Tavistock is uniquely qualified and positioned as the best organization to work with USA Gymnastics to develop a premier sports venue that will serve the U.S. National Gymnastics Teams for women’s, men’s, rhythmic and acrobatic gymnastics, trampoline and tumbling, as well as a relocation option for the home office from Indianapolis. As a successful, long-term owner of a large-scale community focused on performance, training, education and wellbeing, Lake Nona offers a proven track record and an innovative and collaborative ecosystem of public and private partners who can help accelerate and execute your vision. Lake Nona is already home to several national organization headquarters, training and performance centers, including: United States Tennis Association, KPMG, Johnson & Johnson, Nemours Children’s Hospital, Orlando City Soccer Club, University of Central Florida College of Medicine and many more. Tavistock has several locations within our development that allow for organizations to locate their facilities in a highly secure and controlled environment with quick access to an international airport, children’s hospital, vibrant town center, restaurants, fitness facilities and sports medicine specialists. Our mission statement is “TO CREATE THE IDEAL PLACE THAT INSPIRES HUMAN POTENTIAL THROUGH INNOVATIVE COLLABORATION.” We would welcome USA Gymnastics leadership team and board members to visit Lake Nona and work toward the creation of a first-class facility that becomes the future “Home of USA Gymnastics.” We, along with the City of Orlando, Orange County, Greater Orlando Aviation Authority, USTA, Nemours and several other community partners are ready to make this happen. REQUEST: USA Gymnastics is requesting the following factors be considered when responding: ++ Athlete safety and well-being; ++ Access controlled, secured facilities; The first two items are addressed in the site configuration contained within this document. It would not be a shared campus and the public would not have access to it based on its location. We would work closely with you and potentially your partners to determine the appropriate level of security for gates, buildings, rooms, etc. to ensure the maximum levels of safety are being met across all the facilities. ++ Medical services, athlete wellness and nutrition; As we work together we will need to get a higher level of understanding on these requirements. The Nemours Children’s Hospital sits less than one mile from the proposed site. The HCA-UCF Adult Teaching Hospital, which will open in 2020, will be located less than two miles from the proposed site. Nemours, HCA-UCF and even a third partner of Lake Nona’s, Florida Hospital, would all be willing to discuss the potential onsite needs of USA Gymnastics at the campus for day-to-day medical services. Tavistock would look for USA Gymnastics to outline how it would like athletes’ nutrition resourced. ++ ++ ++ ++ ++ ++

These facilities are currently contemplated on the proposed plan, in fact, some preliminary work was done last summer in anticipation of an RFI being issued at some point in the future. We believe that both the Hall of Fame and the lecture hall could fit comfortably in the National Office, but until we get exact programming needs and square footage requirements, we will leave that as a placeholder assumption for now.

TIMELINE FOR COMPLETION OF PROJECT: USA Gymnastics’ preference would be to have a facility completed and operational by 2020. Tavistock fully believes it can deliver a facility within two years of a formal agreement being reached. We have included a sample construction timeline in this document for review.

REQUIRED ELEMENTS: The secure, high-performance training complex must be multi-functional to meet the organization’s goals and needs, including training, staging competitions, educational workshops and seminars for all disciplines. All designs and concepts must focus on the safety and well-being of the athletes and, at minimum, address the following areas and points: ++ Athlete training area (45,000 – 50,000 sq. ft.) ·· Conditioning area with equipment ·· Separate equipment and training space for men’s, women’s, rhythmic and acrobatic gymnastics, trampoline and tumbling ·· Men’s, women’s and gender-neutral restrooms ++ Medical, recovery and rehabilitation areas (15,000 sq. ft.) ++ Access-controlled secured facilities ++ Meeting and administrative rooms ++ Dormitory-style housing (200-225 beds) ++ Cafeteria/food services (feed 125 at one time) ++ Event facility (15,000 sq. ft. w/30-ft. ceiling) ++ State-of-the-art technology throughout the facilities, including training gym, housing, administrative and meeting areas, office space These elements have been designed into the site plan included in this document and can be built simultaneously or in a phased approach, which we have also contemplated and provided. The state-ofthe-art technology specifications will need to be provided by USA Gymnastics, but Lake Nona, Florida’s first gigabit community, has the robust technology infrastructure to deliver whatever solutions are designed. Tavistock also owns its own technology company, Dais, that can provide turn-key solutions to USA Gymnastics as an additional layer of service.

Tavistock is extremely well versed with incentive opportunities based on prior work with similar organizations that utilized the City, County, State and other parties.

