf & Beach Club, a joint development with Tiger Woods and Joe Lewis’ Tavistock Group. Although Tiger is now in the design

business, Enrie Els Design has sole responsibiltiy for the golf course. It’s going to be incredible: Just think of the best of island life with world-class resort facilities and you’ll not be far off. It’s certainly one of the most exciting projects we have on our books. Anyway, back to the business of vacations. Another of my favorite locations is southern Europe. Ever since we met, my wife, Liezl, and I had wanted to spend some time island hopping in the Mediterranean. I had played a bit of golf in that part of the world during my early years on the European Tour, but I never had time to enjoy my time in the area. In the end, we wanted to wait until our children were old enough to enjoy that kind of trip with us. So finally in 2005 we chartered a boat and spent 10 days cruising with friends around the Med. We visited Capri, the Amalfi coast-line, spent a day at Pompeii and saw all the other amazing locations in the area. The scenery combined with great food, family and friends made for a fantastic trip. There’s something about being on a boat, away from the crowds, that is incredibly relaxing. It’s just so peaceful. and I don’t care what your job is, we all need to switch off from time to time. That’s what vacations are all about. Even Orson Welles surely would have had to agree with that!
