Stability returns to Canadian housing market
The Canadian housing market is poised for stability in 2025 as declining interest rates and new lending rules bring buyers back to the market, according to Royal LePage’s Market Survey Forecast. The company predicts the average price of a home in Canada will rise by 6 per cent year-over-year to $856,692 in the fourth quarter of 2025, falling in line with long-term trends.
Single-family detached homes are expected to see a 7 per cent price increase, reaching a median value of $900,833, while condo prices are forecasted to grow by 3.5 per cent, reaching $605,993. “The backlog of willing and able buyers continues to grow, and upcoming changes to mortgage lending rules will further enhance Canadians’ borrowing power,” says Phil Soper, president and CEO of Royal LePage.
The Bank of Canada’s recent monetary policy shift, from “inflation fighter” to “economy booster” has
been a key driver of this optimism, Soper points out. “We saw a marked increase in market activity at the start of the fourth quarter, following the Bank of Canada’s 50-basis-point rate cut,” he notes, adding that buyers, for the most part, believe home prices have bottomed out.
Regional price trends will reflect strong demand
The forecast predicts price growth across all major Canadian markets, with Quebec City leading the way at an expected 11 per cent increase in the price.
Edmonton and Regina follow with projected gains of 9 per cent each. Meanwhile, Greater Montreal is expected to see a 6 per cent increase, outpacing the Greater Toronto Area’s moderate 5 per cent gain and Metro Vancouver’s 4 per cent increase.
“Over the past several months, supply has been building in the Toronto and Vancouver real estate markets as sellers responded to early interest rate cuts by listing their homes. However, with home prices in these cities remaining high, many sidelined buyers continued to wait for more favourable borrowing conditions,” Soper explains.
“Flat property prices also reduced the urgency often driven by fears of ‘missing out,’ creating a temporary stalemate where inventory lingered, and buyers hesitated to act. By mid-fall, this dynamic began to shift as buyers re-engaged with the market.”
Expanded lending rules should help first-time buyers
New mortgage rules set to take effect Dec. 15, 2024, aim to provide greater access to housing for firsttime buyers and those purchasing new construction homes. These changes include eligibility for 30year amortizations on insured mortgages and an increase in the mortgage insurance cap from $1 million to $1.5 million.
“First-time buyers will be the primary beneficiaries of these initiatives, as their ability to borrow more for less with a smaller down payment will help bring them closer to their first home purchase,” said Soper. “We believe the return of buyers to the market will encourage builders and trigger a wave of new supply, which is very much needed.”
Policy and economic factors
There is the potential for disruptions from political changes both domestically and in the U.S. New housing policies following a federal election in Canada, along with the trade agenda of the incoming Trump administration in the U.S., could have ripple effects on Canada’s housing market, Soper flags.
Outlook for 2025
The strongest quarterly gains are forecast for the first quarter of 2025, driven by an early spring market. National home prices are projected to increase 2 per cent from Q4 2024 to Q1 2025, followed by more moderate gains of 1.5 per cent in the second and third quarters, and 1 per cent in the final quarter of the year.
Soper anticipates 2025 will bring a level of normalcy, “After several years of unusual volatility in the real estate market key indicators point to a return to stability in 2025.”