RFI CONTENT: We have included the following items in this document (cont.): ++ Plan components 路路 Vision and plan for the facility, including lodging, size, important building factors 路路 The facility will meet all applicable ADA codes and at the request of USA Gymnastics go beyond the code where accommodations are suggested Tavistock would need to explore USA Gymnastics long-term desires beyond an initial 20-year lease, total estimated costs of the project, National Office relocation and whether phasing the project is likely before we could offer multiple financial solutions.

HOUSING: Based on current and anticipated needs, the complex will be in use throughout the entire year. Annually, the USA Gymnastics competitive disciplines host several training camps, seminars and testing programs that account for more than 20,000 room nights. The number of athletes and coaches attending camps throughout the year varies, but this facility will need to house and feed between 200-225 athletes, coaches and staff concurrently during the busiest times of the year. Housing and food services (cafeteria) should be adjacent to the training facility, but, at minimum, within walking distance from all points on the campus or venue. The housing and cafeteria are currently designed in the contemplated site plan within walking distance to the other facilities. A sample dormitory room design has been included within this document. We believe that this component will be the most expensive facility within the overall campus and require the most amount of discussion and creativity to maximize the other 60,000+ room nights that are not currently needed while ensuring the highest level of security for USA Gymnastics athletes, coaches, trainers and guests. We look forward to working toward the best solution possible.

OTHER USES/FACILITY NEEDS: The campus must accommodate hosting additional activities, including USA Gymnastics Board of Directors meetings, symposiums and other events. Lastly, USA Gymnastics will consider relocating its headquarters to the facility, either adjacent to or part of the training facility. It is anticipated that 20,000 sq. ft. of office space and 4,000 sq. ft. of storage will be needed. We added the potential headquarters building to the site plan. It is adjacent to the other facilities but has its own parking lot and access point for guests to ensure that the primary facilities are not accessible to daily headquarter traffic guests. Finally, as previously mentioned, a national headquarters relocation will change the number of funding sources significantly.

This property will not only be located off of Performance Drive, but it will be within walking distance to the Lake Nona Iconic Resort Hotel.

During his nearly 12 years at the helm, Jim has led the evolution of Tavistock Development Company from land owner to a full service, integrated multi-use real estate development, construction and management firm, including the creation of Dais Technologies and Craft Homes, our newest investment in a local homebuilder. He oversees all operations, including management of our flagship project: Lake Nona, a 14-square-mile, master designed community in Orlando, Fla., ranked among the best-selling, developments in America. For Lake Nona, Jim attracted more than $3 billion of direct investment and construction activity and orchestrated the creation of Lake Nona Medical City – a center of health care innovation. With close to 30 years of experience, his expertise spans the real estate spectrum, from leading largescale developments with public and private partners to navigating Community Development Districts and infrastructure bond finance. Jim has participated in the development of over 20,000 acres in Florida and is an alumnus of Western Michigan University, where he earned a BSBA in finance. He currently serves as Chairman of the Association of Florida Community Developers, an active group of some of Florida’s largest development professionals. Jim is also a member of the Urban Land Institute and a member of their Community Development Council.

Rasesh Thakkar has been with the Tavistock Group of companies for 28+ years. Rasesh has resided on three continents in the last two decades and his areas of experience ranges across industries such as life sciences, financial services, real estate, leisure services and retailing as well as corporate finance and structures, mergers and acquisitions, strategic planning and operations. He’s also known for being one of the visionaries behind Lake Nona. Rasesh has been responsible for the oversight of Tavistock Development and its related companies since their inception. He helps determine target sectors for investment, negotiates acquisitions/sales, and transitions acquisitions into the Group’s holdings. Rasesh serves on the Florida Governor’s Council of 100 and as a Board Director and also an Executive Committee Member of both the Orlando Economic Development Commission (EDC) and the Central Florida Partnership (CFP) – as a result, he has a deep understanding of and experience with regional economic development, the securing of companies and jobs to the state and Central Florida in particular, the nurturing of the state and region’s business ecosystem (i.e. the Orlando Chamber) and also state and regional initiatives affecting the quality of life and quality of place of Central Florida. He also serves as a Board Director of Sanford Burnham Prebys Medical Discovery Institute, and as a member of the UCF Strategic Planning Committee.

Ken joined Tavistock Development Company in 2015 as Senior Vice President, Business Development and Sales overseeing all business development functions at the company. He brings extensive experience in corporate tenant representation and business development, responsible for completing transactions with a total consideration value of over $2 billion during his 20+ year career. Prior to joining Tavistock, Ken was Managing Director at Cassidy Turley, based in the firm’s Palo Alto office. Ken had primary responsibility for Cassidy Turley’s Tenant Representation/Corporate Services platform in Northern California and coordinated Multi-Market Transactions and Corporate Services across multiple geographies. Previously, Ken served as Managing Director of Grubb & Ellis’ Corporate Services Group, where he oversaw the Western U.S. region, and spent five years as the Managing Director for CBRE in Australia/ New Zealand, responsible for day-to-day operations of the Wellington, New Zealand office and CBRE’s Corporate Services Group for the region. Prior to that, he spent nine years with CBRE in New York managing relationships with major corporations.

