NORTH AMERICAN LUXURY REVIEW EXAMINING THE DEMAND FOR LUXURY REAL ESTATE

Over the last 2.5 years, the state of the luxury real estate market has become one of the hottest topics discussed in news outlets, multi-media platforms, and within the industry itself.

Conversations initially focused on spiraling demand and rising prices. This was soon followed by reports on the increasing demand for multi-faceted relocations and migrations. After which, the impact of falling inventory levels took prime spot. While these topics are still highly key in understanding the current market, the declining sales volume has become the most recent focus of attention by the media.

Reports of plunging sales have sparked much discussion as to what the spring market will bring, coupled with the uncertainty about the economy and whether there will be any further changes to the interest rate. But there is also quiet optimism in the air. Overall prices seem little impacted – according to the Institute’s median sold prices for the last three months, prices have edged up, and there is only a small 1.38% decrease compared to February 2022.

The reality is that except for the markets where the buying frenzy caused both price increases and continued sales growth to become unsustainable, luxury home purchases are mostly returning to more traditional transaction levels. The data for February 2023 does indicate there is positive movement with respect to sales. Compared to January 2023, the number of new listings entering the market increased, but of more significance is that the number of sales also increased in both the single-family and attached markets.

This may only be the start of a possible trend, but if it continues in this direction, buyer demand, which has remained hesitant for the last few months, could return as we enter the spring market. While the affluent tend to be less impacted by outside influences, concerns over the financial market and economic variables have seen buyers take a long pause. However, with less competi-

tion and more competitive rates for mortgage and other loan types now offered to affluent buyers (as their wealth makes them considerably less risky to lenders), this may continue to help ignite sales again.

Mansion Global just announced that both New York and San Francisco saw their numbers of sales increase during February. However, both markets report that there has been trade-off insomuch as asking prices were negotiated downwards by as much as 17% in San Francisco and 12% in New York. Although, of equal note, both these markets did see their price points reach unprecedented heights at the end of 2021, so a leveling out was not unexpected.

On the other hand, as we reported last month, markets that still offer more affordability or potential price growth are expected to see an uptick in demand. The growth of demand for the luxury sector in these markets is heavily driven by millennials, particularly those who can work from home.

According to Bloomberg, this generation is not living in their parent’s basements anymore; they are buying multi million-dollar homes1. Equally, Bloomberg expects this generation to change the high-end housing market as their preferences are driven by technology and environmental requirements.

Expectations are that we will see many fluctuations in demand, prices, and sales over the next few months. There will be a lack of consistency between markets and within markets themselves, where certain price points will see high demand and others very little interest.

Specific property types, as well as locations, are very much back on the table when it comes to buyers’ preferences too. Location has always been important to the affluent, and there is very little expectation for this to change, except perhaps in the diversity of new locations that will come to the forefront of demand this year.

Old favorites such as key metropolises will continue to attract those whose business lies within, but it is the increasing demand for multiple ownership of properties in rural, waterfront, and mountain locations, especially those that are less affected by climate change, that are expected to see the most growth.

Demand for very specific property types will also bring change in the luxury market, as the wealthy not only seek the right location but also homes with amenities that equally meet their practical needs and “must-have” requirements.

Expect to see growth in the multi-generational home. New builds are being designed to cater to extended

families, whether its multiple master suites, separate living spaces, or even additional homes on the property. That is not to say the trend is all about bigger. As people recognize they are happy to return to smaller footprints, particularly those heading towards metropolitan lifestyles, health and wellness are still top of mind. Instead, it is the use of space to promote physical and mental well-being that has become appreciated in an entirely new way.

While the obvious, such as access to amenities like gyms, yoga studios, and spas, is important, it is the demand for sustainability and smart homes that is truly on the rise. Luxury homes, apartment buildings, and townhome complexes are turning towards sustainable living options. This is not just for new builds, as many properties have gone through extensive renovations to provide for this demand.

Using smart home technology has helped to facilitate changing these environments with fully automated systems that control not just entertainment and security systems but lighting, temperature, air quality, and water conservation.

One trend that was on the uptick prior to the arrival of the pandemic was the demand for hotel-style living in private residences, and according to Mansion Global, we should expect to see the demand for branded residences.

