IS NOW A GOOD TIME TO SELL YOUR HOME? Many people ask our advice as to when is the best time to sell their home. Is summer the best time? Should I sell before Christmas? Or should we sell in the new year after everyone has gone back to work? The reality of it is that anytime is a good time to sell, but coming into a market when demand is high and supply is lower can generate you a premium price for your property. It is just as simple as that.

At the moment we have huge demand in the Wellington region for properties across the board, from first homes, the traditional ‘do-erup-er” through to the higher end properties. Currently our market has a lower than normal supply. What this means for the sellers is that they have a real opportunity to get a price for their home which is referred to as a premium. Harcourts are experts in securing the best available price in the market. How do we do this? Well in many ways, but let me give you a quick example of what happened this week in one of our offices on the Kapiti Coast. A property came on the market with one of our competitors, it lasted two days and was quickly sold. A good result you would say, but, our buyer was very frustrated as he said “if that property had been at auction or tender, I would have been able to see what I needed to pay as I really wanted it, I would have more than likely paid more”, he went on to say that the Harcourts method of marketing the property for a longer period of time was good, as he could see what was in the market and had enough time to secure his funding. Bottom line is that it proved that our methods of selling your property can result in more buyers and in most instances
simply a better price for your home. It just makes good business sense to enable more people to see your home, arrange their finance, have the home checked and make their best office. Looking at the changes in the LVR that was announced last week. Until last week, the Banks could only lend 10% of their mortgage portfolio to clients with less than 20% deposit. This will increase to 15% from 1st January 2018. Quoting Westpac senior economist Michael Gordon, ‘this could breath life into the housing market’, meaning that more people will be able to borrow which will increase demand still further, and given that supply is a fixed element, this all points to being an ideal time to list your property to ensure that you are ready in the new year to take advantage of these additional buyers.
