January 2012 If you want some good news about the economy, you might want to log off your favorite Internet news site. While you are at it, turn off your TV. If you still read print newspapers, fold those up too. Every news outlet has bombarded us with a continuous stream of negative information, from high unemployment rates and low consumer confidence to growing national debt

Our analysts have been pouring through the data, and we find that it tells a much different story. The problem with drinking from the data fire hydrant is that we not only have to separate the consequential from the useless, but also give it personal context so that it can actually add value to our lives. That is the question we have been hearing from many of our clients recently, “What numbers should I be watching and how does it impact me, and specifically the value of my home?�

To answer that very question, we have identified 3 key macro indicators that you hear about often and give you a framework to think about each of their influence on home prices:

Income:: A key fundamental factor is per capita income. With everything else equal, a 1% increase in income is associated with a 0.6% increase in home price. But as we are now witnessing, it is possible to have an economic recovery with (lower per capita income and) lower home prices.

Unemployment:: Income and population growth influences prices in the short term. Higher unemployment is associated with lower home prices in the short term but the magnitude is surprisingly small. After a 1% increase in unemployment, home prices decline only by 0.15% the year after.

Excess Supply:: Research shows that elevated homeowner vacancy rates puts significant pressure on home prices. Specifically, a 1% increase in homeowner vacancy rate lowers home prices by 0.8% in the next year and by 1.8% after two years.

On the bright side, several micro markets featured in this report show us the holy trinity of the housing world. First, a steady increase in number of transactions outlines the stability of prices and approaching equilibrium in buyer/seller expectations. Second, decrease in Days on Market (DOM) describes appetite for getting transactions done and structural improvement in access to financing. Third, excess supply is being worked through the system and we are seeing limited inventory in several areas, which combined with the first two factors points towards a developing sellers market.

The luxury markets, specifically in southern California, are showing stability and promise with strategic opportunities for both buyers and sellers. We believe that, in 2012, housing and its related industries will be the foundation for our recovery.

Below is a brief overview of several of our local micro markets. In the following months you will see additional analysis on many of the micro markets covered in this report.

Beverly Hills:: The most significant trend taking place in the Beverly Hills market is the decline in Active Listings. Over the past 2 years we have seen as many as 187 active listings. Last month there were only 119 properties on the market for sale. We will keep a close watch to see what impact this trend has on market prices.

Beverly Center::Â The data speaks for itself. Both on a year over year and on a trend basis, we are seeing the lowest available inventory, high number of pending transactions, and lowest Days on Market (DOM). Additionally, we see a 37% increase in median sales price compared to January 2011, and the 12 month average and 3 month rolling average median price show stability to further signal a sellers market. If you are considering a sale, this would be good time to have a strategic conversation with your real estate professional.

Brentwood:: Prices continue to be very steady in this market with no real changes over the past 2 years. The number of homes listed for sale has been declining steadily over the past 12 to 18 months. This is a trend we are seeing in many local micro markets.

Santa Monica:: This is another market where we continue to see a steady decline in properties listed for sale. Over the past 2 years we have seen as many as 187 active listings in this area to last month where there were only 104 properties for sale. We are also seeing a very slight, but steady increase in prices due to the declining inventory.

Westchester:: This is another market where activity remain very steady in the face of declining inventory. We are also starting to see more reports of multiple offers on properties listed for sale in this market.

Corona Del Mar:: Like many of our local Southern California markets, we see a steady decline in inventory and prices increasing very slightly. This could be another market that is shifting more in favor of sellers over time.Â

Irvine:: This is another market that could be moving more in favor of sellers in 2012. However prices remain very steady in the face of declining inventory. Distress properties are a big factor in this market. In January there were 316 properties listed for sale and another 200+ properties that are in some form of financial distress that are currently not on the market for sale yet headed towards foreclosure or short sale.

Newport Beach:: This market reflects increasing sales activity, steady prices, declining inventory and over 150 properties in some form of financial distress.
