February 2012 Housing Inventory Chatter Our analysts have been closely studying one of the key variables used to describe any modern housing market: INVENTORY. According to the existing home sales report released in February 2012, the current “months supply” of homes nationally has declined to the lowest

level since April 2006. Now, what does that really mean? To understand this

better, we first need to understand how the National Association of Realtors (NAR) defines Inventory. Their definition of “months supply” is just their simplistic measure of inventory and is not overly helpful in a true analysis of the transactional market. The diagram on pages 4-5 break down the US housing market inventory into several additional categories. Housing units can be either occupied or vacant, and occupied units are either currently listed for sale or unlisted/not for sale. Vacant units can be listed for sale, seasonal or recreational properties that are not for sale, or can fall into a number of other categories (e.g. for rent, sold but not yet occupied, or “held off market”).

The NAR Inventory is calculated to track “active listings” which are broadly defined as all the current homes that are up for sale, regardless of whether they might be occupied or unoccupied. By this calculation, the overall market inventory can be impacted by changes in the sales as well as changes in new listings. New listings, in turn, can result from foreclosure or REO sales (which would become “vacant for sale”) or simply the choice of a homeowner (which are “occupied for sale”).

These components can be explained by thinking about the change in the number of homes offered for sale as... the difference between the net new listings and sales: Change in Homes for Sale = Net New Listings – Sales We can quickly compute total net new listing activity from NAR’s reported data on existing home sales and inventory. Interestingly, early in the housing recession, existing home inventories began to increase because sales volumes peaked but net new listings remained very high. However, over the last three years, except during the period affected by the homebuyer tax credit (which saw large, policy-driven spikes in 2009 and 2010), existing home sales have run above net new listings, helping drain inventory from the market. All our analysts continue to think that the real way to measure the overhang in the housing market is through excess vacancies. This is essentially the number of homes currently sitting empty above and beyond the seasonal level of vacancies. As you might imagine, this figure is conceptually different than the NAR measure, and it can only decline through new household formation or demolitions. The NAR measure, in contrast, can decline if current homeowners perceive a soft market and just pull their listings! While you are looking through this month’s report, don’t let the Month’s Supply of Inventory sway you. For each micro-market in which you are interested, also observe the relationship between Properties Sold and Days on Market. You should start to see a pattern emerge which can give you greater insight into whether it is a buyer’s market, a seller’s market or just a neutral market… or you can just wait for our upcoming report where we have built in that analysis for you!

Reading the Report

“Each Micro Market area contains an analysis of current conditions and past trends. In order to take the most away from this report, it is important to understand how to read each micro market.

The Data presents statistical information about past and current conditions, comparing the previous year’s month to the current month. Each statistic is compiled from sales data during the month of the respective year. It is then analyzed by Percent Change, which is calculated by taking Current Value minus Past Value and then divided by Past Value.

The Numbers is a compilation of important take-away statistics for each area to gain a quick understanding of market conditions. Median Sales Price and Days on Market are 12 month averages for the period ending in the current month. The values for Properties for Sale and Shadow Inventory are presented in both text and graphical form to show the relationship of Shadow to Active Inventory.

The Yearly Trend presents the Median Sales Prices for each month during the past year in graphical format to easily visualize the changes and help identify any trends in sales for that micro market.