Andy oversees development of all Tavistock sports ventures, including the Lake Nona Sports & Performance District, a “center of excellence” within the community committed to exploring sports and human performance potential. He played an instrumental role in recruiting the district’s anchor tenant – the United States Tennis Association, which is building North America’s largest tennis complex in Lake Nona. As head of sports ventures, Andy has closed sponsorships in excess of $25 million with iconic brands such as Citigroup, Heineken and Audi. Previously with the PGA of America, he served as director of the Ryder Cup Matches and PGA Championship. In addition to his business development role, Andy is also the President of Lake Nona Golf & Country Club and Lake Nona Realty which closed over $46 Million in Real Estate Sales for 2017. Andy is currently the former President for Florida Citrus Sports which administers the Russell Athletic Bowl, The Buffalo Wild Wings Bowl and the recently created, Kickoff Classic. He was born and raised in Rochester, New York, and received his degree in Business Administration Colorado State University.

Gloria plays a dual role in executing that mission: She cultivates relationships and business arrangements that support such efforts, and serves as program director for health and wellness at the Lake Nona Institute, a nonprofit organization that advocates strategies for building healthy communities. She oversees collaborations with major healthcare companies such as Johnson & Johnson and GuideWell/Florida Blue, and stages the Lake Nona Impact Forum, a global healthcare leadership summit. A University of Arizona graduate, Gloria had an extensive career at Florida Hospital and volunteers on the Executive Leadership Board for the American Diabetes Association for Central Florida.

With a focus on teamwork rooted from his days on the gridiron as a starting corner for the Florida Gators, Skipper leads the commercial real estate business at Tavistock Development Company, with a portfolio that features projects with entitlements for more than 11 million square feet of development. Skipper is part of the senior leadership team that has nurtured Tavistock’s Lake Nona mixed-use project into a nationally renowned and awardwinning community known for outstanding design, innovation, IT infrastructure, sustainability and rich community programming. A highly respected professional in the Florida real estate community, he forged his career serving tenures with Panattoni Development Company, DeBartolo Property Group, Highwood Properties and Citicorp Real Estate. With expertise across a field of subjects – including land use, zoning, design, feasibility analysis, finance and construction. Skipper is a frequent guest lecturer at Florida’s top academic institutions and national professional associations. With his football scholarship, Skipper earned a BS in business administration at the University of Florida.

His expertise and versatility is reflected in the scope of projects that he oversees, which recently included completing a build-to-suit, 113,000 square-foot headquarters for Connextions, a United Health Company. John has more than 30 years of experience in commercial and institutional construction, including senior management tenures with Southern Commercial Real Estate Advisors, Panattoni Construction Inc. and Duke Realty Corp. A licensed general contractor, he has a BS in building construction from Auburn University.

Ralph Ireland joined Tavistock Development Company in 2013. As Vice President of Development Operations, Ralph helps manage and execute the company’s principled approach in the development of its real estate holdings, actively incorporating the best practices of value creation and real estate placemaking he has established and learned throughout his career. Prior to Tavistock Development Company, Ralph was intimately involved in the creation of over eight million square feet of mixed use and resort development while at Steiner + Associates and The Walt Disney Company. Under his direction at Steiner he developed and opened four regional mixed use developments consisting of over four million SF and valued at over 1.8B in total. While with The Walt Disney Company he was involved in the development of projects such as the first Disney Cruise Line ships, the Downtown Disney retail, dining and entertainment district, the Town of Celebration, the Hollywood Hotel at Hong Kong Disneyland, and Disney’s Pop Century Resort. Ralph has been intimately involved in industry organizations including the Urban Land Institute as the Columbus, Ohio Chair for Mission Advancement, and the International Council of Shopping Centers Ohio/West Virginia Government Relations Committee Chair.

Nothing better describes Rob’s success leading residential neighborhood development and production builder programs than his results at Lake Nona, our acclaimed, master designed community: During the past 10 years of Rob’s leadership, Lake Nona residential neighborhoods generated more than 3,000 sales and over a billion dollars in sales volume. In a career spanning more than 20 years, he has managed nearly every product and price category in residential markets with key roles in large private homebuilding companies in both the Orlando and Chicago markets.