They predict that these residences will dominate the high-end home market as the affluent seek not just the best white-glove service but also the opportunity to enjoy ‘experiences’ – and they are willing to pay top dollar. Privacy and security also remain highly important to the affluent, and there has been a notable increase in advanced security systems being implemented, as well as demand for properties that offer privacy and seclusion, whether branded residences or private homesteads.

The art of selling and buying in this market needs a critical and analytical approach; understanding the realities and setting expectations accordingly will ensure that goals are achieved. MOOD BOOSTERS GET HAPPY WITH EVERYDAY EASE

Feeling down and out these days? Don’t fret. “The good news is: you can boost your mood with uncomplicated, actionable lifestyle changes and coping skills,” says Lindsey Konchar, MSW, LGSW, and owner of Coping with Lindsey. “Self-awareness is one of the best traits a person can possess. When we are aware of our mood and how or when it changes, we can more easily get ourselves back to baseline (aka feel better, faster).” Adds Rayna Sanghvi, PhD, a licensed clinical psychologist: “We can’t change our mood states without being aware of the specificity of our emotions. This could be to help change our emotions to positive, or being aware of our positive moods to incorporate gratitude and appreciation in our day-to-day life.”

In the market for a positive change? Here’s how to get started with boosting your mood today.

TRY BODY SCANNING

Body scanning, also known as Benson’s Technique, is a quick and easy form of mindfulness practice, says Konchar. “In layman’s terms, we use our brain to connect with internal body sensations.”

Extensive research supports that body scanning can lower anxiety and, in turn, boost your mood. In a 2019 study, emergency department patients who utilized the body scanning technique showed improved anxiety scores versus those who did not. While another study found that body scanning and the antide -

pressant medication Citalopram had similar effects on improving the symptoms of anxiety and depression.

Luckily, body scanning is simple and “very discrete,” says Konchar. “You can do this at your work desk without anyone even noticing.” To get started, sit or lie comfortably, and bring awareness to each region of the body. Start at your feet and move up through your legs, abdomen, arms, shoulder, neck, all the way to your head. If your focus shifts, acknowledge it, and come back to the body scan.

WRITE A GRATITUDE LIST

Gratitude has become a bit of a buzzword, but for good reason. A study from UC Berkeley found that

those who wrote gratitude letters reported significantly better mental health afterward. Studies such as this suggest that gratitude lists can be beneficial for boosting your overall mood. Just 23 percent of participants who wrote gratitude letters actually sent them; however, those who didn’t still reaped the mood-boosting benefits of gratitude.

Researchers found that approximately twelve weeks of gratitude writing would improve overall mental health. But keep at it even longer and it’ll surely result in a positive result, they say (for you, and those whom you thank).

FIND SOMETHING IN YOUR CONTROL

“Our mood is all too often dictated by things and people other than ourselves,” says Konchar. “The fastest way to bring ourselves back to baseline is to figure out what is in our control. One of the ways to do this is to

clean up your physical surroundings, which in turn, will clean up your mental mess.” According to the Association for Consumer Research, it’s common to use object ownership to satisfy psychological needs, reward oneself, and flaunt social status. But the reality is, overconsumption can ultimately have a negative effect on mood.

“Not only does too much stuff make us feel dejected, but when that stuff is disorganized, we feel out of control,” says Konchar, and that can wreak havoc on our mindset. Organizing both physical and mental spaces can leave you feeling satisfied, calm, and in a better mood overall. Take one afternoon to sort through and donate unused clothes or cleanup your office desktop. Or, make and effort to tidy up one space per day. That act can go a long way in boosting your mood for the afternoon and the future.

CBC MARKETPLACE EXPLORES LATEST SCAM AIMED AT THE ELDERLY

Last week, the CBC Marketplace presented a segment on the fraudulent practices of scammers who exploit elderly individuals by registering private mortgages on their homes with interest rates that can reach up to 25%. The segment can be accessed through the following link: https://www.cbc.ca/news/business/seniors-mortgages-marketplace-1.6795104

The scam operates in the following manner: The scammer visits the home of an elderly person and tries to sell them home renovation products or upgrades such as water heaters, furnaces, e-home equipment, and other such items. At no point does the homeowner understand the implications of the contract they are signing.

