What are the three most important things in real estate? I have heard many say the three most important things in real estate is price, price, price. But more likely I believe it’s location, location, location! However, I now am inclined to believe the three most important things are future location, future location, future location. As real estate agents we ask questions and help our buyers and sellers find these answers for themselves. Guiding them through the process and not dictating what the answer should be. Putting our clients needs first and not the potential paycheck. What truly matters is your timing. Popular, in-demand locations are already high-priced, and it isn’t always the best investment strategy to buy a home in the most desirable part of town. Simply buying property in this area can prove to be a shabby investment as there isn’t much more room to grow (unless you’re buying a property that needs a lot of TLC and at the right price). People are fascinated with real estate. They get a thrill from touring properties and imagining how to transform spaces and build lives within them. One aspect of my job that I love, is helping buyers and sellers increase property values through a few well-chosen upgrades. Let’s find the home to buy in a neighborhood that’s going to become the most desirable part of town. Oh, by the way...it can also be said that the three most important things in real estate is realtor, realtor, realtor!

When thinking about buying or selling a home

An ecobased lawn project to consider: Found this on-line and saved it for a project this spring. This plant is called Red Creeping Thyme. The plant grows approximately 3 inches tall so there is no mowing. I have a patch of grass in front yard that is always a pain to mow and thought this could be an attractive solution. Has a lemony scent. It’s a perennial. Repels mosquitoes. And maybe grow as an entire lawn! Plus in keeping with cover theme...This plant is very attractive to bees and butterflies.

Collecting Pretty Vases

Want to decorate your home with simplicity and style? Collect pretty vases, vessels and pitchers to hold seasonal arrangements. Here are some vases I have collected for years; glass, pottery, big and small, tea pots, even soda bottles! Shopping for your home doesn’t mean it has to cost lots of money either. I stop at yard sales, visit thrift stores, TJ Maxx, even the dollar stores for fun and inexpensive items. Half of my collection comes from yard sales and thrift stores which is also a sustainable way of shopping. You can also avoid the “trendy” item for something you may like even better.

I love collecting practical but still pretty and unique vases. This type of collection make sense to me because 1) I actually use them 2) I love to have a variety on hand 3) they last for years (unlike trendy decorative trinkets) 4) I also enjoy having a variety on hand to give to friends, neighbors and clients when a flower occassion occurs. It’s so simple to just bring in flowers from the yard, grab a few twigs or sticks from a walk, cut foliage from bushes, or buy a plant or bouquets from the supermarket. Making a beautiful statement is so easy without the fuss of “decorating.” When giving

clients flowers, on occasion they ask if they can keep the vase! Yes, the vase is part of the gift! Also, in case you didn’t know, I am always using my vases as part of home staging when preparing a house for sale. I’ve also been asked by sellers if they could keep the vase as well. It’s fun to add different colors in the vase (shells, sand, colored glass, Christmas ornaments, etc) as the seasons change. I also look for hair ribbons, acorns, little butterflies and other little items to add for more interest. Ask me how to use empty cans! Have fun.

A net vase is great for dried branches. And you don’t need to always fill your vases with flowers. Greenery makes a equally beautiful arrangement. Plus greens last longer than flowers!

Housing Market Forecast 2021: How Hot Will It Be?

So you’re hoping to buy or sell a home and want to know what the housing market forecast is like—especially after such an unpredictable year. Well, keep in mind that no one can predict what’s going to happen with 100% accuracy. But we can check out what real estate experts are seeing and make some guesses about the future from there. (Hint: It’s looking strong!) Remember, housing market predictions can only give you an idea of what to expect if you buy or sell a house this year. But never let them dictate your housing decisions—only your personal situation and finances should do that. Your Housing Market Forecast for 2021. Get your fireworks ready because the housing market for 2021 could be a blast! Experts predict a post-pandemic rebound—we’re talking steady mortgage rates, job recoveries, and the law of supply and demand all working together to spark a match that will make home sales continue to rise. Find expert agents to help you buy your home. That’s right, forget the slow start to 2020 where all the unknowns of the pandemic outbreak had home buyers and sellers feeling a bit shy to pull the trigger. Real estate agents have had a full year to adopt new ways to respect social distancing guidelines when necessary. And with super low inventory, pent-up buyers are scratching and clawing to enter the market. Real estate gurus believe low mortgage rates and the rise of remote workers with flexible schedules will keep home sales booming in 2021.

Are You Living in Your Dream House? If Your Answer is NO, Why Not? Here is my challenge for You. Set up a meeting with us. Let’s create a roadmap. Put a timeline on it.

The World Is Changed By Our Example, NOT Our Opinion. We can make great changes by tiny actions. Bill and I last month did a tiny action for a big change. We drink coffee and have for years used the Kurieg throw away pods. That was anywhere from 5-10 pods a day! We switched to the reusable pods that we simply rinse and let dry on this cool little silicone pot holder and it works great! We want to live sustainably and cruelty free. Looking forward to sharing our next change.

Team Webster knows the market, we get to know you, and we make the deal happen.

Makes all the difference for us.

Brilliant job. Few people I have worked with (and I have worked with quite a few in my time) have displayed the energy, enthusiasm and skill that you guys did in this project. Honestly it was a lesson in how to sell a property. A job fantastically well planned and executed. Great job Team Webster. Cheers, Phil & Debbie
