Interior Views| Homes that reflect the tastes of future homeowners include a range of interiors from modern minimal to contemporary and traditional. The result of extensive market researches the units as well as the interiors include the styles most in demand.
Unit featuring full height window wall and balcony, with adjustable scrim shading devices The basic planning of the units is driven by affordable building techniques which include Green building materials and technologies. Section| The 20’ x 45’ Slab-On-Grade with turn down footings supports the lower level bedrooms and Garage. The main floor is spanned side to side with open web wood joists that incorporate HVAC ducts, electrical wiring and plumbing. The roof spans in two sections, front to back, with a girder truss spanning across the middle.

Proposal for Ithaca, New York| The area off South Meadow Street offers a highly viable location for social housing that can support a unique and prospering community, mixing affordable housing with home office Live-Work opportunities and Retail. By being adjacent to major shopping and employment conservation concerns are addressed by creating a transit oriented development. Reducing or eliminating the need for cars is the most effective energy conservation and environmental strategy available. The convenience of this location also allows for establishment of highly efficient transportation networks to downtown, the universities and other area destinations. 400 homes, along with 50 Home Offices and 12 Retail spaces, create a dynamic draw to town residents. A lively destination place will attract people and create business and social opportunities. Residents will also benefit by having a uniquely urban place for living, shopping and working. A centrally located green space, the Commons,’ provides for organized events, such as sports and entertainment, while giving everyone a shared outdoor park for walking and socializing. The opportunities for Restaurants and cafés to incorporate patios facing the Commons will further enhance the utility and attraction. Neighbors share a series of ¼ acre protected spaces that can be used for children’s playground, community gardens or commercial agricultural ventures. In addition, each neighborhood unit, which consists of 12 homes, share a ‘Circuis’ court that creates a resident monitored outdoor area for children and adolescents to gather and play.

Classical Urban | Based on demand and cost an option may include classical designed facades, with either steel windows or wood French Doors opening up on to a balcony. The interiors could include moldings and cabinets to reflect a more formal style. Another variation could offer bricked units with gables and wood windows that create a varied traditional streetscape. Recalling turn of the century American cities that feel comfortable and familiar to the residents these units add to the design options that are available.
