nce upon a time, before the term “remote work” conjured up images of harried workers hunched over laptops at their kitchen tables in sweatpants, the idea of being a digital nomad was something of a fantasy for many people.

We imagined where we’d go if somehow we could do our jobs from anywhere. How, untethered by a physical office, we could move to a tropical paradise and answer emails from the beach. The reality is that most Canadians can’t simply pack up their lounge chairs, buy condos in Jamaica and carry on with their current employers. First of all, it’s really expensive. Secondly, as many have realized, our jobs aren’t the only things keeping us rooted here in Toronto (though, to be fair, many have been leaving the city lately for smaller towns.) But the key thing that most people don’t really consider when envisioning a “digital nomad” lifestyle is that you can’t legally conduct business in most other countries without a proper work visa. There are tons of potential legal implications, whether you work for a Canadian employer or (perhaps especially) for a company in the destination you choose; think taxes, immigration, employment standards, banking, work contracts and access to benefits. The process of securing a work permit can get messy to the point where people sometimes hire lawyers to work it all out. Thing have changed, however, since the pandemic hit: Governments in sunny lands have been rolling out special extended visa programs specifically to attract remote workers. By doing all of the legal legwork for people thinking of working abroad, they’re making the decision to come and spend money there easier. Dominica, a small island in the Caribbean flush with astounding natural features (think volcanically heated, steam-covered lakes, mountain ranges and tropical rainforests), is the latest destination to jump on this trend, and officials are targeting Canadians specifically.


“If you are seeking to rejuvenate and refuel your passions, all while still working, look no further than Dominica,” reads a release announcing the launch of the commonwealth’s new extendedstay visa programme, dubbed “Work In Nature.” People approved for the visa can legally work remotely for up to 18 months on the island, which is located in the Caribbean Sea and most definitely not to be confused with the Dominican Republic. “Visit waterfalls or hot springs, take nature walks or exhilarating dives, experience the local cuisine,

embrace a new culture, and make new friends,” reads the release. “Additionally, Dominica’s COVID-19 protocols have kept the infection rates very low, and their handling of the pandemic has been exemplary. The Government of the Commonwealth of Dominica highlights high-speed internet and technology services, modern healthcare facilities, educational options and opportunities for “impact volunteer programs” among reasons for Canadians to make the jump. Sounds like a dream, right? Right - but it does cost money to secure a visa and

not everyone will be accepted. Even the application process costs about $125, while the visa itself starts at about $1,000 for individuals ($1,500 for families.) Applicants must further be over 18, have no criminal record and an income of at least about $65,000 per year (or otherwise “have the means to support themselves” during their stay in Dominica.) The good news is that responses to all applications are provided within seven days and that those who get into the program have 3 months after that to relocate.

veryone dreams of owning their own home, but for many people, the financial requirements can seem insurmountable. While a home won’t ever be cheap, it might not be as bad as you think.

If you plan on buying a home in the near future, you will need to take a careful inventory of your financial condition. There are numerous factors that affect how mortgage lenders will feel about lending to you, and what mortgage amount you will be able to afford. In this article, we are going to cover everything you need to think about before looking for a home of your own. We will

also offer some tips to help you get the most affordable mortgage available. THE GENERAL ANSWER The conventional answer to the question, “How much mortgage can I afford?” is that you should aim for a purchase price that is 2 - 4x your annual income. For example, if your household makes $120,000 a year, you could afford a maximum purchase price of $480,000. However, in recent years, home prices have shot up faster than Canadian incomes could keep up, meaning that this formula may not be so

accurate anymore. In 2020, Canadian home buyers’ average income-to-value ratio was closer to 7x the household’s income. Are these mortgages actually affordable? It’s hard to say. Most banks and lenders now offer online mortgage calculators to help give you a ballpark idea of what you can afford. These are a good place to start. TERMS TO KNOW AND HOW THEY AFFECT AFFORDABILITY Your mortgages affordability can be best understood through the amount of your monthly mortgage payments.