14 little things to start doing now to change your life by 2025
A lot can change in just a year. Some of these events are out of your control but there are so many things that are within your control that you can work on and see massive improvements as a result.
Whether you’re struggling with perspective, selflove, a sense of purpose, debt, your career, love life, or all of the above, there are a number of small but impactful actions you can take to change your life for the better in just a year. Here are 14 of those little things you can do starting today.
1. Make taking care of yourself a habit. Above all else, take care of both your mental and physical health. Make that doctor’s appointment you’ve been putting off. Go to the dentist (this is me yelling at me). See a therapist and unpack all of the things that are holding you back from living the life you want. Eat more fruits and veggies. Exercise regularly in a way that you both enjoy and can commit to.
When you make taking care of yourself a habit, you invest in yourself. You prioritize your well-being. The
best way to change your life is by caring about it and for it.
2. Seek out positive content as opposed to negative. While it’s absolutely imperative to be informed about what’s going on in the world, constantly doomscrolling and clicking on every scary headline you see on Twitter won’t stop the pain or help anyone or anything about the situations you’re obsessing over. It will just make you jaded and exhausted.
Instead, seek out positive content online that shifts your perspective and grounds you in the present moment as much as possible. Unfollow influencers that make you feel like shit about your life. Subscribe to email newsletters that lift your spirits. And, when all else fails, make your social media presence a breath of fresh air.
Let go of the relationships that only leave you feeling drained
3. Get involved in one cause you care deeply about. While it’s important to stay as positive as possible, completely ignoring the bad shit that goes on isn’t exactly productive either. Instead, pick one cause you care deeply about changing and get involved. Find organizations that support it. Donate. Volunteer. Research. Educate yourself. This will help the greater good which will also give you a greater sense of purpose and meaning. A win-win.
4. Let go of the relationships that only leave you feeling drained. Relationships are meant to rejuvenate you, bring you joy, offer support, and create deep feelings of connection. If a relationship does not do that for you, what is the point? Let go.
5. Get real about your financial situation. Take a hard, honest look at your financial health. Are you in debt? Do you have an emergency fund if something goes wrong? Are you investing? Are you living within your means? Figure out where you stand and then make a series of goals based on that standing.
For example, if you have credit card debt, make an action plan to combat the debt such as paying an extra $100 towards the balance each month. Finances are stressful but finding ways to mitigate that stress by taking charge where you can will make a world of difference in your quality of life. Not to mention, improving your finances also gives you more options for living a life that feels like your own.
6. Seek out more discomfort. Despite popular belief, discomfort is actually a good thing. This is not to say you should seek out pain and suffering, those things are different, but finding ways to push your limits and improve your tolerance for feeling uncomfortable will increase your discipline and resilience.
For example, find a challenging workout routine that you can barely finish the first time you do it. Commit to doing it once a week and feel yourself gradually get stronger and better with each workout.
7. Spend time alone with intention. Spending time alone just to say you spent time alone isn’t necessarily the most effective. Instead, spend time alone by being intentional with how you use those solo hours. Maybe commit to learning a new skill, journal about your feelings, listen to podcasts about topics that interest you, etc. Essentially, learn to enjoy your own company and bond with yourself.
8. Read. Whatever you like. Just. Fucking. Read.
9. Practice mindfulness.
Mindfulness is the practice of grounding yourself in the present moment, taking things as they come without judgment including events, emotions, and thoughts. Incorporating mindfulness into your daily life will help everything fall into place more smoothly.
10. Commit to quitting just one bad habit. Be honest with yourself: what habit is holding you back the most from living the life you want? Or at the very least making it harder to achieve? Is it plopping down on the couch at the end of your 9-5, pouring a glass of wine, and watching three hours of New Girl before calling it a day? Is it overspending? Smoking? Gossiping? Whatever the bad habit is, choose one and work to eradicate it. By only focusing on one, you’ll be more likely to kick it to the curb rather than overwhelming yourself with too many goals and abandoning the mission altogether.
11. Decide if you want a career (or just a job to pay the bills).
Both are worthy endeavors, so long as you do what you actually want to do. Be honest with yourself about what you want out of your work-life. Do you want a
vibrant but demanding and bustling career? Or would you prefer a job that you can leave at the office as soon as it hits 5 PM? Whatever your answer may be, make it happen this year.
12. Set strict boundaries with technology. This year is the start of your Do Not Disturb Era. Turn off your social media notifications. Vow to ignore the Slack messages that come in after hours. Sleep with your phone outside your bedroom. Your mental health will thank you.
13. Write a list of your values and then explain how you’re living according to them (or not). Have you ever stopped to consider what your values are? If not, today is the day. Write a list of everything you value and how you live (or don’t live) according to those principles. For example, if you value family, how much time do you spend with your own? Do you value authenticity but find yourself constantly bending to fulfill everyone else’s wishes? Figure out where you’re succeeding and falling short when it comes to your values and adjust accordingly.
14. Live as though you’re already the person you want to be.
If you want to be the person who wakes up at 6 AM, start setting your alarm for 6 AM. If you want to be the person who is emotionally healthy, do the things you would need to do in order to achieve that. Action comes before motivation. Live as though you’re already the person you want to be and watch yourself become them.