Scott is responsible for the delivery of all projects in the Tavistock Development Company portfolio. Prior to joining Tavistock, he served as a Senior Vice President at Balfour Beatty Construction and as Vice President for Gilbane Building Company. During his tenure, he was responsible for executive level oversight of local, regional and national accounts, with a primary focus on achieving the highest levels of client satisfaction and providing strategic leadership for all day-to-day operations on large, complex projects. Throughout his 22-year career, he has been recognized as a thought-leader and has consistently showcased a keen focus on the value of collaboration with both internal and external stakeholders to promote collectively beneficial outcomes via defining, adoption and delivery of shared ownership goals on each and every unique project opportunity. Scott is a graduate of the University of Georgia, where he received a bachelor degree from the School of Environmental Planning and Design. Over the years, he has served on the board of directors for several educational and non-profit foundations in Florida.

For more than 20 years Juan has worked with teams to launch numerous industry milestones including the first worldwide webcast for Earth Day, the first digital consumer electronics catalog for Toshiba USA, Mattel’s shift from toys to play through the creation of BarbieGirls.com, and he contributed to the visionary team behind MyCokeRewards. Juan is a recognized expert in Design Thinking, User Generated Content, Massively Multiplayer Online Games, Physical + Digital and Loyalty and Rewards. He is a charismatic speaker with a proven ability to lead by example while inspiring teams to deliver superb creative work.

An accredited public relations veteran, Jessi has been developing integrated communications strategies and strategic planning across the Tavistock Group portfolio of companies for more than a decade. She leads all public relations and communications strategies across the Tavistock Development portfolio, including Lake Nona, Medical City, and the Sports & Performance District. She also assists with communications and strategy for Tavistock’s larger real estate portfolio of properties, including Albany, Isleworth and the St. Regis Atlanta. Jessi has a strong background as a strategic planner and counselor in the corporate, non-profit and consulting arenas, with an emphasis on media relations, reputation and issues management. A South Florida native, Jessi is a graduate of Auburn University.

Prior to joining Tavistock, Juan was the Chief Experience Officer for VML, a top-rated full-service global marketing and advertising agency, Chief Creative and Technical Officer for iKioskos, a leading provider of Internet-enabled public access kiosks, and Founding Partner/Creative Director for Azurian.

Dan’s experience with a broad array of asset classes and capital structures enhances Tavistock Development Company’s options in selecting investment opportunities across the United States. His responsibilities include managing our capital relationships and assessing financial feasibility, strategy and risk for new and ongoing investments as well as overseeing the accounting and financial reporting function. Among his numerous duties at previous companies, he managed more than $1 billion in distressed assets with CapitalSource Bank. A proud member of Gator Nation, Dan graduated from University of Florida’s College of Business Administration with a BS in finance and a MS in real estate. He was honored by the UF Alumni Association as the 2009 Outstanding Young Alumnus.

With nearly 30 years of leadership experience in human resources, Debbie has tackled all facets of her field and projects of every imaginable scope. Debbie brings to Tavistock Development Company her expertise in establishing an HR brand and culture and is responsible for all administrative operations, including benefits model, recruiting, training and performance management. Before joining Tavistock Development Company, she spearheaded HR initiatives for Baha Mar Ltd., a $3.5 billion startup casino/resort development company. Debbie also worked at Walt Disney Parks and Resorts as director of theme parks and resort expansions, overseeing human resources and operational readiness of new properties.

Michelle R. Rencoret is Vice President and General Counsel at Tavistock Development Company (TDC). Michelle handles or oversees all legal matters affecting the company, playing an active role in the legal aspects of all business, commercial, construction, and development transactions. Her primary practice areas include real estate, construction, corporate and finance, intellectual property, and litigation management.

Brad Fennessy is Director of Marketing Operations at Tavistock Development Company, driving the organization’s marketing approach across multiple industries, disciplines and developments. He brings extensive experience leading global programs and strategy across a number of industries and aligning marketing strategy with business priorities. Brad has led global strategic communications for Fortune 500 companies, managed complex client engagements and developed marketing strategy for a number of U.S. and international economic development initiatives. Brad is a graduate of the University of Florida.

Prior to joining Tavistock in 2009, Michelle was a real estate partner at Lowndes, Drosdick, Doster, Kantor & Reed, P.A., where amongst many clients she represented a Fortune 50 corporation handling its acquisitions and saleleaseback transactions nationwide as well as overseeing legal matters and leasing for a REIT with a portfolio of over 2,000 properties. Michelle is a graduate of the University of Texas School of Law and the University of Colorado at Boulder. She has been named as Legal Elite for real estate by Florida Trend Magazine and recognized by The Florida Diversity Council as Women in Leadership. Michelle is originally from Texas, but has called Central Florida home for the past 20 years.