Since you don’t pay your loan all at once, it’s best to think about it as a series of smaller payments. Banks will determine your mortgage options based on how much of a mortgage payment you can afford with a given purchase price, interest rate, amortization period, and monthly income. GROSS VS NET HOUSEHOLD INCOME One of the biggest factors in determining how much mortgage you can afford will come down to how much money you actually have for your monthly payment. There are two major terms to know here: gross household income and net household income. Your gross household income is the amount of income your household takes in before any taxes, debt payments, or other obligations. Your Net household income represents the amount of income you have after paying for taxes, bills, and debt payments. Once banks know your income, they are able to calculate your debt service ratios. GROSS DEBT SERVICE RATIO The gross debt service ratio (GDS) is the ratio between your annual housing expenses and your income. Your annual housing costs include the sum of your monthly mortgage payments, mortgage insurance fees, property insurance fees, property taxes, and utilities such as heating costs. In a condo, your condo fees may count towards your GDS. In general, banks will not offer you a monthly mortgage payment that would comprise more than 32% of your gross income. In some rare cases, you may be able to go as high as 39% GDS.

TOTAL DEBT SERVICE Your total debt service ratio (TDS) is the ratio between your gross income and all of your expenses. This includes aforementioned shelter costs and other things such as household expenses, student loans payments, car loans, and credit card bills. In general, banks will borrow at a TDS of 40%, with a maximum of up to 44% in some cases. CREDIT SCORE Your credit score also plays a major part in calculating what size of loan you can afford. Banks need to feel confident that their loan will be profitable, so they favour people with the best credit histories. In general, Canadians with excellent credit scores (~680 and up) will get the best rates from their lender. Therefore, they will be able to afford more on their mortgage. YOUR DOWN PAYMENT Saving up enough money for your down payment can be one of the biggest barriers to getting a mortgage loan. Having too low of a down payment can cost you more in insurance costs and high

rates. In comparison, having a larger down payment will give you the best mortgages available. On a home of $500,000 or less, you will need to put up a minimum of 5%, and on homes worth more than $1 million you will need at least 20% down. These days, more Canadians are relying on gifts from their families to pay for much if not all of their down payments. Unfortunately, this is not an option for most Canadians. You will need to practice careful saving before you even approach the idea of getting a mortgage. MORTGAGE DEFAULT INSURANCE If your down payment is less than 20% of the value of your home, you will be required to pay for mortgage insurance. Mortgage insurance can cost you up to 4% of the value of your mortgage. AMORTIZATION PERIOD The amortization period is the length of time it will take for your mortgage to be fully paid off. A longer period means


more affordable monthly payments, but it also means you will pay more in interest in the long run. MORTGAGE STRESS TEST The mortgage stress test is a measure introduced to ensure that Canadians can still afford their mortgage loans if interest rates increase. The mortgage stress test will test your income against an interest rate higher than your actual mortgage rate. The testing rate is 5.25% or your interest rate plus 2%, whichever is higher. All banks will require this test on all mortgages, even those not needing mortgage insurance. TIPS TO MAKE YOUR MORTGAGE MORE AFFORDABLE 1) Pay a large down payment A higher down payment will help you get a more affordable loan. If you are set on a certain mortgage amount,

consider saving for a few extra years to raise your down payment. Alternatively, you could seek out additional sources of income to increase the amount that you can afford to save. One option available to firsttime homebuyers is the Home Buyers’ Plan. This incentive allows first-time buyers to withdraw up to $35,000 from their RRSP, tax-free, to put towards a down payment. If you are buying with a partner, you can collect up to $70,000 in total. But be warned, this is essentially a loan from your future self; after a 2 year grace period, you will need to repay any amount you take out in 15 years. It is up to you to decide on getting money for your home now against saving for retirement later. 2) Improve your credit score Improving your low credit score can do a lot to help your mortgage affordability. It will

