Melanie, tell me a little about the Real Estate Market in the Greater Charlottetown Area in 2018. What factors have influenced resale and new constructions? The resale market has seen a slightly slower pace in the second quarter as compared to the same quarter last year. This decline is primarily due to low inventory, especially in the average priced house market and high-end market. However, the resale market did rebound at the beginning of the 3rd quarter as we have seen a flow of new, fresh listings and the return of buyers in all market segments. In new construction, we continue to see duplexes and multi-unit buildings being the primary driver as the need for affordable housing in Charlottetown continues to climb. However in Stratford, we are seeing a high demand for new Luxury homes and the new subdivisions in Stratford are focused on Luxury New Home Construction. Why do you think Residential New Construction in Stratford has been so popular in recent years? Improved amenities in the area and town’s plan to continue to drive modernization to attract residents. This drives the demand for more new housing to accommodate the increase in population and migration from Charlottetown and vicinity. Stratford is the fastest growing Community in PEI and is very attractive to new comers and Island residents. Who are the buyers for the new homes being built in Stratford? It is a diverse mix of all ethnic groups. Stratford is as diverse as Charlottetown. Many newcomers love the Stratford area as well as Island residents. The mix of both groups are attracted to the new homes currently being built. Tell me about the process of getting a new home built. The process can vary depending on the lot that the buyer decides to build on. Reviewing of all the convenants and setbacks and deciding on a what you require and then designing a home that suits your needs and the lot. When the design is in place the next step would be interviewing builders and receiving quotes and choosing the right builder for you within your budget. The next step is obtaining a building permit and any financing required for the build. When the builder starts the Building process there are so many choices to be made deciding on interior finishes and the fine details. It is a fun process that requires organization and time. There are currently some New Home Developments in Charlottetown and Stratford where the developers will take care of the entire process for you.
