Since Tropical Properties launched, we’ve seen all sorts of clients pass through. Everyone from the people with a limited budget to the so called ‘high-end’ buyers have needed help investing here. The demand has encouraged us to go as wide as possible with our listed properties, and today we have something to offer to everybody and are able to speak about how the state of the market affects each demographic. What’s the first thing a foreigner should be aware of when purchasing real estate?

Again, not getting the good advice from reliable sources. Many expatriates claim to know the market in Thailand simply because they have lived here for a number of years. But unless that person is involved with the industry every day, aware of the ins and outs, and constantly up-to-date with changes to laws and regulations, you should not consider their advice to be completely usable. That would depend on what the investor is looking for and their budget, so normally I like to sit down with my clients and learn about their goals before making suggestions. For example, it could be too late before someone finds out that their land title was not written to have a structure built on it, or they can’t get a building permit. Trying to understand how a foreign registered lease works, or how to protect their interests can be a challenge. Using the service of an agent does not cost anything; they get their commission from the sellers. It’s better to spend some money on a good lawyer than take the chance of wasting much more due to misinterpreting information. What are your top tips for someone looking to sell a house or condo?

What are some tips on getting a solid ROI from a property purchase and sale? Location, location, location. Buying in the right area is the number one thing you can do. In Phuket, the beaches along the island’s west coast are where the tourists want to be and are in high-demand all year round. If beaches don’t appeal, making sure facilities are on the premises or nearby will also serve an investor very well. That being said, having a swimming pool, gym, parking, lobby, reception area and on-site management are all bonuses but not always a necessity. While Neve’s background certainly is advantageous to the efforts of the organization, especially when it comes to providing emergency medical care, setting up remote clinics and determining long-term care plans, she says that anyone who is interested in volunteering is encouraged to join. It’s not just direct medical care that makes people and their communities healthy. Jungle Aid holds teaching sessions for many diverse subjects, from teaching parents about healthy cooking, showing children how to brush their teeth, or to help the village learn languages and other life skills. Each month when trucks are loaded up with clothing, food and other donations, hands are needed to carry the supplies from the truck (which, depending on conditions, may not be able to cross the surrounding terrain) to the villages. One volunteer, Jane Kisnica has been on six Jungle Aid trips and said that one of her trips required the group to carry supplies, including bags of rice and even live chickens across a waist-deep river. “It was intense, and of course it wasn’t comfortable. But after crossing the river and seeing the kids get the biggest enjoyment from little gifts, or even just taking a picture of them, it was completely worth it.” Volunteering in any form is almost always a rewarding and worthwhile experience, however most programs that involve trips to remote destinations require hefty fees and long term commitments, reserving this kind of destination volunteerism strictly for people with lots of disposable income or time. This would otherwise volunteer, but believe they can’t afford it. Volunteering with Jungle Aid though is about as minimal of a commitment as someone who truly wants to give back to the local population can make. An exception to that rule, volunteers return to their homes the same day they depart from Hua Hin and are required to donate just 500THB, which really is just enough to cover the cost of fuel and the T-shirt he or she will wear that day, proving that for this charity to run, time and dedication are the most precious contributions

Although Phuket has been building a reputation as Thailand’s most popular destination for nearly 50 years, over the last decade it has received an almost-exponential increase in visitors.