Once the documents are signed, the scammer places a lien on the property to act as security for the deal. The liens can be exceedingly complex, and it is difficult to ascertain who is funding the loan and what the terms

are. This confusion is intentional and makes it difficult to contest the charges later.

As the payments on these loans are typically unaffordable, the scammer offers to refinance the loans as a private mortgage with high-interest rates of up to 25%, as cited by the CBC. Homeowners do not have the necessary income to keep up with the high mortgage payments and will inevitably default, leading to the lender initiating power of sale proceedings. The homeowner is then charged exorbitant administrative and legal fees that deprive them of their hardearned equity.

As our understanding of these fraudulent schemes improves, we must make every effort to safeguard our elderly clients from predatory lending practices. We encourage you to share this information with anyone who may benefit from it.

FIRST HOME SAVINGS ACCOUNT COMES INTO EFFECT APRIL 1st

The Canadian government has implemented a new plan, the First Home Savings Account (FHSA), which will allow prospective homebuyers to save for their first home tax-free. This program comes into effect on April 1st and was initially proposed in the federal government’s 2022 budget. The FHSA is aimed at young Canadians who have been struggling to afford homeownership due to the high cost of housing and rising interest rates.

Prospective homebuyers can contribute up to $8,000 of tax-free savings each year, with a lifetime contribution limit of $40,000. Account holders who do not contribute the full amount each year can carry forward up to $8,000 to use the following year. Income earned on FHSA savings will not reduce the participation room for the subsequent year. The maximum participation period for an FHSA account is 15 years, after which account holders must transfer all funds and close the account to avoid taxation.

To be eligible for an FHSA, Canadian residents must be at least 18 years old and cannot have owned a home at any time in the year that the account is opened, or during the preceding four calendar years. Spouses and common-law partners cannot participate in each other’s accounts, and withdrawals by non-residents may be subject to a withholding tax of 25%, unless reduced by a tax treaty between Canada and their country of residence.

FHSA holders can withdraw money tax-free from their account to use towards the purchase of their first home, provided that the home is a principal residence and the homebuyer moves in within one year of purchase. Using the savings towards an investment property would not qualify for a tax-free withdrawal. FHSA holders can also make a tax-free withdrawal if they contributed more than their FHSA participation room of $8,000, plus any additional carry-over amount. All other withdrawals, such as for personal expenses, must be declared as income during tax season.

While financial advisers recommend the FHSA for those seriously looking to buy their first home, the program may not be ideal for Canadians with low incomes who may need to draw on their savings for other expenses. In such cases, a tax-free savings account may be a better option.

Although the FHSA comes into force on April 1st, Canadians may not be able to open an account until later this year. Large Canadian financial institutions, including all Big Six banks, EQ Bank and Desjardins, have stated that they will not be ready to offer the FHSA by

April 1st. Some banks plan to launch the program in the summer, while others plan to offer the plan “later in 2023” due to the complex process that requires technological development and coordination with the Canada Revenue Agency.

8 medium-sized oysters

3 tablespoons butter

3 cloves garlic, pasted

½ teaspoon lemon juice

¼ teaspoon cayenne

1 cup fresh Parmesan cheese, finely grated

Fresh chopped parsley, for garnish

1 cup arugula and spinach blend, for serving

8 slices French bread, for serving

DIRECTIONS

Preheat a charcoal or gas grill to high heat. Clean the outside of the oysters and shuck them, leaving the meat in the half shell.

Melt the butter in a frying pan over medium heat. Add the pasted garlic and lemon juice, and season with cayenne. Bring to a simmer, then remove from heat.

Place the oysters directly on the preheated grill. Divide the butter mixture among the oyster shells, and top with Parmesan cheese. Charbroil the oysters for 5 to 6 minutes. Garnish with fresh parsley, then remove from heat and serve immediately with fresh arugula, spinach, and sliced French bread. Serves 4

INGREDIENTS (FRIED GREEN TOMATOES)

Oil as needed, for deep frying

3 green big beef tomatoes

1 egg, beaten

½ cup flour

½ cup water

½ teaspoon salt

¼ teaspoon pepper

2 cups Panko bread crumbs

Lump crab meat (diced), Roma tomatoes, and arugula, for serving

In a saucepan or deep fryer, preheat the frying oil to 350 degrees F. Slice the top and bottom off the tomatoes and discard, then slice the tomato into ¼-inch-thick rounds. Combine the egg, flour, water, salt, and pepper to create a batter. Dip the tomato slices into the batter, then into the panko to coat.Gently place the breaded tomato slices into the frying oil and fry until golden brown. Once browned, place on a wire cooling rack to drain off excess oil. Serve warm, topped with crab meat, arugula, diced Roma tomatoes, and spicy remoulade sauce for dipping. Serves 4.

