Previous Realtor listed property for $374,536. After a price reduction ($369,536) and 214 days on market seller withdrew listing. Seller hired Team Webster with a new listing price of $350,000. After the first open house we received 3 offers... ultimately selling for $355,000 with some assist. Custom cabinets need good photography. . . and the family room fireplace gives the kitchen added detail.
Can’t remove wallpaper . . . then loose the rug to show more hardwoods and showcase the wallpaper.
Buyers will appreciate a warm fire in a fireplace and are sure to notice all the hardwoods when the rug is gone.
How you photograph is staging!
Typically we do not recommend front pictures of a house to be photographed straight on. You can see how a home looks bigger and more interesting with even a slight angle.
When you have an open concept design then you want the photo to show that important feature. Also note...small pictures over the windows in sitting area have been removed. Photography is staging.
A darker color can also be a surprising neutral. Many people are hesitant to use a dark color. This room with a wall of windows on one side and a large fireplace the other wall we felt a dark color added depth for an accent wall effect and hide the television too.

The sellers in preparation to get home ready for sale put in granite. So many do. However, the kitchen looked like a dated oak kitchen with granite added. We recommended to paint cabinets white to complete the transformation. You be the judge. Sold!
This kitchen with oak cabinets, no crown molding on cabinets and matching all the oak floors almost looked like a log home with so much wood. We recommended the sellers add large crown molding and paint the cabinets a contemporary grey color. Sold!

Breakfast Nook Example: Sellers designed a cozy nook off the kitchen. The table had four chairs, walls had lots of artwork, and big curtains on windows. We took most artwork off the walls, had one pair of curtains, so I split them with a single panel on each window, moved two chairs into livingroom and replaced the original ceiling light fixture with a more contemporary hanging fixture that we swaged to hang over the center of the table. Fresh touches impress buyers.
New Kitchen Example: A couple years ago we had buyers that purchased a bank owned home with no kitchen and floors! The buyers knew I was a former kitchen/bath designer and looked to me to create their dream kitchen. Then 2 years later a job transfer across the globe forced them to sell their dream home. Wearing both a designer hat and real estate agent hat allowed me to design a neutral yet impressive kitchen. The first day on market during the open house a buyer submitted an offer that was accepted...the new buyers fell in love