Good earth - A homesteading head start
When Amy Adams first became a registered dietician, she never imagined that she’d one day grow her own food. But as she began researching more, she found herself down a rabbit hole of dangers in today’s food supply. “When I began practicing as an RD, I realized the two biggest problems people suffered from was lack of access to quality food. And, sound information on which foods actually promote health,” says Adams. “Both of these problems prompted me to grow my own food and teach others about growing food.”
Learning more about potential dangers and pesticide use is partially why many people have turned to a version of homesteading (living off one’s land). About 10 million people or 8 percent of US households raised their own chickens in 2018 according to the American Pet Producers Association. “Having fresh, unprocessed food also takes the guesswork out of what is ‘good’ and what is not,” says Adams.
For Wendy Walker and her husband, Bill, raising cows
and growing their own food was all about getting back to her roots. “Prior to this we lived in traditional suburban neighbourhoods,” says Walker, who blogs about her experiences at Little House Simple Living. “But my country roots were longing for more than just living in a cookie-cutter home with zero lot lines and a ton of community rules.” The couple purchased eleven acres of land in Florida where they built a new “old” farmhouse, started gardening, grinding flour, and raising chickens and Aberdeen Lowline Mini-Angus cows.

Elizabeth Preble, who blogs at The Lavender Homefront, has a similar story in that her goal in raising her own sheep on her land in Montana is all about sustainability. “My family and I decided to go sustainable for a few reasons; the first being that sustainable living may cost more upfront, but in the long run, it is usually cheaper,” she explains. “Second, sustainable options are usually healthier and cleaner options. Products that are sustainably sourced last longer and are usually made from natural materials. They are also usually easy to compost, reuse, or fix. In terms of livestock, we wanted to raise animals we knew were healthy and taken care of, so that the meat not only tasted better but was healthier for my family too. Last, sustainable options are usually better for the environment.”

And while living sustainably off one’s land is attractive to some, for many it’s simply not possible, which is why patronizing local farmers and growers is a good alternative for fresh, locally sourced, healthier foods.

Adds Adams: “I truly believe that many of our problems could be solved with people simply going back to the basics and learning how to grow and prepare foods.”

1 cup cranberry juice
1/2 cup pineapple juice
1/2 cup lemon-lime soda e.g., Sprite
1/4 cup grenadine syrup

DIRECTIONS
STEP 1: Chill the Ingredients - Before you begin, ensure that all your ingredients are well-chilled. Cold juices and soda make for a more refreshing mocktail and keep the ice from diluting the drink too quickly.

TORONTO, ONTARIO, December 4, 2024 – Greater Toronto Area (GTA) home sales increased strongly on a year-over-year basis in November 2024. Many buyers benefitted from more affordable market conditions brought about by lower borrowing costs. New listings were also up compared to November 2023, but by a much lesser annual rate. This meant that market conditions tightened, resulting in overall average price growth compared to last year.
“As we approach the end of 2024, I am pleased to report an improvement in housing market conditions. Many home buyers patiently waited on the sidelines for reduced inflation and lower borrowing costs. With selling prices remaining well off their historic peak and monthly mortgage payments trending lower, the stage is set for an accelerating market recovery in 2025,” said Toronto Regional Real Estate Board (TRREB) President Jennifer Pearce.
GTA REALTORS® reported 5,875 home sales through TRREB’s MLS® System in November 2024 – up by 40.1 per cent compared to 4,194 sales reported in November 2023. New listings entered into the MLS® System amounted to 11,592 – up by 6.6 per cent year-over-year. On a seasonally adjusted basis, November sales were up monthover-month compared to October. The MLS® Home Price Index Composite benchmark was down by 1.2 per cent year-over year in November 2024 – a much lesser annual rate of decline compared to previous months. The average selling price was up by 2.6 per cent compared to November 2023 to $1,106,050. Year-over-year average price growth was greater than that for the HPI Composite benchmark because of a greater weighting of detached home sales compared to last year. On a seasonally adjusted basis, the average selling price edged slightly lower compared to October.
“Market conditions have tightened, particularly for single-family homes. The detached market segment experienced average annual price growth above the rate of inflation, particularly in the City of Toronto. In contrast, the condominium apartment segment continued to experience lower average selling prices compared to a year ago. Condo buyers are benefitting from a lot of choice and therefore negotiating power. This will attract renter households into homeownership as borrowing costs trend lower in the months ahead,” said TRREB Chief Market Analyst Jason Mercer.
While the rental market will remain relatively well-supplied as more renters transition to homeownership expect rental demand to pick up as population growth remains high. The rental market could strengthen for both tenants and landlords by reducing the backlog of cases at the Landlord and Tenant Board (LTB). “Reforming the LTB to make it faster and fairer will go a long way to getting more individuals and families into homes they can afford,” said TRREB CEO John DiMichele.

