O YOU EARN ENOUGH TO BUY A HOME NOW?
Well our April Stats are now in and as you may have read that 8,008 homes sold through the TRREB’s MLS system in April of 2022, down 41% from last April and a 27% decrease when compared to the high of March of this year. On a year over year basis, the decline in sales were greater in the ‘905’ area code regions that surround Toronto, particularly for detached homes. We have had many people ask us this question how much would you need to earn to enter the real estate market? Well we can tell you the number is a lot higher than it would have been just six months ago. The average selling price, at $1,254,436, was up by 15 per cent compared to April 2021, but down compared to the average selling price of $1,300,082 which we saw in March 2022. This all means if you want to buy an average home the household income to buy it has risen significantly, six months ago you needed about 205,000 and today you would need more than 223,000. Now remember you could only do that if you had the 20 % down payment required to make the purchase. It is getting tougher and tougher to know people who make over 200,000. Statistics Canada stated in 2019 the median after tax income for couples with children was just over 105,000 and female single parent households was only 52,500. Typical homeowners now need to spend 68.6 percent of their pre-tax income to cover the cost of home ownership. s people get older and costs keep rising, we are aware that our home is fast becoming our largest investment. But how can we translate the equitly in our home into financial stablity? Here are a few details about reverse mortgage you might not know.
This product is also a great option for anyone wanting to assist their elderly parents. Instead of selling the home and moving them to a care home or assisted living, a reverse mortgage is a terrific way to access the equity in the home, month by month, to pay for in-home and ongoing care costs. The goal of the reverse mortgage is to allow Canadians over 55 years to tap into the equity of their home, which assists in comfortable financial living. With a reverse mortgage, however, borrowers are not required to make regular payments. This allows them a considerable inflow of cash, without having to pay off what they owe! The only
time payment will be required is when you sell or move out of your home. Reverse mortgages are designed to allow you to access up to 55% of your home’s equity, thereby allowing you to convert your home equity into cash. This can be done as either a one-time lump sum payment, or you can choose to structure it to receive monthly payouts. Beyond being able to cash in on your home’s equity, a reverse mortgage has additional benefits including: • No monthly mortgage payments • No income or credit qualifications • Very low / little paperwork required

If you are dreaming of your very own vacation home, there are ways to make it happen! Let me walk you through your options. Provided by Sarah and Thiannon of DLC Forest City Funding.
When it comes to taking on a vacation property, you will need to have a minimum down payment of 5% of the purchase price. If you are purchasing a non-winterized vacation home, or will not have year-round access, then you will be required to put down 10%. You must also have sufficient credit score to qualify if not putting 20% down. In addition to the down payment, you will also need to pass the stress-test and prove that you can financially carry the mortgage of your existing live-in home and your new vacation home. When purchasing a vacation home or property, most lenders will allow you to borrow money against the equity you have in your current home and use it as a down payment for a second home. This is done through mortgage refinancing, which means getting a re-evaluation on your home and then redoing your mortgage based on the current value. This will allow you to tap into the equity your home has built over the years, and pull out the extra funds for a down payment on your secondary property. Keep in mind, when using some of your current equity, it will increase the principal amount and the interest payments on your mortgage as the mortgage is now refinanced at a higher amount. Another option to unlock your home equity is through a line of credit or a HELOC (Home Equity Line of Credit). This option allows you to borrow money using the equity in your property, with the property as collateral. A HELOC serves as a revolving line of credit to allow the borrower to access funds, as needed, letting you utilize as much (or as little) equity as required. In Canada, you are able to borrow up to 65% of your home’s value using this method. However, keep in mind, your HELOC balance AND current outstanding mortgage cannot exceed 80% of your home’s value when added together. ON HOW TO GET YOUR GARDEN READY FOR SPRING

