January Stats

TORONTO, ONTARIO, February 5th, 2024 – The Toronto Regional Real Estate Board’s (TRREB) Market Outlook and Year in Review report reveals that a well-supplied housing market will keep average annual home price growth at the rate inflation, with the average selling price increasing moderately in the Greater Toronto Area (GTA) over the course of the year.

“A growing number of homebuyers will take advantage of lower borrowing costs as we move toward the 2025 spring market, resulting in increased transactions and a moderate uptick in average selling prices in 2025. However, the positive impact of lower mortgage rates could be reduced, at least temporarily, by the negative impact of trade disruptions on the economy and consumer confidence,” said TRREB Chief Market Analyst Jason Mercer.

For 2025, TRREB forecasts: A total of 76,000 home sales in 2025, up by 12.4 per cent over 2024. Lower borrowing costs coupled with ample supply will improve affordability and prompt more buyers to move off the sidelines.

The average selling price to reach $1,147,000, up by 2.6 per cent over 2024, for all home types combined. Price growth will be stronger for single-family homes, as compared to the well-supplied condo apartment market. “As we look to the future, prioritizing housing diversity and supply remains paramount. Encouraging the development of missing-middle housing—such as townhomes, duplexes, and low-rise multi-unit buildingsis critical to delivering a range of attainable options for individuals and families. Purpose-built rentals also play a vital role in ensuring everyone has access to a place they can call home,” said TRREB President Elechia Barry-Sproule.

“At TRREB, we believe the solution starts with collaboration. Traffic congestion and affordability are interconnected challenges that require integrated approaches. The current system of high development charges, taxes, and administrative hurdles only exacerbates the issues. This stalls progress on building the housing supply we need to support our growing communities,” said TRREB CEO John DiMichele.

The year started off with GTA REALTORS® reporting 3,847 home sales through TRREB’s MLS® System in January 2025 – down by 7.9 per cent compared to the same period last year. New listings in the MLS® System amounted to 12,392 – up by 48.6 per cent year-over-year. On a seasonally adjusted basis, January sales were up month-over-month compared to December 2024. The MLS® Home Price Index Composite benchmark was up by 0.44 per cent year-over year in January 2025. The average selling price, at $1,040,994, was up by 1.5 per cent compared to January 2024.

Decadent Chocolate Fruit Tart

This is for the chocolate lovers. If you don’t have kirsch on hand, don’t sweat it too much. If you do, by all means use it to flavour the filling—it carries the cherry flavour throughout. Find the coolest spot in your house to let the tart set—but not in your fridge! Drastic changes in temperature would likely cause condensation on top of your tart and ruin your hard work. The proportions here work in a 10-inch (25-cm) round tart tin as well. Serves 6 - 8.

INGREDIENTS - CRUST

1 cup (250 mL) all-purpose flour

¼ cup (60 mL) toasted and skinned hazelnuts

¼ cup (60 mL) sugar

¼ cup (60 mL) cocoa powder

¼ tsp (1 mL) salt

½ cup (125 mL, 1 stick) cold unsalted butter cut into chunks, plus extra for greasing tin

1 egg yolk, lightly beaten

INGREDIENTS - FILLING

13 tbsp (45 mL) cherry jam

½ cup (125 mL) whipping cream

10 oz (285 g) milk chocolate, chopped

1 tbsp (15 mL) kirsch (optional)

24 cherries, halved and pitted

½ cup (125 mL) blueberries

DIRECTIONS

STEP 1: For the crust, preheat oven to 350°F (180°C).

STEP 2: Combine flour, hazelnuts, sugar, cocoa powder and salt in a food processor; pulse until hazelnuts are finely chopped. Add butter and process until mixture resembles coarse meal. With motor running add yolk through feed tube and combine..

STEP 3: Tip mixture into a lightly buttered 9-inch (23-cm) square tart tin with removable bottom. Press into bottom and up sides of pan (if dough sticks to fingers, use a sheet of plastic wrap between the dough and your fingers). Prick bottom all over with a fork; line with parchment and fill with pie weights (or dried beans); place tin in freezer for 20 minutes. Bake in preheated oven for 20 minutes. Remove weights and parchment and return to oven for an additional 20 minutes. Remove to a rack; cool completely.