Is your mortgage coming due in 2025?
Experts say it’s best to get an early jump on researching lender alternatives using rate comparison websites and even a mortgage broker who can leverage your renewal offer to land you a better deal. Leading up to a mortgage renewal, experts say, is also a good time to get your household debt in order dealing with high interest rate headaches like credit card debt.
With more than a million Canadian borrowers set to renew their mortgages next year, experts say it’s never too early to prepare for renewal shock and explore your options.
When interest rates were near rock-bottom levels in 2021, the average rate for a fixed mortgage for terms between three and five years was 2.05 per cent, according to data from NerdWallet. In 2023, the same

term rate more than doubled to 5.41 per cent. Even after a string of interest rate cuts by the Bank of Canada, Canadian homeowners should brace themselves for a higher renewal rate. As of December 5, rate comparison site Ratehub.ca finds five-year fixed mortgage rates — the most popular type of mortgage in Canada — range from 4.14 per cent to 6.79 per cent.
Ian Calvert, vice-president and principal at HighView Financial Group in Toronto, says it’s never too early to start exploring your options. Selecting a new term involves deciding on the interest type and how long the new interest rate will be in effect.
In general, Calvert recommends giving yourself one to three months to shop around for the best rates. A mortgage broker or using mortgage comparison sites like Ratehub.ca or Rates.ca can help in your search. Dylan Wilson, a certified financial planner with Halifax-based Verecan Capital Management recommends using an independent mortgage broker who has access to multiple lenders and can leverage your existing offer to get a lower rate.
“Certain lenders are more aggressive when it comes to having attractive rates in terms than others at certain times,” says Wilson. “It all depends on how the balance sheet for that specific lender looks at that moment in time.”
But do your due diligence before working with a mortgage broker, making sure to ask questions about their commission structure and incentives. “Certain lenders offer incentives, such as credits toward trips to sun destinations, gift cards or bonus commissions,” says Wilson, “depending on volume or what time of year the deals are placed.”
If you decide to work with a new lender, you will have to go through the application process for a new mortgage, including requalification. The lead-up to a mortgage renewal is also a good time to see where you can hack away at your household debt jungle. If you’re not sure where to start, Calvert says look to eliminate high-interest debt first, such as credit cards and private loans. “Completing a cash flow plan for the optimal mortgage payment range is also recommended,” says Calvert. “Ideally, your mortgage payments should be at a level that still allows you to save for retirement and have an emergency fund.”
“If you know your mortgage payment is going to rise by $500 a month, see if you can save that $500 a month today and smooth out the impact over time,” says Wilson, adding that making adjustments to your discretionary spending can be challenging.
“Putting in the work when the stakes aren’t as high can be beneficial in the long run.”

Myth 1:
You Need a U.S. Credit History to Buy Property
Reality: One of the most common misconceptions is that you need a U.S. credit history to secure financing for a property purchase in the United States. While it’s true that many U.S. lenders require a credit history in their country, this is not always the case. RBC’s

Reality: Beyond worrying about needing a U.S. credit history, many Canadians also worry that getting a mortgage will be complicated, and that they will need to travel to the U.S. just to apply. However, the mortgage process doesn’t need to be complex. The Buying Process is Similar to Canada