also put you in a much better financial spot generally. There are a few different ways that your credit score is determined. There are also some easy ways that you can begin improving your score. 3) Pay down debts Paying down your debts will free up more of your monthly budget to go towards your mortgage. If you spend less on monthly debt payments, those savings can go towards your down payment. 4) Adjust your lifestyle For some people, the idea of owning a home is the dream. That being said, you may need to consider moving towards a more frugal lifestyle in pursuit of your dream. If you are willing to reduce your monthly expenses for the joys of homeownership, it can do a lot to make your mortgage more affordable. 5) Look elsewhere You may have your heart set on a certain neighbourhood or town, but prices can be very different in different areas. Consider looking at more affordable areas near where you want to live, and you may find a deal that changes your mind. It’s important to think beyond the purchase price municipalities all have different property tax rates. Keep this in mind because a cheaper home in a different location can end up costing more after you pay property taxes. Hopefully, you now have a better idea of the maximum mortgage you can afford. he idea of making a baked Alaska may seem daunting, but these petite desserts from Cheryl Day’s Treasury of Southern Baking can be broken down into easy-to-make components that can all be made ahead of time. Feel free to use any flavor ice cream for the center. We prefer to use a kitchen torch to brown the meringue, but in a pinch you can brown the baked Alaskas under a broiler—just watch them very carefully and rotate often.

You will need the following: A kitchen torch, round cookie cutter set, a stand mixer. an instant-read thermometer, offset spatula and a kitchen scale

INGREDIENTS CAKE Unsalted butter or nonstick vegetable oil spray (for pan) 1¾ cups (219 g) all-purpose flour, plus more for pan

MERINGUE AND ASSEMBLY ½ cup (160 g) strawberry or

2 large eggs, room temperature

raspberry jam

1 large egg yolk, room temperature

1 quart any flavour ice cream

1 cup buttermilk, room temperature

4 large egg whites

1 cup lukewarm brewed coffee ½ cup vegetable oil 1 tsp. vanilla extract 1¾ cups (350 g) granulated sugar ¾ cup (60 g) Dutch-process cocoa powder 2 tsp. to 1¼ tsp. kosher salt 2 tsp. baking soda 1 tsp. baking powder 2 oz. (57 g) bittersweet chocolate, melted, slightly cooled

1 cup (200 g) granulated sugar 1 tsp. cream of tartar 1 tsp. vanilla extract


METHOD - CAKE 1. Place a rack in middle of oven and preheat to 350°. Butter a rimmed 18x13” baking sheet or lightly coat with nonstick spray. Line with parchment paper; lightly butter or coat parchment and dust lightly with flour, tapping out excess. Whisk together eggs, egg yolk, buttermilk, coffee, oil, and vanilla extract in a medium bowl. 2. Mix granulated sugar, cocoa powder, salt, baking soda, baking powder, and 1¾ cups (219 g) flour in the bowl of a stand mixer fitted with paddle attachment on low speed until combined, about 1 minute. Add egg mixture in 3 additions, beating on medium speed 30 seconds after each addition. Add melted chocolate and beat, scraping down sides of bowl to ensure everything is well mixed. 3. Scrape batter into prepared baking sheet and rap on counter to level. Bake cake until a tester inserted into the center comes out clean, 20–25 minutes. Let cake cool 15 minutes, then run an offset spatula along edges to loosen. Set a wire rack upside down over baking sheet and flip over to release cake. Carefully peel away parchment paper and let cool completely. MERINGUE AND ASSEMBLEY 4. Transfer cake to a cutting board. Cut out 12 rounds with cookie cutter (leftover scraps are for snacking). Top 6 cake rounds with a 1 Tbsp. dollop of jam each; sandwich with remaining cake rounds. Place each cake sandwich on an 8” square of plastic wrap (lightly moistening the counter will help plastic stay flat). 5. Just before serving, heat egg whites, granulated sugar, and cream of tartar in the bowl of a

