NATURE
In Sunbridge we’re creating a network of walkways, wide paths and trails that will eventually let you hike or bike to stands of oak trees, a chain of natural lakes, wetlands and waterways, and places for neighbors to gather and enjoy outdoor events, learning experiences and the simple joy of being together under a blue Florida sky.
BASECAMP
Our take on an information center. Come get the scoop on Sunbridge as well as a first taste of the life. Drop by the yurt to learn about the community. Toss out a blanket on the picnic lawn. Or take a nice long walk on the trails.
THE WATERSHED: MIXED-USE DISTRICT
We’re planning a magnetic destination where shops, cafés, homes and workplaces gather people, friends and families. It’s here where you will be able to access the water or have a nice dinner with great waterfront view. Experience the first taste of The Watershed in 2026 with the new Weslyn Park amenity center.
EDUCATION
Our first school, Voyager K-8, is nestled within the Weslyn Park neighborhood and opens for the 2024-25 school year. In partnership with the Osceola County School District, Voyager K-8 is an Environmental STEM school educating students on the importance of sustainability and protecting natural resources.

Our promise to the land
As stewards of this land, we see Sunbridge as an opportunity to pioneer new kinds of best practices, to allow community and nature to coexist and thrive together, and to do more for our wildlife, water and climate.
It’s a big promise. And it’s why we’re working in collaboration with the Sustainable Floridians Benchmarking and Monitoring Program at the University of Florida, University of Central Florida, Life Soils, The Nature Conservancy, Toho Water Authority, Cherrylake and the OUTSIDE Sustainable Landscape

RENEWABLE ENERGY & EFFICIENCY
The homes and buildings of Sunbridge are being held to a high standard of energy efficiency. And we’re exploring ways to develop renewable and efficiency standards for homes at scale to offset energy consumption. It just makes sense.
ECOLOGICAL PRESERVATION
Diverse ecosystems are healthy ecosystems. In Sunbridge, we’re creating and protecting habitats that encourage biodiversity. Which will also enhance the beauty of the whole community.
WATER RESOURCE CONSERVATION
With a list of strategies, from maintaining natural water systems to landscaping with native species, we plan to reduce our average perperson water consumption well below that of the typical community.
WATER QUALITY PRESERVATION
To protect our chain of lakes and the whole watershed, we’ve instituted a program of continual monitoring of our water resources and implemented management and landscape practices, as well as other solutions, that support the unique ecosystem of Sunbridge.
COMMUNITY ENGAGEMENT
Being true stewards of the land is a task as vast as the land itself. So we’re engaging residents and other partners with educational programs, fun events and volunteer opportunities.
The Florida Headwaters Foundation is the pioneering not-for-profit cornerstone dedicated to educating and inspiring the next generation by incubating, activating and funding sustainable practices in Sunbridge. Its independent operation ensures focused efforts on ecological preservation, scientific research and the promotion of biodiversity, aligned with the mission of Sunbridge.
Sunbridge is more than just a development; it’s a commitment to a future where nature, community and innovation exist in balanced synergy to create a sustainable and inspiring experience for generations to come.
Weslyn Park
Weslyn Park is for all ages and stages. It’s here where you’ll find an array of homes that embody an inspired, of-today interpretation of classic Florida architectural styles: Coastal Craftsman, Coastal Cottage, Farmhouse, Shingle, Florida Cracker and Florida Foursquare. Each one designed to connect you with the outdoors and give you a beautiful, varied street scene.
AMENITIES AND FEATURES
As you might expect, the centerpiece of the neighborhood is our big beautiful Acorn Park. With a pool, an open-air pavilion, playgrounds and wide grassy lawns. Add parks and playgrounds around every corner, community gardens, the first couple miles of a sprawling trail network and the new Voyager K-8 school, and you have the beginnings of a great neighborhood.
NATIVE PLANT LANDSCAPES
You may notice that the landscaping looks different in Weslyn Park. That’s because in Sunbridge, we want to be healthy from the ground up. In our effort to demonstrate sustainability, the plants we use reflect a commitment to Florida native, drought tolerant, diverse and resilient plantings to help preserve our lakes and waterways.