The mortgage processing time in Canada is typically five to ten days, while in the U.S. it takes 40 to 45 days. One of the biggest differences is the role of escrow in U.S. transactions. In Canada, the process typically involves lawyers handling the transfer of funds and property. In the U.S., an escrow agent – a neutral third party –holds the funds during the transaction and ensures that all conditions of the sale are met before releasing the money to the seller.
In Canada, a 20% down payment is required for conventional mortgages without insurance, while a minimum of 5% is needed with mortgage insurance. In the U.S., a 20% down payment is typical for primary residences, and 25% is common for investment properties. Canadian closing costs are around 2.5% of the purchase price, often covering land transfer tax and legal fees. U.S. closing costs vary, and banks may charge additional fees, sometimes totalling 1% of the purchase price. Notably, RBC U.S., however, does not charge these fees on U.S. mortgages42, offering potential savings. Understanding these differences is crucial for a smooth buying experience. Myth 4: Foreign Buyers Face Higher Property Taxes
Reality: Property taxes in the U.S. are based on the property’s assessed value, and vary by state, county, and even municipality. Contrary to popular belief, foreign buyers, including Canadians, do not automatically face higher property taxes than U.S. citizens. The property tax rate is the same for all property owners, regardless of nationality. Another positive note is that the Canada-U.S. Tax Treaty lets you claim a foreign tax credit on your Canadian tax return for taxes paid to the U.S.
You do need to be aware of all tax implications as the overall tax burden can vary depending on specific factors such as location, property use, and local tax assessments.26 Property tax rates can differ widely depending on where you buy. For example, property taxes in Texas are known to be higher compared to those in Florida. Additionally, some states offer tax exemptions or reductions for primary residences, which may not apply to foreign buyers or those purchasing vacation homes. Be sure to thoroughly research the area in which you are considering buying. However, apart from property taxes, Canadian buyers should be aware of potential lender fees that impact foreign buyers. Some U.S. lenders charge a “foreign national premium,” which typically ranges from 1.5% to 2% of the loan amount. This fee is specifically charged to foreign buyers who secure a U.S. mortgage. The good news is that not all lenders impose this fee. For instance, RBC U.S. not only avoids the foreign national premium, but they also do not charge standard lender fees such as underwriting, processing, or origination fees.42 This can lead to significant savings for Canadian buyers and further simplifies the process of acquiring U.S. real estate. Consulting with a cross-border tax expert is recommended, for advice tailored to your specific circumstances.
Myth 5: Renting Out Your U.S. Property is Complicated and Risky
Reality: While renting out a U.S. property does involve certain responsibilities, many Canadian investors successfully rent out their U.S. properties, enjoying a steady income stream, especially in popular tourist destinations. The key to successful property management lies in understanding the local rental market and regulations.
For example, short-term vacation rentals may be subject to specific zoning laws or restrictions, particularly in cities like Miami or Los Angeles. Working with a local property management company reduces the burden greatly, ensures all aspects are compliant with legislation, and provides peace of mind. Property managers can handle everything from tenant screening to maintenance and rent collection, reducing risks and simplifying the rental process.

One pan prime rib and roasted vegtables
Preparation time: 4.5 to 5 hours plus 24 hours salting | Serves 8 - 10
INGREDIENTS
1 (7 pound) first-cut beef standing rib roast (3 bones), fat trimmed to 1/4 inch
Kosher salt and pepper
Vegetable oil
2 pounds carrots, peeled, cut into 2 inch lengths, halved or quartered lengths to create 1/2 inch diameter pieces
1 pound parsnips, peeled and sliced 1/2 inch thick on bias
1 pound brussels sprouts, trimmed and halved
1 red onion, halved and sliced through root end into 1/2 inch wedges
2 teaspoons minced fresh thyme
DIRECTIONS
STEP 1: Using a sharp knife, cut through the roast’s fat cap in 1 inch crosshatch pattern, being careful not to cut into meat. Rub 2 teaspoons salt over entire roast and into crosshatch. Transfer to large plate and refrigerate, uncovered, for at least 24 to 96 hours.
STEP 2: Adjust oven rack to lower-middle position and heat oven to 250 degrees F. Season roast with pepper and arrange, fat side up, on V-rack set in large roasting pan. Roast until meat registers 115 degrees for rare, 120 degrees for medium-rare, or 125 degrees for medium, 3 to 3 1/2 hours. Transfer v-rack with roast to carving board, tent loosely with aluminum foil, and let rest for about 1 hour.
STEP 3: Meanwhile, increase oven temperature to 425 degrees. Pour off all but 2 tablespoons fat from pan, (if there isn’t enough fat in pan, add vegetable oil to equal 2 tablespoons.) Toss carrots, parsnips, Brussles sprouts, onion, thyme, 1 teaspoon salt and1/2 teaspoon pepper with fat in pan. Roast vegetables, stirring halfway through roasting, until tender and brown, 45 to 50 minutes.
STEP 4: Remove pan from oven and heat broiler. Carefully nestle V-rack with roast among vegetables in pan. Broil roast until fat cap is evenly browned, rotating pan as necessary, about 5 minutes. Transfer roast to carving board, carve meat from bones, and cut into 3/4 inch thick slices. Season vegetables with salt and pepper to taste, Serve roast with vegetables.