With the excitement of the season well on its way, you’ll soon be sowing, growing and nurturing your garden as it revives in the sunny showers. To help you get ahead and ensure your outdoor space is healthy and tidy, ready for the joys of spring, we spoke to top TV gardener Adam Frost to get his tips and tricks for preparing your garden for spring.
The Gardeners’ World star, who is heading to the Netherlands with Country Living readers this spring (join him in April) and to Madeira for the fabulous Flower Festival later in the season (join him in May), reveals his simple, unusual and trustworthy advice for spring gardening. Here’s Adam’s guide on what to do in your garden, from using pots to liven up the space to the
answer being in the soil... 1. ANNUALS ARE VERY GOOD FOR EXPERIMENTING WITH COLOUR “Something I’ve done a lot of of late is use annuals, tender perennials and more subtropical-based plants. It’s a little bit of work but introduces highlights and points of interest around the garden. I’ll pop them in either where I’ve got a problem spot
I’m looking to deal with, or just in areas where I want to add a little bit of interest at different times of the year. “If you don’t have a lot of time to sow them and grow them, they are available in garden centres. If you want to make some changes in your borders but you’re not sure how, where or what colour to go with, planting a few of these is a good way of understanding the colours you might like.” 2. POTS ARE ANOTHER GREAT WAY OF LIVENING UP A SPACE “Constantly changing and evolving your pots is a great way of livening up a space or adding a bit of fashion to your garden. I’m not a great believer that gardens should be fashionable – I think they should be creative in order to stand the test of time, but if you want to play around with the latest colours, then pots are a really good way of doing it. “You can look at the gardening shows to hear about the latest colours, you might have some curtains in the living room you can take a lead off or you might have just painted a wall in the house – whatever it is, there’s ways you can play about with pots to bring interest into the garden. “I love to make sure that the views out of the house are as good as they can be throughout the year – pots are fantastic for achieving this and switching things up.” 3. PLANT SPRING BULBS IN THE GREEN TO SEE THEM FLOWER QUICKLY “If you forgot to plant spring
bulbs in the autumn, you can get hold of some bulbs in the green – it doesn’t matter when you plant them, they’ll be ready to flower in the spring as they’re pre-grown. “Garden centres will still be selling bulbs now, so you can pop some in for spring and summer to fill up those little spots and holes and give you a little bit of interest wherever you need it. Remember, once you’ve planted them this year, they’re going to keep coming back every year.” 4. GROW BITS THAT NOT ONLY LOOK GOOD IN THE BORDERS, BUT ARE EDIBLE AS WELL “Whether it’s a box of potatoes in the back garden or a balcony full of herbs, edible plants and flowers are becoming far more popular. At the garden centre, you’ll find herb nurseries with a huge variety of plants. “People are engaging a lot more with what they can grow in the garden or in the kitchen, what they can dress a salad with, and we’re looking at slightly more unusual bits to top off our meals.
Growing salads is so easy – as long as you give them a little bit of TLC, they’ll keep coming back.” “Just think how many times we go to the supermarket and buy a bag of salad, only to realise two weeks later we haven’t used it all and it’s all going to mush. Having ‘cut and come-again’ stuff is brilliant.” 5. THE ANSWER TO HAVING A GREAT GARDEN IS IN THE SOIL “There’s still plenty of time for people to put work into their soil i.e. mulching and getting compost or manure around your plants to give them a good feed further through the year. It’s something that we tend to take a little bit for granted, really, but the work you put into the soil will benefit you throughout the season. “I live in the east, so normally we would mulch the whole way through the season, but for most of the year the bottom of my garden has been under water. For a lot of people, as the water starts to dissipate, you’ll have plenty of time to get some mulch on and feed the soil with nutrients.”
6. JUST GO OUT AND ENJOY YOUR GARDEN “People tend to go to the gym more in spring, with a new sense of vitality for a New Year’s resolution, or to get fit for the summer. It would be nice to see people using their gardens for mental and physical wellbeing and being more mindful about it. There are such fantastic mental health benefits to gardening that we’re well aware of – tell your friends how good the garden is for you! “Over the past 10 years, I’ve gardened a lot more with habitat in mind. I’ve been taking a step back and leaving slightly more untidy areas, so rather than everything looking clean and controlled, I let the garden have a little bit of a life of its own. It’s a great way of enjoying nature’s gifts.
7. TRAVEL THE WORLD AND LOOK AT PLANTS “I’m a very lucky boy. I get to travel the world and look at plants! The best part of my trips is meeting like-minded people. 99.999% of the time gardeners are good people and they always want to share knowledge and information.

TORONTO SHOPPING MALL READY TO ADD THOUSANDS OF CONDO UNITS

rezoning application has been submitted to the city that seeks to kickstart what is a planned four-phase process of transforming the site of Fairview Mall in North York.
The mall is located at 1800 Sheppard Avenue East. According to the rezoning application submitted to the city of Toronto by mall owners Cadillac Fairview on April 20, the shopping centre is 77,622 square metres and sits on an 18.8-hectare site that also contains surface parking areas, parking structures, an internal private road network as well as
TTC Line 4 Don Mills Subway Station and a bus terminal. The application, for the first phase of the development, seeks to replace existing parking lots, driveways, and a portion of a five-storey parking structure on the mall site with three highrise buildings of 58, 48, and 38 storeys ranging from 133
meters to 197.6 metres in height. The proposed condo and rental development, located at the south side of the mall with frontage on Sheppard Avenue East and adjacent to Don Mills Subway Station, is known as Phase 1 of a four-phase proposed master plan concept of the site that seeks to replace the surface
parking areas around the perimeter of the mall with a new network of streets as well as 4,700 new residential units. The proposed master plan concept also envisages the creation of three new public parks totaling 7,840 square metres of parkland as well as 10,700 square metres of private open space. According to documents submitted with the application, the proposed master plan concept “will activate the edges of what is currently an automobileoriented site, further leverage the higher-order public transit connectivity offered by the Line 4 Don Mills subway station and contribute to the achievement of a complete community in the immediate area.” “The master plan redevelopment extends our long-term vision and supports an expanding demographic seeking convenient, high-quality, and accessible residency in a dynamic, transitconnected community,” said Wayne Barwise, Executive Vice President, Development, at Cadillac Fairview in a press release.