JAMBALAYA

INGREDIENTS

2 teaspoons paprika

½ teaspoon black pepper

1 teaspoon cayenne

2 teaspoons dried oregano

2 teaspoons dried thyme

8 ounces large shrimp, peeled and deveined

1⅝ teaspoons salt, divided

3 tablespoons oil or butter

8 ounces andouille sausage, sliced on bias

¾ cup celery, small diced

¾ cup onion, small diced

DIRECTIONS

¾ cup green bell pepper, small diced

6 cloves garlic, minced

3 tablespoons tomato paste

1 cup tomato, small diced

2 cups long grain rice

4 cups low-sodium chicken or vegetable stock

2 bay leaves

1½ teaspoons salt

¼ cup fresh chopped parsley, plus more for garnish

Lemon wedges, for garnish

Combine the paprika, black pepper, cayenne, oregano, and thyme. Coat the shrimp with half the seasoning mixture, then season with ⅛ teaspoon salt. Preheat a pot or cast-iron Dutch oven over moderately high heat. Sear the shrimp to slightly blacken on both sides. Add the oil, tossing to coat the shrimp. Remove the shrimp from the pan and set aside.

Place the sausage in the pan, sautéing to slightly blacken on both sides. Add the celery, onion, green pepper, and garlic. Cook to soften, but not brown. Mix in the tomato paste, add the second half of the seasoning mixture, and cook to slightly darken. Add the diced tomatoes to deglaze the pan. Stir in the rice. Add the stock and bay leaves, then season with 1½ teaspoons salt.

Bring contents of the pot to a boil, reduce to a simmer, cover with a lid, and let cook for 15 minutes. Remove from heat and let steam with the lid on for 10 more minutes. (Don’t remove the lid any earlier as it will stop cooking the rice.) Remove the lid, fluff the rice, mixing in the parsley and sauteed shrimp. Garnish with additional parsley and lemon wedges, and serve hot.

On Thursday, March 30th 2023, Heather McPherson, Member of Parliament for Edmonton-Strathcona, Alberta, tabled a Private Members’ Bill C-329 - National Framework on Attention Deficit Hyperactivity Disorder Act in the House of Commons. The Bill asks for support of the 3 pillars of our White Paper - Creating Equitable Access to ADHD Care in Canada. This is a huge step toward improving resources and care for Canadians affected by ADHD. Now, we need your help!

Please take 2 minutes of your time to write to your Federal MP at the button below and express the need for equitable access to ADHD care across Canada.

OUR MISSION

We are on a mission to raise $10,000 for CAMH (Centre For Addiction And Mental Health) and CADDAC (Centre For ADHD Awareness Canada). It is without a doubt that ADHD and mental health issues are common in our community and continue to be a contributing cause of death around the world.

The Centre for Addiction and Mental Health is a psychiatric teaching hospital located in Toronto and ten community locations throughout the province of Ontario. At CAMH, it’s their goal to provide hope and a path toward recovery from mental illness and substance use for anyone in need.

There are approximately 2 million individuals affected by ADHD in Canada. Individuals, families, and parents with children are left scrambling to cope, figuring out how and where to get support for their ADHD. As well, they are trying to figure out how to pay for expensive programs.

Our families have been directly affected by ADHD and Mental Health issues so in hopes that one day no one else will have to experience the angst of dealing with ADHD or any kind of addiction or depression, we have chosen to donate a portion of our professional fees to these charities. As well, when you refer a friend or family member to our team not only will they receive award-winning service, but they will also be contributing to these extremely worthy causes. Together we can help calm minds and ensure that everyone gets the support they need.

Today marks one year since I accepted an offer for the sale of 64 Arthur Street North Guelph.