STEP 4: Using a small offset spatula, spread jam in an even layer over bottom crust. Heat cream in a small pot over medium heat. Once bubbling, remove from heat and add chocolate; stir until chocolate is melted and mixture is glossy. Stir in kirsch if using. Scrape into prepared tart shell and smooth. Let firm at cool room temperature (not in fridge) for at least 2 hours before serving.

STEP 5: When ready to serve, decoratively arrange cherries and blueberries overtop.

What is fractional ownership in real estate

Understanding fractional ownership

Fractional ownership in real estate is when individuals own a percentage of a property and share usage rights. Fractional ownership splits the cost of an expensive purchase among several people.

Fractional ownership is commonly used for buying vacation homes or luxury items like boats or planes, but is also used for other types of assets such as art, stock and fashion items. Owners are issued a deed representing their fraction of the property.

Fractional owners also take on the benefits and losses that come with ownership: If a vacation home grows in value over 10 years, individual shares appreciate, too. Co-owners share usage rights, income and access to their shared property proportionate to the percentage of the asset they own. Unlike a timeshare, fractional ownership means you own part of the second home itself, not just the time you can use it.

There are a few common fractional ownership structures that we’ll dive into later. One is called tenancy in common and another is via an entity, like an LLC.

Example: Sophie lives in Detroit, Michigan, and wants to buy a second home so she can winter on the West

Coast. Her budget is $110,000, so she’s able to become a 1/4 fractional owner of a beach house valued at $440,000. The home has two other owners: James, who owns 1/4 and the Jones family who own 1/2 of the property shares. A local management company facilitates their renovations and property maintenance.

What are the pros and cons of fractional ownership?

The pros include each owner has express ownership of part of the property. Your capital goes further as a part of a collective buying power. You have

greater control over when and how you stay than a timeshare and there are typically fewer owners to share with than a timeshare. Why so SAD?

Seasonal affective disorder is a type of depression that occurs during the same season each year. Researchers think that SAD is caused by changes in the level of exposure to sunlight. Light therapy is the main treatment for SAD. Medications and psychotherapy (talk therapy) may help reduce symptoms.

Signs & Symptoms

The list of signs and symptoms of SAD is the same as the list for major depression. However, with SAD, these signs and symptoms appear and disappear at about the same time each year.

The major symptom is a sad, despairing mood that:

1) Is present most days and lasts most of the day

2) Lasts for more than two weeks

3) Impairs the person’s performance at work, at school or in social relationships.

Other symptoms of depression include:

1) Changes in appetite and weight

2) Sleep problems

3) Loss of interest in work, hobbies, people or sex

4) Withdrawal from family members and friends

5) Feeling useless, hopeless, excessively guilty, pessimistic or having low self-esteem

6) Agitation or feeling slowed down

7) Irritability

8) Fatigue

9) Trouble concentrating, remembering and making decisions

10) Crying easily or feeling like crying but not being able to

11) Thoughts of suicide (which should always be taken seriously)

12) A loss of touch with reality, hearing voices (hallucinations) or having strange ideas (delusions).

Causes & Risk Factors

SAD appears to be triggered by changes in the amount of sunlight. Researchers have several theories about how this happens. Changes in light may:

• Upset a person’s biological clock, which controls sleep-wake patterns

• Disturb neurotransmitter (e.g., serotonin, dopamine) functions.

Risk factors for developing SAD:

1) Women are more likely than men to be diagnosed with SAD.

2) SAD is more common in people who live either far north or far south of the equator.

3) Young people are more likely to develop SAD. The risk decreases with age.

4) A family history of SAD or other forms of depression increases risk.

Diagnosis & Treatment

Light therapy - Many people who have SAD are helped by exposure to bright artificial light (light therapy). Various types of light devices are available and can be used at home. Side-effects of light therapy are usually mild. They include:

• Nausea

• Headaches

• Eye strain

Other treatments

Other treatments for depression including pharmacotherapy (medications); psychoeducation; psychotherapy; and brain intervention therapies, such as electroconvulsive therapy (ECT), repetitive transcranial magnetic stimulation (rTMS) and magnetic seizure therapy (MST), are also effective for people with SAD. These treatments may be used individually or in combination.

Increasing exercise and spending more time outdoors may also help to reduce symptoms.