Yorkdale, Bayview Village, Centerpoint, Galleria, Dufferin, Sherway Gardens, and others. The application for phase one of the Fairview Mall condo development has been received by the city and is currently being circulated to various city divisions for feedback.
According to the press release, the three buildings in phase one will be comprised of two condominium buildings and one residential rental building. A new pedestrian plaza will be situated between the TTC station and the residential buildings. The North York mall may have been the last holdout in the great condo takeover as most other spaces already have residential construction ongoing or are in one stage of the development process or another. PRINGY AND LIGHT YET COMFORTING AND FLAVOUR-PACKED, THIS RECIPE TAKES ITS CUES FROM AVGOLEMONO, A FAMILY OF GREEK SOUPS (AND SAUCES) IN WHICH BROTH IS THICKENED WITH EGG AND LEMON JUICE. Eggs and lemon is a classic pair that’s also common in Turkish, Balkan, Arab, Italian, and Sephardic Jewish cuisine, among others. Since a good deal of the flavor in the final dish comes from vegetable broth, you’ll want to make sure you’re using one that tastes good to you: Homemade is ideal, but when that’s not possible, I like Better Than Bouillon. You can also use cartons of broth from the store or bouillon cubes - just follow the directions on the package. A good rule of thumb is to add 1 less bouillon cube than suggested, then taste before you add the final cube - some brands can be quite salty! (Though, if worse comes to worst, you can always dilute your soup with a little water.) While mature spinach retains a better texture, you can also use baby in a pinch.
INGREDIENTS 1 bunch mature spinach (9–12 oz.) 1 small bunch dill 1 small bunch dill 1 Tbsp. plus 1½ tsp. vegetable bouillon paste (preferably Better Than Bouillon) or 4 cubes bouillon or 8 cups homemade vegetable stock or low-sodium vegetable broth. 10 oz. cheese, spinach, or mushroom tortellini 1–2 lemons 4 large eggs 1 tsp. freshly ground black pepper, plus more Kosher salt Extra-virgin olive oil and Parmesan (for serving)
METHOD STEP ONE Prep your green things: Trim roots and leggy stalks from 1 bunch mature spinach (9–12 oz.). Wash well and spin or pat dry; coarsely chop. Coarsely chop leaves and tender stems from 1 small bunch dill to make ½ cup. Set a few tender sprigs aside for serving; reserve remaining dill for another use. STEP TWO Bring 8 cups water to a boil in a medium Dutch oven or other heavy pot. Add 1 Tbsp. plus 1½ tsp. vegetable bouillon paste (preferably Better Than Bouillon) or 4 cubes bouillon (or follow the package instructions) and whisk to dissolve. (Alternatively, you can
heat 8 cups vegetable stock or low-sodium vegetable broth if you prefer). Add 10 oz. cheese, spinach, or mushroom tortellini and cook 3 minutes (or according to package directions), then remove from heat. Using a spider, slotted spoon, or fine-mesh sieve, divide among bowls. STEP THREE Cut 1 lemon in half and squeeze juice through your hand or a fine-mesh sieve into a small bowl. You should have ¼ cup; repeat with another lemon if you need a little more juice. STEP FOUR Whisk lemon juice, 4 large eggs, and 1 tsp. freshly ground black pepper in a medium bowl or large measuring glass to combine. STEP FIVE Return broth to a gentle simmer. Scoop out about 1 cup and very gradually drizzle into egg mixture, whisking constantly. (This step, called tempering, warms up the delicate eggs slowly so that they don’t scramble when you add them to the rest of the hot broth.) The egg mixture should be quite warm to the touch - if not, whisk in more broth. STEP SIX Whisking constantly, gradually pour warm egg mixture into broth in pot. Cook, whisking often, over medium heat, until slightly thickened, 5–7 minutes. (Do not let broth come to a full boil.) Taste and season with kosher salt and more pepper if needed. If your broth is really salty, you might need to add a bit of water to dilute the soup. STEP SEVEN Remove from heat and add spinach and chopped dill (the spinach will wilt immediately.) STEP EIGHT Ladle broth into bowls with tortellini. Drizzle with extra-virgin olive oil and shave or finely grate Parmesan over. Sprinkle with a little pepper and top with remaining reserved dill sprigs. STEP NINE Do ahead: Tortellini can be cooked 2 days ahead. Toss in an airtight container with a little oil to keep from sticking. Cover and chill. Broth can be made 2 days ahead. Let cool; cover and chill. Reheat very gently, stirring constantly to re-emulsify (it may separate in the fridge), before ladling over tortellini. Serves 4.