Keeping charm alive
Renovating a late-1920s home is not for the faint of heart. In many cases, new homeowners in Vancouver, British Columbia’s sought-after Kitsilano neighbouurhood opt for a complete rebuild rather than deal with the potential headaches that come with preserving nearly century-old constructions. That’s why, says Negar Reihani, founder and principal designer of Space Harmony, many homes in the area are veering away from classic charm in favor of more contemporary fashion, wrapped in bare shades of gray and stone tiles.
But Reihani craved something with more personality. Luckily, the homeowners, a couple with two teenage daughters, agreed. “I suggested that we modernize the house in a way that’s suitable for the lifestyle of today’s couples, but we keep nods to the history of the building and we restore any of the elements of the house that we could,” she says.
Reihani brought in a specialist to restore the original inlaid floors, leaned into the ceiling curves, and added decorative moldings to bring out the home’s character. Meanwhile, she brightened up the space with a fresh marshmallow shade on the walls and a slightly darker shade on the trim and doorways. “By keeping the contrast low between the finishes, you basically make the house look brighter and bigger because your eye is not interrupted between different colours,” Reihani explains.
Slight tweaks to the floor plan also helped to open the space, both visually and physically. Reihani
widened the doorway between the family room and living room as much as the structure would allow and removed the doors between the kitchen and dining room, extending the space’s casual hosting footprint. Then, she layered eclectic modern furnishings to play off the family’s inherited silver.
“They didn’t want to create something that is overly classic, but at the same time, we wanted to honour all the beauties from the past, all the intricate works that have been passed through generations,” says Reihani.
The kitchen experienced a complete reno to equip it for a modern family. Though details, like brushed gold accents and distressed Moroccan-inspired floor tiles, balance light-oak and lacquered cabinets for a lived-in feel. Reihani mirrored many of these details in the basement kitchenette, swapping the wood-tone for a cheerful pistachio hue (a youthful nod to teenage daughters who share the lower floor).

Ultimately, modernization of past styles and thematic repetition give the home a sense of longevity. “If you go through renovation, you want to do it in a way that it stays relevant for at least twenty years,” says Reihani. “We try to stay away from trends. We want to stay focused on style and what is nice and beautiful.”

Understanding fractional ownership
Fractional ownership in real estate is when individuals own a percentage of a property and share usage rights. Fractional ownership splits the cost of an expensive purchase among several people.
Fractional ownership is commonly used for buying vacation homes or luxury items like boats or planes, but is also used for other types of assets such as art, stock and fashion items. Owners are issued a deed representing their fraction of the property.
Fractional owners also take on the benefits and losses that come with ownership: If a vacation home grows in value over 10 years, individual shares appreciate, too. Co-owners share usage rights, income and access to their shared property proportionate to the percentage of the asset they own. Unlike a timeshare, fractional ownership means you own part of the second home itself, not just the time you can use it.
There are a few common fractional ownership structures that we’ll dive into later. One is called tenancy in common and another is via an entity, like an LLC.
Example: Sophie lives in Detroit, Michigan, and wants to buy a second home so she can winter on the West
Coast. Her budget is $110,000, so she’s able to become a 1/4 fractional owner of a beach house valued at $440,000.