stand mixer set over a saucepan of barely simmering water (do not let bowl touch water), whisking constantly, until sugar is dissolved and an instant-read thermometer registers 120°, 5–7 minutes. 6. Soften ice cream just enough to be able to scoop with a #8 ice cream scoop (or a heaping ½ cup). Arrange a scoop of ice cream, flat side down, on top of each cake sandwich. Pull plastic wrap up and around cake and ice cream and twist to seal tightly. Freeze until ice cream is very hard, at least 1 hour. 7. Fit bowl onto stand mixer fitted with whisk attachment, add vanilla extract, and beat on medium-high speed until meringue forms stiff, glossy peaks, about 5 minutes. 8. Unwrap ice cream domes and place on individual heatproof plates. Working quickly, spread meringue over domes with a spoon or small offset spatula, making lots of decorative swirls and peaks all over. (You can also use a pastry bag fitted with a large fluted tip and pipe meringue over each dome.) Make sure all of the ice cream and cake is covered. Toast meringue with kitchen torch until golden. DO AHEAD: Ice cream domes can be assembled 3 days ahead. Keep frozen. Cover with meringue and toast just before serving. Serves 6.

However, Mississauga will soon give Toronto a run for its money, as it’s poised to be home to a new, state-of-the-art Innovation District that’s aiming to become the largest hub for technology, innovation, and research in the country.

An impressive feat for the lakefront city to tackle, but the Innovation District is just one of the many ambitious components set to define Mississauga’s forthcoming Lakeview Village - a 177-acre mixed-use waterfront community built entirely on former industrial lands. The new community will feature

a range of housing options, space for education and offices, the aforementioned Innovation District, multicultural and year-round recreational programming, an extensive parks system including access to the nearby 64-acre Jim Tovey Conservation Area, and a network of trails, pathways, and

We always envisioned having the Innovation District on this site since day one, and as a team, we’ve been looking at how it’s poised to have a major impact on the GTA. When you look at opportunities for these mixed-use and innovative communities, Mississauga has the opportunity to shine. It’s a growing city, and from an incoming hub perspective, Lakeview will bring it all together,” said Spanier.

The GTA isn’t a stranger to innovative districts, in fact, you’ll find them peppered throughout the region. In Toronto, you have MaRS, The DMZ, and the adjoining medical hub along University Avenue. There’s Communitech in Kitchener-Waterloo, the McMaster Innovation Park in Hamilton, and YSpace and VentureLAB in Markham. Meanwhile, Mississauga is located in the middle of it all. “We’re really the hole in the donut of the innovation world. Mississauga is located at the epicentre of the region, which is why we’re designing a district that’s focused on the way people want to work, interact, and live. This is the future of city building, and I think Lakeview’s Innovation District will be the centre of the future,” said Spanier. Lakeview and the district are strategically located and highly accessible due to their proximity to Canada’s largest airport, Pearson International, while Billy Bishop Toronto City Airport is only 19 kilometres away. There are also multiple commuting options - including nearby GO Transit stations and major highways and roadways - all close by. Serving as a central hub for research, the Innovation District will stimulate a thriving business community that will attract and retain a diverse pool of talent and create 9,000 long-term jobs. The district will feature 1.9 million square feet of office space, tech and research facilities, employment spaces, 20- acres for campus, culture, innovation, and more than 200,000 square feet for new retail and restaurant opportunities.


However, Spanier said the team wants to ensure Lakeview brings and attracts the right businesses that will do more than just fill space. “There’s a huge opportunity here. The companies will get to be part of an incredible economic engine and choose where they want to have their head office and offices as opposed to thinking ‘we just need a space’,” said Spanier. With a striking and timeless architectural design and an open space working environment, plus proximity to integrated transit routes, not to mention a thriving retail community and the waterfront, the Innovation District will act as a magnet for high-tech firms, technology incubators, and entrepreneurs in the post-pandemic era and beyond. Collaboration has been central to the strategy behind the Innovation District’s design, with open concept co-working spaces, flexible office use, and
